The SpaceLocated on a tree lined street this sun-filled two story house sleeps up to 8 people. It features 3 bedrooms, 2 full renovated bathrooms, a large eat in-kitchen, a lounge room with a queen size sleeper couch and a spacious living area with TV and wifi. The private fenced-in backyard offers plenty of space to unwind with a covered porch, BBQ facilities, deck chairs and a brick enclosed fire pit. Steps away from Greenport Village and walking distance to restaurants, cafes, Greenport Brewery, the Shelter Island Ferry and the beach. You will be very close to some of North Fork’s award winning vineyards and local farm stands where you can enjoy plenty of fresh local food. This beauty is yours to enjoy. Just be careful when going to the basement. Please only use it if you must do laundry during your stay. The piano: right now, is just for show. We have plans to tune it and restore it soon! We respect your privacy, but we are accessible if you have questions or need anything throughout your stay. Walk 4 blocks to Greenport Harbor Brewery- a must! Cab, limo and taxi services available (if you want to go for a tour of the wineries and don't want to drive). As the owners of Suite C-204 through Tocaro Realty LLC, my wife and I take pride in welcoming you to our personal getaway retreat, which is truly la crème de la crème within the preferred Water's Edge category offering you one of the best all season panoramic waterfront views in the entire complex. 2016 is the eighth full season of operations for the resort. The resort is well maintained and feels like it is brand new. Each of the 68 condominium suites are individually owned, decorated and maintained. My suite was painted and new flooring replacing all of the existing carpet was installed for the 2014 season. Our Water's Edge luxury suite is in the waterfront Captain's Roost Building on the second floor. The unobstructed views of the Long Island Sound and Connecticut from the master bedroom and its balcony as well as from the living room and its separate private covered deck are breathtaking. The stairs to the beach are located just yards away from the suite's rear stairway. At approximately twenty feet above sea level, the bluff is just the right height to offer both fabulous panoramic views and access to the beach below. The master bedroom has two sliding glass doors, one leading to a balcony and one leading to the private covered deck. Only a limited number of units have a master bedroom with two screened sliding glass doors that let the light and sea breeze pour in and a balcony that faces the water. If you love romantic sunsets, the balcony off of the master bedroom offers one of the best all season waterfront views to the west in the entire resort. Magnificent water views can be seen from the living room pullout couch that sleeps two. Suite C-204 is in the Captain's Roost Building and offers a panoramic view that feels surprisingly secluded. The feeling of romance and privacy is enhanced by the separation of the Captain's Roost from the reception building, pool area and the other waterfront building. The master bedroom has a queen sized bed. The second bedroom has two extra length twin beds. The couch has a pull out full sized bed. Although the unit can theoretically sleep 6 people, think carefully if you are considering six adults for more than a long weekend. The indoor and outdoor dining tables accommodate 4 people each. Make your own decision as to whether the space is adequate for six based on how you intend to use it and the personalities in your party. For some groups that is part of the fun, for others, not so much. The kitchenette is stocked with pots pans and cooking utensils suitable for preparing simple meals, dishes, glassware a drip coffee maker, toaster, two burner electric stove, 5.1 cubic foot refrigerator, dishwasher and a wine cooler above the microwave oven. For the convenience and comfort of our guests, we provide, a DVD player, a third TV, a folding laptop table, a styrofoam cooler for the beach, a sturdy step ladder and a small vacuum and some cleaning supplies. Guests are permitted to use whatever consumable items are in the condo such as paper plates, plastic table ware, paper towels and napkins, condiments, and the like. Greenport is accessible by car, train, bus and boat being approximately 10 minutes from the Orient Point ferry terminal for those coming from or going to Connecticut, Rhode Island, etc. The Shelter Island ferry terminal is located in Greenport and offers a shortcut to the Hamptons, Montauk and the South Fork of Long Island. The Long Island Rail Road will take you all the way from its Greenport station to Pennsylvania Station in mid-town Manhattan. Water, waves, wineries, shopping, auto racing, fishing, boating, swimming, restaurants, antiques, golfing, etc. is all here on Long Island’s North Fork for your enjoyment. The Tangier Outlet Shopping Center, Riverhead Raceway and Splish Splash Water Park are all only twenty minutes away to the west. Some people prefer the rural North Fork of Long Island during the spring and fall seasons. Weekly discounts (for stays of 7 or more nights) are applied to Sunday to Thursday nights only. Weekly stays generally run from Sunday afternoon to the following Sunday morning. Higher weekend rates may be applied to the night before holidays falling on Monday through Friday. Requests leaving difficult to fill gaps in the calendar may be declined. Bookings cancelled by the guest at least 60 days before the start of the stay will receive a 100% refund reduced by nonrefundable reservation intermediary fees. Bookings cancelled within 60 days before the start of the stay may receive a partial refund of payments received. Partial refunds of payments received are calculated as the lesser of (i) the payments received reduced by nonrefundable reservation intermediary fees and (ii) the excess of the payments received plus the replacement rent received allocated in my sole discretion to the cancelled rental term less the cancelled rental.

