You may just choose to sit on the deck, enjoy a drink, and watch our beautiful sunset! This is a convenient location for exploring route 77 south through lovely farming areas with beautiful stonewalls, Tiverton to Little Compton and Sakonnet Point. Our home is convenient to Newport and Route 24 to Boston, Providence, and Cape Cod. As there is no public transportation, a car is necessary. We have a washer and dryer available for your use. Many beaches are located within a half-hour drive or less, and one is a four block walk (5 min) away. Here are the names of a just few beaches. There are so many, you can't go wrong. You can pick a different destination every day! There is a reason Rhode Island is nicknamed "The Ocean State" I suggest you check the local beaches out on a map website to get a better sense of the distance to each one. Compare them with our location (60 Palmer Ave, 02878). We provide beach towels, chairs and boogie boards for our guests to use. • Grinnell's Beach - Tiverton (closest, but smallest and right near the main road) This beach is only a four block walk down the hill. It also has a life guard during the day. • Fogland Beach - Tiverton (a 10 minute drive, with gorgeous views and a vast expanse with two sides of a huge sandbar - one side is rocky and the other, more protected cove is sandy). The public section has life guards. • Sandy Point Beach - Portsmouth (15 minute drive onto Aquidneck Island, a long and sandy beach - guarded) • Easton's (First) Beach - Newport (20 minute drive, very popular Newport beach with concessions, guards, showers and boardwalk, next to Newport Cliff Walk) • Sachuest (Second) Beach - Middletown (best sand and no seaweed, one of the most popular on Aquidneck Island - concessions and guards). • Third Beach - Middletown (two minutes from Second Beach). A protected natural cove with no waves and shallow sand all the way out - so great for little children. The NeighborhoodSuper quiet neighborhood, with lovely sights within easy walking distance. The SpaceA beautiful, large tranquil historic stone house retreat available for family, couple or individual seeking a quiet getaway. This charming historic, English Tudor home features a large manor living room with lofty ceilings and a chandelier, a full library, 3 bedrooms and 3.5 bathrooms, as well as a large country kitchen with updated appliances. Fully furnished throughout, the home also features central modern heating and air conditioning, full house de-humidifier, a full house back up generator ensuring year-round comfort and security. Oak hardwood floors throughout. The ground floor south wing master bedroom features a log post queen bed and full bath with a separate shower. The upstairs loft bedroom features exposed beam ceilings, a fireplace, two twin beds, one full-size bed, and its own bathroom with claw-foot bath tub and a separate shower. The 3rd bedroom features a full size bed and has its own bathroom with claw-foot bath tub. The home is in a retreat setting with quiet gardens and vast property along with a five minute walk to a small beach with private roads for walking or biking. It is a perfect place to come away and rest for awhile, writers, artists, musicians and visionaries find the Stone House Study as a contemplative space for retreat and interior peace. All seasons and especially in the winter, the stone house study offers privacy and time for reflection from the library arm chair to an afternoon garden walk. This is a perfect place for people to stay for those visiting Newport for work or vacation. Newport Jazz Festival, Folk Festival, Newport Bellevue Avenue Historic District and the Newport Flower Show visitors will find that this is the perfect alternative to hotels. 20 minutes to Newport and 30 minutes to Providence, Brown University and RISD. A 5-minute drive south to Tiverton Four Corners will provide you with a bakery & cafe, restaurants, a small grocery store, and the best ice cream shop you will find in New England. Coastal Roasters on Main Road in the heart of Tiverton is our favorite coffeeshop. And beaches, beaches, beaches! Even in the winter time it's a great walk along the beaches. 20 minutes from Newport. 30 minutes from Providence. 1 hour from Boston. 4 hours from New York. If your family requires special arrangements or would like to hold a special event, fees and specific event approval are required for dinner parties involving more than 10 people. Guest AccessGuests will have private access to the entire home and property as well as the neighborhood beach and walking trails. Interaction with GuestsWe have a local house manager available if something urgent comes up, he lives locally, but other than the check in and check out process there is very little interaction with anyone. The NeighborhoodPrivate Beach Access! Quiet and peaceful surrounding that abuts the ocean and a bird sanctuary with hiking trails. A Stone House stay includes a walk to the beach followed by a contemplative retreat and a quiet dinner with family. A writer's haven with water views..... a place away from the city - but not too far from 'urbanitity'. Getting AroundNot much for public transit. A bus does run up and down main road Tiverton but you pretty much need a car to get around. Bikes are helpful for short jaunts. Other Things to NoteThe Stone House is an epic retreat house. Please also make use of the BBQ and the outdoor shower in the summer time months. There is a strict No Smoking policy in place at the Stone House both inside and outside. Please refrain from smoking on the grounds or near the home while enjoying the property.

