The SpaceAn old barn has been stunningly converted to an airy, modern, contemporary home standing within 3.5 acres of peaceful property filled with many natural surprises within the landscape from a tree swing and koi pond to fruit trees, blueberry bushes and a private beach. This lot alone has so much to offer. However, the surrounding geography is good for hiking, bird watching, boating and visiting historic sites. Our bicycles, sunfish boat, volleyball net, hammock and croquet are for your enjoyment. To maximize your experience, we have gathered maps and brochures for upcoming events to guide you properly into your surroundings. It is a simple, seven minute walk to the beach down a tree-lined private path. Four Corners is less than a mile down the road. Multiple nature reserves and a vineyard are not far away. There are two permanent double bedrooms with 2 living spaces doubling as either bedrooms or entertainment rooms. There are dining areas indoors and outdoors. 2 bathrooms as well as an outdoor shower. There is heating, air conditioning, ceiling fans, nice cross breezes, and wonderful natural light with lovely views throughout our home. The NeighborhoodWith rolling green fields, stone walls and woods surrounded by water my house in with in one mile of charming shops and restaurants of Tiverton Four Corners is the perfect getaway for a family wishing to be in peaceful nature but at the same time an easy 40 mins drive to Newport and Providence. Getting AroundDriving is the way to get to the property, but once there guest can feel free to use the boats and bicycles in the double fronted garage

    The SpaceThe house is the former parsonage for the Amicable Congregational Church. Built in 1832, the parsonage is a one-and-a-half story, Greek Revival style vernacular structure with a central entry in a 5-bay facade. This building would have served as the residence for the pastor of the church. We purchased the property from the church in February 2014 and have spent the last year+ renovating this unique property. The scale, architectural details and site make this a special place to visit. Guest AccessIn addition to a private bedroom, bathroom and sitting room/den space that are reserved specifically for guest use, visitors may also have scheduled access to the kitchen, laundry and dining rooms as well as enjoy a spacious deck that overlooks two and a quarter acres of naturalized and landscaped property. Interaction with GuestsThe home is our primary residence but my partner and I both work in the City of Providence--allowing for helpful interactions but also a good amount of space & privacy. The NeighborhoodTiverton Four Corners has become an important center for antiques, fine art, decorative crafts, and cozy shops nestled into a quaint New England Village of 18th century buildings. Tiverton Four Corners is a unique place where visitors can eat homemade ice cream, gourmet sandwiches, and browse through more than two dozen small shops, a few antique shops, and several art galleries. Enjoy the fresh air as you walk the few steps between shops to peek in windows, sample artisnal cheeses and purchase quality goods of all kinds in an unhurried, friendly and charming atmosphere. Working farms and small commercial fishing fleets populate Tiverton and its neighboring communities, continuing the traditions of New England in a bucolic setting along the southern New England coast. This special area of southern Rhode Island is dedicated to preserving the natural beauty of open green spaces and rocky shorelines that best define New England's heritage. Getting AroundThere is not public transportation within our village-so you must arrive by car or hired transportation. However once here, you will find there is quite a bit to enjoy within walking or bicycling distance. A car will be required for longer ventures--and we do have one parking space to accommodate guests on the property. Other Things to NoteIn addition to the cultural and shopping attractions, guests will find lots of nearby recreational opportunities including walking and hiking trails, land preserves, beautiful coastline and sandy beaches. There are a number of local historic sites and house to visit and a small but interesting assortment of local vineyards & miro-breweries.

Eat in kitchen (counter space) but access to outside picnic table and BBQ grill. One bedroom with a queen matress. Unit is excellent for 2 adults. 1-2 children can sleep on the very long living room couch or the blow up mattress provided. Additional adult guests are $25.00 per night per guest. We can interact with you as much as you desire recommending interesting places in the area. The NeighborhoodThis is a very desirable neighborhood in Portsmouth and is known for the many walkers who take advantage of a quiet backroad with water views. Getting AroundWe are 1 block from RIPTA stop. Easy access to route 138, rte 114, rte 24 Other Things to NoteWe use the downstairs when not rented as our family room. In the winter months there is a pellet stove that heats the entire unit making it very cozy. A dog staying in the unit will be considered depending on the breed and temperament.

