The SpaceThe entire 3rd floor of this 1890's brick house is available for guests. The space was renovated about 16 years ago and a bathroom was added between the two bedrooms. Although there are two bedrooms available, the entire space will be rented to only one party at a time to ensure privacy. The queen sized bed in one room and double bed in the other gives space for 4 adults. We can also provide a single mattress on the floor for a child or for smaller children, there is a Pack 'N Play available. Continental style breakfast available each morning with flexible time schedule. PLEASE NOTE: additional charge applies if both rooms requested for single occupancy each. Guests will have access to the first floor living room during evening hours. Also there are two rocking chairs on the front porch and lounge chairs on the back deck which can be used during warm weather. Free wi-fi is available at all levels in the house and on front porch and back deck. Free on-street parking is usually available near our house. Both of us are retired with fairly flexible schedules. We are involved in various volunteer activities but we will enjoy interacting with our guests as time permits. However, we also value our own privacy and we will respect that of our guests as well. West James Street is an ideal location for your visit to Lancaster County, Pennsylvania. We are on a relatively quiet tree-lined street that is within walking distance to many interesting locations including Franklin and Marshall College, Lancaster Theological Seminary, Clipper Magazine Baseball Stadium, internationally famous Central Market, the Fulton Theater, and more than 40 restaurants. More information is available on-line by searching "padutchcountry" and "downtownlancaster". Most of Lancaster City is within a 15 - 20 minute walk from our house. If you prefer to use public transportation, the bus stop for Red Rose Transit bus service is just up the street from our house and runs approximately every half hour from about 6 am until 10 pm. More details can be found on-line by searching "redrosetransit Lancaster PA." Also, our house is a 15 minute walk from the Amtrak train station. The SpaceThe Third Floor Master Bedroom En Suite includes a large master bedroom with queen bed. A/C and radiator heat help cool in the summer and provide a cozy space in the winter. There is ample room for two in the master and an extra person in the tuck-away space. (Please, no children under 12). Guests are welcome to relax on the 1st floor front porch. When available, there is also a 2nd floor porch overlooking a private garden and carriage house -- a great place to relax, read, or enjoy the birds in our back yard. Guest AccessGuests have use of the entire third floor. Interaction with GuestsWe will answer questions about events, places to eat, and other questions about the area. The NeighborhoodWe have a great neighborhood - very clean, safe, and friendly. Non-restricted parking is available on side streets during weekdays and weekends. Please check parking signs posted on all streets for additional information. During weekends and summer months, the Reynolds Middle School parking lot across the street is also available for parking. Getting AroundThe Amtrak station is about a mile from your room. It provides train service East to Philadelphia and New York and west to Harrisburg. Uber drivers are widely available in the city. There is public bus transportation and a bus stop on the opposite side of the street from the house. We offer travel guides and information for local sites and events. City maps are available for getting around the city and the surrounding county. Other Things to NoteWe provide a continental breakfast with muffins, bagels, and fruit in the first floor dining room each morning. A full breakfast is available on request. We are located in the city, about a mile from the downtown area and many great restaurants and shopping. The SpaceThe home is across the street from Franklin and Marshall College, mere seconds from a gorgeous park and a brief walk to downtown (about 15 minutes). The guest room is on the second floor, right beside the shared bathroom. The home is a beautifully renovated house built in 1898. I love my house, I hope you will too! In addition to me, there are two nice housemates who live on the third floor. They too use the bathroom that you will use, but they are very clean. Comfortably, my guest room houses TWO people. The room is small, but two people will be comfortable, with two single beds. However, I am completely willing to welcome a third person (I have an air mat) if you just need a place to crash for a night or two. I didn't want to limit groups of three...just understand that a third person will make it tight, but it's completely fine with me! I know how frustrating it can be to spend a lot of money on sleeping when you are on a tight budget. But, understand it is SMALL for 3 people, so please don't say I didn't warn you! Guest AccessI know that a lot of people have other plans for breakfast, but if you want, I'm more than happy to give you some cereal. Just let me know! (If you would rather me point you in the direction of good eateries, that's fine too!) Regardless, I'll make sure you have some delicious coffee (or tea) each morning and will do whatever I can to make your stay in Lancaster a successful one. I love giving advice on the best places to eat, drink and see in town, so if you ask, I'll help you as much as I