The SpaceYou will love this house! It is a modern log home in a tranquil setting that feels like Vermont or Montana but is an easy drive to Newport and/or Providence. Little Compton, RI and Westport, MA are scenic New England towns full of character and are right down the road. The landscaped yard is spacious with a huge deck, koi pond, firepit and woods in back. A perfect place to get away and enjoy a peaceful retreat for a few days- or to be in easy proximity to Newport and Providence without dealing with the bustle and tourists! Guest AccessThe kitchen, living room and dining area have an open floor plan and you are invited to use those areas freely and make yourself at home. There is also a front porch, large deck and a spacious landscaped yard which you are sure to enjoy! Interaction with GuestsThis is really up to you. I will be here during your stay but will give you as much privacy as you like. Please see below for information about holistic healing sessions. The NeighborhoodThe house is located on 1 1/2 acres on a very quiet road. There are neighbors fairly close by but when the leaves are on the trees I can't see any houses. I love that it feels very private but is not isolated. There are some great restaurants in the area as well as nearby hiking trails, bike paths and beautiful beaches within 15 minutes. Getting AroundI have a large parking area so parking is not a problem! You will most likely want to rent a car since I am not on a route with public transit. Other Things to NoteI am a sound therapist and licensed massage therapist. The house is full of musical instruments including crystal and Himalayan singing bowls and several vibroacoustic sound tables- similar to a massage table but with speakers built into them. When you lie on it, you feel the vibrations of the music through your whole body. With this in mind, I offer deeply relaxing sound healing treatments to my guests for an added fee.

The SpaceThis amazing country location is the first floor apartment on a 19th century estate with a lazy front porch overlooking 5 acres of open space. Relax in your own garden or stroll our private lane to watch the sunset over the Sakonnet River. Sakonnet River Cottage is situated on the grounds of a former private farm estate from the 19th century. A short walk over the hill brings guests to the beautiful Sakonnet River, a branch of the Narragansett Bay, where plenty of wildlife, birds and boats of all kinds can be seen from the pier. The cottage is a short, country ride through stunning farmland, vistas, villages and farm stands to some of the best beaches in New England. The quaint shops, galleries and restaurants (including a world class cheese shop and the best ice-cream in the state) of Tiverton Four Corners are a great way to while away an afternoon or evening during your stay. The Tiverton Art community offers plenty of opportunities to view and buy original art works created right in the neighborhood. Even though Tiverton feels pleasantly remote, it is an still an easy drive to Newport (13 miles) and Providence (23 miles), And close enough to Cape Cod, Martha's Vineyard, Nantucket, and Boston to include a day trip while you are visiting. At the end of the day , you will return to a peaceful oasis with fantastic beds, a serene view and a cozy kitchen. The Sakonnet River Cottage is a lovely apartment on the first floor of what was once the care-takers house for the farm estate. It is roughly 1200 square feet with two bedrooms, a brand new, large, eat-in kitchen, a roomy living room and a freshly updated bathroom. Your own private access will be through the front door and will include full use of the front porch and a lower garden sitting area. The gardens were established over 30 years ago and include a variety of specimen trees and exotic shrubs and rolling lawn. The lower garden is the most secluded part of the grounds with a beautiful view of the house, plantings and mysterious water tower. Guests can also enjoy a stroll down the tree lined lane to enjoy views of the bay and the setting sun. There is parking for two cars. The owners of the cottage live on the the second and third floor of the same building and will be available for suggestions and recommendations as needed. Guests will enjoy the full privacy of their own apartment. Guests are encouraged to make full use of the kitchen, which is outfitted with just about any tool you may need to make anything from a cup of coffee to a full gourmet dinner. It is a vintage 1930's beach house with lots of space and privacy as it is on a double waterfront lot. Central air conditioning, 4 bedrooms, 2 baths, 2 living rooms, gas fireplace turns on instantly, sunroom, large dining room, kitchen, patio and 2 car garage, LG washer/dryer. 