    The SpaceThe house has a ton of character and it lends itself for entertaining. Good size kitchen that is easily accessible and open to the main living space. The main living space is also open and spills out onto a deck overlooking the rear yard and entire Sakonnett River. Guest AccessAccess to private beach. The only part of the property that will be inaccessible will be the separate garage. The NeighborhoodBeautiful, friendly, and quiet neighborhood. Entire neighborhood is geographically situated in such a way that everyone has a great water view from their homes. Getting AroundPublic transportation= Taxi, Uber, public bus top at the top of the street. Everything that you may need or want to see is within 10-15 minutes. If you are feeling a little adventurous you can also get to Providence, RI and Boston, MA within a short amount of time. Other Things to NoteIf you have a small boat (equal or less than 25 ft.) and/or jet-skis. There is a private boat ramp 1 property over that we have rights of. There are several porches, one is screened and allows guests to sleep with the doors open at night to hear the water and bay sounds. Prudence Island is accessible by ferry or your own boat. It is a very unique place, somewhat of a hidden gem and remains mostly undeveloped. The bottom third of the island is a park with paved roads to ride bikes, abandoned military bunkers and an old dock to use for fishing. The cottage has an outdoor shower, kayaks, a cupboard full of fresh spices, linens , quality kitchen equipment, air conditioning, comfortable beds, and it is decorated with quality art and nice furniture. There is a coffee maker and coffee available for guest use in the kitchen. Interaction with GuestsWe live on the property and would like to greet our guests and are available via phone/text throughout their stay. The NeighborhoodOur backyard is a private two acre space with seasonal water views. Great for relaxing yet close enough to Newport and Bristol to explore. Getting AroundWe live off a main road and we are easily accessible to Newport (a 15-20 minute drive) -or roughly a $20 Uber ride. The Main road is very busy and not recommended for bicycling. We have many recommendations of great places to ride bicycles that are safe. Other Things to NoteThe bathroom is located in the main house, just off the kitchen and is private to cottage guests. While the backyard has a country feel, we are located just off a busy main road. The Police and Fire department can be, at times, seen and heard when accessing the road.

          The SpaceCome experience glamping at Melville Ponds Campground, just 5 miles from downtown Newport Rhode Island. Our 1977 Airstream Land Yacht offers guests a modern interior within the iconic Airstream shell. This is tiny living, while the Airstream does offer a full size toilet, small shower, two twin beds, couch, TV, induction cook top, refrigerator and microwave, this is still a small space. It’s likely that you will want to keep bags in the car and bring in the essentials for the day. Outside the camper relax in an Adirondack chair, enjoy a campfire and use the grill on your site, all of which is included with the cost of your stay. The campground is yours to enjoy. Take a hike down to the bay on our trail system and enjoy our large children’s playground. Coin laundry and WIFI service is also available to you during your stay. Take a drive or grab the buss to Historic Newport and enjoy endless natural and historical wonders, excellent dinning opportunities and lively nightlife. We hope to welcome you soon! Just 5 miles from downtown Newport Rhode Island. Enjoy the action in Newport or for a more relaxed day we invite you to stay on our end of the island and enjoy the campground, local winery, topiary gardens and quiet beaches. Getting AroundWe have a public bus stop, RIPTA, just a short walk from the front gate of the campground. The 60 bus will take you direct to Newport from there you can take a water taxi to the festivals at Fort Adams, a shuttle to Cliff Walk and the Mansions or begin your Newport adventure on foot. Stop in the front store for more information and to pick up a map and buss schedule.