The SpaceThis is the garden wing of a beautifully renovated historic Greenport house dating back to 1830. It's one of the oldest in the Village of Greenport. The garden wing offers 2 bedrooms both with queen beds. One is next to the cozy living room on the ground floor. The second one is on the second floor off the big eat in kitchen with its vaulted ceiling. The garden wing is abundant with historic details, most notably the impressed tin ceilings and walls in the living room and first floor bedroom as well as original doors and windows. Everything has been carefully restored giving the house its wonderful old charm combined with modern amenities. There's a very big, private and fully fenced in garden complete with gazebo and deck. The garden wing has its entrance through the garden. I stay in the front of the house. This part is completely separate from the garden wing (it's a very long house) and both parts have their own entrances and even different addresses. Guest AccessYou have complete acces to the garden :) Interaction with GuestsYou'll enjoy a very private stay unless you might need something. You can always reach me by email or phone and my wonderful cleaning lady is never too far away to help as well. The NeighborhoodThe house is right within the historic Village of Greenport and within easy walking distance to all the wonderful restaurants and shops. You can also leave your car behind as the stop for the Hampton Jitney, the LIRR and the Shelter Island ferry are also just a few streets away. Getting AroundGreenport is ideally located some 80 miles from New York City. There are many Hampton Jitney Connections a day and there's also the LIRR about twice a day. There are also two ferries, one to Shelter Island and the other one in nearby Orient to Connecticut. There's also a regular bus between Greenport and Easthampton. The wineries of course are best reached by car and you can stop at all the great farm stands along the way. Aside from close proximity to family, our property (as you can see from the aerial views) sits on a peninsula with 270 degree views of Peconic Bay and Greenport Harbor. The location, the land, and the privates beaches of Breakwater are nothing short of stunning. Getting AroundThere is a public bus route. Other Things to NoteOur 4 acres of land and beach afford us the opportunity to enjoy several unique sitting areas, each with a fabulous view of the Bay's never ending eye candy. Close proximity to the beautiful town of Greenport (and all of its shops and restaurants) is another added benefit. You are able to kayak 10-20 minutes across Greenport Harbor into town or you can walk, jog, bike, or drive 2 miles if that's your preference.

The kitchen is fully equipped with a complete set of kitchenware, electric range and oven, microwave, fridge/freezer, french press, kettle and cooking essentials. The house also includes: bed linens and towels, stereo, TV, and Wi-Fi internet connection. The backyard is perfect for entertaining or eating outside. If you want to leave the village the North Fork is a food and wine lover’s paradise. It's a short drive to the 60+ vineyards, and farm stands.               Overview: Waterfront Water's Edge suite, Suite C-204, accommodates up to 6 guests (see below) with two bedrooms and two bathrooms located on the North Fork of Long Island at The Cliffside Resort Condominiums in Greenport, New York. Quoted rental rates include all taxes, I do not charge resort fees or additional guest fees. Details: Owned and operated by Tocaro Realty LLC. As the owners of Suite C-204 through Tocaro Realty LLC, my wife and I take pride in welcoming you to our personal getaway retreat, which is truly la crème de la crème within the preferred Water's Edge category offering you one of the best all season panoramic waterfront views in the entire complex. 2016 is the eighth full season of operations for the resort. The resort is well maintained and feels like it is brand new. Each of the 68 condominium suites are individually owned, decorated and maintained. In preparation for the 2014 season my suite was painted and the carpeting was replaced with tile flooring. The outdoor deck furniture was replaced in 2015 (but not the pictures). Our Water's Edge suite is in the waterfront Captain's Roost Building on the second floor. The unobstructed views of the Long Island Sound and Connecticut from the master bedroom and its balcony as well as from the living room and its separate private covered deck are breathtaking. The stairs to the beach are located just yards away from the suite's rear stairway. At approximately twenty feet above sea level, the bluff is just the right height to offer both fabulous panoramic views and access to the beach below. The master bedroom has two sliding glass doors, one leading to a balcony and one leading to the private covered deck. Only a limited number of units have a master bedroom with two screened sliding glass doors that let the light and sea breeze pour in and a balcony that faces the water. If you love romantic sunsets, the balcony off of the master bedroom offers one of the best all season waterfront