The SpaceA bright and airy loft space on the top floor of a townhouse on Hudson's reknowned Warren Street. Although the house is being gradually refurbished and was built in the early 1800's, this floor has been fully updated. It is the entire third floor and private though there is NO DOOR between the loft and staircase (see photo of staircase). Only you and your guest(s) will be up there during your stay. Contemporary furnishings from NYC SoHo showrooms allow for reading, working and relaxing. Floor and ceiling fixtures allow lighting for any task and any mood. Plentiful outlets and powerstrips to charge everyone's everythings simultaneously. A quality queen sized mattress, good bed linens (courtesy of my Mother), and 5 star hotel quality towels provided (courtesy of the Four Seasons, W and others-unbeknownst to them). All freshly laundered for new guests with unscented non-allergenic detergent. Plenty of pillows and blankets provided. Sun flows freely in from abundant windows and skylight. Front offers views onto Warren Street, and rear has Mount Merino and Catskill views. Excellent for weekend trip or extended stay to study or focus on a project (as many a friend has done). Bathroom on the floor below, retains original charm (aka "needs updating" but this is Hudson, not the Hamptons!) with original claw foot tub with shower and unique marble sink. So far everyone has liked it (except for one old cranky person), and even advised me not to renovate it too much. Excellent hot water and water pressure for refreshing showers and baths. It is shared - if anyone else is in house. I am putting in another bathroom, and when that is done, the price will be commensurate with the new features (i.e it will go up!). The two best breakfast restaurants are literally next door and across the street. Both have very tasty cuisine and do not disappoint sophisticated palates. Excellent lunch and dinner options as close or a short stroll as well. ALL of Hudson's dining, antiques dealers, art galleries, boutiques, shops and cultural venues are within walking distance. The Amtrak railroad station with trains to New York's Penn Station is a 5-7 minute walk away. Or a 1-2 minute taxi ride which will cost approx $3 before tip. No air mattress on the floor jammed in a corner for your guests. The day bed is a full-sized mattress and sofa converts to twin bed. Hair dryer and umbrellas available for guests. My wireless internet has a strong signal in the space. My place is not "loft-like" it IS a real open loft, in an 1800's Federal townhouse, as opposed to typically smaller rooms in these houses. Fully updated with climate control you set to your own preferences and lots of accessible electrical outlets you won't be crawling around to locate or unplugging other things from. Rest of house is old to very old with many rough edges, please be ready to cope w the idiosyncrasies of a 200 year old house. All the charm of the historic townhouse combined with all the comfort of a new highrise. FAQs: -Wireless internet available at no charge.(URL HIDDEN)Logon info provided after check in. Please do NOT ask for this prior to check in. -Towels are provided -Bed linens and blankets are provided -Soap and shampoo are provided -Iron and board available upon request -Kitchen access is free for non-cooking things -To cook meals is $25/stay (per stay, NOT per day) charge -House address is provided to you by airbnb in your confirmation AFTER you have an actual reservation. -Bag drop off after 12PM is usually available -Check in is 3PM -Check out is 12PM Guest AccessThe loft, the bathroom on the 2nd floor (shared if any others at house), kitchen (fee applies if actually cooking meals, no charge for use of fridge, microwave, non-cooking use) Interaction with GuestsUsually just greet u at check in and as little or as much as u need after. The SpaceNamed for its Union Street location and domestic tranquility, A More Perfect Union is located exactly mid-town