Swim or paddleboard at the bottom of private stairway to the beach. Parking for 4+ cars. 2 large bedrooms (1 king bed, 1 queen bed) with ample closet space and dressers. Air conditioning units in each room. Private & separate entrance. We do have Big Green Egg grill for you to use but we do not have a kitchen, refrigerator, oven or stovetop for your use. We do provide coolers and ice for your use. There IS a Keurig coffee maker with a variety K cups provided. There is also a desk, chair and workspace set up for your use, along with Internet and cable access. The NeighborhoodThe neighborhood is very private and you'll notice how quiet it is at night. You will hear the waves crashing on the shore in the evening. Getting AroundThere is public bus transportation at the top of hill that travels into Newport to the south or bus service as far as Boston to the north. There is a liquor store, gas station, Subway, gourmet takeout store all within walking distance. (.5 miles). Many of my guests use Uber or Lyft to head into Newport and back for the evening. Lots of drivers are available and its much easier and cheaper than parking in Newport during peak tourist months. Other Things to NoteVery high quality bedding, mattresses, linens and towels. I have provided a Keurig coffee maker along with a desk, chair, lamp and internet access, should you be traveling on business. 5 mins to Polo grounds 5 mins to Newport Vineyards 7 minutes to Sachuest Beach 10-15 minutes to Newport mansions, restaurants and harbor. Swimming & 2 paddleboards for use at private beach front access at bottom of stairs. We do not have a kitchen for your use but we do supply coolers and ice.

          Escobar's Farmhouse Inn is owned by Jane and Louis Escobar. The inn is located across the street from Escobar's Highland Farm, one of Rhode Island's few remaining dairy farms. The Farm was acquired by Louis' father in 1937. The Inn has always been a dream for Jane, and she has worked diligently for several years to create a comfortable "home away from home" for her guests.

