On the first floor along with the relaxing fireplace, we have a full kitchen, dishwasher, master bd. rm., with a queen bed & master bath, with an oversized triangle tub. Full dining room & 1 sofa & 1 sofa-bed, cable TV and sound system with a DVD. On the second floor we have bed rm. #2 with a queen size bed room set, and in bed rm. #3, we have a bunk-bed with a futon sleeper-sofa & cable TV and a full bath. Loft area has a radio and seating for 2. So look onto the front of the lot thru the fabulous glass front panel chalet windows. Kitchen is fully stocked from coffee maker to pots, pans, glasses, utensils, electric griddle great for breakfast cook-up, and toaster & blender, last of all a dishwasher, & new washer & dryer. Only HE high efficiency laundry detergent can be used. Don't want to cook? Take a 5min ride to our lodge, our state of the art Summit at Masthope Lodge, houses our Summit Grill Room where you can enjoy some of the finest dining in Pike County. The SpaceOur Farmhouse is a serene luxury residence located 2 hours from New York City on the border of Pennsylvania and NY State in Shohola, PA. Shohola is Native American meaning peace and tranquility. This property is situated on 5 pastoral acres, overlooking the Catskills of New York. The Farm is a newly renovated 1866 boarding house which was historically used to board patrons of the former Shohola Falls Glenn amusement park which, in its hey day, brought thousands of people each weekend at the turn of the century. This luxury home sleeps 14 people (this includes infants & children…we do not accommodate more than 12 humans total). There is a massive gourmet kitchen-living area and a massive spa-like full bathroom on the first floor. On the second floor there are 3 queen sized beds (one per room), 2 twin beds in another room and 4 twin beds in the bunkhouse room. There are also two massive bathrooms on the second floor. The third floor is the en suite bedroom, complete with a king sized bed and spa like bathing room with a massive window overlooking the property. During Spring/Summer/Fall we have a 2 huge outdoor patios that include a stainless steel gas grilling and all grilling accessories. Wanna use our pimped out Etsy barn? We now will allow all renters of 14 ppl and under to rent the barn for an additional $600 for your weekend! The barn is AMAZING and has been featured on TV and in magazines. We also host special events in the barn for our renters so JUST ASK! You'll wake up to fresh pastoral country air every morning. You can hike, kayak, paint, cook or just do nothing! After all, we all retreat in different ways. Yes, most people get cell service here at the farm. Our high speed internet wifi will also keep you easily connected. Once you arrive at the farm you will be greeted by your host and oriented to the home. Should you need advice on area activities there is a three-ring book at the house filled with suggestions and directions. Please know that we attempt to accommodate reservations. The earlier you reserve the better. Noise and Respect Agreement: We are very committed to keeping the outdoor environment peaceful and respectful. Therefore, we need all renters to be committed to wrapping up all outdoor activities after 10:30 pm. VENDORS Vendors must adhere to the terms of our policies and it is client responsibility to share these policies with them. All venders must provide proof of insurance 30 days prior to event. CATERING A licensed catering company must serve food and alcoholic drinks for the day. The caterer will provide a full cooking and serving staff including at least one bartender if alcohol is being served. The caterer is responsible for the set-up, breakdown, and cleanup of the catered site. We ask that your caterer leave the catering areas the way they found them. The main farmhouse is not to used by any catering personnel. INSURANCE The wedding party is liable for any damage to Blue Stone Farm, its grounds, equipment and facilities, during your stay at the farm. Events are required to obtain event insurance for no less than $(PHONE NUMBER HIDDEN) in liability, listing Blue Stone Farm as the co-insured. PARKING AND TRANSPORTATION There will be parking available for 40 cars a short one minute walk from the barn. We recommend however that a bus service be hired to shuttle guests between their accommodations and Blue Stone Farm for your guest's safety and convenience. Blue Stone Farm will provide 2 on site parking attendants. Guest AccessGuests have access to entire grounds of property. When you rent it, it's all yours. We do not live on site nor do we host events in the event barn while you have the property...ever. Check in is after 3 pm. Check-out is by noon. Interaction with GuestsVery little interaction with guests. We have a property manager who will respond in case of emergencies The NeighborhoodVERY peaceful and quiet vibe at this property. This is not intended as a "big-wild-party house." If that's your vibe this is not a good match. No judgements. :) Getting AroundNJ transit goes from Penn Station to Port Jervis, NY. Port Jervis is only 20 minutes from the farm. You can drive or take the train to Port Jervis and hire a cab to take you to the farm. Other Things to NoteShort Term Lease Agreement Your Airbnb LEASE AGREEMENT for this property 1. RENT. $1,000 per night up to 12 people. 