Depending on your preference we can leave the king size bed as one or split it into two-single beds. Either way you should experience a restful night's sleep. Next to the bedroom there is a large private bathroom just for guests (see photographs) with a “jetted” bathtub, and a Maytag washer/dryer (laundry soap provided) for your added convenience at no additional cost. You may store staples such as milk, soda/pop, yogurt, fruit, wine, beer, and cheese in the refrigerator in our kitchen. If you prefer to have use of a kitchen we also offer a private one bedroom apartment in our home with a kitchen and queen sized TempurPedic mattress--available in mid-spring through December 31. Turn the dial on the Air-to-Air heat Exchanger and that usually removes bathroom moisture after a shower, strong perfume smells, etc. Our home is a historically significant structure made from a hardwood post and beam "Bank Barn" dating back to 1868. We restored the hand hewn post and beams into a 21st Century, one of a kind, technologically advanced, State of the Art “Green”, 2.5 story, 4291 sq. ft. home. We are located in Chester County, PA known for its beautiful landscapes filled with green lush vegetation and rolling hills. Specifically, the scenic route to Longwood Gardens from our home as described by Tom our guest “was an enthralling experience” (See photographs). In our opinion, there isn’t a big enough incentive to stay near Longwood Gardens and miss out on the breath taking landscape that exists along the 20 minute drive from our home to Longwood Gardens. From time to time we find that guests are disappointed with the location of our home. We’re not sure why Airbnb asks guests to rate properties for their location. Actually, we think the question/rating should be: How well is the location in the listing described? Is the location map in the listing helpful? We do our best to verbally describe our location and we use the term suburban/rural. It takes approximately one hour without rush hour traffic to drive into Philadelphia. Pennsylvania Dutch country is a 25-30 minute ride at almost any time of day. We also provide exact distances to various attractions that we know guests often visit. If you have any questions or concerns about our location please send us a message before booking a reservation. We really want you to enjoy your stay and have it be convenient for your purpose(s). We are 21.1 miles to a major Outlet Center with 60 designer outlets and 30.1 miles to the second largest retail shopping mall in the United States with a diverse merchant mix of over 400 stores. Are you interested in a "NON-tourist" PA Dutch Country experience? We shop where the "Locals" shop and if you are looking for something specific chances are we will have at least one recommendation to offer. “A good base to go lots of places in Chester and Lancaster counties…great for exploring the surrounding areas”, Fran. We are close to numerous horse farms & horse training centers. In May 2016 our guest Sandeep “volunteered at the nearby horse trails” for a weekend event and Louisa spent many nights with us while training horses to jump at a farm within walking distance of our home. In the fall of 2016, Danni stayed with us because her daughter was participating in a National lacrosse tournament at the U.S. Sports Complex. Danni remarked that- “my daughter loved the jetted tub after a day of lacrosse”. Also, many visitors chose to stay with us because of the very close proximity (1.2 miles walking distance) to the only Mazar in North America. Guest AccessThere is off street, safe, free, private parking to leave your car during your visit and the guest area is fully wheelchair accessible. Check-in is between 3 PM until 10 PM. If possible, we like to greet our guests on arrival. Having some idea of an anticipated arrival time allows us to plan our activities accordingly. Philadelphia; Downtown Lancaster; the Main Line; Lancaster County; Premium outlets; Amish Country for farm fresh produce during the growing season; the second largest mall in the US; Valley forge National historic park; Marsh Creek State park for boating and French Creek State park with miles of hiking/biking trails; and the Schuylkill river bike trail are all within driving distance from our home. (25-40 minutes depending on traffic) We consider our location as suburban/rural. The roads are scenic and winding with rolling hills, yet we are within driving distance of movie theatres, restaurants, breweries, etc. A few favored attractions: Longwood