Additional large teak table (with large umbrella) seating 8+ outside for meals taken out on the deck. Enjoy breakfast outside in the sun and fresh air! French doors lead from the house onto the deck with all-weather wicker furniture providing comfortable seating for pre-dinner drinks. Additional access to the deck from the kitchen ensures that the BBQ grill is at hand. The pool area, with a large grass area, is fenced separately and has self-locking gates. The brick patio alongside the pool allows plenty of space for relaxing and sunbathing on the teak chaises. Two umbrellas provide shade for those who prefer to avoid the direct sun. The large basement houses laundry facilities, ping-pong table, and provides a safe space for children to play on rainy or cold days.
There are four bedrooms, 3 bathrooms and an office space that can be closed off:

Whilst the house is fully equipped for full time living because we have lived there as a family throughout the school holidays and now often rent it out for some/all of the summer season, you will find it clear of personal belongings; the closets/shelving/drawers are all yours to use during your stay!

POOL: The pool is usually only open from Memorial Day weekend - September 20.
ACCESS: there are 3 steps up to the entrance door and 3 steps up to the decking area and rear door. The master bedroom and a single room (with 1 twin bed and 1 twin trundle), both en suite, are on the ground floor and, as such, are perfect for those who find stairs more difficult to negotiate.
AVAILABILITY: the house may be available for seasonal rental from the Thursday before Memorial Day through Labor Day or longer for 2017. Please contact me if you are interested in further rental information for any dates in particular. Guest AccessLock box on inside of shed door or you can arrange to meet the housekeeper on arrival if she is available. This is also a good opportunity to walk through the house and better understand its workings. Interaction with GuestsWe will not be at the house during your stay but can be contacted by email and/or phone. As much or as little as needed. We are available to answer all questions or concerns that guests may have and a full information pack will be emailed once you have confirmed your booking.
Housekeeper is on hand (lives off site) for arranging additional cleaning, babysitting and assistance locally (please remunerate her directly for her time and services). The NeighborhoodBeautiful beaches, nature walks, wineries, horse farms, exquisite villages and towns, restaurants, cocktails by sunset, places of historical interest, sailing, surfing, tennis, cycling, horse riding, high-goal polo, whale-watching and fishing. Anything is possible in the Hamptons. What's not to like?! Getting AroundYou will need a car or bike to make the most of the area. We have parking available on site for 3 to 4 cars.
Minutes away from a choice of fabulous, wide beaches, you will also find you have easy access to wonderful farm stands on Scuttle Hole Road and Deerfield; grocery stores (Citarella or King Kullen) in Bridgehampton; shopping at Bridgehampton Commons with its full range of stores from Banana Republic to K-Mart; yoga classes, Lotte Berk, spa & beauty, and restaurants aplenty in Bridgehampton.
The Hayground School, with its fabulous summer camps for children, is 6 minutes away by car. Ditto The Art Farm. Try surfing lessons at Flying Point or Wainscott surf schools. Or ask me for the number of a private instructor. Ditto for a private swimming instructor for you or your children.
The world class Hampton Classic horse show is held annually at the end of August just on the outskirts of Bridgehampton. High-goal polo matches with the Bridgehampton Polo Club are held in the summer at Two Trees Farm, just minutes away.
Water Mill has 3 community tennis courts, an adventure playground and hosts excellent baseball summer camps. The Parrish Art Museum is world famous.
Sag Harbor, with its charming port, sailing club with summer courses for children, lobster shack, ice cream shops, waterfront restaurants, cinema, boutique shops and long, calm, shallow beach is just a 10 minute drive. The ferry leading to Shelter Island is minutes from the port.
Southampton, with its wide range of boutiques and shops, restaurants and cinema is just 15 minutes away.
96 miles from the Upper Eastside, usually 2 hours door to door. Allow a similar time to and from JFK airport. Other Things to NoteAll bed linens and bathroom towels are provided. Duvets and blankets are provided in the winter months. Linens provided are of a high quality and are regularly renewed to maintain a high standard of comfort. The mattresses have dual season toppers on them to enhance your comfort, with sheepskin on one side for the winter months and cotton on the other side for the summer. Beds will be made up with appropriate seasonal bedding ready for your arrival. There are enough bath sheets, bath towels, bath mats, hand towels and face cloths for everyone!
Beach and pòol towels are available to use during the summer, upon request.
In case anyone has packed in too much of a hurry, essential toiletries can be found in baskets in each of the bathrooms. A hair-dryer is provided in each bathroom. A first aid kit, bug spray, sun lotion, etc. can also be found in the baskets in the downstairs bathroom in the main house.
The kitchen has basics such as herbs & spices, sugar, teas, coffee, oils and vinegar. Washing up liquid, dishwasher tablets and paper kitchen towels are also provided for short term rentals and to start you off on longer rentals. Spare light bulbs, batteries and other household essentials can be found in the hallway baskets/closet.
A travel cot or full sized crib, and a changing table are available upon request. There is also a high chair (no harness provided) for a toddler in the basement, as well as an all-terrain jogging stroller that you are welcome to use. Please note that Southampton Town counts little ones in cribs/cots as occupying beds, so they count as part of the total number of guests.
Cleaning is charged additionally at $360 per stay to cover reasonable laundry and cleaning services. Excessive tidying up, laundry or cleaning needed after guests leave will incur an additional charge of $40 per hour. Our housekeeper will arrange for cleaning during your stay (pay her directly) and babysitting if you need it.
Utilities will be charged as extra for bookings of longer than 1 week. According to the time of the year, count on approximately $2000 per month for pool cleaning, mowing, electric, oil, gas, cable/internet, etc.
Please note that from February 1 through April 1, cable TV and WiFi will be at a minimum usage setting and will allow basic TV and checking emails but not much else.
