The SpaceIMORTANT: Please contact us (by clicking the red "Contact host" link) to ask about availability before you click "Book It." We want to accommodate you, but sometimes we are already in discussion with another guest on that date. We will respond quickly. This is a small studio next to our house, also available for rent (at times when we are out of town), Cozy Craftsman in the Whiteaker. The studio is a warm sunny space fronting the courtyard, its front door shaded by a massive Cecile Brunner rose. It includes a queen bed with memory foam and a seating area by the window, with a private bathroom and a small semi-kitchenette ( frig, coffee pot, microwave, toaster, electric kettle and necessary dishes/glasses/flatware, etc.) We'll leave you some breakfast snacks in the frig and some locally roasted coffee. You can rent this space alone, or for larger groups, along with the main house, if available. About our location: We're on quiet 5th Avenue, but only a block away from the Whiteaker’s commercial district at Blair Blvd, so we enjoy the best of urban life while still retaining privacy. The studio has its own courtyard with a deck and seating where you can relax, surrounded by a profusion of greenery and color. The Whiteaker, long famous as an artistic and free-spirited enclave, is home to many beloved Eugene institutions such as Sam Bond’s Garage (music venue and pub), Sweet Life Patisserie, Fisherman’s Market, New Day Bakery, and Red Barn organic grocery. Recently it’s attracted attention as a fast-growing commercial district and magnet for hip, new eateries including Tacovore, the Pizza Research Institute, Izakaya Meiji (mostly Japanese but mainly focusing on small plates of various types), Papa’s Soul Food Kitchen, the new, serious foodie restaurant Grit, and many other new locales. Eugene's emerging brewery district is also here, anchored by Ninkasi and now joined by other craft brewers Oakshire, Hop Valley, and Falling Sky. All these are within easy walking distance. If you stay in the Whit, you’ll be charmed and entertained – and you may not need to get into a car during your entire visit. The area is very walk and bike friendly – in fact, 5th Ave is a biking route. Straight down 5th a few blocks east toward downtown is the toney 5th St. Public Market with more popular shops and eateries. The neighborhood is about five minutes drive to downtown and 10 minutes from the U of O on Eugene’s eastern flank, each also easily accessible via bike. In addition, Eugene’s famous river-bike path is just four blocks away. Be aware, however, that urban neighborhoods can get noisy. In addition, this area is Eugene's oldest, most historic neighborhood and attracts a wide range of people. While the house is isolated from the daily foot and street traffic on Blair Blvd., we are close to a park that is an occasional venue for private or public parties. The vast majority of the time, however, it's quiet and peaceful here. We think you'll enjoy it. Guest AccessYou have your own private Interaction with GuestsWe completely respect our guests' privacy, so any interaction we have is up to you. We are happy to share any information about the area or spend time getting to know you -- or, we may not see you at all. You have your own private entrance on a side of the house that we seldom use, so we won't notice your comings and goings. Just make yourself at home, and drop in if you wish. Getting AroundVery walk and bike-friendly neighborhood. Served by bus lines 52 and 40 with stops a block away.

