The NeighborhoodWe are located in the charming Village of Red Hook, just minutes from Rhinebeck and Bard College. From here walk to restaurants, coffeehouses and shops. Other Things to NoteOur Victorian home is very special. Having been built in 1874 it has many original details which we have preserved while updating the essentials to provide our guests with air conditioning in the summer months and wireless internet service -- even on the front porch!! Because of the house's age (140+ years old) there are lots of quirky details that we know you will enjoy. We are not a hotel; our guests will get to know each other passing on the stairs, sitting on the porch and while conversing at the convivial breakfast table.

The SpaceBeautifully situated private neighborhood location with lovely landscape and relaxing oasis gardens. Above ground pool, and hot tub for use. Home sits in a neighborhood but feels like you are in another world when you enter the back yard! Two private bedrooms on second floor of house both available for rent. This room features a Full size bed with super comfy mattress and the other has a queen size bed, super comfy as well! Price ($100) includes one room/one night. (Price may vary on holiday weekends. ) in addition to room fee rental there is a cleaning fee of $ 15 per room. Additional guests can be accommodated for an additional fee, we have another room on the first floor , just contact us for availability. Private full bath on second floor. Bathroom is shared if rooms occupied by separate parties. Air conditioning. Use of kitchen or outdoor grill. Light breakfast can be provided upon request: muffins, fresh fruit, as we are not a bnb but a working household, breakfast will be set from 7:30 till 9:00 am. Small fridge for use in bathroom for drinks and snacks. There are bikes for guests to use while staying at the house. Relax after a day of site seeing in the Hudson valley, hiking or biking the many trails available in our area. Hudson river views and boating are available close by. Nearby towns, Hudson, Millerton, Red Hook, Rhinebeck, and Woodstock, offer great antique shops. Tinker Tubing is great fun on the Esopus river, just down route 28 in Phoenicia. Festival of the Voice held in August is a great musical event to take part in. Dutchess County Fairgrounds in Rhinebeck offers many events throughout the year listed on their website. Harvey Fites acoustical stone structure offers many musical events and a great place for a summer dinner picnic. Fall brings beautiful foliage as well as apple, pear and raspberry picking, Lots of local farms and produce available. If you love to ski, there are great ski areas with 45 minutes in the Catskills or Berkshire mountains then relax in the hot tub after a great day outdoors. Brochures and maps available of things to do and places to eat. Lovely restaurants in town, or only 6 miles away in neighboring Rhinebeck. Graduates of the culinary school provide us with many different ethnic gourmet choices. Amtrak stop in nearby Rhinecliff, Trailways buses stop in nearby Kingston. Local colleges include, Bard Fisher Performing Arts Center, Vassar, Marist, Dutchess Community, and the Culinary Institute. Local retreat centers, Omega and Linwood both located in nearby Rhinebeck. Great walking on quiet roads. Getting AroundIn town you can pick up the Loop Bus to neighboring towns or villages, or the Bard Shuttle to town. Amtrak is about a 15 min. cab ride. Other Things to NoteUnfortunately, we must collect a hotel tax, New York State Law, while it is not provided by Air BNB at checkout, we will have to collect upon arrival based on number of nights you are staying, at a rate of 8.125%. Guest AccessGuests will have access to the entire house. Some closets and artists' studio off limits. Grill available, wood stove in winter, air conditioning and fan in summer. Interaction with GuestsOn initial arrival we would like to orient and welcome guests, but we will otherwise not be present. The NeighborhoodWe live in a hamlet on a dead end road near the Hudson river. Very quiet and peaceful. The house is situated close to the Hudson River and there are great walks close by, poets walk, fathers trail. Bard campus is 5 mins away. Close to the towns of Red hook, Rhinebeck, Woodstock, Kingston. Farm stands in the summer. Swimming lakes and watering holes. Getting AroundSituated 10 mins from Rhinecliff amtrak station. Near the bus from the City to Kingston. 90 miles from NYC on the Taconic or 87. Other Things to NoteOur House is situated close to the amtrak railway line and on the other side of the railroad is the river. So you will hear the trains passing. The freight train can be loud at might.