2. USE OF PREMISES. The Premises shall be used and occupied by a maximum of 12 tenants per this lease (this includes all children) exclusively, as a short term dwelling. Tenant shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises. 3. CONDITION OF PREMISES. Tenant has examined the Premises, and that they are at the time of this rental Lease in good order, repair, and in a safe, clean and tenantable condition. The residence will be vacated in the same condition found on arrival. All dishes will be cleaned prior to departure. A video of the premises is taken prior to every arrival as a way of documenting condition. 4. HAZARDOUS MATERIALS. Tenant shall not keep on the Premises any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the Premises or that might be considered hazardous or extra hazardous by any responsible insurance company. This a non-smoking residence. Smoking residue found at time of termination of this rental will be considered damage. 5. INSPECTION OF PREMISES. Landlord and Landlord's agents shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of inspecting the Premises and all buildings and improvements thereon. And for the purposes of making any repairs, additions or alterations as may be deemed appropriate by Landlord for the preservation of the Premises or the building. 6. TENANT'SHOLDOVER. If Tenant remains in possession of the Premises without the consent of Landlord after the natural expiration of this Agreement, the tenant will be held responsible for all fees encumbered by the landlord. Further, an hourly fee of $100 per hour will be assessed for non removal of the residence at the agreed upon time. Check in at the residence is at 3 pm or thereafter on the day of arrival. Check out is by Noon on the day of departure. This must be adhered to unless tenant receives written approval prior by landlord. 7. SURRENDER OF PREMISES. Upon the expiration of the term hereof, Tenant shall surrender the Premises in as good a state and condition as they were at the commencement of this agreement. 9. TENANT LIMITATIONS. No more than 12 residents are allowed to reside at the residence during this time period. 10. ANIMALS. Animals are prohibited from this residence. 11. INDEMNIFICATION. Landlord shall not be liable for any damage or injury of or to the Tenant, Tenant's family, guests, invitees, agents or employees or to any person entering the Premises or the building of which the Premises are a part or to goods or equipment, or in the structure or equipment of the structure of which the Premises are a part, and Tenant hereby agrees to indemnify, defend and hold Landlord harmless from any and all claims or assertions of every kind and nature as applied to the duration of stay at the Farm. 12. Garbage must be placed in plastic bags trash bins located on porch of residence. All bags are to be tied before placing in garbage bins. When bins are filled, tenant will notify property manager. 14. Noise and Fires: All renters are fully committed to wrapping up all outdoor activities by 10:30 pm. If there are complaints about noise and/or about abusing this policy you will be asked to leave the premises immediately. We need to keep the farm a pleasant and restful place for renters and our neighbors. All outdoor fires are prohibited, no exceptions. 15. Weather: Landlord is not responsible for changes in weather systems affecting travel, internet or electricity. Landlord will make all reasonable attempts to resolve any reported loss of services due to interfering weather issues. There exists a 17kw Generac generator on premises so power outages are virtually impossible here :)

