The SpaceThis cozy cottage along with two barns was once part of a a working farm. Hand-hewn original oak post and beam construction is exposed; it gives the cottage and its cathedral ceilings, a light drenched airy ambience. Equipped with a full kitchen, one gets the country rustic atmosphere without forfeiting modern conveniences. The reclaimed wood siding in the bedroom catches the early morning light reflections of the sunrise. Hand-crafted details abound, the cabinetry, hand-made glass, and photography add accents to the decor. The bucolic surroundings are a great place for respite. One can relax in our perennial gardens or sit in the shade of the one hundred year old wooden barn amongst the hummingbirds and barn swallows. At night sit on our deck and enjoy a starry night or moon shadows without street-lighting to impede the night sky. At the same time, we are located on a quiet country road. Our landscape is peppered with horse farms, corn fields and even an alpaca farm! The SpaceThe Rubber House was built originally for the famed choreographer Eugene Loring and his partner, who was a chef. It was then owned by an Oscar-winning actor, who faithfully retained the original dance studio, industrial kitchen and muted, multi-toned pallet, whilst upgrading the master bathroom with a sumptuous double tub. It's unlike any house you've seen before, and is not a typical rural home. Instead it offers the experience Loring sought of "living in a work of art" in harmony with nature. A place of immense calm, beauty and inspiration. The first home by architect Tom Pritchard, every detail has been designed with great care and attention. A story unfolds told in dappled light and tactile surfaces as you immerse yourself in the space and feel the passage of time and season in an elemental cocoon. The designer was given the freedom to embrace environmental innovations such as natural ventilation and a paint-free neoprene exterior, creating an influential case study and local landmark. Situated on seven acres of rock-walled land, the house is nestled within a set of giant moss-covered prehistoric boulders. The grounds are left wild, providing sanctuary to a wealth of local life. Located by the Mohonk nature preserve, there are wonderful hiking trails and lakes to explore nearby, whilst Hudson, Woodstock and New Paltz are in easy reach for food and diversion. Closer by, Stone Ridge has Emmanuel's, a great market for groceries, and Rosendale has a small art house cinema, and High Falls a number of cafes and bars. Easy to get to from NYC, it's however very hard to leave The Rubber House, and a great place to spend quality time with those near and dear. Friends seem to always be passing by on their way from Greenpoint to Nolita, or London to LA. It's a perfect retreat, with space to entertain in style. The heart of the house is the vaulted glass chef's kitchen, open to the dining and living room, where Hella Jongerius's Polder sofa faces a fireplace and library to form a welcoming nook surrounded by floor to ceiling windows. A corridor - off which is a downstairs half bath - leads to the adjoining studio building. With sprung wooden floors, 20 foot skylit ceilings and a wall of dance mirrors and a barre, it's large enough to shoot a fashion story, practice yoga, rehearse a band or of course choreograph in. A daybed provides extra space for guests in the studio, or a comfy spot to watch films projected on the wall. Upstairs, the master bedroom has a fireplace, and 270 degree views over the private meadow and woods, with curved glass floor-to-ceiling windows and a wooden deck. Its en suite bathroom has a two-person tub that looks out into the woods. A guest suite and further bathroom is on the other side of a walkway through the glass atrium. There's a 'writer's tower' up another flight of stairs, with views over the rooftop, wood and fields. A garage/mud room downstairs looks after a hammock which makes a happy companion outdoors on the lawn by the studio. The house has central heating, and is self ventilating in the summer. A manual explains how everything works, but should something not, a caretaker is on call locally who keeps an eye on the house for its current custodians, an American ballerina and a British editor. The NeighborhoodStone Ridge is a few minutes away, and has a great market called Emmanuel's, as well as a farmers market and Lekker for breakfast/brunch. Nearby High Falls and Rosendale offer cute cafes like the Last Bite, Market Market and Kitchenette, as well as the tonier Canal House. New Paltz, Woodstock and Hudson are all within easy reach and have a wider selection, including Marzocco-standard coffee shops like Hudson Coffee Traders, Bread Alone and Swallow. To/from NY you'll be able to pass by Dia Beacon or Storm King sculpture park en route. Near the house is Mohonk, both a beautiful nature reserve and a giant creepy old Shining style hotel/spa. Hiking and climbing is popular in the Gunks, and skiing is an hour or so further north. The house itself is set in several acres and is great to experience each season, when we're there we rarely leave the property and prefer to cook and relax with family and friends. It's blissfully quiet, intimate and convivial. One of the nicest things about going upstate is that you appreciate the city after having a chance to escape it. Getting AroundYou'll need a car or bike, or I guess a horse. Unless you really love walking. Other Things to NoteThere is a compact fridge under the kitchen island, sadly the vintage built-in Sub Zero behemoth died decades ago and is beyond repair. The alarm system is only for entry/exit. If you want to be able to set a perimeter alarm when you're inside the house, please ask for special instructions. Whilst we make every effort to set the house up perfectly for guests with our team of caretaker, cleaners and maintenance specialists, things can and do occasionally go wrong! The house is in the woods, 100 miles from NYC where life moves a little slower and help with things that inevitably come up is friendly but not instant. It's a quirky beauty, with complexities that need patience to figure out, and at 35 years old in a wild location where the weather seasonally goes between extremes, from time to time things can require TLC. The house therefore isn't suitable for those seeking an effortless hotel type experience. It rewards those amply who bring a spirit of exploration, generosity and wonder. We are happy to make the Rubber House available for specific artistic projects, and are able to offer a limited number of residencies in the course of the year at subsidised rates. If you feel this may apply to your stay feel free to ask.

