The SpaceCOMPLETELY open to negotiation of time. New law requires that we advertise long term rentals only. Make me an offer. This is a place to get away. The Fahnestock State Park trails are in our back yard. You're close to DIA Beacon, to the Hudson River, to Boscobel, to summer farmer's markets, to a great apple orchard... We play tennis in good weather, skate on the lake in winter and swim or kayak in it in the summer. The area is comprised of good people who choose to live there away from city life, and you should want to visit for the same reason. You will need transportation. It is 15 minutes from the train station, but it requires a car or motorbike. Some come on bicycle, but they were super athletes, and a few have come without cars (by taxi,) but they bring all they need and never leave until the end of their stay. Guest AccessCOMPLETELY open to negotiation of time. New law requires that we advertise long term rentals only. Make me an offer. This is a home away from home for my family, and we provide what you need. I can arrange to have pretty much anything you might want, but it is a fully stocked kitchen, and you can hang out on the deck or by the fireplace. Interaction with GuestsI'm happy to greet you, but I'm really only here if you ask, as I live part-time in Manhattan. I have a manager who lives nearby if something goes wrong. I do vet every guest so that my neighbors can be assured that you are a good person, so you will need to have been reviewed and be willing to be scrutinized. The NeighborhoodWe are in the middle of the woods. In the summer I can't see my neighbors through the woods. So we greet one another at the lake (Kayak, canoe, paddle boards - nothing powered by more than your own energy) or on the tennis court (by sign up.) The marked trails behind the house will occupy you for a short or multi-mile hike. This place is heaven, like Vermont or New Hampshire, and its an hour out of NYC. I only ask that you treat it with respect and treat my neighbors as you would your own. Getting AroundMetro North train to Cold Spring, but you'll want a car. We're pretty far from civilization. Other Things to NoteCOMPLETELY open to negotiation of time. New law requires that we advertise long term rentals only. Make me an offer. This is not a house for HUGE groups. It's ideal for couples, good friends or small families. There is a set of steps inside and outside, so you'll need to be mobile. We have a preference for longer term commitments, are willing to negotiate shorter time than a week in the summer but never fewer than TWO night stays. We will negotiate the rate for longer stays based on your dates. Holiday weekends require a three to seven night stay.

The SpaceFull disclosure: We live on the property, in the woods. This is not a stand alone cottage in the middle of the woods. It is part of our property, separate from the main house but still visible from our home. We have no reason to be in or around the cottage during your stay, unless you request our help with anything. We live in the woods. This means there will definitely be spiders, you can count on that. We respond quickly to requests regarding cleanliness or general housekeeping concerns, please communicate any issues and you can be sure we will respond. The cottage floors are completely tile, this allows us to remain pet friendly but it also means that on damp days there may be moisture build up on the floors. We provide fans and humidifiers if this is the case, in two summers of hosting it was an issue only twice. The area we live in is very shady (again, woods) and we are on the east side of the mountain. This means it will be cool in the summer and the sun sets at our house about two hours before it sets on the river side of town. For winter rentals this means the it will start to get dark as early as 3pm. This is not the place for folks who prefer a sterile hotel-like environment. We keep the place clean, we provide all the necessities and more upon request. We expect that guests that stay with us are looking to enjoy what the area has to offer in the way of outdoor activities and an escape from city life. We don't require a lot from our guests and stick to Airbnb suggested rates for our area and don't overcharge a cleaning fee or additional guest/linen fees. Bottom line it is a simple place that is close enough to everything while feeling as if it is in the middle of nowhere. At night you will definitely hear the calls of coyote, owls and fisher cats (the fisher cats sounds are pretty frightening, don't be alarmed they don't get close) and you will wake up to the sounds of the most beautiful bird calls. The details: Total square footage of cottage: 550 Bedroom: Comfortable queen size bed Full closet with rod and shelf storage Windows overlooking woods Nightstand w/ reading lamp Living/Dining Room: Futon (sleeps 2, cozied up) Projector w/ connections (must supply own laptop) Dining table Books Kitchen: All flatware, glassware and silverware All cooking utensils, pots and pans Full fridge + freezer Full oven + stove Toaster Coffee pot Other small appliances available upon request Bathroom: Double wide shower stall Spacious room with window All linens provided Guest AccessDriveway parking for two vehicles Dog-friendly (requires pet deposit) Trail access within walking distance from cottage Walk to reservoir fishing (need NY fishing license) Propane grill Fire pit in woods access by way of wooded trail Outdoor patio with seating Wifi (not super fast, but fast enough for viewing movies and basic phone/computer connection) Interaction with GuestsI will be available via email, text or phone during your stay. Feel free to reach out in the days leading up to your reservation for local event details. We will not be in or around the cottage other than to drive to our house while guests are checked in. The NeighborhoodWe love that we drive to our sweet little Hudson River town in five minutes in one direction, can catch a movie in five minutes in the other direction or walk to a trail and get lost in the woods all day. Getting AroundThe Metro North is a 7 minute drive from the cottage. A car is necessary as cabs can be pretty expensive if you need them for more than just the beginning and end of your stay. Other Things to NoteWE OFFER GROCERY PACKAGES*** Let us shop for you and stock the fridge with local Hudson Valley meat, produce and dairy from our neighbors at Vera's Marketplace and Marbled Meat Shop! Let us know if you're interested in your email request. ***Groceries are not included and are a separate fee, invoices sent and made payable via email or in person.