The SpaceStay at the Sculpture Park and Studio property of the Artist Tom Holmes and his wife Carol. The main cabin is 12 sided, one room, 14 feet across, about 160 sq. ft. There is a high quality, top of the line, new foam gel bed, "Queen".... 60"x80", small dresser and small table. Cathedral ceiling with fan. Two small cushy chairs. A stone and steel custom fireplace for heat and ambiance. An electric heater keeps a base temperature. The space is private and secluded from the main house, but just up a small hill. A private bathroom and shower are located just next to the cabin, attached by a walkway. The bath is 10 feet from the cabin. It is tiled with radiant heat in the floor; trimmed in cedar. Super warm in the colder weather. An outdoor hot and cold shower is available when weather permits. There is use of a sauna attached by board walk. Wood fired. Made from cedar, marble and glass block. The hot tub is always ready to go. Organic eggs (sometimes from our chicken), coffee, teas are always available free for guests. The property is lit at night. The decks over looking the ponds and waterfalls are available to relax and cook on. All wood is provided with cast iron cookware. A larger fire pit is available and private to the cabin. 50 attached acres of woods can be explored. Sculpture is everywhere. There is art and life to be discovered. The aviary holds 50 pigeons that float over the property during the day. Lakes streams and rivers abound in the local area. Let Tom and Carol be your guides to the Northeast Poconos and surrounding areas. Visit Tom's site tomholmes..... to get a feel for his sculpture. We are 2 hours from NYC. More depending on traffic.... 85 miles from the tunnels into NJ, about 100 miles up Rt 87 to Rt 84. Some attractions are Ledges and Settler's Inn Restaurant overlooking the water falls. Historic Milford. Bethel Woods Center for the Arts, Storm King, DIA of Beacon NY... one hour away. Area farmers markets, farm to table experiences, Harmony Presents concerts, antiques, pristine lakes to canoe or kayak, like Shohola Falls. The Delaware River is 10 minutes from the house and offers tubing, fishing and trails. Tell us your interests and we will help you tailor activities to your needs. The NeighborhoodWe are very rural here. Lots of woods, streams, ponds, rivers and waterfalls; not too many neighbors. Hawley north of us and Milford south are about 10 miles each direction. At night the silence buzzes. The sky's are big and the sun sets slow. Getting AroundThere is limited public transit here being a rural environment. A bus stops in Milford, Lords Valley and in Hawley PA. A train comes from NY to Port Jervis. Check the Port Authority schedule if needed. Taxi service is hit or miss, believe it or not. The SpaceOne night stays are available midweek and possibly some weekends. Email us and we'll tell you what's available. 2 hours from NYC. The stream side cabin is situated in a very unique location in that it is walking distance to the Delaware River and all its boating attractions. By the same token its a also just far enough away from the action to still give you the space you need to get away from it all. Very quiet and peaceful setting as you can see from the pictures. Another major attraction close by is The Bethel Woods Entertainment Complex and Woodstock Museum where concerts and events take place throughout the summer and its just a 20 minute drive. Also nearby is the world famous Kadampa Buddhist Temple and Meditation Center in Glen Spey only a 15 minute drive. There is also a micro-brewery which is new to the area and classic car restoration dealer for viewings and sales. There is a large art community in this area as well as many antique shops and galleries in Narrowsburg NY just up the river 10 minute drive from our location. There are plenty of restaurants in the vicinity as well as a large Pecks Supermarket close by. Milford, PA and Honesdale PA with their fine stores and art galleries also a nearby popular tourist destination as well. It is said that Honesdale has the largest Salvation Army store in the northeast with amazing bargains open year round except Sundays. Guest AccessThere is a large meadow in the front and the property is on a slowly developing organic farm. There are no farm animals as of yet other than a dog and a couple of friendly cats. Guests are also welcome to bring their pets to enjoy this great large outdoor space! Also the main house has laundry facilities and the guests are welcome to wash their laundry if they are staying more than 3 days. There is also cable TV and internet access in the cabin. Interaction with GuestsThe main house is not too far away from the cabin but we respect our guests privacy. The large developing garden is just beyond the meadow in front of the cabin. Guests may see us working on developing our garden from the distance and are welcome to interact with us if they so desire. Its very laid back setting. No stress....;-) We are also able to offer our guests a substantial weekend discount on boating through an arrangement we have with Cedar Rapids Boating and Restaurant which is a 10 minute walk from our location. The NeighborhoodWe love the quiet and solitude of this rural area which sits along the Delaware River. The views are breathtaking. The wildlife is absolutely amazing and your guaranteed to see some while your here but not too worry its always a pleasant relaxing experience when you see hawks, eagles, owls, deers, foxes and even the occasional bear if your lucky. Getting AroundYes the metro north from NYC comes into Port Jervis, NY which is 25 minutes by cab to our location. Cab fee is about $25-$30 to our location. Cabs are very reliable here but if ever a problem we could accommodate you. The port authority bus also comes into Monticello which also a 25 minute cab ride to our location. Last year we had a summer bus that picked up passengers in NYC at 33rd Street and 7th Avenue and brought them directly to Barryville.     