Gardens, Brandywine River Museum; United Sports; Equestrian Centers; Historic Covered Bridges; a Mazar, etc. See some details below: Laurels Preserve (5) miles away. "Native Americans once fished the streams that are now called Buck and Doe runs. Millworkers harnessed the water for gristmills and a steel rolling mill during the late 18th and early 19th centuries. For decades in the 20th century, the King Ranch grazed cattle in lush pastures adjacent to the streams. The Mazar located 1.2 miles away on 100 acres of Chester County farm land (aka Fellowship Farm). Travelers from all over the world come to visit the Mazar seven days a week from sunrise to sunset. There is a lush garden area that begins blooming in early spring and continues through the fall. There is a welcome center for visitors to meet local residents and talk with students of Bawa Muhaiyaddeen. Multiple Equestrian Centers throughout Chester County in areas such as Cochranville, Unionville, and Honeybrook provide horse boarding, horse shows, fox hunts, etc. "United Sports is a 127,000 square-foot indoor, 60-acre outdoor sports complex located in the heart of Chester County, PA. This privately-funded project transformed a historic, but long-neglected, airport into a major center for public recreation and field access. Getting AroundThere are just a few local businesses within walking distance (30 minutes each way or less) for eating out or purchasing groceries. There are two local Amtrak train stations, one in Parkesburg and the other in Coatesville with service to Philadelphia, Washington, New York, Lancaster and Harrisburg. The Septa regional rail train station is in Thorndale for travel to and from Philadelphia’s 30th Street, Suburban, Market St. East stations. We drive for UBER and LYFT and can provide for your transportation needs during your stay in a Volvo S80. There are local car rental agencies as well if you wish to rent a car. Millennium Car and Limo Service is a local company that operates 24-7 if you need transportation for more than 4 people at a time. If you are arriving via airplane at the Philadelphia International Airport you can take an Amtrak train to the 30th St station in Philadelphia and from the 30th St station take the Septa Thorndale/Paoli train west to the end of the line in Thorndale. Please NOTE: Septa’s Thorndale/Paoli train does NOT operate in or out of Thorndale on Sundays or holidays. All passengers must exit or enter the train on a Sunday or Holiday in Malvern, PA. It is also possible to take AMTRAK to Parkesburg and you will need to check availability, rates, etc. Other Things to NoteWe provide sheets, pillows, blankets, towels, hand/body soap, and laundry soap. Our community is protected by a 24 hour police department that can be reached by calling 911. Even though we are located in a suburban/rural community we have essential services available such as an urgent care center (4-5 miles away), pharmacies, regional airport, and even a local dairy farm with fresh milk, eggs, etc. Guests in Pennsylvania are required to pay tax on their AirBnb stay. At the time of booking the 6% tax is added to the total room charge for stays that are 28 days or less. AirBnb handles the administration of the room tax on behalf of hosts and guests. The NeighborhoodWe are located in between Philadelphia and Lancaster. If you're looking to explore the Lancaster area and learn more about the Amish we are happy to give you some ideas on places to go and things to see. There are a few Amish bakeries nearby as well. Getting AroundThe train to Philadelphia is about a 10 to 15 minute drive, but a car would be very helpful in this area.

A more detailed, in-depth description of the space follows: The apartment is located on the garden level/1st floor of a 2+ story ("duplex") home constructed using an antique 1868 post and beam barn restoration. It is 1623 sq. ft. - larger than most ranch style homes with a private entrance through a 12’ x 14’ (168 sq. ft.) greenhouse/solarium. The 30' x 16' "Great Room" with TV (NetFlix and Hulu), real leather sofa, chairs, and dining table is a warm, inviting place to sit and relax with other members of your party. The private separate entrance allows you to come and go as you please without going through the main level front door. There are three (3) individual, private bedrooms with door locks and keys, 8’ closets with adjustable shelving and solid alder hardwood doors; a spacious 9’ X 16’ (144 sq. ft.) bathroom, and a 30’ x 16’ (480 sq. ft.) great room with track