The SpaceIn the beginning, the idea for The Robin's Nest was to simply build a shop. We needed a shop. But being in the design/build business, we wanted to make it a beautiful shop, built in the traditional post and beam fashion, with proportions and materials characteristic of the 1930's National Parks lodges. So, we designed and built it, and then the evolution began. It was too beautiful to be just a shop. It would be a studio. But even a studio would be much improved with a bathroom. And so, we have continued to bring it further and further along the road toward being a comfortable, rustic, living place with fixtures and furnishings characteristic of the era. In the City limits, on our acre of land, The Robin's Nest sits just uphill from its Airbnb sibling, Little House, gathering in the south light and the view, with a deck, a pond (frogs!) and an emerging native forest which we planted to invite the wingeds and four leggeds. 10' high walls hold a steeply vaulted ceiling. A sleeping loft, accessed by ship's ladder, has a bank of east facing windows for the morning light and a hand crafted futon bed. (Sleeping accommodations are downstairs as well.) Beneath the loft is a small, full bath, with a 4' claw foot tub and shower. The windows at the kitchen sink look North, uphill, through young trees to a distant meadow. There's a fridge, microwave, toaster, electric tea kettle and wireless internet. The bus stops just down the street, and it's a pleasant three mile bike ride or walk to U of O or downtown. A running track and forested City park, with miles of trails and a climb to the top of Spencer's Butte are close by. It's a lovely place for a family or a couple or two. We look forward to you visit (and so do our Border Collies and white cat!), Other Things to NoteWe charge a one time $ 10 fee for each four legged visitor, payable directly to us upon arrival. We ask that canine four leggeds not go up into the loft. And that, if they are left alone in the Robin's Nest, all four leggeds be crated. We charge an extra $10 when a second bed is requested to be made up for two guests, or when three beds are requested to be made up for four guests. Said simply, the standard rates published on the airbnb site, apply to double occupancy only. Variations cost an extra $ 10

The SpaceWe love to design spaces that are not in a box. We want to give our guests an experience that is meaningful and memorable. We've tried to anticipate your questions, so scroll down and read our description here before inquiring about details. We use a dynamic pricing model based on four years of bookings, so the dates you ask for will give you an accurate cost, which may differ from the generic listing price. Summer, weekends, track meets — we allow demand to influence rates. We have another space listed here: Our loft apartment: https://www.airbnb.com/rooms/3115540 (slightly more expensive, but with a private bath) For an extra $10/night, we have what we call the "loftier apartment" -- it includes a dining area directly beneath the apartment's living room. Here's a link to that listing: https://www.airbnb.com/rooms/13332837 ***************** "Enchanting, magical, uplifting" -- those are words used recently by our guests, describing this wonderful space. Twelve sides, windows all around, surrounded by nature, yet close to town. ***************** Picture a cabin made of cedar and glass. It has wi-fi, heated or cooled to your comfort, a super-comfortable queen-sized bed with memory foam, a chair for reading, a fold-out desk, and a table and a coffee pot. All the bare essentials, in one place. (Not in all the the photos — we've added lush, room-darkening curtains all around for privacy and to aid those who prefer sleeping later.) It's situated to be rustic and inspirational, nestled into the back corner of a deep lot. There are fruit trees all around and a seasonal pond that attracts ducks in the spring and early summer. Depending on the season, you can listen to birds and frogs from inside the roundhouse, or cross the footbridge to the south-facing deck behind the workshop -- another private space for your "get away from the bustle" contemplations. Or enjoy the firepit. Follow the wending path to the front fence and everything is nearby. The bathroom is at the rear of the main house, right near the back door (about 30 yards from the roundhouse). It's private and only barely shared. (We have another bath-and-a-half elsewhere in the house.) We have a clever curtaining and folding wall system that can give you extra privacy if you want it. You'll be left as alone as you choose to be during your visit. With a little bit of planning, we're happy to share our full kitchen with you during daylight hours. Same with the laundry room. We're sharing our home with you, so we ask you to be respectful of that. We love to brag about Eugene and Oregon, and we're happy to share what we have and what we know. We cannot guarantee that your visit with us will be enchanted and uplifting, but that's what we hope it will be. We'll do what we can to make it so. Our listings include a 9.5% room tax assessed by the city of Eugene. Those added funds are used to promote