can. Interaction with GuestsI will typically be around for questions you may have. I also try to be quick to answer if you text or call me before or during your stay. I do this because I enjoy meeting the people who stay with me. If you prefer hiding in your room, that's okay too! The NeighborhoodMy house is in a beautiful and quiet neighborhood that is easy to get to all the places in Lancaster city that you want to be, but peaceful when you need a break. It's perfect for getting out of town, for any F&M (Franklin and Marshall College) related event or getting downtown effortlessly. Things to see and do: Lancaster First Friday and Third Friday (Lancaster Music Friday) each month, Lancaster Central Market, The Amish, Lancaster County sightseeing, Franklin and Marshall College (F&M), Millersville University (and the Ware Center with lots of great events), Lancaster Convention Center, Long's Park (Long's Park Summer Music Series), The Fulton Opera House, Zoetropolis Art House and much more! To eat and drink I recommend: Lancaster Brewing Company, Aussie and the Fox, Himalayan Curry, The Fridge, Square One Coffee, Chestnut Hill Cafe, Mean Cup Coffee, Prince Street Cafe, On Orange, Tellus 360, Hunger and Thirst, Iron Hill Brewery, Splits and Giggles (the closest ice cream to my house and good sandwiches/soups too) and many more! Getting AroundThere is a bus stop right outside my house. Also, you can get downtown with a 15-20 minute walk depending on speed and destination. I also can lend one bike if you are interested, just ask! The train station is also walkable (20 min) and many guests come in by train or bus. This station is linked west to Harrisburg (and beyond) and east to Philadelphia (and beyond). I've been told it generally costs about $7 to take a taxi from the train station to my house. There is now Uber in Lancaster too, so keep that in mind! Other Things to NoteI host on airbnb because I genuinely love getting to know new people and helping you learn about my awesome little city. I love when guests ask me for advice on where to eat, where to drink, what to do. So, please don't be shy! PLEASE NOTE: It is extremely helpful if you provide a "best guess" time range for your arrival time and then stick to it. It's really hard to maintain a schedule when a guest tells me they plan to arrive at 2pm and then at 1:59 they text me and tell me it will now be 3pm, and then at 2:59pm, they text again...etc. I obviously realize not everyone can give such an accurate prediction (and I'm gracious!) but please remember this isn't a hotel with desk clerks just standing around waiting for you. It's just a tiny pet peeve I've developed after two years of hosting with airbnb. If you communicate and stick to the plan and give me fair warning if you need to change your arrival plan, we will get along fine! I promise!

There is plenty of room for a family of four or two couples in quiet suburban neighborhood. We believe our apartment is unique because of the living space. With two bedrooms, a bathroom, and a very large family room, we have over 1000 square feet of living space. Our apartment is not child proof. Children will need to be watched at all times. We are located 29 miles from Hershey, PA (Hersheypark, Hershey Chocolate World, and Hershey Zoo. It is a great neighborhood for walking or jogging. Getting AroundOff street parking is included on site. We are less than two miles from Lancaster Airport. We are less than two miles from the Train Station. An Uber Driver readily available. Other Things to NoteWe feature a large world map in the apartment. When a guest checks in, we give them a "red dot" They place their dot on the map to signify where they are from. We've hosting many guests from all over the world including China, Australia, New Zealand, Israel, India, France, Germany, England, Spain, Ireland, and the United States. Places to Go - Things to see: The Amish, Amish Buggy Rides, Amish Village, Sturgis Pretzel Factory, Kitchen Kettle Village, Dutch Wonderland, Wilbur Chocolate, Turkey Hill Experience, Landis Valley Farm Museum, Lancaster Central Market, Rockvale Square Outlets, American Music Theater, Sight and Sound Theater, Root's Farmer's Market, Spooky Nook Sports Complex, Overlook Park, Overlook Golf Course, Strasburg Railroad Museum, Hershey Park, Hershey Chocolate World, The Fulton Opera House, and Lancaster Barnstormers Baseball. Overlook Park is located less than 1 mile from us. They have an 18 hole golf course, driving range, mini golf, activity center, swimming pool, Library, and Barney's Restaurant. Lititz, PA - winner of the "Coolest Small Town in America" award 2013 - 6 miles from us. Places to eat: Bird-In Hand Family Restaurant, Iron Horse Inn, Good n Plenty, Greenfield Restaurant, Lancaster Brewing Company, The Log Cabin, Molly's Pub, Ciro's, Roma's Pizza, Olive Garden, Annie Bailey's, Checkers Bistro, El Rodeo, and many, many more! Local Colleges and Universities include: Stevens Tech, Lancaster Bible College, Millersville University, Franklin & Marshall, and Elizabethtown College. If you are interested in attending graduation, parents day, or just looking at possible college selections, we are located very close to all of the colleges listed. We are close to shopping areas including Park City, Tanger, Outlets, and Rockvale Outlets. Guests are welcome to use the patio, large yard, picnic table, and swing. I am an UBER Driver; I can provide local transportation and airport pickups and deliveries.