The SpaceWelcome to Wynkoop House in beautiful Stone Ridge, NY. Built in 1767, Wynkoop House is the finest gambrel-roofed stone house of the Colonial period in NY State. Located 1 & 1/2 hours north of the GW Bridge. The remarkable feature about Wynkoop House is how little change it has endured. Until 1992, there was no heat, electricity or plumbing in most of the house. Much of the paint on the woodwork dates to the early 19th, if not the 18th Century. The pine floors have never been sealed, varnished, painted or refinished; just as in the 18th Century, they retain their natural, pale-gray color. Guests have access to the entire house: with a few exceptions for fine china, etc. Stone Ridge, NY in Ulster County, is a peaceful and vibrant community. The Space This cozy cottage along with two barns was once part of a a working farm. Located in Stone Ridge, we are only minutes away from the historic village center which is convenient for restaurants, groceries, wine, and farm fresh products. At the same time, we are located on a quiet country road. Our landscape is peppered with horse farms, corn fields and even an alpaca farm! Did you know that the New York Senate resided in Stone Ridge back in the early days for a short bout after the burning of Kingston? Nestled between the breathtaking views of the Shawangunk Ridge and the Catskill Mountains; numerous hiking, biking, world- renowned rock climbing, horse riding, fly-fishing and kayaking possibilities abound. Farm to table, antiques, local produce and fruit picking are amongst only a few other great activities. Winter sports include ice climbing, cross country and downhill skiing. The SpaceThe Storefront apartment is the oldest section of our home, built in 1840 as the James Wood Store & Inn. It functioned as the local general store and post office, and provided overnight lodging to stagecoach passengers. The space remained commercial through the mid-20th century; some old-times can still remember sitting around the pot-bellied stove among the feed bags and trading stories. It was converted to an apartment in the 1970s, and we brought it into the new millennium with a primary-color paint job, a new bedroom and bathroom (converted from the 1960s-era sauna put in by a family of Finns), and a lot of love. The kitchen-living room is spacious and comfortable, the bedrooms can comfortably house a family or small group of friends, and there is even an activity table for little ones. Guest AccessYou are welcome to park in the common parking area, and to enjoy the backyard with its tire swing, trampoline, and creek side patio with double glider. There is a Frisbee field across the street as well, to the left of the little white church, which we encourage you to enjoy! Interaction with GuestsPlease do not hesitate to text, email, or phone me with any questions or concerns. The NeighborhoodThe historic and beautiful Hudson Valley is a collection of lovely old towns ringed by mountains and bisected by the lordly Hudson River. Farms, orchards, fine dining hiking, rock climbing, cross-country skiing, scenic walks, antiquing, shopping, folk music, and local fairs and markets are among the attractions. Equally great is just to hang out with friends or family in a beautiful old farmhouse, cook, toast marshmallows, dabble your feet in the Kripplebush Creek, and relax. Urban New Yorkers have made the Hudson Valley their second home for more than two hundred years, and its small-town sophistication reflects that urban-rural interconnectedness. Foodies and eco-foodies in particular will relish the many farm-to-table restaurants and the opportunity to get to the actual source of those local foods they prize. There are endless hikes for lovers of the outdoors, from the flat rail trail system that runs for miles through the area, to serious mountaineering. Historic homes (FDR, the Vanderbilts) and sites, small museums (the D&H Canal Museum in High Falls, the Samuel Dorsky Art Museum in New Paltz), and remnants of Colonial-era settlement (such as New Paltz's Huguenot Street, the Old Hurley Burying Ground, and Kingston's Stockade District) provide historic interest. Music of all types, from classical (The Maverick