tourism and other good things around Lane County. Guest AccessLate arrivals are easy to facilitate. The house is easy to find, even in the dark. The street is well lit and we have path lights to guide you to the roundhouse. Since it's a completely separate building, there's no need to worry about waking anyone. "We'll leave the light on for you," as they say. What will you need? Fridge, microwave, coffee pot, toaster oven -- all yours. Laundry, full kitchen, yard, neighborhood -- shared. (Just ask.) We have gorgeous red velvet theatre curtains and a clever folding glass wall to divide spaces, but the intent is to remain permeable for hospitality's sake. Interaction with GuestsWe'll chat with you as much or as little as you like. (This is in fact one of the most difficult parts of hosting, because we have no way of knowing whether you want a tour guide, or would rather be left alone.) We created a "message center" on the back porch so that communication can be easily exchanged. Beyond that, we're available if you want or need us, but otherwise, we try to stay out of your way. It should be noted that guests often come for several days and never speak a word to us. The space is that self-sufficient. If that's your preference, it's available. On the other hand, we've made good and lasting friends via airbnb. The choice is completely yours! As a long-time columnist for the daily paper and the local lifestyle magazine, Don has more stories than you'll have time to hear, but he won't force them on you. We usually have a couple of magazines on hand that he's written for, so you can get some stories if you want them. The NeighborhoodA good friend calls this location "the center of the universe" and she's sort of right. University of Oregon is about a dozen blocks away. Downtown Eugene is about a mile, straight north. Amazon Park and its running trails are a block away. Two bus lines pass within two blocks. Four pizza places. Two Thai restaurants. Three Mexican choices. Two vegetarian restaurants. Two gourmet restaurants. All within an easy 10-minute walk. After all that good eatin', you'll be glad to know that three health clubs and the YMCA also are nearby. If you'd rather cook or reheat leftovers, we have a toaster oven, microwave, two burners and full fridge under cover on the back porch. I have a tie-dye umbrella for you if it rains, and a bike you can borrow if you want to explore the town. Getting AroundWe're often asked about getting downtown or to the UO campus Two bus lines to downtown within two blocks. Another line to Lane Community College and to the University of Oregon within a few blocks. We have a bike for folks to use too, but walking is easy. Downtown: 25 minutes. Campus: 20 minutes. Oh, and a virtual urban mountain (Spencer's Butte) is also within walking distance to the south. "Center of the universe," indeed. Other Things to NoteNOTE: After almost four years on airbnb, this space is often "taken" for most times. If you'd like to try a similarly inventive space, on the same property, employing much of the same geometry (but larger and self-contained), check out our loft apartment: https://www.airbnb.com/rooms/3115540 We welcome dogs and other pets, but we ask for a couple of things. First, do let us know when you're bringing critters with you. Second, please don't let them roam our yard unleashed. The fence has holes. Third, leaving pets unattended for long stretches inside hasn't worked very well. Gnawed furniture, yelping, too much hair on the bedspread -- that sort of thing. We have two dog parks within walking distance, so there will be opportunities for them to enjoy themselves too!

You will be in heaven if you like soft, yet firm beds. ~There is not a stand up shower in the bathroom. There is a clawfoot tub with a Euro-style telephone faucet, which means you either take bath or you sit in the tub and wash with a handheld shower head. Either of us can help you with anything you need. The NeighborhoodLocated in the Jefferson Westside neighborhood, which is a highly desirable and central neighborhood in Eugene. It is walkable and bike friendly and perfectly located between the eclectic Whiteaker neighborhood and downtown. This is pretty much the Heart of Eugene. You can walk 5-15 minutes to everything (bakery, cafe, bars, restaurants, market, live music, dancing, theater, art, etc.) I live next door to a great park neighborhood park where you will find kids giggling at the playground, locals practicing their circus arts or sun-starved sunbathers! Neighborhood folks walk and bike past the house all day! Getting AroundPublic Transit runs right by the house, but Eugene is really walkable from this location. You can also rent bikes nearby or have them delivered to the house. There is also taxi cab and pedicab service. The main Eugene bus terminal is about 6 blocks from the house. Other Things to NoteI accept dogs in the house at my discretion. Please let me know about your pet so we can decide if this is a good fit. If you would like to include a second bedroom with twin trundle bed as a part of the bungalow rental, please see my other listing for Cute "Green" Downtown Room. The two rentals can be joined.