and provides a comfortable home base for jaunts around Hudson or farther afield. With all the necessities and niceties of home provided, including a fully equipped kitchen (fridge, oven, microwave, toaster, coffee maker and dishwasher) you can make coffee or meals on your own schedule, or host an intimate gathering complete with table linens and candelabra. There's also a barbecue on the patio, and enough room for a small party in the completely unique yin-yang garden! This house was built shortly after the Civil War, and the public spaces — living room, dining room and kitchen — are spacious with high ceilings. The bedrooms (one with a queen-size bed, two with full) are cozy, and generously appointed with soft linens, blankets, pillows and rugs. All the beds are super comfortable. The kitchen includes a pantry with essentials like olive oil and balsamic vinegar, and the bathroom is stocked with toiletries including toothbrushes, toothpaste, shampoo, conditioner, band-aids, body lotion, rubber duckies, emery boards, an iron and blow dryer... plus a clawfoot tub and enough pristine white towels to make Leona Helmsley weep. The entire apartment is cozy, clean and restful. You might want to pick up some wine, order a couple of pizzas, throw a movie into the DVD player, and just relax... The whole experience is like borrowing a friend's home. ••• PLEASE ALSO SEE MY SECOND-FLOOR APARTMENT, BLUE SKIES, WHICH CAN COMFORTABLY ACCOMMODATE SEVEN PEOPLE (OR EIGHT, DEPENDING), AND IS LISTED HERE ON AIRBNB AS "BRIGHT, CHARMING 3-BR APT IN HUDSON." ••• Guest AccessThe first floor is a private, 1,300 square-foot apartment unto itself entered from gracious Union Street, with a back door into an enclosed yin-yang garden filled with buddhas and equipped with a barbecue. The apartment, whose ideal location — smack-dab in the middle of Hudson — cannot be beat, shares only its entry and rear hallways with the upper stories of the house, and has its own thermostat and air conditioning in every bedroom. Interaction with GuestsI am reachable by e-mail or phone from booking through your stay — and usually available in person while you're here. I do my best before you arrive to fulfill any specific requests, then respect the privacy of your apartment (unless called upon) after greeting you with the keys when you get here. The NeighborhoodJust around the corner from the tranquility of Union Street, the bustle of Hudson's main drag beckons. Warren Street is a burgeoning thoroughfare stretching from the rippling Hudson River to a fountain in the town square. In between you'll find an intriguing range of restaurants, cafes and hole-in-the-wall guerrilla eateries reminiscent of the West Village, art galleries, boulangeries, boutiques, antiques, and all things fashionable for home and humans. In 10 minutes, you can also lose yourself in rolling countryside framed by the Catskills. Getting AroundThe heart of Hudson is less than a minute's leisurely stroll from the house, and there is street parking all around. Hudson is about 120 miles from New York City, a two-hour train ride from Penn Station, and 48 miles from Albany International Airport (ALB). Although you can walk anywhere in town from the house, the closest supermarkets, movie theaters and fast food are located in strip malls 1-1/2 to 3-1/2 miles away (thus preserving Hudson's remarkable architectural continuity). There are taxis and two places to rent bicycles (one of which also rents skis and kayaks) in town, and a car rental agency just outside Hudson in Greenport, about a mile- and-a-half from the house. Other Things to NoteGUESTS ARE WELCOME FOR A ONE-NIGHT STAY MONDAY-THURSDAY, AND SOMETIMES ON WEEKENDS, DEPENDING ON THE SEASON AND AVAILABILITY. JULY THROUGH MID-SEPTEMBER, PREFERENCE WILL BE GIVEN TO RESERVATIONS OF TWO NIGHTS OR MORE ON WEEKENDS. PLEASE INQUIRE. For children of all ages, there's an assortment of books, games, jigsaw puzzles, crayons, and small stuffed companions.