2080 SF of living space. Granite block outdoor fireplace that takes charcoal or wood, original to the property. Quiet, no outlet street so no traffic. One of the four bedrooms is actually 2 rooms as you will see on the floor plan, attached in the photo section. This was a once in a lifetime opportunity for me when I bought this beach house on a peninsula with water views from every room. This is my summer home and I rent it when I am not using it. Lots of sailboats out on nice days. It is just instant relaxation, just walking in or out. Central air conditioning which is not the norm in RI; most houses have no AC or window units in the bedrooms. Private beach is bordered by conservation land. Small sandy beach with seashells. Small fist size smooth rocks at the water's edge tapering horizontally after about 20 feet to a smooth sandy bottom. Recommend aqua socks or fisherman's sandals. Though the neighbors walk on the beach, my family is usually the only one swimming (it's my vacation!!). So it is very private and quiet. You can kayak off the back of the house. My son loves to do that. Wifi, cable and house phone from Cox communications There is an outdoor table and six outdoor chairs if you like to dine al fresco or have a cocktail at sunset. There is a beautiful hammock. Newport mansions are 8 miles, so all the fun of Newport without all its noise at night. All the clams and lobster you will love is served at the nearby restaurants. Flo's Clam shack is listed as "Best of RI" in Rhode Island magazine, on Park Ave. it is less than one mile. Doris Dukes Newport mansion is called Rough Point, and it has it's own veb site. It has only been opened to the public in the last 8 years, and is perfectly preserved as she left it, down to the magazines! This is the second home of a professional and we take credit cards so you can rent without worry. This is our vacation home so it should be stocked with about everything you need such as paper towels, TP, dish soap, body wash, Kleenexes etc. Not shampoo because people are particular about that. The kitchen is stocked with most spices for cooking and other things. One dog Ok, no cats or smokers. Dogs must be housetrained, not sleeping in the beds or lounging on the furniture, and must be crated when left alone. I have to ask this since some dog owners have not been as responsible as I would have thought and caused damage. Property manager is always available, lives nearby. FLOOR PLANS are the very last two of the photos. Maximum occupancy is eight people. Frequent questions: Yes, linens are included, sheets, towels and 6 swim towels Rate includes normal cleaning after departure, there is no additional cleaning fee Yes, you can walk out the back door to the beach. It is a spacious home with plenty of parking. 4 bedrooms with double beds and one room with a single, will sleep 9 comfortably. 2 full bathrooms and a contemporary kitchen with gas stove. We have two decks, north side and south side of the home. After a day of discovering Newport Island take a swim in the in-ground pool. Use the gas grill for dinner and cocktails on the north deck to see a beautiful sunset over the bay and Hope Bridge. WIFI, TV, Cable, Stereo hooks up and washer/dryer are all available. Interest nearby; Town beach, Montaup Country Club semi private course, boat ramp, and restaurants with water views are all with in a mile from the home. Great biking and walking to the town. Newport Polo Club is 10 minutes from the house with Newport town and beaches apprx 30 minutes. Guest AccessWifi, pool, gas grill, and cable TV are all accessible.             Magnificently situated ocean front home on a peninsula so it has water views from EVERY window . Walk to the beach from the back door, 200 feet away! Total relaxation! It is a vintage 1930's beach house with lots of space and privacy as it is on a double waterfront lot. Central air conditioning, 4 bedrooms, 2 baths, 2 living rooms, gas fireplace turns on instantly, sunroom, large dining room, kitchen, patio and 2 car garage, LG washer/dryer. 