The SpaceComfortable, private 500 square foot room with a separate entrance and bathroom with shower. Large windows on 3 of 4 sides. Bright, clean, oak floors, internet access, & plenty of parking (street and driveway). Complete with a nice view of the South Hills! Located on a very quiet street in the popular and accessible Friendly Street neighborhood. Fridge, electric tea pot, and convection toaster oven available for use. (Please note the toaster is *not* a microwave, which may seem obvious to some but not everyone as on more than one occasion paper towels have been toasted in the toaster!) During the week a portion of the room is used as a massage studio so multi-night reservations are mainly accepted for Friday eve through Monday morning. One night reservations are accepted during the work week with the check-in time moved from 3:00 to 7:00 ( with some exceptions). This may cause some confusion since the studio is available weekdays but on different terms than weekends. As for beds, there are a queen and full-sized bed plus a pull-out twin mattress and comfortable couch. Located in a safe and quiet neighborhood just minutes to downtown Eugene (1.7 miles to City Center, 30 minutes walk) and only one mile or less to scores of highly rated restaurants, grocery stores, cafes, and natural food stores! There is a collection of menus in the room and I am happy to make recommendations for places to eat! Also close to hiking trails (7 minute drive to the closest trailhead), playgrounds, parks, bark running trails, track, bike paths, farmers' markets, banks, and more. Guest AccessThere is the option of in-house therapeutic massage from the host, a licensed massage therapist since 2002. Making an appointment ahead of time will ensure a spot on the schedule, though it is fine wait until you are here. Rates are $75/hour, $105/1.5 hour. *PLEASE NOTE: this room is on a second story; there are 9 stairs to climb. Interaction with GuestsOur schedules will of course determine the amount of time we have to chat, but I am always happy to talk about the area and/or what you've been up to in your travels! If you would like suggestions for nearby restaurants, amenities, etc, I am more than happy to make recommendations! I am ALWAYS available to help with any questions you may have, and there is somebody who can act as a back-up in case there is a problem when I'm not around. The room has a private entrance, so it is possible to also have complete privacy if you would like a quiet retreat. Check-in time is after 3:00, however, I can be flexible in some instances. It is my preference to greet you upon arrival therefore communication regarding your arrival time is appreciated! If you need to wash your clothes it's $3/load and I will do it for you. The machine gets stuck on certain settings so it's safer this way. The NeighborhoodThe surrounding neighborhood is very quiet and peaceful. The street is not a through-way to nearby well-traveled streets, thereby helping it to remain free of heavy vehicle traffic. There is a beautiful community garden 1/2 block down from the house with neighborhood work-parties during summer weekends. There are numerous playgrounds within walking distance (4 within 10 minutes) as well as a disc-golf course, bark-mulch trails, and hiking within a 10 minute drive. The University of Oregon is just a few miles away and almost a straight-shot from the house! Getting AroundClose to bus stops, walking downtown takes 20 - 30 minutes. Very convenient by bicycle and car. Transport to & from the Eugene Airport: The airport has a service called “Omni Shuttle” which you can schedule ahead of time. They have a kiosk by the baggage claim as well. There are also a host of taxis waiting outside the airport at all times. The cost for both of these options is around the same (approximately $20 - $30). Other Things to NoteI appreciate if you correctly note the number of people staying in the room when you book the room so we won't need to address the issue after check-in. If the number of guests should change after you book please let me know. Thank you. The street signs are chronically missing around here so if you have a device that will help you find your way here you'll have no problem. Otherwise, please call or text if you're having trouble finding it!

The SpaceWe love to design spaces that are not in a box. We want to give our guests an experience that is meaningful and memorable. We have one other space listed here: Our private roundhouse: https://www.airbnb.com/rooms/434618 (slightly less expensive, but with a shared bath) Let's start with the turret. 14 feet tall in the center, the eight-sided cedar-lined space has windows all around and a large skylight in the center. This opens out to the upstairs deck to catch the summer breeze (or smell the flowers or help yourself to the fresh herbs) or down the spiral staircase to the covered deck beneath, where we have our "spare" kitchen and fridge. From the turret, you pass through the triclinium, where the glass balusters give you unimpeded view of the trees and view to the south of the house. (We don't offer TV, but you won't miss it.) Then there's the kitchenette, which has a few surprises of its own. (Don't make us tell you in advance.) All the basics you need are here: oven, microwave, stovetop, sink. From there we move to the "bedroom" -- a full-size Murphy Bed that folds up into a wall. That doubles as a partition from the rest of the space. Beside that is the bath, with a shower. Guest AccessWe send our guests detailed directions via email. Please arrive (after 3 pm) at your own convenience. If you happen to arrive in high heels, we recommend that you come inside the rear slider and up the spiral staircase. The external stairs are more private, but the steps are fashioned from all-weather tread steel. (Not comfortable for high heels or bare feet.) If you find yourself in a hurry when you're leaving, feel free to use the vintage 1950s playground slide. It's attached to the back deck, just for fun. (No, we don't have a fireman's