The SpaceThis is an old family house that has been well loved. This apartment includes a kitchen, 2 bedrooms, each with a queen bed, A living room with two couches (one is a pull out) and bathroom. It is an upstairs flat. It includes in-unit laundry at no extra cost. All linens and necessities are included. The bathroom has full shower and tub. There is also access to a Queen size air mattress. The kitchen is fully equipped with pans and utensils for cooking. I am doing more and more renovations as I can between guests. I have done many renovations recently and hopefully next year I will be able to start replacing windows and the hallway carpeting (I do clean this on a regular basis, so it is not dirty, just stained)
As with all homes, there will always be something that needs renovations here. So if you are looking for 5 star sterile accommodations, our home is not it. But I can assure you that I the rug is clean, the sheets and pillow cases are clean, the TV remote has been wiped down between each guest with anti-bacterial wipes, the tub is scrubbed, the towels are clean, the sink, refrigerator, oven, dishwasher, microwave, have all all been checked.
There are 2 parking spaces in the lot behind the house.

5 min to Orchard Park Guest AccessThe upper and lower apartments have a common side entrance, however each apartment is keyed separately. Upstairs you will find everything that you need to feel at home. Each room, including the kitchen have doors that close. Nestled in it's own closet you will find the laundry. On the front and back of the house you have access to both upper porches, to watch a sunrise or sunset. This is an old house, so some of the doors have warped a bit and require some strength or finesse to open them, but they do all work. I have a key lock box at the side entrance so that I may allow 24 hour check in. Interaction with GuestsI have 2 young children and I work 2 part time jobs, so I'm not always immediately available, but I do everything that I can to be available in a reasonable amount of time, if I am needed. For check in I make sure that the key is accessible in a lock box so that if your arrival time can be flexible and stress-free. I live within 5 minutes of the house, so if you do need my assistance I am happy to pop over, otherwise please feel like you are at home. The NeighborhoodThe house is set back from the road, so it is surprisingly quiet, but it is on a fairly busy road. It is located on the edge of the city of Lackawanna, almost on the border with Orchard Park, Hamburg, West Seneca, South Buffalo. It is a very safe neighborhood with much within walking distance, including restaurants, a playground, liquor store, hair salons, restaurants, and a convinence store. However, in general Buffalo and it's surrounding communities, is a driving area. It is only a 5 min drive to all the highways giving you car access to everything easily (for example 35 min to N. Falls etc.) but public transportation between cities/communities is VERY time consuming. For a stay at this location you will want a car, which you can park behind the house free of charge. Getting AroundThere are 2 available parking spots behind the house. It is just a 5 min drive from the entrance of all the major highways. There is also a bus line that has a stop in front of the neighboring house that will take you directly downtown or to the ECC south campus.
However if you want to go to N. Falls ( a 30 min car ride) or other nearby suburbs, you will want to have a car. (Uber is not currently legal in this part of New York State and public transport is only efficient for travel within Buffalo City proper and specific locations in the surrounding suburbs.)