views to the west in the entire resort. Magnificent water views can be seen from the living room pullout couch that sleeps two. Suite C-204 is in the Captain's Roost Building and offers a panoramic view that feels surprisingly secluded. The feeling of romance and privacy is enhanced by the separation of the Captain's Roost from the reception building, pool area and the other waterfront building. The master bedroom has a queen sized bed. The second bedroom has two extra length twin beds. The couch has a pull out full sized bed. Although the unit can theoretically sleep 6 people, think carefully if you are considering six adults for more than a long weekend. The indoor and outdoor dining tables accommodate 4 people each. Make your own decision as to whether the space is adequate for six based on how you intend to use it and the personalities in your party. For some groups that is part of the fun, for others, not so much. The pool is open from Memorial Day to Labor Day weather permitting. The beach never closes. Weekends stays run from Friday night to Sunday morning, are not typically split, and are never discounted. Weekend minimum stays may also include Sunday when Monday is a legal holiday. Weekly discounts (for stays of 7 or more nights) are applied to Sunday to Thursday nights only. Weekly stays generally run from Sunday afternoon to the following Sunday morning. Higher weekend rates may be applied to the night before holidays falling on Monday through Friday. Requests leaving difficult to fill gaps in the calendar may be declined. Quoted rental rates include state sales tax, county hotel tax and resort fees but exclude FlipKey fees. Weekend minimum stays include Friday and Saturday night. Weekend minimum stays may also include Sunday when Monday is a legal holiday. The Long Island Rail Road will take you all the way from its Greenport station to Pennsylvania Station in mid-town Manhattan. The Tangier Outlet Shopping Center, Riverhead Raceway and Splish Splash Water Park are all only twenty minutes away to the west. Water, waves, wineries, shopping, auto racing, fishing, boating, swimming, restaurants, antiques, golfing, etc. is all here on Long Island’s North Fork for your enjoyment. Some people prefer the rural North Fork of Long Island during the spring and fall seasons.                 PLEASE NOTE WE HAVE A MINIMUM OF THREE NIGHTS STAY POLICY. A gem of a getaway! There are four bedrooms, of which three are located upstairs. Two of the upstairs bedrooms share one new en-suite bathroom. One bedroom upstairs has it's own en-suite bathroom. The bedroom on the ground floor has an en-suite water closet and another full bathroom. The cottage also boasts a newly renovated kitchen with fresh paint throughout making the family and living rooms a delight to relax in.We are a family who fell in love with Greenport and would like to eventually make this our primary home. Until we can do that we want to share the charm and warmth of our cottage and this wonderful village with people who will enjoy the area as much as we do.We're recent residents of the US from Australia and love having a piece of paradise near the water.Being able to walk to the village, the beach and transport is just one of the reasons we chose this location. An easy summer stroll into the village for dinner without needing to drive is fantastic. If you want to stay in and relax for the day, the back yard is a wonderful lush and green.                   The SpaceThe Stirling House is located in Greenport Village on the water, overlooking Greenport Harbor and Shelter Island. The breakfasts are an event, taking place in the waterfront wraparound porch. The inn holds a NYS wine license, so wine is available for sale to guests, and there is a wine hour each afternoon, where guests can help themselves. It is very informal, and the goal is for guests to feel at home. The inn has 3 guest rooms, so 6 people are there when it is full. The dining tables are deuces, or tables of four, so you may interact if you choose, or not. Your booking will secure you in one of our available rooms. There is no guarantee as to which one - they are all equally amazing. If you wish to choose a specific room, you must book via the inn website. Guest AccessThe guests will have access to: Free wifi, premium cable, DVD movie library. There are beach passes available to our guests, giving them parking and access to our private beaches. There is a sunroom and breakfast room for guest use, as well as the big porch. The back area of the inn is the owner's quarters. There is free ,ample & safe parking on the street in front of the inn. I am your host, but not on the actual vacation, so you have as much space as you like - knowing I am available if you do need anything. The NeighborhoodWhat do I love about my neighborhood? We are in the middle of everything. You can walk to everything.. a simple 2 minute stroll to Main Street were the shops and restaurants are...and yet we are at the end of street on the water so its is so nice and quiet here. We are one of the most centrally located lodgings in Greenport. Getting AroundWe are a 12 minute walk