Property has views to the Catskills and is surrounded by farmers fields. Located 3 miles from Red Hook, 5 miles from Bard College, 10 miles to Rhinebeck or Kingston, 18 miles to Hudson or Woodstock. Area with many historic sites, fine restaurants, cultural events and hiking and biking opportunities Apartment is on lower level of the house with private entrance and with 6 standard size windows. The SpaceHardeman Homestead is a cozy yet spacious farmhouse nestled on the fringes of town. The house has two upstairs bedrooms, each with a double bed that sleeps two. The third bedroom, the great room, is a suite with a single bed built into the wall for one adult or two children, and an adjacent double bed that sleeps two. An adjoining bathroom has a shower only. Clean, fresh, towels and linens are provided for all guests. A first floor bedroom with single bed accommodates an individual that may not want to climb stairs. The living room has a pullout couch that can sleep two (URL HIDDEN) additional couch could accommodate a small child. The downstairs bath has both full tub and shower. There is a living room w/ wood burning fireplace, dining room, full kitchen, bbq grill, and back porch for warm weather eating. Guest AccessOur house sits off a long private drive yet central to many of the main highways, bi-ways, and nearby train station. NYC & Albany are but a ride away. Our area boasts an array of dining experiences from cozy coffee shops to fine dining. A short drive will get you to any of the Great Estates, museums, restaurants, shopping, concerts, and events happening in our area. Enjoy Catskill Mt. hikes, our NYS parks, skiing and more... In warm weather months, it is a short walk to our nearby farm market and orchard with plenty of produce in season. Fall time is for apple picking, pressed cider, pies upon request, and donuts. We have plenty of room and land to romp in any season whether it is our summer trail mowed to a fishing pond or leaf-littered farm road around the orchard in Fall. Interaction with GuestsWe try to greet all our guests upon arrival in order to make sure accommodations are satisfactory. After a brief tour and exchange of keys and papers, guests settle into their rooms. The kitchen awaits with ground coffee and an array of teas in the cupboard. The fridge will be stocked with fresh bread, cream, butter, juice, and farm eggs. We try to have snacks and/or breakfast fixings at the ready...of course we can make available alternatives upon request. Hardeman Homestead is located on a working farm so the occasional ducks, goose, chickens, and cow meander by. Farmer John has his tractor and haywagon in action too. Weekends in the fall season only, the haywagon rides guests through the orchard for viewing leaves and apple picking. With all the hustle and bustle of farm life, we ask all our guests to be mindful when traversing up the driveway road.....thank you. The NeighborhoodRed Hook is a small agricultural town with coffee shops, restaurants, groceries, pharmacy, and theatre. It is also a college town as Bard College is but two miles away. It is close to many fun places to explore; all the Historic Hudson River mansions and NYS parks that line the river, Catskill mountain hiking and train tour, Rhinebeck Aerodrome, lots of shops, Woodstock village, antiquing, Sheep and Wool festival, Rondout water front boat rides on the Hudson River, lighthouse tours, music & theatre events, and more. oh yeah...did I mention the great food? Getting AroundA car is the best way to get around. Though there is a bus and cab service too. We are 6 miles from the Rhinecliff train station that runs from NYC to Albany. The Kingston-Rhinecliff bridge over the Hudson River requires a car to cross as well...A bicycle gets you into the village and around the farm...     The SpaceMy house is small, but homey, clean and uncluttered. To prepare for the arrival of my beloved guests I clean fanatically and I wash everything--not just the sheets and towels, but also the blankets, rugs, couch cover, etc. Having travelled extensively myself, I know what it takes to help people feel relaxed and at home: a clean bed to collapse into, no-stress check-in and check-out; nice things in the fridge. I am a city transplant to Upstate New York--landscaping is beyond me, but I know how to work with a small space, and make the INSIDE of a house super nice. As for the outside of the house, I leave it to the constant burgeoning green of nature to provide beauty for my guests' enjoyment! Guest AccessEverything in the house is for your use: the land line telephone; Netflix; personal care products in the bathroom; stuff in the pantry. Make yourself at home and don't worry about a thing! If I have it to share, I am happy to share it with you. I stock the fridge with breakfast items just for you, but anything in the kitchen is at your disposal--olive oil and vinegar, herbs and spices, pasta, rice, etc. Also, there are lots of fresh, clean towels. Please note: the bathroom and two of the bedrooms are up a flight of stairs. Interaction with GuestsI am available as needed. I leave the door open and a key on the kitchen table so guests can arrive at their leisure. Check-out is simple: leave the door open and leave the key. Call or text me for any reason--I make a point of being highly accessible! The NeighborhoodRed Hook is a country village: small houses close together, with a friendly, thriving town center within walking distance of my house. There are restaurants, cafes, farm stands, shops and a movie theater. Red Hook is Richard Scarry's "Busytown". Standing at the "four corners" in the center of town, on a typical day you might see kids on skateboards, Bard students, teenagers with backpacks, workmen grabbing a cup of coffee at the corner store, townspeople going about their daily lives, and a truck loaded with hay. Getting AroundA car is the best way to get around here in the country! Other Things to Note"Petit a petit, l'oiseau fait son nid." This is the most wonderful place on earth, to me; the spot I chose to settle to raise my kids and do my creative work. I love my 150-year-old eyebrow colonial; my quiet, steady neighbors; the access we have to cultural activities at Bard College, and the delightful, lively presence of the school's student population; the freedom of living in a village where we can walk, bike and skateboard to stores, restaurants, cafes, farmstands and the movie theater.

