I grew up here, and can help you navigate local restaurants, or pretty much anything else Ithaca. With plenty of legos, and drawing supplies available, there is never an end to the fun. One block to Gimme, two blocks to the #10 bus to Cornell. Three blocks to the Commons and local buses. Guest AccessFeel free to use the kitchen and living areas. Like for real. If you're only in town for a night, we will share our cheese and crackers. Interaction with GuestsI tend to keep a low profile when I have guests. We're pretty flexible. We won't bug you. You've come to town for something, and it probably doesn't have much to do with us. The NeighborhoodWe really do live in a neighborhood. Artists, musicians, working people, students, families. It's nice here. Getting AroundWe live a few blocks away from a TCAT hub, and the #10 is even closer. You can walk here from the Greyhound/Shortline station. She is completely self sufficient, sleeps 90% of the time & never goes on the third floor (so those areas are "safe".) In extreme conditions (if someone in your party is highly allergic to cat fur), we have had guests with allergies stay here successfully by removing the cat, vacuuming thoroughly, etc. prior to arrival. The Manor is located on Fayette St., approx 5-10 min drive from either campus, and only 4 blocks from downtown/bus route. To Ithaca College ==> Route 11 from the Tompkins public library (or next to the Salvation Army building) is the only bus to/from Ithaca college. Frequency is every 20-30 mins. To Cornell ==> Route 10 (most frequent/direct) Route 30+ (every Route 30 and above will pass through Cornell's campus) All of these buses whether to IC or Cornell can be boarded in front of the Tompkins Public Library. The SpaceWelcome to the Villa, a guest house and short term rental property at 307 East Tompkins Street, Ithaca, NY! Book now for this fall, the dates fill quickly! In July and August we have a 2 night minimum. We also have a beautiful lake house with two units now available if the dates you are looking for are full! https://www.airbnb.com/rooms/11374132 & https://www.airbnb.com/rooms/10596204 The Villa is in the quiet family neighborhood of Fall Creek. It is within walking distance to waterfalls, downtown, Cayuga Lake, Cornell University, restaurants and more. There are three bedrooms, a full bathroom, kitchen, dining room, porch and garden, and off street parking. Available by the night, weekend, week or month. Our kitchen is fully equipped with pots and pans, coffee maker, microwave, toaster, dishes and utensils. The Master bedroom has a queen bed and is on the first floor, off of the kitchen and close to the bathroom. There is a low ceiling, 3 windows and an AC unit for summer time. The living room has a comfortable fold out queen couch. The upstairs has two bedrooms, each with 2 windows, one with a queen bed and one with a twin bed as well as a double futon. There is an AC unit that cools both upstairs rooms. The upstairs rooms are connected so that you need to pass through one to get to the other. The bathroom has a unique show/bath custom made from concrete and tile. It requires stepping up and over it's entrance to enter so it may be tricky for some (see photos). We do provide linens and towels. This is a rustic little old house, chock full of charm. If you are looking for a sleek, modern, perfect house with level floors and a sensible floor plan, then this house is probably not for you! There is a very, steep staircase to the second floor, which I don't recommend for much older and very young folks. Also, the bath room is on the first floor only, and the shower is quite unique. It may not be easy to get in and out of if you have any physical limitations. The house has beautiful light, great antique furnishings, themed rooms, a cozy country feel, and is clean and colorful. In the Spring and Summer, the garden is beautiful and full of flowers. We do have wireless internet, and linens are provided. Feel free to inquire with any questions. *For children: We have a highchair, porta crib, a car seat and a stroller for you to use as well as some wooden blocks and other toys to play with. Guest AccessThe Villa is within walking distance to waterfalls, downtown, Cayuga Lake, Cornell University, restaurants and much more. Within driving distance is Ithaca College, the Finger Lakes wine trail, Wells College, Taughhannock, Treman and Buttermilk State Parks, Watkins Glen and much, much more! Interaction with GuestsWe live right around the corner and usually meet the guest to check them in and show them around. Other than that, we are available if guests need anything but we don't intrude. The NeighborhoodOur neighborhood is quite and family oriented. Although we are a college town, the Villa is not located anywhere near student housing. Fall Creek is full of families, pets, and beautiful gardens. Restaurants are nearby and offer many options in cuisine. Getting AroundThere are two bus stops within a couple of blocks of the Villa. We have off street parking for one car and plenty of street parking. Other Things to NoteCheck in: Check in is at 3pm unless otherwise arranged. Give us a general time when you will be arriving and then give a call when you arrive. We will come to the house to greet you and show you around. (We live just around the corner.) We don't have TV at the moment but will again come summertime! Why we charge for kiddos: We are a real house with real furnishings, antiques and fabrics. Hotels design their spaces with materials, mostly plastics, that won't break or stain and are not one of a kind. We have four kids ourselves so we get it, things happen. Once we rented a house on the beach and we ended up buying two types of glue to fix all of the things our kids broke! So, we charge for kids, just as we charge for adults. We can however do two for the price of one. But we feel our rates are reasonable and fair for what we offer. We hope you understand.