The SpaceOur Pool House has turned into a very comfortable and friendly little housekeeping cottage. Being secluded, about an 1/8th of a mile off the main road up a dirt road, it abounds with local flora and fauna. Don't be surprised if you enjoy your morning coffee while watching a family of deer walk by. You may also see several species of birds and end just sitting and watching the humming birds all day by the pool. This is a perfect stop and drop, or total decompress area. The Pool House has a 1 bedroom with a new Queen Size bed, 1 dresser and closet, 1 full bath, cottage with a full kitchen including basic cooking supplies and utensils, in the great room area. There is a full size sofa ,non-reclining easy chair, and pot belly stove in the great room. There is a lp gas range and microwave, plus table and chairs for two. It is alongside of the main house with its own free parking area and a private patio out the back door. There is a gas heater in the main room, and an AC unit in each room except the bath. We have well water and the hot water is gas . We offer free WI-FI and Cable TV but, no HBO or Showtime. The cell phone reception is better than average. There is one set of linens supplied per visit per week and, bathroom towels 2x per week . Guest must bring their own beach towels to use by the pool & for any water activities. Security deposit will deducted for loss or damage to bathroom towels. There is also a gas grill on site and a fire pit to relax by in the evening. If you would like to rent for longer than 1 week please send me a message...we are open to longer rentals and will work out rates with you. Guests are responsible for their own safety at all times and in all areas of the homestead. There are several fire extinguishers and water hoses in and around the cabin as well as several smoke alarms, a Carbon Monoxide detector, and LP gas alarm. The pool is heated with wood fire heating system. The water in the pool is only as warm as the fire can make it. We do avg around 76 degrees when nights are below 65 degrees. We do our best to keep the pool heater burning but, it is not possible to maintain a wood fire 100% of the time. This cabin is part of a working homestead in the country. As a working homestead, different areas of the property are always under renovation. This should not interfere with the peace and tranquility of our guests. Guest AccessGuests have access to our pool and pool area, a gas bar-b-que grill , patio chairs by the pool and, covered open air patio out the back door or the Pool House that offers the feeling of privacy. We also provide chairs for your convenience beside the fire pit. Guest are welcome to enjoy all the property has to offer even just taking your morning coffee to the grape arbor or a walk around the property on one of our short walking trails to enjoy the wildlife. There is a detailed guestbook on this link & in the Pool House but, please feel free to ask your host for a list of things to do in the area like hiking, canoeing and kayaking or rafting down the Delaware, fall leaf peeping or taking in a concert or fall farmers market @ Bethel Woods. There are also lots of other enjoyable activities in the area. Sightseeing, Antiquing, Wine tasting areas, Leaf viewing, Appalachian Trail, High Point State Park, Delaware State Forest, Delaware Water Gap National Park, Shohola Falls, Dingmans Falls, and Bushkill falls. Pike Co is home to what is said to be the most dramatic fluviarchy east of the Rockies . So pack your camera & hiking boots as you prepare to soak in the beauty of our area waterfalls. Getting AroundDriving is much easier (pretty much necessity), than any other form of transportation. Do not forget that most of the amenities and the grocery stores are a few miles away. Its 87.3 miles or a 2 hour drive from the George Washington Bridge (not considering heavy traffic) and around 82.1 miles or about 1.5 hours from Newark International Airport NJ. You can take a train from NYC to Port Jervis NY or a Short Line Bus and then make advance reservation with local cab company to get the house which is around 30 minutes away and costs about $40. There are locks on the doors and there will be a key on the key hook in the kitchen. There will be a $25.00 lost key fee should you not return it when you leave. Located