Cell reception is strong, wifi is weak. Interaction with GuestsWe live on the property, come and go quite a bit, so we are around for any needs that arise. Most guests are very independent, exchanging pleasant greetings or short conversation in passing. The NeighborhoodOur neighborhood is a quiet, small-town, residential area for folks of all ages. People walk their dogs early and late, kids ride bikes, and everyone says hello. I like to do my errands on foot downtown, or to walk a few blocks for coffee and a newspaper. An ideal place for a good night's sleep, and a leisurely morning. Getting AroundBard Campus Shuttle available downtown, Loop Bus to shopping mall, and train station. Taxi companies.     The SpaceOn Decemb(PHONE NUMBER HIDDEN), we finished installing a hot tub on the deck just outside the big blue room which is the most popular room for people to sit. I have never sat in a hot tub outside in the snow, but as I write we just finished the installation and I intend to go up there and sit in the tub and then roll in the snow!! Perhaps I should describe what it is like when I return, but maybe it would be better if you find out for yourself! Guest AccessThere are a few closets that are locked but otherwise you can access the whole house. Interaction with GuestsI live in New York City so I am not around, but Laura the house keeper lives 2 minutes away and is available if necessary, but I can be reached by phone or email. The NeighborhoodAlthough there is no water feature on the property there is a state park 5 minutes drive from the house. There is a beach there right on the Hudson River. The area is surrounded by trees and open park and lawns and there is an area for swimming and barbecuing. Drive out onto route 32 and go right, then turn left on Ulster Landing Road. You'll see the entrance as you drive down on your left. However I prefer the other way towards Saugerties. Turn right at Glasco Turnpike, go down to Hudson st turn right and then left. There's a place for launching boats and I dive off there There are lakes. (URL HIDDEN) Other Things to NoteThis house is just a five minute drive from the Hudson River. It can also be accessed if you want to drive further and see the river from different view points

Guest AccessGuests will have access to the outdoor space including a deck, patio, kitchen and year round sunroom as well as a full private bathroom and bedroom. There is a mini refrigerator in the bedroom for guests to store wine, food, water bottles, etc. Interaction with GuestsWe will be available to make restaurant suggestions and share travel information to NYC or local sites- FDR Home, Vanderbilt Estate, local wineries, colleges, etc. We will respect our guests privacy or provide them with information as needed. The NeighborhoodWe are in a newer development (construction is all 20 years or less). We have a 3 acre lot in the neighborhood so outdoor space is plentiful. Getting AroundWe are about a mile to town where there are shops, restaurants and galleries. There is a bus stop in town and an Amtrak train station within 10 miles. Metro North is in Poughkeepsie about 20 miles south of us. Both trains go into NYC. Other Things to NoteWe are one town north of Rhinebeck, a very popular destination for NYC tourists. Interaction with GuestsI live here with my two dogs, cat, chickens and rooster, so there is lots of animal activity going on. Dogs are not barkers, neither is cat, but rooster does like to be heard on occasion. All animals are very sweet and love to converse as well! The NeighborhoodI live at the end of a dirt road in the woods, yet am within walking or biking distance of town, Hudson river and trails for hiking. Getting AroundI am about five minutes by car from the Rhinecliff train station, walking or biking distance from town, Rhinebeck or Red Hook stores dining and entertainment. I am five minutes from Kingston by car. Three minutes from Bard College, walk to Poets walk, ten minutes to Omega, five minutes to Kingston, three minutes to Clermont or get fresh veggies, fruits and goodies from farm stand around the corner. Getting AroundThere is a county loop bus, but the schedule is sparse. We are located 6 miles from Amtrak in Rhinecliff. Car rentals available in Kingston, Ulster county Monday through Friday 9-5pm. The master bedroom has a queen size bed, 2nd , 3rd & 4th single beds. We have Wifi and Netflix, also lots of books, toys, and board games. The NeighborhoodThe house is located close to the best the area has to offer: Walking distance to village of Red Hook, 15 mins to the Village of Rhinebeck, great shopping, restaurants, and a fabulous Sunday morning Farmer’s Market. -10 mins to the Village of Tivoli, which has great restaurants -10 mins to Tivoli Bays or Poets Walk, for superior hiking and Hudson River gazing. -10 mins to Clermont, Montgomery Place, Olana, and Wilderstein Historic Sites. -5 mins to Greig Farm, a pick-your- own farm, and Gigi’s Market which features all kinds of fantastic local foods and Hudson Valley Mediterranean catering/delicatessen. -10 mins to Bard College and the Fisher Center for Performing Arts. -20 mins to the City of Hudson, for the best antiquing in New York State.       