The SpaceI offer many amenities like free WiFi, private TV with Roku box, free parking, and on-site laundry. I leave out coffee and a few breakfast items in the morning. I want this to be your home away from home. Guest AccessGuests will have access to the kitchen and living area. There are two sitting rooms, a dining room, and a fireplace to enjoy downstairs. I also have a very large yard with a picnic table and plenty of beautiful landscaping. Interaction with GuestsThis will depend solely on the guest! Of course, I am not home often so I won't be in the way but I will be available some evenings if my guest would like to share a meal or chat...or not if they prefer. The house is set up in such a way that we don't have to interact at all if that is preferred. The NeighborhoodThere are no neighbors. My business is on the same lot but separated so it will not interfere with your stay. Plus, I live on the corner of the road and have a large yard so it is quite private. Getting AroundThere is a bus line to goes right in front of the house. If you are planning on visiting Ithaca during your stay, I live 8 miles from Cornell University, 5 minutes from the airport, and about 15 miles from Ithaca College. I am just on the outskirts of the city-close enough to enjoy the perks and far enough away to avoid the traffic and noise. Other Things to NoteI do have one pet, my dog Holly, that lives on premise with me. She is an older girl who is very sweet and very well trained. She has no access to the side of the house you will be renting and you won't see her at all during your stay if you prefer. I understand that some people have allergies or are sensitive to animals and I will do whatever I can to make you feel comfortable. Holly spends the day with me at work so she won't even be in the house most of the time. **Pricing, minimum stay time, and availability changes during Cornell and Ithaca Graduation weekends. Enormous enclosed front porch and stone patio with picnic table in the fully fenced backyard. One full bath upstairs with tub/shower and a half bath downstairs. Finished section of basement has an large television with surround sound system for watching movies or Apple TV (DVD player but no cable tv!). Three bedrooms upstairs. One queen-size real bed, one real twin bed, and one queen-size airbed (sleeps 2 people). A portable crib is available upon request. Welcome to bring additional airbeds. Cat lovers only! We have two delightful cats who will be sharing the house with you. $25/per night discount for guests who agree to perform basic cat-sitting duties. We have 2 bedrooms available for guests, a sitting room and 2 full bathrooms (shared) for your private pied-e-terre, and weather permitting; sit on the deck and watch the duffers on the 8th hole of the Country Club course. Full breakfasts served in our dining room or on our deck. Additional meals are available. Homemade breads, cakes, yogurt, and granola. Shampoo, conditioner and hair dryer available. Play ball with our Boston Terrier, Frodo; read a book in your sitting room or our living room, or just vegetate in our secluded but centrally located home. Public transportation is conveniently accessible, or borrow one of our bikes and explore Cornell's Campus. The price is $109 per room per week night during the year, not including Cornell's and Ithaca College's Commencements or return to school dates. We are obligated to collect a 3% County Occupancy tax and 8% NY State Sales tax. The SpaceWe live on West Hill, which is very convenient (driving) to places like Greenstar Natural Food Co-op, Ithaca Children's Garden, Ithaca Farmer's Market, and Wegman's Supermarket. We are only a mile from the Fingerlakes School of Massage, Museum of the Earth/PRI, and Cayuga Medical Center. Just a little further up the road is the scenic Indian Creek Farm, our favorite u-pick farm around. This is a great location from which to explore the burgeoning Cayuga Lake and Seneca Lake Wine Trails. Taughannock, Treman, and Buttermilk Falls State Parks are all within 15 minutes. Cornell is on East