to the Long Island Rail Road, as well as to the Hampton Jitney (the express luxury bus from NYC). We are a 2 minute drive from the Shelter Island Ferry, and 8 miles from The Orient Point-New London Ferry. Many guests never use their cars, being able to walk to everything. We do highly recommend Vintage Tours for a day of wine tasting. And honestly? One day is not enough to see it all. Other Things to Notein 2015, Tripadvisor just inducted The Stirling House into their HALL OF FAME, for receiving an Award of Excellence for 5 sequential years. We offer Vine Time, an all-inclusive food and wine getaway, with transportation to wine country (which we are in the middle of). Ask about it when you call. Supplies for tea and making your own coffee (organic ground coffee, sugar, half 'n half) are available using the drip cone method. You will hear sounds of footsteps upstairs and when water is being used. Space heaters available for heating, and fan and air conditioning for cooling. A public beach on the Peconic River side is one mile away, and a more private beach on the Long Island Sound is .6 of a mile away. The NeighborhoodGreenport is one of the oldest fishing villages on the East Coast and a quaint seaside town with plenty of activities. Fantastic restaurants and bars continue to open each season, there are secluded and quiet bayside and L.I. Sound beaches just a few minutes away and Shelter Island & Sunset Beach is just a 5 minute ferry ride. A short drive will take you to the many vineyards and wineries that the area is known for and the roadside farm stands selling great local seasonal veggies (and homemade pies!). While quieter in the off season and with some places closed until Spring, there is still plenty to do & see year-round and more restaurants staying open all year long. Getting AroundAll the amenities of the village are in easy walking distance and it is very easy to stay here without a car. The LIRR operates to Greenport station and the Hampton Jitney runs a more frequent (and slightly shorter) service to the village from Manhattan. There is a public bus service that runs between the towns of the North Fork and the Hamptons on the South Fork. The village center, village beach & bus/train stop are all just a 5 minute walk from the house. Other Things to NoteThis is my home and I hope you would treat it with the same care you would treat your own with! The house is best suited for adults, owing to a steep staircase leading to the second floor. Two bedrooms have queen beds and the third has a full-size. However, we do have a travel crib, highchair and stair gate available for guests if required. This is a dog friendly house and a dog lives here when we are home - anyone with severe allergies should take note.

                      Our house is an historic Dutch colonial, both cozy and spacious, with warm wood trim and wood floors throughout. The 20 x 20ft. Great Room, a perfect gathering space for family and friends is complete with a baby grand piano, cable TV, children's toys and books, classic novels and wood burning fireplace has sliding glass doors opening to a large deck with dining table and gas grill. Fully equipped kitchen opens to formal dining area with bay windows. The master suite upstairs has a queen, twin, private bath with jacuzzi tub and sun deck with table and chairs for morning coffee or evening cocktails. The second bedroom upstairs has two twin beds. Downstairs bedroom suite has two rooms, one with a queen bed, the other a twin, full pull out couch and gas fireplace. The tall privet hedge and the green of the lawn and garden combine to create a private setting. Our house is in the historic village of Greenport. Close to all transportation, you can walk to the bus, train and ferry terminal. Beaches everywhere! Less than a mile from the house. the pebbled Long Island Sound beaches and sandy bay beaches are perfect for swimming. Wine tastings and performances are held at the nearby wineries year round. Fall is a special time: apple and pumpkin picking, grapes are gathered, harvest festivities and farm stands full of local produce.                             The SpaceA gorgeous beachfront four bedroom cottage with a large open-floor plan, two bathrooms, an outdoor shower, an upper yard overlooking the water and a lower yard that has 200 feet of private beach. There is a stereo system inside the house and we have built a bonfire pit on the beach. A hammock on the upper yard fits two and is shaded making for perfect naps or reading. The covered porch is right off the kitchen and is super comfortable with two day beds and two armchairs and a boat chair. It can easily fit 8-10 people for al-fresco meals and provides a perfect view of the waterfront. The yard is kept up and sprayed for ticks so it is a very safe place to relax. A private masseuse and yoga teacher can be provided who come directly to the house. The house also has two yoga mats to use and two bikes -one womens, one mens. Guest AccessHouse has a fully stocked kitchen with a Vitamix blender to all accoutrements. There will be clean sheets and bath towels and beach towels provided.