adjacent to the pool is a restaurant and sports bar as well as the ski lodge and Ski Big Bear mountain. Masthope community also offers a beach with swimmable lake including boating, fishing, volleyball court and a snack bar. Masthope community also offers a fitness gym which offers a massage service as well, tennis, bocce ball, and basketball courts, horseback riding, and a playground for the kids to enjoy. There is also private access to Delaware river with picnic area. In the wintertime all can adventure out to do some downhill skiing, snow boarding, and tubing at Ski Big Bear. Just a two hour drive from New York and Philadelphia, Lackawaxen borders the Delaware and Lackawaxen Rivers until they come together at Twin River Junction just at the foot of the mountains. Historic Milford is only 1/2 hour drive and has many antique stores and restaurants. Enjoy tubing down the Delaware or site seeing for Eagles along the river. Visit Zanes Grey Museum, the water falls at Shahola. The beach is on a beautiful lake. Like all facilities here, it is safe and secure. Community guests only. Lifeguards and security personnel are in abundant supply. At the pools there are 3 restaurants. One of them is an outdoor Tiki bar and grill. The other 2 are full service restaurants. The prices are very reasonable. At the beach, there is an outdoor snack bar and grill. Otherwise, there are charcoal grills available at both the pool and beach for family use. Delaware River: Barryville is very close. So is the famous Robling Bridge. There are plenty of small restaurants nearby. There is a fine steakhouse in Hawley, which is 10 miles away. You must dress. It is a surprisingly fine restaurant for the area.. For adults and kids who love fishing, the lakes are fully stocked. We also have private property on the Delaware River. The Lackawaxen River is a favorite with the locals. Two lakes are each within walking distance. The state park is 5 minutes by car. The reservoir is well stocked. So is the large lake which is 10 miles away in Hawley. Whitewater rafting, canoeing, and kayaking are favorites as well. Other Area Attractions: Masthope- Our Community and Amenities.             The SpaceThis spacious lakefront house will allow you to relax, uplug (if you wish – but you don't need to because we have excellent wifi and cell phone service), and just enjoy nature. With the house comes your own private dock, 2 canoes, a small sail boat, tubes for floating, horseshoe pits, Kan Jam, a fire pit and lots more. You can relax and enjoy the serenity at the lake or fill your days with fun lake activities. We have a fully equipped kitchen with a new oven, new microwave, dishwasher, and Keurig for coffee (coffee pods not provided). There is also a propane grill (with extra back up tank available). If you prefer to dine out, there are a number of good options: a 5 minute drive to Masthope, 15 to 20 minutes to downtown Hawley and Honesdale for a variety of options. The house features 3 bedrooms, a loft and a large basement with plenty of sleeping areas. It is a perfect house for one family to stretch out or for two families to enjoy some time together. We chose this house because of the ease in getting to the lake for the grandparents, so consider bringing them along as well! The number/type of beds are: basement – 2 pullout single beds, room for a blowup mattress (provided); 1st floor – bedroom with queen bed, pullout double bed in living room; 2nd floor – 2 bedrooms each with queen size bed, loft with futon and a pull out single bed. There is room for a portable crib (not included) in the larger bedroom on the second floor, if needed. Entertainment: the main TV on the first floor is hooked up to the internet (we use Netflix and Amazon). TVs are also located in the basement and the loft (no internet access, but each has a DVD player). We have many movies to share or you can bring your own. The basement has a pool table and plenty of seating. There is a ping pong net for use on the pool table that has given us hours of fun. We also have a large selection of board games and puzzles, as well as two mountain bikes, two razor scooters, and 4 tennis racquets for use at the courts by the entrance. Should you wish, there are additional amenities associated with the lake community (additional $100 fee). If pools and playgrounds and beaches are your thing, you may want to consider this. The amenities include a fitness center, indoor pool, tennis courts, a beach, large pool, large playground, and other activities. But there is more than enough to keep you busy right in our very own backyard! If you plan to visit in the winter, Ski Big Bear is located at Masthope, it's a small ski area, but our kids and their friends have thoroughly enjoyed themselves. It’s a 5 minute drive making it very convenient. Any