The SpaceCharming 1880s home in Cold Spring. 2 blocks from historic Main St with shopping, excellent restaurants, decent coffee and good people. The house is one of the nicer "workman's houses" in Cold Spring. These houses share a wall with the neighboring house so please be respectful of the neighbors --a very cool couple who are transplants from NYC but who none-the-less appreciate peace and quiet :). Please be respectful of them. Don't miss the farmer's market every Saturday morning 9:30am-1:30pm. Come November, the farmer's market moves indoors and is just 1 block from the house. Saunter down the street to enjoy a relaxed brunch at Hudson Hil's (farm-to-table fare). Have a decadent lunch at Riverview on Fair St (yes it has a view of the river). Dinner at Hudson House right on the water. And dessert at Moo Moos Creamery. Or skip it all and cook! The local grocery store is just a block away from the house and the kitchen has everything you'll need to make a gourmet meal. Cold Spring offers some of the most scenic views of the Hudson. You'll feel like you're in a different world. So many hikes it's hard to count them all. The town is nestled between open spaces: Hudson Highlands to the north with the more challenging hikes, Historic Foundry Preserve and Constitution Marsh and Audubon center to the south, and majestic Storm King (state park) across the river to the west. It is, in my opinion, a state treasure. The neighborhood is very quiet. It's a great base from which to explore the town and its surroundings or just stay indoors and decompress. The kitchen was remodeled less than a year ago with all stainless appliances and lots of light. The bathroom is stocked with plush towels, shampoo and soap. The main living area has the original pillared wall separating the living room from the dining room. The fireplace works (please be careful!) The yard and large porch are charming ways to enjoy a little bit of the outdoors. The porch is realtively private. The house is cleaned professionally before your arrival. If you need any additional cleanings, please let me know and I'll do my best to accommodate. Guest Access1-4 guests: You will have access to the entire home and yard aside from the basement and attic bedroom. 5-6 guests: you'll have access to the attic bedroom as well. It's actually a very nice room. Perhaps the quietest bedroom in the house. Interaction with GuestsI am around if you need me, but I don't live on the premises. The house is expressly used for Airbnb. The NeighborhoodCold Spring is a historic town with treelined streets excellent antique shopping, and a rich history. The house is in the best location: close to the train, and Main Street, but also close to the grocery store and practical amenities. Getting AroundMetro North stops right in town and is a 7 minute walk from the house. There's a very cute little trolley that will take you up and town Main Street and down to the water in the summers--a distance which is easily walked but still fun. There's also a Trolley (mid June-Nov 13, 2016) which will take you to main trail heads as well as many locations in Beacon (including the DIA) and Boscobel Estate which is also the site of the summer farmer's market and the Shakespeare Festival. If you come by car, there's parking on the premises --which not easy to find the Cold Spring. Other Things to NoteOur home comes with everything you need to enjoy your stay including: -Fresh linens and towels. -Tea kettle and espresso maker and french press with complimentary tea and coffee (though the evil but sometimes necessary Dunkin Donuts is a block away) -a hair dryer and iron -shampoo, soap, dish soap, dish washer detergent. -Excellent laundry services are just next to the grocery store about a block away.