pole, but that's a good idea.) Interaction with GuestsWe'll offer as much or as little direction as you prefer. Just let us know. (If we hear nothing, we usually assume you'd prefer to be left alone.) As a long-time columnist for the daily paper and the local lifestyle magazine, Don has more stories than you'll have time to hear, but he won't force them on you. We usually have couple of magazines on hand that he's written for, so you can get some stories if you want them. The NeighborhoodFriends refer to our house as "the center of the universe" for good reason. Everything is nearby, yet it's quiet and secluded. The best of everything. Getting AroundWe're often asked about getting downtown or to the UO campus. Each is about two miles north. I like to walk to both and I do often. I allow about a half hour. The first two thirds of the walk is through Amazon Park. The rest (north for downtown, east for campus) is through nice neighborhoods. If you're coming by car, there's plenty of easy on-street parking here. Two bus lines run every half hour, each only a block or two from here. We have a bicycle that we lend out if you prefer that. I like to walk almost everywhere. Downtown and UO campus are each less than two miles north -- a pleasant 20-25 minute walk. On-street parking is easy if you bring a car. Other Things to NoteThis is the second space we've built to share on airbnb. Our enchanting roundhouse (http://www.airbnb.com/rooms/434618) has been a favorite for four years. This second space is more self-sufficient. (It's also twice the size -- approximately 400 square feet.) It is upstairs, the bed is only a full-size, and some passages are rather narrow. That's intentional, to add to the charm. But you should know it before you book. There's also a glass portal in the center of the turret floor. The glass is over an inch thick. It's completely safe to walk on it. Many are intrigued how the light from beneath "breaks up" the space. Others prefer to cover it with the carpet circle provided for this purpose. Directly beneath the turret, we have a small dining area that we make available to guests for an extra $10 per night. Here's a link to that "deluxe" option (We call the "loftier apartment"): https://www.airbnb.com/rooms/13332837 Our listings include a 9.5% room tax assessed by the city of Eugene. Those added funds are used to promote tourism and other good things around Lane County.

The SpaceThe bedroom has a super-comfy queen-size Murphy-style bed plus plenty of built in shelving, and a table and chair. Included is a Keurig-style coffee pot, coffee pods, milk and sugar, microwave, and small refrigerator; there is no access to the kitchen. However, there are many restaurants less than 3 miles away and a neighborhood Safeway/Starbucks within one mile. The adjacent bathroom has a full size tub and shower plus ample shelf and drawer space. We have climate-controlled central air conditioning and heating. (We also have an extra heater and fan in the room.) Guest AccessA bedroom and a large attached bathroom exclusively for your own use. To enter and exit, you have access to a private entrance, which opens to a patio surrounded by landscaping and forest. We live in the main portion of the home. There is no access to the rest of the house, kitchen, or laundry facilities. Interaction with GuestsWe respect your privacy. However, if you have questions about the space, the neighborhood, or Eugene activities we are a great resource having lived here for over 20 years. The NeighborhoodOur home is located in the South Hills of Eugene, a tranquil area with plenty of wildlife – expect to see deer and wild turkeys daily. If you visit in the spring you will see many does and fawns. Our home sits on about one acre of land on a delightfully quiet dead end road. The property has a very secluded, peaceful feeling while in a neighborhood setting. In five minutes or less you have access to many, many restaurants, coffee shops, and markets on Willamette Street. We are an 15-minute drive to the University of Oregon and the Matthew Knight Arena and performance venue. In about 15 minutes you can reach downtown Eugene, the local Saturday Market, shopping at Oakway Center and 5th Street Public Market, the Hult Performing Arts Center, the Cuthbert Amphitheater, Autzen football stadium, PK Park baseball stadium, the Willamette River waterfront parks and bike/walking paths. The Ridgeline Hiking Trail and restaurants are just a few minute drive. Getting AroundA car is necessary -- no public transportation is available. However, it is only a 7-10 minute drive to the U of O, Hult Center, and high school where you can usually get buses to special events. Other Things to NoteI specialize in hosting small groups so I usually rent all four rooms to the same group. However, sometimes I rent only one or two rooms. Please inquire. Barb's Place is perfect for groups that want plenty of space to be together but are not interested in cooking. It is perfect if you --want to sleep in real beds not sofa beds --want to stay together but not be crowded --want space to be together and space to be alone --prefer going out to eat rather than cooking while traveling Please tell me about yourself and your group when you inquire. It is nice to get to know you right from the start. The airport is an easy 15 minute drive. What guests love: ... Enjoying the warm hospitality they experience here ... Having spacious, comfortable accommodations where they have enough space for alone time as well as together time ... Staying in a well maintained, meticulously clean, classic home with wood windows, doors, and trim, crown molding, large rooms, fireplaces What I wish I had but don't: ... It would be nice to have air-conditioning but we don't have it. Luckily we seldom need it, but we do have fans though just in case. ... It would also be nice to have a space for young families but the home is no longer childproof. Thus this is not an appropriate space for babies and young children. Children 12 and older are welcome. Questions? Please ask.