Another bedroom has a queen-sized bed with a wood burning stove and a deck as well. The third bedroom has two bunk beds (4 twin-sized mattresses) and is equipped with toys and games for the kids. The last bedroom has a full-sized bed. The house is perfect for a large group. Fall is a great time to come during the change of colors, with lots of pick-your-own orchards to choose from. Guest AccessAmenities include wifi, large screen TV, Netflix, laundry room, two wood burning stoves, dishwasher, record player/record collection, BBQ, microwave, compost, fire pit, board games, kids drum set and keyboard and a rope swing. Interaction with GuestsWe, the owners, will not be present during your stay. We will provide our contact information and any other helpful information to assure that you are comfortable. The NeighborhoodThe Hudson Valley is full of wonderful little towns, we especially love nearby Hudson. There is a strong cultural vibe blended with a close knit community of farmers, food artisans and do-it-yourselfers. We are constantly running into interesting folks who've fled the chaos of the city looking for a simpler life, or hard working salt-of-the earth people who have been here for generations. We get our garden's compost from a local stable that offers rides for the kids. In the summer we frequent farmer's markets and U-pick farms. During the warmer months we've had fun discovering hiking trails and swim holes. Our kids attended a few of the many summer camps in the area. In the fall we bake a lot of pies, there are orchards everywhere. It is also our favorite time of the year because the colors around our house and the valley are gorgeous! In the winter our oldest daughter learned how to snowboard at the local ski area, Catamount. These are just a few reasons why we like it here, and we think you will agree it's a special place! The SpaceThis second floor apartment is located above a Warren Street storefront. The space is fully furnished and decorated with a modern aesthetic. There is plenty of natural light and an airy feel with views of the park across the street. Interaction with GuestsMy wish is for guests to enjoy Hudson and the area as much as I do. I will do what I can to provide insight and advice. I live in the third floor apartment and run the storefront. If I'm away from Hudson, someone in the store can also offer assistance. The NeighborhoodHudson is located 100 miles north of New York City in the foothills of the Catskill and Berkshire mountains. In the 1980's, a number of NYC antique dealers started relocating to Hudson, and now there is a wide mix of shops on the mile-long Warren Street, along with performing and visual arts venues, and restaurants. The surrounding Hudson Valley and Berkshires offer many nature settings for outdoor activities; historic sites to tour, indoor and open air cultural experiences and local farms to visit and enjoy. Chronogram, Rural Intelligence, Rogovoy Report, Art in Hudson, I Love Hudson, IMBY and The Gossips of Rivertown are great online resources for the area. Getting AroundThe apartment is located about mile from the Amtrak train station. It's a scenic, manageable walk or quick taxi ride ($3.00-5.00).

The SpaceDecorated with Audubon prints, and a mix of modern furniture and shabby chic (in a tasteful way), the apartment gets loads of light, and is very relaxing. Guest AccessYou will have the entire apartment to yourselves, which includeds linens, towels, microwave or toaster oven, full sized refrigerator, pots/pans, utensils, a 1920s gas stove, two very strong ACs, fans, wifi . . . the list goes on. If you stayed at a friend's apt, expect those amenities here. Interaction with GuestsWe greet the guests and show where all the amenities are (including fire extinguisher, alarms, and first aid kit). We use an electronic lock on the main door to secure the house, and keys for the independent rooms/suites. The house is under renovation, but rest assured, if you are staying with us, you wouldn't know it: quiet, clean, and no construction smells! The NeighborhoodRecently called "potentially the hippest town in America" by International Traveler magazine, Hudson is awesome. Its a great getaway from NYC, providing "just enough" urban life to not make you feel uncomfortable, and "just enough" small town to FORCE YOU to slow down and relax. The building is located precisely 2 short blocks from Warren St (the main shopping and eating hub in Hudson). There is a convenience store across the block, and a deli one block away. We love our neighborhood with its diversity (African, Pakistani, Jamaican, Bengali, old school Hudsonites, and a blossoming art crowd). During the summer you will see our neighbors in a "stoop" or "porch" community (especially when its hot) playing dominoes, cards, or simply hanging out. If you aren't used to people being social on the streets, don't fret. They love what we are doing to the old house, and look out for suspicious activity for us. In return, they use the back parking lot free of charge. Getting Aroundamtrak is about a 10-15 minute walk away Other Things to Noteour other listings: https://www.airbnb.com/rooms/8517709 https://www.airbnb.com/rooms/3432324 https://www.airbnb.com/rooms/4602792 https://www.airbnb.com/rooms/5635828 https://www.airbnb.com/rooms/5948221 https://www.airbnb.com/rooms/13664307 Exterior renovations begin summer 2016. The SpaceIf you're looking