The SpaceThis is a beautiful renovated country retreat, located in the historic town of Rhinebeck. The house is situated on a private road on 3 acres with a lake in front and lots of wildlife. It is a four bedroom and three bathroom house that sleeps up to 8. There is a private inground HEATED SALTWATER pool, installed new this spring 2015. The pool area is completely gated so very private and very safe, for kids. The pool also has a gazebo with refrigerator, ample seating and is well landscaped. The house has two large decks. One with a Weber BBQ and seating, the other at the front of the house overlooking the front with a swing and lounge seating. Inside there are 4 bedrooms. Two master's with en-suites. Plus one more bathroom. Open plan livingroom, dining room & kitchen. Sunroom that leads out onto deck. Plus open loft Office/ play area (not pictured). The sun filled master bedroom is very large, Restoration Hardware furniture. Cal.King Bed and Jacuzzi Bath tub, plus stand up shower. Large Flat screen TV mounted on wall. Patio doors that lead out onto sunny deck with swing. The 2nd bedroom has a king bed and an en suite bathroom. Plus a flat screen TV mounted on the wall. The 3rd bedroom has a comfortable queen bed. The 4th bedroom is a toddler pirate ship bed and has ample toys for kids under 6. The house is well equipped for those travelling with kids it also a travel crib, highchair and booster seat. Extra baby/toddler stuff available on request. The living room is modern, bright & airy. It features a gas burning stove and a large flat screen TV. Perfect for a family movie. The kitchen is outfitted with everything you could possibly need. Dishwasher, coffee maker, toaster oven, Kitchen Aid mixer, ice maker. Basic spices, tea, coffee, sugar condiments and accoutrements provided. The solid oak dining table seats six and opens up to seat 10. Spring water machine is available for guest use.       The SpaceThis is a beautiful property to have any Spring, Summer or Fall event. The Olympic sized pools is open from April 15 - Sept 15 along with the outdoor hot tub. Our 30+ acres of sprawling, landscaped equestrian farm gives you ample space for any event for up to 100 guests. You and your guests will have access to the entire downstairs as well as the all of the outside. Enjoy our own homegrown peaches, plums and pears as well as other seasonal vegetables we grow on our property. Property provides areas for different parts of your event - cocktail house on the knoll, main event under the tent in the pool area, after dinner dessert and cordials in the great room. Please contact us for specific dates along with packages available including staff, catering and other rentals that you may need for your event.       The SpaceIt is a Mediterranean style very comfortable house from the 70ties with hard wood floors throughout the house, 2 bedrooms, music room that can be used as a 3rd bedroom, open living/dining area and a very large deck with a 18ft screened gazebo that easily holds 12 people comfortably. Plus a nice grill on the deck and you have a perfect setup for outdoor dinners and get-togethers rain or shine. The house is located in an area that offers cultural pleasures and outdoor fun on many levels. Bard College, being only 1 mile away, has plenty of concerts to offer throughout the year and for the real music enthusiasts there is of course Summerscape and Bard Music Festival in July and August. With a 30 min drive you can also explore history by visiting the Vanderbilt Estate or Roosevelt's Presidential Library and home in Hyde Park or maybe hike and look at some art at Olana? For the spiritually inclined there is Omega about 20min drive or if you prefer just plainly walking and enjoying nature, then you can just walk out the door or take a 5 min drive and get to plenty of trails with gorgeous views of the Hudson River. In addition you will find plentiful options for dining in Red Hook, Tivoli or Rhinebeck (which also offers a independent movie theatre) or if you prefer cooking at home, then you will enjoy being able to browse the many farms in the area and have a true farm to table experience. Guest AccessSince this is my full time home, I will not be onsite when the place is rented and guests have essentially - but for some storage and utility areas - the whole house, deck and garden available. Interaction with GuestsI will not be onsite, but there will be somebody in the neighborhood who you can contact should you need any assistance with