The SpaceSecluded suite sleeps three with additional guest beds available. The charming casita room has twin beds covered with quilts that carry out the theme of the room. Adjacent to this bedroom is a bathroom with shower. In the separate sun/sleeping porch is a single bed. The bath is shared. Sleeping accommodations may be rented individually. The entire suite may be rented for exclusive use at an additional cost. The cost for the exclusive use of the suite is $250. This suite was designed by Percy Bentley, a well-known Oregon architect, probably in the late 1930s or 1940s. As with most of the house this area has been restored little by little. Our house is not a new house; it is an old house. Spots and blemishes are part of the aging process. We have not attempted to take this house into being brand new. We have respected the wrinkles it has gained over time. Styles and fashions have changed, but we have remained true to the essence of an old family home, in this instance a home that included what was probably a rumpus room complete with space for a juke box. Now much of our folk art collection is in this space. It is not a house for minimalists. Windows and balcony open onto wooded acreage where deer and raccoon track their paths. Yet, from here you can walk to Autzen Stadium, Hendricks Park (Eugene's oldest park encompassing 78 acres of mature forest), Hayward Field and Matthew Knight Arena. This location is perfect for extended stays, UO game weekends, athletic events, and/or for families visiting students on campus. Bedroom with twin beds $140. for two persons; $185. for three persons with single bed in sun/sleeping porch; $250. for exclusive use of entire unit including 400 square foot living area and vintage kitchenette. $45 per night for additional guests above three persons. Sun/sleeping porch is available as additional sleeping accommodation for other parties unless the entire suite is rented for exclusive use ($250). December through April three night minimum. While it is sometimes possible to accept last minute reservations, generally we prefer to have at least a day in advance notice at a minimum. . Guest AccessGuests renting bedrooms only will have access to the common areas on the main floor and guest suite floor. There will be no kitchen access. Guests renting the entire guest suite at $250. per night will have exclusive use of the entire guest suite, including the guest suite kitchen. Interaction with GuestsCONCIERGE: Generally, we are there to help and answer questions. The NeighborhoodFairmount is an old established neighborhood with big trees and many "bespoke" houses from the late 1800s and early 1900s. The SpaceNothing like it in Eugene. Situated in the woods, this old house is walking distance from the University of Oregon campus with all its amenities. Indulge yourself with a stay in a 1928 Tudor Revival home filled with art, antiques, and history. Perhaps the greatest views of the Willamette Valley from every room, this home brings to mind the great days of the university, track and field. Eagles and osprey soar over head, the river runs below, deer visit the front door, and the spirit of what makes the hill unique fills the house. The vintage restoration of this old house proceeds a bit at a time, lovingly done by the members of the family. This is not a new house; it is an old house. Spots and blemishes are part of the aging process. We have not attempted to take this house of over ninety years back to being brand new but have respected the wrinkles it has gained in time. Styles and fashions have changed, but we have tried to remain true to the essence of an old family home. From flappers, through the Great Depression, to World War II, and Vietnam war protests the memories resonate. Moving on to Prefontaine, Olympic Trials, weddings and celebrations, and the triumphant Oregon Ducks this wonderful old house has been a part of it all. BEDROOMS: Guest suite: Private. Bedroom with bath--$140. per night. Additional guest with private sleeping accommodation $45. per night. Entire suite includes sleeping accommodations for three and large living area--$250. per night with use of small kitchenette with prior arrangement. Additional private bedrooms (three) , on a bedroom only floor, with private bathrooms; available at $140. each per night for double occupancy. If you do not wish to rent the entire house single bedrooms may be rented. Reservations for each bedroom need to be made individually. Bedrooms have dedicated private baths. Under certain circumstances the house may be available for short term event rental. And, in the interest of accuracy, while the photos of the house (taken by Airbnb) are representative, furniture may change, paintings may move, items may be added or subtracted. However the house itself remains