for a rural escape — or just a convenient spot while in Hudson for an event — we got you. Even though this house is right in downtown Hudson, making all the food, drink, shopping possible without getting into a car, it can feel very far away from city life. We encourage you to make use of the backyard, lounge, fire up the grill. The house has cable and wifi if you have to do work or want to relax with a movie. With three full bedrooms (plus a large couch downstairs), sleeping arrangements should be comfortable with a full house. We'll provide a guest book full of tips of what to do in the area. Upstate New York is a blast to explore, whether you just want to walk to the bakery (Bonfiglio & Bread, on Warren Street), take a hike (Olana is only 15 minutes away and has gorgeous views) or lie around and read in the backyard (feel free to pull a book off the shelves.) Guest AccessThe whole house, plus backyard. Interaction with GuestsNo interaction with guests; we manage this property remotely. (But we are available for any questions and have a manager in town.) The NeighborhoodOur house is tucked into a street that is both close to the main drag (one block away) and very quiet. Like many places on the street, this house was built around the turn of the century and while it's fully renovated, it shares all the charm of Victorian housing stock: high ceilings, original moulding, big windows. Getting AroundThis house is very close to the train station; it's three short blocks, making it walking distance, even with suitcases. The Amtrak to NYC runs almost every hour during the day, and is a very pretty two-hour ride along the Hudson river. Other Things to NoteFor those with cat allergies, note that cats used to live in this house. Also, the fireplace, as cute as it is, is non-working. For those driving into town, street parking outside the house is very easy. The only thing to keep in mind is that the car needs to be moved to the opposite side of the street every day (why, we have no idea.) Also, while we don't have a two-night minimum, on weekends (and holiday weekends), we prefer a full rental and will give preference to those who want to stay more than one night.

Getting AroundAmtrak station is four blocks away: straight shot up from Penn Station Other Things to NoteTowels, sheets, and pillows are provided. The SpaceStar Wars apartment! Enough said! Well.... actually this apt is so cute it's great for non fans too, here are the descriptives.... Princess Leia master bedroom (queen size quality Serta Eurotop Mattress) Echo base Hoth...cozier than you thought! Stormtrooper's bedroom-helping maintain the empire is hard work, so here's a comfy spot to recharge (full size Serta Eurotop mattress) Living room with 2 twin daybeds (sleeps two-not recommended for adults) surrounded by Star Wars stuff, a full kitchen stocked with pots-pans-dishware-Han Solo carbonate ice trays, and a bathroom with a claw foot tub (some question if they are wampa claws?). Ground floor, private access is great for people with staircase phobias or problems. There is also a small area in the back for dogs (this is the ONLY space in the building that pets are allowed). A private kitchen and bathroom, private entrance in the back (suitable for handicap access -although the entire apartment is not handicap equipped) Will greet at arrival and show first aid kit, fire emergency stuff, etc, etc. Other than that, you may see us renovating something (but will always be quiet when you are around), and our in-house concierge will help in any way if needed. Minimum stay is 3 nights on weekends. Well behaved pets, that are not left unattended, are welcome. Two large AC are in the master bedroom and the kitchen area during the summer, and plenty of heaters in the winter. Guest AccessThe entire apt will be yours! Included are linens, towels, a fully equipped kitchen, wifi, and Star Wars toys to keep idle hands and imaginations busy! The building is located precisely 2 short blocks from Warren St (the main shopping and eating hub in Hudson), and three big blocks from Amtrack. The SpaceWe live in a turn of the century building with unusually high ceilings and great light. Our AirBnb is stylishly furnished with an eclectic mix of mid-century vintage, industrial and contemporary furnishings and artwork from local artists. The bedroom has a very comfortable full sized bed and a compact vintage desk. The Airbnb bedroom and adjacent area are private and in a separate area from the front of the loft where we live. The carpeted bedroom is quiet and cozy, with lovely Northern light and the nearby "Butler's Pantry" is stocked with fresh fruit, snacks, filtered water, books and a small refrigerator. The semi-private bathroom is appointed with natural shampoo, conditioner and body wash. Guests come and go from a separate, 2nd floor outside stair. This private entrance opens onto a small deck and guests come and go at their leisure. Our guests love this feature! Guest AccessGuests enjoy the freedom of a private entrance, via outside stairs, to the AirBnB quarters on the back of our loft. The AirBnB includes a private bedroom, entrance foyer and library. The semi-private bathroom is discreetly shared, but only with us. The AirBnB entrance has a small outdoor area on the 2nd floor deck. Wifi, filtered water, snacks, books, maps and guides to Hudson and the area are provided. Sorry - no kitchen access at this