Hill, visible from our patio, and Ithaca College is on South Hill. Depending on traffic and the part of campus you are going to, it takes 15-25 minutes to get to either college. The one-bedroom apartment we are offering is attached to our home. It is ~ 650 sq ft with a wide open living area, a large shared backyard and patio. There is an apple tree, a vegetable and herb garden, and some less frequently seen varieties of "weeds" that support bees, birds, and butterflies. We are dedicated to local food and sustainable living. We have recently upgraded the bed! The demi-eco queen size mattress has a natural latex core and soy foam. For an additional guest or two, we have a queen size air mattress. Amenities include WIFI, cable TV, HBO and Starz. There is an HDMI cable if you'd like to plug in your laptop for streaming your own selection on the TV. Also, a full kitchen, and parking (in our driveway). This is a self-catered apartment. You may notice in our reviews that we baked for our guests and provided a variety of snacks. At this time we decided to simplify our listing to just coffee & tea. This enabled us to offer a lower the nightly rate. The apartment kitchen includes a full-sized refrigerator, full-sized gas range/oven, 12-cup coffee maker (ground coffee provided), electric kettle (assorted tea provided), toaster oven, water filter, and dining settings for 6. We have also included one of our beloved cast iron frying pans, a saucepan, and a large pot, with cooking utensils, salt & pepper, olive oil & vinegar. We ask that you separate your compost, recycling, and garbage. If you fill any of the three before your departure simply place it outside the patio door and we'll take it from there. We provide towels, soap, and basic emergency items in the bathroom (band-aids, rubbing alcohol, peroxide, cotton balls, q-tips, and single dose packets of aspirin, ibuprofen, and Claritin). The NeighborhoodPrevious to moving to Ithaca, Hiroko and I spent six years living in NYC. There are many moments we experience here where we say to each other, "You don't see THAT in Brooklyn!" Hawks flying overhead every day, hummingbird moths enjoying our butterfly bushes or the problematic chipmunk hoarding all the birdseed... We love the fact that we live so close to downtown, but are far enough to have space to ourselves. The view that we have here is amazing. Looking across the lake you can see Cornell University, Ithaca Falls and Stewart Park. At night, you can watch traffic on Route 13 head over the eastern hill above Cayuga Lake. If you are an early riser sunrise is spectacular. The sun peaks over the eastern ridge and floods the windows with sunlight. It is the natural beauty that is the draw for us. We think you will enjoy it as well. We do live right on a main road, which makes it convenient; if you like to take walks, we recommend crossing over to Bundy Road, which is a lovely hillside country road, with spectacular views and very little traffic. Deer, wild turkey, and plenty of other wildlife as well as farms and wild apple trees can be found here. Getting AroundOur recommendation would be to travel by car if you are staying with us. There is a transit system, even a couple of lines that pass our house( you would catch the 14 or the 21 at the corner down the hill), But as far as efficient use of time a car would be best. This is especially true if you have multiple events or destinations planned in the same day. We don't recommend walking, as it's kind of a busy road, but technically it's doable. However, after dark, it is not safe without reflective gear, since the road lighting is insufficient and the sidewalk ends about a 1/4mile before our house. Other Things to NoteWe are not in downtown Ithaca. We do not recommend walking from our location, although there are many wonderful places to walk nearby.

Other Things to NoteJust so you know, this is not a full-time rental. It's the house that my kids and I live in. As such, there will be clothes in the drawers and closets, food in the fridge, etc. I try to keep it as clean as I can for you!