Concerts) to folk (check local listings) to classic rock at the Bearsvile Theatre, art galleries and open studios abound for culture-lovers. Getting AroundThe closest airport to Stone Ridge is Stewart Airport in Newburgh, NY. Albany Airport is an 80-minute drive north, and we are also accessible from the NYC-area airports. The nearest Amtrak station is in Poughkeepsie, a 45-minute drive away; NYC's local commuter train, Metro-North, shares the Poughkeepsie station with Amtrak. The closest you can get via public transport is Rosendale, 15 minutes away, on the very comfortable Adirondack or Pine Hill Trailways bus. Once you are here, you will need a car to get anyway. Very fit persons can bike, but the terrain is hilly and nothing is close. Other Things to NoteThere is some chance that the rest of the house will be occupied during your stay. Although your apartment is completely private, there can be "acoustic bleed" between the apartment and the main house. Please be courteous of your fellow residents.

The SpaceConverge for a family or college-roommate reunion, or gather the kids, grandkids and dogs for a month in the country in our 4500+-square foot, 6/7-bedroom, 5-bath 1840 farmhouse on the banks of the Kripplebush Creek. The spacious, rambling old house features a rocking-chair front porch, screen porch, music room (keyboard, piano, harpsichord), giant eat-in kitchen (with couch!), dining room seating 10, and living room with 1860 hearth. There is even an adorable extra kitchen! It's set on 3 grassy acres punctuated by the Kripplebush Creek, two patios and a tire swing. We adore our rambling, eccentric, heimische home next to the creek, where the wild turkeys gather in the grey dawn, and where we once found a crayfish in the clear, cold water. So many touches charmed us during that first walk-through with our realtor: the tire-swing in a backyard tree, the wooden slat bridge leading across the creek into the woods, the couch that made the spacious kitchen seem so cozy, the bedroom with an artisanal (and working!) pottery sink, the attic proportioned like a yoga studio, the virgin-forest 18-inch pine floorboards in the master suite, and the wood-clad 'Cabin in the Sky' that eventually became our music room, concert hall, and songwriting studio. The house contains beds for 9, but comfortably sleeps up to 16 guests, including a Baby Bjorn travel crib for a child 0-3. And if you don't think you're looking for such a large place for your small family's vacation, know that our family of three regularly enjoy ourselves here without feeling as if we are knocking around in a deserted castle; this is a homey, warm house, which easily accommodates groups of any size without anyone feeling either isolated or crowded. We are located two hours north of NYC, and accessible by car, Trailways bus (to nearby Rosendale), and both Amtrak and Metro-North rail lines to Poughkeepsie. We are 15 minutes from Kingston, 20 minutes from New Paltz, and 30 minutes from Woodstock. The Hudson Valley is an all-seasons destination, with downhill and cross-country skiing, hiking, river tubing, sledding, fruit-picking, leaf-peeping, shopping, farm-to-table and fine dining, a vibrant folk, rock, and classical music tradition, art galleries and open studios, antiquing, scenic walks, historic sites, unique small museums, farmers' markets, and beautifully-preserved Colonial-era architecture. The area is defined as much by the Hudson River as it is by its twin mountain ranges (Shawungunks to the east, Catskills to the west). Or just hang out near home: hike into the woods to find ruined stone walls, pack a picnic and walk the creek to the local Schoolhouse Museum or beyond, play the piano, cook a fabulous meal in our welcoming kitchen and enjoy it with 10 of your closest friends around our dining table made from a reclaimed bowling alley, or sip a glass of wine on the screen porch while night falls and the crickets sing a duet with the creek. Guest AccessGuests can access the entire house. Interaction with GuestsI am always available via text, phone, and email. I encourage you to contact me with any questions, or for suggestions about places to eat and shop and things to do in the area.
