It is a 480 sq' upstairs apartment over the garage, which is separate from the house
Handicap lift works (see photos) but room is not fitted for wheelchairs
Queen sofa sleeper in living room - (It's a lovely sofa sleeper that Grandma bought to sleep on since Grandpa snores, but mattresses are so subjective it's hard for me to say - check out the reviews, no complaints there about the sofa sleeper!)

NOTE: We have two large dogs who live on the property but we do not allow pets in the rentals due to guest allergies. They have their own pen and don't wander the yard. It nearly kills me when people ask to bring their pets, even after reading this. I know we like to travel with our dogs but this entire place is carpeted and I have to watch out for our hundreds of guests.
Value: Part of the room rate and the cleaning fee come back to me. Airbnb takes a large percentage from me, and charges you a larger percentage. When considering “Value”, please base this off of actual room rate and cleaning fee, vs considering your entire cost, thanks!
Communication of Host: Upon booking, you will receive a Welcome Email from me letting you know our address, where to park and how to enter the room which has 24 hour access. Communication beyond that is completely up to you! I do encourage guests to let me know if there is a need to meet upon arrival, via text message.
Arrival Ease: There is no “check-in” process involving me as your Host. Your room will be clean and ready whenever your party arrives, and you can arrive any time day or night. Airbnb only gives me that 3-5 window from which to choose, but please check in any time after 3 unless we've discussed early check-in options.
Location: We are in the Historic Downtown District of Ashland on the corner of Siskiyou Blvd and Union Street. The address is 514 Siskiyou Blvd. Please mapquest any specific distances from the starting location of 514 Siskiyou Blvd. The walk to OSF is roughly 5 minutes and is a very slight downhill, the walk home is very slight uphill. There are well lit sidewalks for walking home after shows. In the pictures, you can see a photo standing at Siskiyou and Union toward town/Ashland Springs Hotel to give you an idea of our location. If you have specific questions about distance from our home, please feel free to ask, I’m happy to help.
Overall Experience: It is our intention to provide you with a wonderful home away from home, however, we realize this category is subjective. We hope you will communicate with us right away if something is amiss to give us the chance to give you a 5 star vacation. We host over 200 parties all year in this room and I'm so proud of our ratings!

Yes, we are IN town. You can REALLY walk everywhere.
Yes, you can use the pool from June through August - it's not heated but it's small so it stays a nice temperature. We provide pool towels.
Yes, you can use the back yard and summer outdoor games.
It really only sleeps 4.
There is no laundry.
Yes, there is ample parking in addition to ample street parking.

The sofabed is nice, it has been positively reviewed by guests but at the end of the day, comfort is one of those personal things.

No pets, I’m so sorry! It’s SO hard to say no because we have dogs on site but too many travelers are allergic so I really can’t allow pets.

We live on the property, and the yard and pool is shared, but often we don't see the guests - we are here if you need anything or have questions. Also, we are often on vacation ourselves during the summer months so I'm not always home when you arrive but the room will be ready for your arrival, I have an excellent cleaning crew who knows your schedule!
We do have two large dogs living here who you will most likely see and meet. They have a pen in which they lounge around all day so please know they aren't wandering around the yard. The NeighborhoodWe are in the center of it all. We just walk or bike wherever we need to go. The lighted walk home from the theatre gives us just enough time to discuss how much we loved the show, dinner, movie, ice cream, bars...whatever it is we did. Getting AroundWalk from here, bike from here but if you want to go farther, the City bus #10 is one block away. If you want to drive, we can help you out with directions or, you have free WIFI to look things up.
Other Things to Note1) We have a 14 year old certified babysitter on site! Our daughter charges $5/hr per child.
2) The stairs leading to the apartment have a handicap lift should you need assistance with the stairs. Due to this, the stairway which is standard 3' can seem narrow. We usually keep the lift under the roof but if it's in your way during your stay, please let us know and we can easily lower it.
THE BAD AND THE UGLY: It seems all of Ashland is mowed and blown on Monday. I've asked our gardener (who also maintains the yards around us) to come after 9am for your convenience. On Tuesdays the trash is picked up and that seems to go on forever.
We have two large dogs - a lab and a shepherd. They have their own pen but sometimes they wander a bit because I also have two teenagers who are trying, but are only hitting 89% diligence with keeping the pen closed. It hasn't been a problem for people who aren't dog people, they just tell me and suddenly the kids bust out 100% so I know they have it in them.