lighting. Ceramic tile covers the entire 1636 sq. ft., except for the marble floor in the bathroom and stone floor in the shower. The radiant floor heat keeps your feat warm in the winter. Casement windows throughout the apartment let in lots of light and open easily using a crank handle. The master bedroom measures 16’ X 23.5’ (376 sq. ft.) and it accommodates two people very comfortably on a Queen sized bed with a Tempurpedic (memory foam) mattress and direct access into the bathroom. A large corner desk with chair (near to a window) is ideal for using a computer, for storing office supplies, and organizing documents. The second guest bedroom is also large, 16' x 16' (256 sq. ft.) with a Queen Size Brass bed that sleeps two comfortably and a standard size desk and chair. The third guest bedroom is 16 1/2’ x 13’ (214.5 sq. ft.) with a full size bed, dresser, night stand with lamp, and rocking chair The entire apartment is wheel chair accessible starting at the secluded off street parking area to the 4’ x 4’ shower with a sit- down chair. The two bathroom doors lock when in use (see photographs). For your added convenience there is a Maytag stacking washer & dryer with laundry soap (no additional charge) and a large counter top next to the washer/dryer for folding clothes. The entire structure of our home was built using an 1868 hand-hewn post and beam barn that we turned into a 21st Century, one of a kind, State of the Art “Green", 2.5-story, 4291 sq. ft. energy efficient home. It won't matter whether your visit is in the heat and humidity of the summer or the frigid cold in the winter the environment is comfortable year-round. Wi-fi is free and the pass code is provided through the AirBnb reservation system when your reservation is confirmed. Please feel free to contact us if by chance you have not gotten the pass code. Guest AccessParking is private and off from the main road. There are NO steps to climb for access into the living space or your bedroom. From the parking area take the walkway to your right and follow it down and around the house to the solarium/sun room entrance door. The lock box is on the wall on the right side next to the entry door. You will receive the lock box combination prior to your arrival. Interaction with GuestsWe have fairly flexible schedules. We are involved in various activities but we enjoy interacting with our guests as time permits. It is important that your privacy be maintained. The NeighborhoodWe are nestled in a tall walnut tree grove off the main road in a rural area of Chester County, (also known as the historical "Brandywine Valley") PA. Our home is not visible from the main road. It is common to see: red headed woodpeckers, doves, blue birds, and most recently visiting mallard ducks (see photograph). Rabbits roam around our property, and on occasion a fox, blue heron or even an owl can be seen. Bald Eagles have also been spotted in South Chester County and are known to have a local nesting place. There are nearly 50,000 acres of land preserved in Chester County’s Open Space Preservation landmark program and we are less than 1.5 miles to what was once known as the King Ranch. This area has more than 1,000 acres of lush green pastures where cattle and horses can be seen grazing. Almost daily from early spring to late fall people can be seen riding bikes, walking along the Brandywine Greenway Trails, cannoning down the Brandywine River, and “Leaf Peeking”. There are many places of interest in Chester County for you to visit and you will need your own form of transportation to get there. The following is a list of some places that guests have mentioned they really enjoyed visiting: Specifically, the scenic route to Longwood Gardens from our home as described by Tom our guest “was an enthralling experience”. Take a scenic canoe trip with your family and friends down the Brandywine River just 4 miles from our home. "Before Chester County became known for it's beautiful road tours, it was known for the Brandywine River." Have an adventure in beautiful Chester County by canoe and have a day to remember. Visitors need to register as members. Some visitors chose to stay here because of the very close proximity (1.2 miles walking distance) to the only Mazar in North America. Travelers from all over the world come to visit the Mazar seven days a week from sunrise to sunset. The garden (maintained by local area volunteers) begins blooming in early spring and continues throughout the fall. The welcome center is a great place for visitors to meet