non-skiers can easily join the rest of the gang later in the day for lunch to a drink at the bar. If you're more adventurous, Shawnee, Camelback, and Montage are just 45 – 60 min drive. If it’s cold enough that the lake freezes over, we have some skates available. There are also tubes for sledding on the hill and the lake. Although 3.8 miles down the main road 739, there's also a shortline bus to NYC port authority (station is Hawley, PA), that's 1 hour 15 min walk from the station to from gate of the campground, then another 15 minutes from front gate to the trailer. So if you don't mind hiking, this place is accessible to foot passengers from NYC too. Other Things to NoteGuests are expected to bring their own bedding and towels, tooth brushes. (Shampoo, toothpaste, soap, toilet paper, paper towel, pillows will be provided) You will need full size fitted sheet sets for the bedroom and 2 full size sheet sets for the living room if there are kids. Sleeping bags are even better. There are some comforter available but you need your own sheet or bring your own comforter. temperature can dip low at night. Please note this is camping made a little easy, but still camping. This is not hotel room or Bed & Breakfast, you are expected to see spiders and ants, wild lives all around. If you are not the nature explorer and rustic living type, nothing wrong with that, but this place probably is not for you:)

You will find it equipped with pretty much anything you could ask for, including pots and pans, basic pantry items (s/p & some spices), coffee/tea, seltzer maker, ice maker, shampoo and other toiletries, high chair, crib, portable crib/bedding, books, toys, washer/dryer etc. Kids of all ages and fully house trained dogs are welcome. Sorry, no cats (we're allergic). You will also have access to our gym, which is in the detached garage. It has a treadmill, rowing machine, spin bike and yoga mats. Enjoy the entertainment options the finished basement has to offer... play pool, darts, poker, Wii games or watch a movie with freshly popped popcorn. The backyard is a fenced in vegetable garden (please contact host for permission to pick vegetables), English flower garden, fish and frog pond with waterfall and seating pavilion. There is a Weber grill on the deck for your outdoor cooking needs, as well as two outdoor tables with chairs and benches. Comfortable outdoor seating on the deck is a nice place for your morning coffee. Chairs beside Grassy Brook is a lovely place to read or chat. Nature abounds: wild turkeys, deer, chipmunks and even the occasional black bear can be spotted. There are 5 beds (K, Q, Q, Tw, Tw) so the house accommodates 8 at double occupancy only. The Lackawaxen River is a favorite with the locals. Two lakes are each within walking distance. The state park is 5 minutes by car. The reservoir is well stocked.               Stay at the Sculpture Park and Studio property of the Artist Tom Holmes and his wife Carol. The main cabin is 12 sided, one room, 14 feet across, about 160 sq. ft. There is a high quality, top of the line, new foam gel bed, "Queen".... 60"x80", small dresser and small table. Cathedral ceiling with fan. Two soft chairs. A stone and steel custom fireplace for heat and ambiance. An electric heater keeps a base temperature. The space is private and secluded from the main house, just up a small hill. A private bathroom and shower are located just next to the cabin, attached by a walkway. The bath is 10 feet from the cabin. It is tiled with radiant heat in the floor; trimmed in cedar. Super warm in the colder weather. Guests have access to a hot tub, sauna, outdoor shower seasonally, kitchen in the main house, outdoor kitchen with gas grill and gas burners, outdoor cooking area on the decks. There is use of a sauna attached by board walk. Wood fired. Made from cedar, marble and glass block. The hot tub is always ready to go. Organic eggs, coffee, teas are always available free for guests. The property is lit at night and our new 8" reflector telescope will give you an amazing view of the moon.The decks overlooking the ponds and waterfalls are available to relax and cook on. All wood is provided with cast iron cookware and most kitchen utensils you will need. A larger fire pit is available for night fires. A bus stops in Milford and in Hawley PA. A train comes from NY to Port Jervis. Check the Port Authority schedule if needed. Taxi service is hit or miss, believe it or not. Relax at the Summit Lodge with a full service sports bar and fabulous restaurant, or at home with your couple's Jacuzzi and two fireplaces.You will find Blue Ray/HD-DVD players for each of the plasmas. An air hockey table, 12' shuffleboard table, foosball table, as well as a dining/game table with seating for eight close to the bar. Family board games are available.