time- but we're considering it for guests who stay for longer visits. Feel free to contact us about kitchen privileges... The city of Hudson is moderately handicap accessible, but the houses and buildings are very old, so it's unfortunately not very ADA compliant. Our AirBnB apt is located on the 2nd floor (without an elevator) of our building. If you have difficulty with outdoor, open steps we may not be the best option for your visit to Hudson. We do have on premises parking, when available. If the lot is full there is always nearby street parking. Interaction with GuestsWe personally welcome our guests and can assist with luggage as needed. The AirBnB has a separate entrance for coming and going as you like. When checking-in we are available to answer your questions about our charming town- we're huge fans of all things Hudson! After check-in we will excuse ourselves to our separate living area. But we are always personally available 24/7 as needed. We look forward to being your hosts! The NeighborhoodHistoric Hudson is 2.2 Sq miles and is located on the Hudson River. Settled in 1662, Warren Street- the main street- is 1 mile long and is packed with art galleries, cafes, design shops and antique stores. We live on the 2nd floor in the heart of historic Hudson. Our apt is a short 15-20 minute walk from the Amtrak station and is near to both street and municipal parking. We love living and working in one of the most diverse blocks on Warren Street- right in the middle of town. In our block you'll find everything you need- from artisanal cheeses at Old Hudson to craft beer+cider at Spotty Dog Books & Ale (yes! books+beer) to vintage vinyl at John Doe Records. We also have 2 delicious, casual dining options in our block- Nolita Cafe and The Cascades. This block has a terrific assortment of retail shops right outside our door including TK Home & Garden, Les Indiennes, Country Home, White Whale Antiques, Hudson Clothier, Face Stockholm Cosmetics and TradeWinds- among others. Our block has a fine sampling of the many stylish antique, design and clothing stores throughout Hudson. To top it off, Club Helsinki is just a short walk from our back door….! Getting AroundWalking is the preferred method of transportation in Hudson. The compact town has lots to see and do and the best way to do it is on foot. A car is always handy for visiting historic sites just outside Hudson- such as Olana State Park, Art Omi Outdoor Sculpture Park or for visiting other parks or skiing in the area. Cars can be rented for day trips outside of Hudson and in warmer weather, bikes and kayaks are also available. If you plan to travel by train, be sure and book your Amtrak ticket as soon as possible- prices tend to spike on weekends and holidays. You can walk to our AirBnb in about 15 minutes from the Station or we can call you a taxi to take you from the station to our place. Our AirBnb is centrally located in the middle of Hudson, making it ideal for shopping, dining or special events. We recommend checking the weather forecast before you visit- it can get significantly cooler or warmer than might be expected. Visit websites for Club Helsinki, Spotty Dog, Half Moon Pub and The Basilica for any scheduled events and just to know "what's happening" in advance of your trip. There are several annual city wide events scheduled over the course of the summer and winter. Hudson Pride Parade, Arts Walk and Hudson's Winter Walk are important, city wide attractions that happen each year. Other Things to NoteFYI: Hudson's Bnb's, Inn's and hotel's are often booked far in advance- especially around national holidays, annual events and during peak wedding season. Wedding bookings have recently expanded beyond traditional Spring months to include Fall- and we're now taking bookings into November!

The SpaceIt is separate, private unit on the first floor with its own entry. It is a fully functioning apartment with a kitchen, range and beautiful bathroom. More than enough for any overnight stay, but equipped to make longer stays comfortable. Guest AccessGuests will have direct access to the apartment and the parking area which is at the rear of the house. Interaction with GuestsLittle interaction is necessary between the owner (me) and guests, as I think most visitors like to be on their own. I live in town nearby and guests can feel free to contact me with any questions about - the town, events, where to eat, etc., and if anything in the apartment needs immediate attention. The NeighborhoodHudson is a great city to explore on foot. From the top of Warren Street to the river park is one mile, which brings you to a view of the Catskill Mountains and the Athens Hudson Lighthouse, and the impressive barges that slowly work their way up and down the shipping channel. The resurgence that has happened over the last several years has defined Hudson as a place to find Art, Design, Home Furnishings, Antiques and excellent restaurants. Getting AroundThere are taxi services and a bus that goes from Warren Street to the nearby commercial strip on Fairview Avenue, which has a Shoprite and Price Chopper, dry cleaners, and a a bit further a new shopping mall. Other Things to NoteI'd recommend a walk down to the river, and check out the newly repurposed industrial buildings, especially the Basilica, which is a piece of architecture worth seeing, inside and out, and always has something interesting going on.