and talk with students of M.R. Bawa Muhaiyaddeen". The United Sports Complex, a youth and adult sports center is just minutes away on Route 30 bypass and is located on 100 acres of land with a 127,000 square-foot indoor facility and a 60-acre outdoor sports complex. Pennsylvania Dutch Country is a 15-20 minute ride from our home. Ride on a real steam engine train and visit the train museum. From spring to fall you'll find all sorts of delicious freshly picked produce starting with snow peas, asparagus, and strawberries in the spring to hard winter squash in October. In addition to being close to the Pennsylvania Dutch Community there are many other places to visit: Multiple Equestrian Centers are located throughout Chester County and are within a few miles of our home in Cochranville, Unionville, and Honeybrook. Services and events include horse boarding, horse shows, fox hunts, tough mudder events, etc. The Brandywine Conservancy & Museum of Art is 17 miles away in Chadds Ford, PA. The Museum is open daily from 9:30 AM to 5 PM and features tours of Andrew Wyeth's Studio, America’s best-known twentieth-century artist. We are near to (20-30 minutes driving time) major corporate business parks in Valley Forge; King of Prussia; Chesterbrook; Great Valley; Malvern; Paoli; the Mainline; Frazer,; Exton, Lionville; Glenmoore; Downingtown; Chester springs; and Limerick. Route 30 By-Pass & Route 202 have undergone extensive reconstruction making access and driving time to the various corporate parks reasonable. We are also close to the Pennsylvania Turnpike entrance in Downingtown. Local train service is available to Philadelphia from three locations, Parkesburg, Coatesville and Thorndale, PA. Travel time by train to Philadelphia is one hour (+). Train service to New York and Washington connects in Philadelphia. Lancaster and Harrisburg train service is available at the Parkesburg Train station 4 miles west of our home. Airports: Philadelphia International Airport; Thurgood Marshall Airport (aka-BWI, Baltimore Washington International) Local Airports: Chester County G. O. Carlson Airport Getting AroundWe drive for Lyft and Uber and are available during the day into the late night. Let us know if you wish to celebrate at one of the local night spots and you don't want to drive while under the influence. We can provide for your safe transportation needs. The SpaceThe grounds have been completely landscaped by the owner, Tom, who owned his own landscaping business. Guests are free to roam the grounds at their leisure and enjoy the plantings and two ponds. There is also a garden room by a pond where guests can sit and look at the view from the far end of the property. Guests have a deck with outside seating. Our property sits back from the street access which makes it a quiet place to enjoy. Guest AccessGuests will have access to their own living area and parking area. We seek to honor God and believe in His definition of marriage. So nestled in the woods away from hectic everyday schedules is a romantic getaway for you as a husband and wife. Also perfect for your honeymoon or anniversary. For whatever occasion you choose to stay at Cozy Cottage you will be refreshed and rejuvenated. Although this cottage does tend to cater more to your romantic side of life, it is also the perfect getaway for a small family, especially with young children. Also perfect for a girls night out or ladies' retreat. Only will sleep 4 adults comfortably. (Keep in mind the bathroom/ bedroom is all one room/suite.) There is a small loft with 2 twin beds and pack and play crib for you to set up if needed. The master suite (all one room) has a queen size bed with dresser and chair while the bathroom has a big whirlpool tub with shower, toilet and vanity. There is a variety of lotions and bubble bath for you to have a long relaxing soak in the whirlpool tub, or you may choose to take a few steps outside in the hot tub, and sit under the stars while gazing at a full moon. The cottage has a well stocked kitchen with a stove/oven, refrigerator, and microwave, and keurig coffeemaker. Drop leaf table will nicely fit 2 people but can easily be opened up to fit more,(additional chairs in closet) The living room has a love seat and comfortable chair with ottoman, coffee table and electric fireplace. Several well stocked bookshelves and a flat screened TV with DVD player along with radio/CD player line the one wall..... This spacious and well kept Ranch style home is located just minutes from beautiful Lancaster County.