The SpaceWhen people step into my home, they gasp at the beautiful open living room space and view of the trees and pond below. The pond house, which was originally an old local railroad depot, is a small private and tranquil space for relaxing in nature. There is a yoga mat and accessories, a large airboat and some floats to add to the experience all while you can hear the soothing waterfall sounds. Its my peace of heaven... The house is tastefully decorated, sunny and very comfortable. The well lit basement area has a bathroom, two twin beds, a living room area and sliding doors onto a small patio and driveway for an extra car and a separate private entrance. The house, surrounded on one side by nature and on the other by a quiet street, is conveniently located on West Hill with an 8mn drive to The Commons and restaurants and about a 10mn drive to Cornell. I will be across the street at my fiances house, leaving you with all the privacy needed but mostly available if anything comes up. Guest Accesshouse, deck, lawn and bocce ball/badminton, (swimming) pond, outdoor ping pong, gas grill. Interaction with Guestsoccasional. I will be living across the street so available if needed I do have a long haired cat and would need to make arrangements in that regard, ie feeding and love... Within 4 miles of my home: Ithaca has more exotic restaurants than ... plus brew pubs, coffee shops, wineries with brunch, lunch or dinner, to music, and concerts in so many venues, outdoors in the summer, dance under the stars, 3 + theatres in town. Art Galleries, art trail in which you visit the artist in their studios, green homes tour, garden tours, Fall Creek neighborhood music festival (every musician plays on their front porch and the audience walks or bikes from porch to porch), swim under the waterfall at Buttermilk or Treman or in Cayuga Lake, rent a kayak downtown. There is nothing quite so peaceful as sitting in the living room, on the porch, or in the master bedroom and watching the Cayuga Lake water move just a few yards away. The SpacePrice negotiable over graduation / memorial weekend. Our home is located just outside of Ithaca NY, eight miles from Cornell University. It is a contemporary home built in 2011. It is clean, bright and cheery, filled with natural light. There are three bedrooms, a loft, two full baths, an open living room, dining room and kitchen. It sleeps seven, however, we could put up an air mattress to accommodate more. There is a computer in the loft as well as Time Warner Cable TV. Cable TV is also in the master bedroom. Our home is on a cozy lot. It is wooded in the back with a running creek. Looking out the front of the house there is a beautiful vista of trees and fields. We have wonderful neighbors. There is a nice restaurant, Rogues Harbor, as well as a pizza shop, sub shop, post office, hair salon and gift shop within a couple miles. The Ithaca airport is 12 min away. Cornell University is 15 min and the Commons area is 17 min. It is centrally located in the heart of Fall Creek, and is a short bus ride or nice walk to Cornell. From our house, you can walk to restaurants, the Ithaca Commons, GreenStar Oasis market, Kinney Drugs, and Gimmee Coffee. For nature lovers, Ithaca Falls and Cascadilla Gorge are only a short walk away. The room is small but lovely with a comfortable queen size bed, small desk and dresser. You will have a private bathroom and a nice view of the neighborhood. If you have a car, you can park on the street right outside our house. There are always plenty of spaces available, and they are free with no time limits. We have two small, friendly Corgis (dogs), Juno and Cappy. I board them when the house is rented and I take pride in the cleanliness of my home; however if someone in your party has a moderate-severe cat allergy this house may not be a good fit. I have had several guests with mild allergies who said they did not have any allergy problems. Also, we have an aquarium and will need you to feed the fish during your stay please. The SpaceThe house is currently available for 2016 Ithaca College graduation, $450.00 night and a three day minimum stay for the graduation weekend. Maximum of four people staying at the house on graduation weekends unless otherwise negotiated. Pricing May through end of July is based on number of guests: two renters - $195.00 per night. $75.00 extra per night for every person more than the initial two guests. Two night minimum stay in May and June. Five night minimum stay in July. No pets, smoking, or parties please. Check in is 2 PM and check out is 12 noon, unless otherwise negotiated. We are able to be flexible on these times if there is no guest at the house on either side of your stay. The cottage is simple but comfortable. There is no TV. Guest AccessGuests have sole access to the entire cottage which includes two bedrooms, one with a queen bed, another with a double. The kitchen has cookware and all you need to make your own meals. Outside access includes a patio, table areas, charcoal barbecue, beachfront, dock, use of canoe. Videos of interior and exterior of the house are available upon request. Owner provides clean sheets and house towels but you make and strip the beds. Please bring your own towels or blankets for use at the waterfront area. Interaction with GuestsOwners (Barbara and Mary) stay in a cabana at the beach and are gone most of the day on most days. Sometimes we are there during the day but we stay on one side of the waterfront area or go out sailing, and let guests center towards the dock and the other side of the waterfront area. We want to give you your privacy but we also like to have our own space. We request our privacy with guests leaving the beach area at 9:00 pm or when it gets dark. Stairway to the beach and waterfront area do not have electric lighting. There is a stairway with benches and platforms that leads down to the waterfront area where guests are free to hang out later in the evening. Owners have a garden which is not for guest access. The house has a small outdoor patio area which is good for hanging out after dark. The owners have to walk past this area to get to the waterfront. Spacewise, please know that it always works out so that everyone is happy. The NeighborhoodThe cottage property adjoins a large wooded area that is not our property. If you love birds you will love being at our cottage. The cottage is located 2 miles from Taughannock Falls State Park and a quarter mile from the Cayuga Nature Center. This cottage provides a perfect retreat for a couple wishing a weekend getaway or the rejuvenation of their relationship. Guests (at their own risk and using good common sense) may use the rowboat or canoe that comes with the property. We provide life jackets for adults. Getting AroundThere is no public transportation to the house. The house is located six miles from Ithaca, NY. You can arrive by taxi, bicycle, or by your own canoe or kayak. Other Things to NoteThe house is located in a lovely private spot and we know you will enjoy it. Ithaca is a lot of fun with lots of cultural and recreational things to do: the wine trail, the art trail, the Ithaca Farmers' Market, movies, plays, the Black Diamond Trail, state parks, concerts, etc.. The garden has a electric fence. It is located far from the house and waterfront area. But it is unpleasant to touch, so be careful. There is no TV but there is a radio. We do have high speed wireless internet.