Offered: Master BR with Master bath near balcony porch - there is a queen bed in this room but twin beds are sometimes available in another guest room if requested with advance notice; attic suite (also pictured) that runs the length of house sometimes is available with separate bath if not rented to a longer-term tenant (see other Airbnb listing to book attic - has separate calendar of availability/ bookings) Bathrooms are older but rest of house is renovated/ upgraded. House sits on 1.5 acres of park-like setting with huge old trees. Pleasant area for walking/ running. Plenty of parking, bus line at bottom of driveway; close to town and highways for easy travel/ access to other cities. Pets welcome with additional deposit -- will discuss before booking (usually $200 refundable deposit depending for short-term stay). A stay of one week or longer requires a $25 cleaning fee vs. $15 and possibly a higher pet deposit * Armstrong World Industries is/ was a manufacturer of floor/ ceiling/ wallcoverings world-wide w/ corp headquarters in Lancaster. As their Idea House in 1953 my family home featured many unique floor linoleums/ wall coverings etc with each room decorated in a different theme/ props/ furnishings, etc. Guest AccessEntire house and property, patio, BBQ, use of kitchen. Note there is a queen bed in Master BR. If guests do not want to sleep in same bed, there are twin beds sometimes available in another guest room not listed here if there is not another long-term tenant occupying that room. Simply book the Master BR and I will offer you the twin beds guest room upon your arrival. There are also day beds in the basement for children or additional guests for a small surcharge, also a queen air mattress if needed. My attic bedroom has a double bed (also listed here) is as an additional booking option. There is a folding sofa chair in the attic bedroom that can serve as an extra bed for one person (basically a 6 " thick foam mattress on the floor) for which I can provide linens. Interaction with GuestsI or my House Manager try to be there to welcome the guests, give them a tour, make sure they have WiFI code etc. and try to accommodate guests' request for check-in time but we both work so sometimes we have to leave a key for guests to let themselves in/ giving them instructions where things are. We try to give guests privacy but are certainly there to answer questions about the area, make suggestions re places to eat etc. and are always accessible by cell phone. I NEVER RENT ROOMS IN MY HOUSE IF I OR HOUSE MANAGER ARE NOT GOING TO BE THERE. The NeighborhoodBeautiful old upscale area of Lancaster with large older homes and mansions. Lots of trees and wide streets to walk. Getting AroundA bus line to downtown Lancaster is at bottom of my driveway. My home is a 5-10 minute drive from downtown and 5 minute drive from easy access to major highways. Amish farm country is about a 10- 20 minute drive in any direction. Other Things to NoteFor a long term booking of 1 month or more cancellation policy is 30 days. For short term booking of less than one month cancellation policy is one week.

    In 1985, Vivian and Bob Abel, two teachers with a penchant for old houses and antiques, purchased a stone farmhouse built in 1842. It was surrounded by 48 acres of pristine farmland and several outbuildings. After renovating the house one room at a time, adding gardens and restoring the outbuildings, the owners turned their attention to preserving the 1809 stone bank barn. In 1998 work was begun to convert the barn into a bed and breakfast that combines today's modern luxuries with the barn's original architectural features. Pheasant Run Farm Bed & Breakfast opened its doors to guests in 2002 and was presented with an award for Adaptive Re-use by the Historic Preservation Trust of Lancaster County. It also received an Award of Excellence from The Keystone Chapter, Associated Builders and Contractors, Inc. for interior finishes. The property remains a working farm with 26 acres of corn and alfalfa crops.