The SpaceYou can have the closeness of town with the proximity to two major ski areas (Windham - 40 minutes and Catamount - just under an hour), not to mention great cultural attractions nearby offering plenty to do through the winter (Basilica, Club Helsinki etc.) The house is on a corner so light floods the elegant high ceilinged rooms through the multiple tall windows and two bay windows. There is a double parlor with original sliding pocket doors and a gas fireplace (not working yet but the house is toasty with a state of the art heating system). The house is furnished with antiques and art and comfortable upholstered furniture, with plenty of throws and blankets for comfort. There is a separate study with a large flat screen TV and pullout sofa. There is cable service and wifi. There is a full bath with tiled shower on the first floor. The renovated eat in kitchen is fully furnished and has two big windows and a door onto the back porch leading to the private shady landscaped garden. The grand stairhall leads to the second floor with its three good sized bedrooms and huge full bath with an oversized clawfoot tub as well as a large tiled shower. Two of the bedrooms have queen sized beds and one is full sized. These rooms also have tall ceilings and large windows. They are cheerful and bright. The house is fully air conditioned and heated and has an alarm system. It is probably best suited for adults or families with older children. Guest AccessThe house is 5 blocks from the train station (so easily walkable) and 1 block from the main street in Hudson, Warren Street, so it is perfectly situated for exploring Hudson. It is next door to Zak Pellacio's restaurant Fish & Game, one of the hottest new restaurants in town, so it is perfect for drinks or dinner, then wandering back to the house. A block away is Cafe le Perche, where you can get the best coffee and croissants anywhere. Interaction with GuestsWe are available any time to help our guests. One of us works 10 minutes away - both of us live within 40 minutes of the house. The NeighborhoodHudson is being recognized as one of the most up and coming cities in New York -- many articles in the NYT and the WSJ about it -- filled with young people, great restaurants, antique and home furnishings and clothing shops, galleries. Getting AroundAmtrak gets you from NYC to Hudson, and our house is within walking distance (6-7 blocks). Most everything you need -- food, a great wine store, restaurants, etc. are all within walking distance. To see the great sights beyond, you will need a car, but Enterprise is near and you can pick up a car.

The SpaceGreat for urbanites in need of sun, space, luxury, antiques, fine dining, nature walks & culture: located on the main drag of Warren Street, it's a 10 minute walk from the train station. Once a milliner's hat shop built in 1860, you are transported straight into another time the moment you enter. Many original details are still in place: pre-tin plaster moldings, solid mahogany stairwells, large mahogany framed windows and gorgeous hardwood floors. The kitchen and bathrooms have been carefully renovated to fit in style with carefully selected and restored fixtures. Add ductless AC, high speed internet and a washer/dryer on premise: the perfect getaway. Guest AccessGuests will have sole access to their kitchen, bathroom, sleeping and living area. Our guests privacy is most important to us. Interaction with GuestsWe respect our guests' need for privacy, but are also happy to make suggestions on what to do while our guests are here. We enjoy hosting and sharing our home away from home (Brooklyn) and sharing the old world feeling this house gives.

The SpaceThis single room on the 3rd floor of 3rd State Hudson provides a perfect place for a single or couple to stay in Hudson on a budget. Perfect for a quick get-away, stranded due to weather, better-to-be-safe journey from a bar, or you just need a place to crash for the night. The room shares two hallway bathrooms (hostel style) with other 3 other single rooms (one of which is the home of our in-house concierge). Guest AccessYou will have access to a coffee maker in the room, and 2 hostel style bathrooms down the hall. Wifi is available as well Interaction with GuestsWe greet the guests and show where all the amenities are (including fire extinguisher, alarms, and first aid kit).