The SpaceThis three adjoining rooms 'granny apartment' is located in a spacious basement area with a bathroom, separate entrance and secure parking. Furnishings are simple yet comfortable. In the bedroom there is a queen bed. In addition there is seating area with a queen sized futon. There is also plenty of room for extra guests or children to be accommodated on air mattresses (which we can provide if needed). A pack 'n play, strollers and toys are available for a baby or child. All linens and towels are provided. The room is cool in the summer and has separate heat for the winter. There is no kitchen, but the area does include a breakfast area with mini-fridge, microwave oven, electric kettle and coffee machine, and is stocked with breakfast items including cereal, yoghurt, orange juice, coffee and fresh fruit (special requests are welcome). There is no TV, but free WiFi is provided. There is a friendly medium sized dog on the property and the owners have two cats who are kept indoors. Enjoy our 3 acre fenced-in backyard and feed the koi in the pond. Responsible guests may also use the pool (towels provided, no glass in pool area, daytime swimming only). Our house is in the beautiful Ellis Hollow area bordering Cornell University land. It is a convenient 2 mile (5 min) drive from Cornell's central campus and 5 miles (14min) from Ithaca College. We have plenty of safe off- street parking. There is no bus route past our house. The area is perfect for running and biking - the famous "Skunk Cabbage" route runs past our house. A grocery store and gas station are located at East Hill Plaza 1.5 miles away. If you have questions or special requests, just let us know. The SpaceThis cozy rustic cottage is nestled directly on the south end of Cayuga lake. The master bedroom has a separate entry, includes a queen size bed, a private full bathroom, and deck access. There is a mini fridge and a Keurig coffee maker for guest use. The room is surrounded on 2 sides by water. Leave the windows open and enjoy the soothing sounds of the lake. I have an air mattress available if you have more than 2 people in your party. Guest AccessThough the room is set up to be independent of the rest of the house (entry, fridge, coffee, bathroom) guests also have access to the common rooms - living, kitchen, dining area, as well as the deck with a grill, hammock, and picnic table. Please let me know if you plan on cooking so I can plan accordingly. There are also 2 kayaks available for use. Interaction with GuestsI will be staying at the house in the second bedroom. Normally I'm out early in the a.m, but if I'm here you are welcome to join me for breakfast. I will always set you up with coffee. The fridge is usually stocked with eggs, fruit, jam, cheese, bread. Help yourself!!! The NeighborhoodThis house is close to everything! Steps away from Stewart park. 2 miles from Ithaca commons. A 2 mile scenic walk to the famous Ithaca Farmer's market. 1 mile from one of the most stunning waterfalls and swimming holes in Ithaca. 1 mile from Cornell Campus. The neighborhood is very walkable. There is so much to do in Ithaca - museums, hikes, restaurants. Just ask and I'd be happy to point you in the right direction. Getting AroundThere is a public road side parking area for the strip of lakeside houses. It is first come first serve, however only 1 car is allowed, so that other residents may still park easily. Park anywhere parallel to the road, and head down the steps. The house is just a short way down the railroad tracks. There are buses that pass by multiple times per day. Ride them up to Cornell or down to the commons. Other Things to NotePLEASE READ: There is 1 cat on the premises. She is very sweet and friendly and loves to curl up on your lap when given a chance. There is a staircase from the road/parking area to the lakeside houses. Unfortunately, if you are not ok with steps or are allergic to cats this may not be the room for you. If you are interested in renting the whole house please look at my other listing. The space is the exact same with the addition of another bedroom and bathroom.

The SpaceForest Home is a secluded hamlet located adjacent to the Cornell campus. There are two guest rooms, a full kitchen, plenty of closets and drawers, a private bath, and a beautiful view of the grounds and the creek that fronts the property. A picnic grove is located across the road, and the Cornell Plantations are just footsteps away.