    The Space We have created a "Users Manual" for our home that should serve you well. Our adult son lives nearby and is available to answer any questions. We also are usually available by phone. Our home has no central AC but there are two window units if needed. Ours is a hands-off type of rental. It's not a bed and breakfast so we don't supply any added services beyond a great place to stay and relax. Guest AccessYou will have access to most of the house including the yard and grounds. We have cable TV and Wifi. We are in a safe neighborhood but locking up at night and leaving the front outdoor lights on is not a bad idea. Metered parking is around the corner. I usually find a parking spot within my block. You do not have to move you car after you arrive. Friendly taxi and Uber is available in Lancaster City. The NeighborhoodThis is one of our favorite streets in the whole of downtown Lancaster. Tree-lined, wide and walkable, you will enjoy the diversity of the homes. The large spa on the corner, Visage, is in one of our favorite old Lancaster homes. Getting AroundPublic transit is available to/from Philadelphia, New York and Harrisburg via the Lancaster Amtrak Train Station just 2 blocks (a 5-minute walk) away and buses are available in the city, but a car is preferred to see all the sites and especially the countryside. The room has a small closet with hanging space, vertical drawer system, bookshelf, nightstand, full length mirror and a small laptop table. The bedroom is located in the back of the apartment next to the bathroom and has a private entrance, if desired. All in all, this a comfortable, simple room with lots of storage! The room is very quiet and includes a full bath along with a stocked Keurig for coffee or tea along with a small microwave and mini-fridge. One of the best features is that you can control your own heat or air conditioning. Guest AccessGuest will have access to the kitchen if needed and a very large back patio. You will access the house though the back door, which has a combination lock. The access code will be the last four digits for you cell phone number.       This guest suite features four bedrooms and three full bathrooms, along with a sitting area and a kitchen (kosher available on request) that features full size appliances. The bedroom layout is as follows. Master Bedroom ( 1 Queen bed, private bath, dresser & mirror, closet). Master Bedroom ( 2 twin beds, private bath, closet). Queen Bedroom with dresser, mirror & closet. Two Twin Beds with closet. On site parking on our lot is free. We are close to Longs Park, Buchanan Park, Franklin & Marshall and the RT30 on/off ramp. Linens and towels are included and basic hotel amenities are included.. Property is in a great neighborhood, right near Franklin & Marshall College, lots of shops, stores right near by. The Guest Suite is also about a mile off the highway so there is very easy access to Route 30 and Amish tourist attractions. Free Parking on site.

The NeighborhoodWe have an excellent neighborhood and a great neighborhood group to steward it (Neighbors United). The apartment is close to the train station, stadium, Franklin and Marshall, and Lancaster General. We have several neighborhood bars, but are only a 15-20 minute walk to everything the downtown section of the city has to offer. On of my favorite things about this part of town is how easy it is to enjoy the city, but also get in and out of town. Getting AroundClose to the train station (with direct route to Philadelphia, Harrisburg, and New York City - which also means you can get to the Philadelphia airport without a car). The apartment is also near all of the bus transit and there is a rental car place about five minutes up the road. Other Things to NoteI live with two beagles, so guests will have to be alright with dogs. They are very friendly with everyone one and are more couch potato than dog.

We are just over 2 blocks from Franklin & Marshall College and Lancaster Theological Seminary. Amish attractions are just a short drive away and Amish buggies travel past our home. Getting AroundWalking, auto, public transportation - bus schedules available, UBER, taxi. We are two blocks south of Franklin and Marshall College and Lancaster Theological Seminary. We are a 15-20 minute walk or stroll mostly through residential neighborhood west of Central Market and the Convention Center. We have guide books with maps for the city and county available. Other Things to NoteWe are LGBTQ friendly and welcome guests of all ethnicities and backgrounds. Our dog Woody is very friendly and is confined to his crate when we are not home. Maxine the cat will probably ignore you. Special note: there is a gate on the front porch (for Woody), the latch is a slide bolt on the inside at the top and the gate swings in. Our neighbors have the same gate so don't use it as the identifier for our house. Our red porch drapes are our most distinctive feature for easy identification. The house number is on the pillar on the right of the front steps. Guest room is on second floor as is private hall bath for second floor guests only. Second floor screened in porch for 2nd floor guest use only. There are 9 steps to front door and 18 steps to 2nd floor. Front of second floor and all of third floor are closed to second floor guests. Parking is on street and it is free. Please park tight to the next vehicle in line so as to maximize available parking for others. Thank you!