unmovable, solidly anchored to the basalt rock of Judkins Point. Guest AccessGuests have access to all common areas on main floor; these rooms include the main floor living room and dining room. The main floor balcony is also accessible. If the entire house is rented the entire guest suite is also accessible. The main floor kitchen generally is NOT available for guest access without prior arrangements. Guests do not have access to the office. The master bedroom suite is maintained for the owner's use at all times. This bedroom is NOT included in the chart of bedrooms. Under very special circumstances use of the master bedroom suite may be possible at additional cost. This use must be agreed upon in writing. Interaction with GuestsCONCIERGE: We are always in residence and are available to assist at any time. We maintain our own quarters on the property and provide concierge services as needed. The NeighborhoodOne of the oldest residential areas in the city with huge trees and with four parks within walking distance, this neighborhood is filled with "bespoke" houses, many dating from the late 1800s/early 1900s. Nearby are Hendricks Park, 78 acres of mature forest with Douglas fir trees over two hundred years old, and the 12 acre Rhododendron Garden containing over 6000 varieties of plants. Hiking, jogging, and birding are outside your door as is the marvelous 1.6 mile Ribbon Trail that laces through the park. Getting AroundGreen LTD bus stop (EMEX) is conveniently located at the foot of the hill. This service provides access to most of the greater Eugene/Springfield area. The extensive bike path system is also accessible on the north side of Franklin Blvd. Other Things to NoteLarge groups are charged a $200. security deposit. This deposit is used to defray costs of additional cleaning and related maintenance. All or part of this deposit may be returned to the renter. Large groups will be charged additional non-refundable cleaning fees based upon a sliding scale taking into the size of the group and the length of the stay. While arrival and departure times can be flexible, guests should make every effort to meet the times they set. Airbnb was conceived as a way for hosts to welcome guests into their home. The efficiency bathroom is a bit small, but very functional and provides all the amenities you may need, including a bath tub. The large porch/patio area is lovely and provides a grand overlook of the hostel’s garden and camping areas. This location is in the Whiteaker neighborhood, where guests have access to three exceptional breweries and two popular wineries within three blocks. Also within walking distance there are at least five wonderful restaurants, coffee shops, and natural food stores, most of which are natural, organic, locally-sourced, and vegetarian/vegan-friendly. This area is near to downtown Eugene, which is about a 20 minute walk and less than 10 minutes to drive or bike. There is also public transportation available, with three convenient bus stops nearby which allow access to a wide range of Lane County areas. The meandering Willamette River flows just blocks away, and offers a beautiful and relaxing walk on the river trail and through the surrounding park areas. The river trail also leads to Skinner’s Butte which provides a stunning vista overlooking Eugene. The Eugene scene is quite unique, and the fabulous Whiteaker neighborhood is no exception. With the current injection of eclectic individuals, extraordinary businesses, a wide variety of cultural and artistic activities, and easy access to the different neighborhoods of Eugene, the Loft is a great home base for an outstanding, exploratory experience of “The Whit”! **Because we use a variety of booking websites, availability for all dates must be confirmed. The SpaceLittle House began its life in the 1930's as a single car garage. Over time, it became a tool shed, an office and finally graduated into its current self when college-aged kids, followed by grad students needed a lovely little place to live. Cozy, it's nestled in a native woodland, most of which we planted ourselves, with filtered views out through Coastal Redwood, Western Red Cedar, Sword Fern Snowberry, Rhododendron, etc. Extra well insulated, with plastered walls and ceilings, it's finished out with natural, reclaimed Doug Fir and some wainscoting from the 1920's Eugene Dairy Cooperative. A vaulted ceiling over the living/dining space gives way to a sleeping loft and low-ceilinged kitchen and bathroom. It's a ship's ladder climb to the loft. The 7' kitchen as copper countertops, recycled fir and redwood ceiling and shelving, an under counter fridge, a gas range w/oven and handcrafted fir cabinets. The European style tiled shower/toilet room has an on-demand hot water heater for endless hot showers. Everyone who's seen