the house. Getting AroundThe property is located 1 mile from Bard College and about 2 miles from the town of Red Hook. While it is walkable to the Bard shuttle (30min) , life is by far more fun if one is able to drive. Just down scenic River Road, Rhinebeck offers its shops, renowned restaurants, and abundant Sunday farmers' market. The Old Rhinebeck aerodrome features its amazing nostalgic airshow of WWI planes. Red Hook Village is 5 minutes away, offering more shops and award winning dining. Farmstands are 2 minutes away offering delicious local fruits and vegetables (summer and fall). A 5 minute drive takes you to Bard College and its concert hall designed by Frank Gehry, with the renowned Bard Summerscape Festival. Less than 15 minutes across the river, Kingston offers all conventional shopping amenities whenever needed. The Omega Institute is 20 mins away. The FDR Presidential Library and the American Culinary Institute in Hyde Park are a 25 minutes drive. Hudson's antique shops and restaurants are 25 minutes away. The house offers the highest standard in terms of quality, comfort, and taste, and everything is newly remodeled. The dining room/ kitchen is the house's social center, fully equipped for delightful cooking and entertaining to celebrate the amazing local fresh farm food offerings. Adjacent are two comfortable living rooms, equipped with a working fireplace and a modern wood stove. Upstairs is the master bedroom, one large bedroom with two twin beds, a spacious office with two desks and another wood stove, and two beautifully appointed bathrooms.         The SpaceThis cozy suite features a queen size bed, sitting area, work desk, and kitchenette with fridge, coffee maker, and microwave. The bathroom has a tiled shower and fresh fluffy towels. The suite has its own entrance for total privacy and there is plenty of parking space. There is a large television with Netflix and Amazon, and there is wifi so you can surf or stream to your hearts content. Word of caution: the ceiling height is 6'2" so the space may not be as well suited to the more vertically blessed among us. The property is quiet and very private, yet less than 2 miles from the center of the village of Rhinebeck and the Dutchess County Fairgrounds. Bard College with its fabulous Fisher Center for the Performing Arts is only 10 mins away, as is the Village of Hyde Park which features the FDR presidential site and the world renowned Culinary Institute of America. The Omega Institute with all its wonderful programs is about a 15 mins drive. Hip and happening Hudson is only 20 mins away. The area is known for its many restaurants, cool shops, pick-your-own farms and farmers markets, and superior interior design and antique stores, and our suite is the perfect landing pad from which to explore everything the Hudson Valley has to offer!         This large 3 bedroom house was built in the 70’s.It has 3 full bathrooms, 2 double and 2 king size beds, a living room, a dining room, a family room and a large kitchen that looks out onto the deck where the hot tub is. There is a fireplace in the living room and a wood burning stove in the family room. These rooms are all spacious, with hard wood floors throughout. The master bedroom is large and airy with sky lights. On one side, the triangular ceiling reaches up almost 18 feet. These slanted roofs are featured in the living room and in the family room. In the living room, there is a staircase at one end of the room that leads to an open passageway that as you walk along to the bedroom, allows you to look down at the living room and fireplace below.Considering the surrounding trees, it is perfectly positioned to receive the best sunlight, throughout the day. The light pouring into the dining room, living room and master bedroom in the morning and streaming into the family room through the skylights and sliding doors in the afternoon provide joy and vigor to the spirit. There is a deck that looks out onto the garden with the trees beyond, where a family can sit and ponder their good fortune to be in such a peaceful place. You’ll see blue jays and wrens and squirrels and even hummingbirds feeding on the rose of Sharon growing at the side of the house. If you are lucky you will see a family of wild turkeys strolling through the garden or you will hear them stepping through the fallen leaves in the woods below. If you stand on the deck you can look right down the hill and you will see them as they forage for food. In the evening you will hear their awkward flapping in the trees as they try to find a place to perch for the night. Although there is no water feature on the property there is a state park 5 minutes drive from the house. There is a beach there right on the Hudson River. The area is surrounded by trees and open park and lawns and there is an area for swimming and barbecuing.