          Prudence Island is the unique, undiscovered yet welcoming jewel of Narragansett Bay. A vacation here is a true escape and one that will remain as a fond memory for years to come. The property is a year-round newly renovated three-bedroom home, traditionally and attractively-styled with panoramic views of the bay. The first floor of this bright and immaculate home features a beautiful eat-in kitchen, spacious dining room, tasteful living room, full bath and sun room with ten windows providing clear views of the water and the mainland beyond. The second floor features three comfortable and inviting bedrooms as well as a bath with shower. Outside is a front deck where you can watch the gorgeous sun rise over the bay while having your morning coffee. The spacious rear deck is perfect for grilling and al fresco dining while enjoying the evening breezes. It also features an outside shower great for rinsing off while still enjoying the sunshine. Relax in the yard on the hammock while sipping a summer beverage and devouring your favorite novel. You’ll enjoy the comforts of this property so much you may find it difficult to take leave to explore the island, but there’s much to see and do. Steps from the front deck is a beautiful private beach with clear waters perfect for swimming, sunbathing, fishing, clamming, snorkeling, boating and more. While some of the coastline here is rocky (water shoes recommended), throughout the island there are many sandy beaches you’ll want to explore. Prudence Island is very scenic and secluded, abounding with preserved natural areas that comprise 75% of the island. The serenity and slow pace here give it the feel of a simpler time and place – one without restaurants, bars or retail shopping areas. Basic provisions are available at two small country stores so it’s recommended that vacationers bring their own supplies. The island has a mix of paved and unpaved roads with few cars on-island making them ideal for biking, walking and jogging. Prudence has an impressive and well-maintained trail network featuring trails of varying lengths that link to interesting historical sites – birdwatchers, bring your binoculars! Sandy beaches are plentiful – and offer vacationers a secluded and tranquil escape from the everyday hustle and bustle of modern life. One bedroom features a queen-sized bed while the other has a double. Both have available closet & drawer/shelf space, plus ceiling fans in each bedroom keep things cool in the heat of summer. The bathroom has a walk-in, sliding glass door shower. The kitchen is equipped with oven & stove-top, toaster oven, microwave, coffee maker, and dishwasher.             Take a deep breath and slow down your pace to enjoy Island Time. This cottage is one story with an open floor plan and a well equipped kitchen. It sits on a double lot with a spacious deck providing a nice balance of sun and shade. It's only 300 feet to the shore with great beachcombing and an endless parade of varied vessels on the bay: tankers, freighters, sailboats, motorboats and lobster boats. The small store and ferry landing is less than a 1/2 mile walk, and on the way is the small community library. There is a nature preserve at the south end of the island with some summer programs and the Prudence Improvement Association has a variety of activities through the summer. 3/4 of the island is protected from development, and there are trails through the woods to explore.             Even though this historic treasure survived years on the tracks, a collision, the hurricane of 1954, and many years thereafter, it began to fall into ruin due to years of neglect. Unrecognizable as anything but a run down shack, the new owners were about to demolish it until they discovered what they had. Trolley Car #8 sent down from Laconia Car Company, Laconia NH in 1904! Once used as a popular form of transportation from Newport to Fall River in the early 1900's, this historic trolley was retired after a collision in Portsmouth. It was eventually brought to its current location on Baker Road in 1948 and used as a summer vacation home. The original owners added the large addition they used as a common room. Now sought after by New England museums, the trolley has been restored to as close to original as possible, right up to the ceilings and glue-glass windows. The "great room" is now a studio style, large bedroom w/ double bed, sleeper sofa, 12 ft. sliding glass doors facing the west shore and sliders facing north and leading to the private deck and outdoor shower. The Galley kitchen has a two burner induction range, mini-fridge, microwave, toaster and coffee maker. During your stay, there are a few things that we ask… • Please put all trash bags into the trash cans in the grey/green trash bin curbside – animals will get into bags. • Please put recycle items in separate bin. See below for more information. • If you brought a dog, please clean up after routinely so we avert any tracking into the cottage. And, please no animals on the furniture! • Beach chairs are located in the outside shed all the way to the right. Please do not lock the shed door. • You never know when a wind will come up plus there is the tide, so if you bring chairs down to the beach, please keep tabs so we don’t lose any. • Checkout Day – vacate by 10am 1. Empty the refrigerator and freezer 2. Wash all dishes 3. Put all dirty linens in the laundry baskets in the master bedroom closet 4. Lock the door and put the keychain on hook and ensure single key is in the lockbox and juggle combination Trash pickup is Tuesday morning 7am. Great place to unwind after a day of swimming, antiquing, wind surfing, etc.. Propane barbecue and table is also provided. The driveway has more than enough room for parking. The large private yard is a great place to play lawn games or just relax. The rocky/sandy beach in front of the house is great for fishing, picnics and exploring tidal pools. We have a glider swing right on the point to relax and watch activities on the water or the sunset. It is a 2 minute walk to Fogland Beach, the premier windsurfing place in New England. Instructions and rentals are available right on the beach. A 10 minute ride takes you to the quaint Tiverton Four Corners district with Gray’s ice cream (voted RI best), several antique shops, galleries, gift and home décor shops, bookstores and the 4 Corners Grill. Tour Sakonnet Vineyards 10 minute away. Local restaurants feature great New England seafood specialties like New England clam chowder, fried clams , lobster rolls. Enjoy shopping at the fresh seafood markets and country stands in Tiverton and neighboring Little Compton. There are major cultural activities in Providence and whaling history in New Bedford.

It was the opportunity of a lifetime for me to buy this beach house on a peninsula with water views from every window and a private beach. Lovely hardwood floors, walls are knotty pine. Careful restoration and updating of a period 1938 beach house. Casually but beautifully decorated with Heywood Wakefield American semi-antiques from this area, seagrass rug, and persian rugs. Kitchen updated June 2014, and new rugs, sofa and lamps June 2014, with some new photos. In order to keep the property well kept, we are selective about to whom we rent the house.