it, and everyone who's lived in it has loved it. But it's not for everyone. The sleeping loft is low, the ladder up to it, steep, and a futon awaits at the top. But a window looks out to the North, and a skylight faces up for star gazing. Our lives revolve around making wonderful indoor and outdoor spaces for people to enjoys. Residential designer/builders, we do our best to create places that are harmoniously integrated with their native ecosystem. That's been our intention with Little House. The Ridgeline Trail system is not far, a couple of parks, a ballfield, running tracks/trails and the bus are close by. It's a comfortable three mile walk to the U of O or to downtown. P.S. Little House shares an acre with our house and is visually screened from us. However, we do have two and a half Border Collies (the other half is Retriever), who are very friendly, sometimes bark a bit in the night and whom we take on a 7-8 a.m. walk in the morning, making a bit o f noise. Other Things to NoteWe charge a one time $ 10 fee for each four legged visitor, payable directly to us upon arrival. We ask that canine four leggeds not go up into the loft. And that, if they are left alone in Little House, all four leggeds be crated.

The SpaceWe have an upstairs bedroom with a private bathroom and shower in a vibrant 1928 house. One the other side of the upstairs landing is a long room we are fixing up and friends often "crash" in the long room and use the upstairs fridge on the landing. Two people could stay very comfortably in this bedroom if they can share a bed and bathroom. As one of our guest explained, we are an "open air", non-toxic household. This means we integrate with our environment; insects and small mammals alike. We keep our territory by proper food storage, regular cleaning and reduce water access to the world outside; it works really well. However those afraid of the real life and prone to hysterics might worry or feel out of place. People accustom to old houses should feel very comfortable as we have yet to have any problems or concerns and there are absolutely no infestations as we run a tight ship. Just a warning... if you stay with us for an extended amount of time, you might see a bug. Guest AccessWe are extremely independent and friendly. Guest will have general access to our kitchen, front living room and the upstairs room. Our house can get messy and chaotic throughout the week but it is sanitary and friendly. The Office and Downstair bedroom/art studio are our personal space. There is a back yard and comfortable sitting deck to enjoy in the nice weather. We can schedule the den for blocks of time. It has a screen for tv, movies and airless set up and is great for movie watching. However, it is also Rick's sound studio and retreat center... "man den". We usually occupy the den about 4-15 hours a week. We are happy to share. Be aware we also tend to have friends drop by and say hello here and there. Also, here at the Pumkin House we feel coffee and tea are necessities. So, this we can provide. Coffee beans are in the freezer, grinder is on the counter, filters in the cabinet. Teas are out and about. If for some reason we are out of cream, there is a grocery market right across the street. Feel free to open drawers and cabinets in the kitchen to find what you need. Clean, dry, and return what you use. Just ask for towels if we have not put some out for you to use. Interaction with GuestsWe are very casual and like to help out when we can but keep to our business and schedules. We like for everyone to be able to "fly solo" and for guests to feel comfortable just asking for help or information. Establishing and independent relationship with the canines is essential. Our dogs give us morning "hugs" and are easily trained for those who do NOT like morning "hugs". Hold out an accurately placed flat "stop hand" in front of Ziggy or Bella should they look as if they are about to jump into your arms. The canines are independent and enthusiastic so stake your territory and know that we support you. Be truthful and do not try to "be polite" as the canine understands direct communication and we are perfectly fine with you establishing your boundaries and being firm. The NeighborhoodOur neighborhood is a neighborhood mix of houses, apartments, parks and schools. We live right in the middle of Eugene. Getting AroundWe are a fifteen minute walk from the central bus station and just across the street is a bus stop. Pacific University's Eugene campus, The University of Oregon and Willamette Christian College are within walking and biking distance. Other Things to NoteWe love recycling, zero-waste cycles and friendly people. Re-using, recycling and buying local foods and participating in local entertainment is what we like to do. PETS: mmm... tough one... openminded?