2080 SF of living space. Granite block outdoor fireplace that takes charcoal or wood, original to the property. Quiet, no outlet street so no traffic. One of the four bedrooms is actually 2 rooms as you will see on the floor plan, attached in the photo section. This was a once in a lifetime opportunity for me when I bought this beach house on a peninsula with water views from every room. This is my summer home and I rent it when I am not using it. Lots of sailboats out on nice days. It is just instant relaxation, just walking in or out. Central air conditioning which is not the norm in RI; most houses have no AC or window units in the bedrooms. Private beach is bordered by conservation land. Small sandy beach with seashells. Small fist size smooth rocks at the water's edge tapering horizontally after about 20 feet to a smooth sandy bottom. Recommend aqua socks or fisherman's sandals. Though the neighbors walk on the beach, my family is usually the only one swimming (it's my vacation!!). So it is very private and quiet. You can kayak off the back of the house. My son loves to do that. Wifi, cable and house phone from Cox communications There is an outdoor table and six outdoor chairs if you like to dine al fresco or have a cocktail at sunset. There is a beautiful hammock. Newport mansions are 8 miles, so all the fun of Newport without all its noise at night. All the clams and lobster you will love is served at the nearby restaurants. Flo's Clam shack is listed as "Best of RI" in Rhode Island magazine, on Park Ave. it is less than one mile. Doris Dukes Newport mansion is called Rough Point, and it has it's own veb site. It has only been opened to the public in the last 8 years, and is perfectly preserved as she left it, down to the magazines! This is the second home of a professional and we take credit cards so you can rent without worry. This is our vacation home so it should be stocked with about everything you need such as paper towels, TP, dish soap, body wash, Kleenexes etc. Not shampoo because people are particular about that. The kitchen is stocked with most spices for cooking and other things. One dog Ok, no cats or smokers. Dogs must be housetrained, not sleeping in the beds or lounging on the furniture, and must be crated when left alone. I have to ask this since some dog owners have not been as responsible as I would have thought and caused damage. Property manager is always available, lives nearby. FLOOR PLANS are the very last two of the photos. Maximum occupancy is eight people. It is located in the peaceful, safe, Common Fence Point area of Portsmouth, with a water view of Mount Hope Bay. You'll have a bedroom on the second floor. The room is perfect for two friends or a couple, with two twin beds one extra long. Brenden and his very friendly indoor cat, TC, are quiet and considerate housemates. The kitchen and bathroom are new, the house has wood floors, and a very welcoming feel. There are ceiling and window fans, and sea breezes, but no AC. The house and yard are cheerful and relaxing. Please take note: the stairs to the bedroom turn and are steeper than stairs in modern homes, so may not be a suitable choice for someone who has difficulty walking or climbing stairs. Guest AccessYou have a shared kitchen and dining area, and living area to sit and read, one full bath with tub/shower. Plenty of off street parking. If needed, there is laundry in the basement. Interaction with GuestsI will be available by phone or text, and live only 3 miles away. My son Brenden maybe around if not at work, but you are free to come and go as you please. There is so much to do in our lovely area- walk by the water or on the beach, relax in the yard and enjoy the sea breeze, drive to historic Bristol or to Newport or Providence. It is extremely private (no neighbors at the house). The front room has a vaulted ceiling. Half the room (right side of entry) has a full size bar with bar stools and a large dining room table with chairs (not a tight fit - roomy). The left side of entry has a couch & chairs, glass coffee table (French Provincial style), upright piano, large glass china cabinet. There is also a huge stone fireplace (not in use and not to be used). There are unobstructed windows on 2 sides of the room that face the water. Beautiful sunsets! The 3rd side faces the driveway & woods. There is a full kitchen with a skylight as well as roll out windows facing water. There are 2 bedrooms. One has a full size bed. The other has a queen size bed with a window that opens to the sun room at the other end of the house. There's a laundry room just before you reach the sun room. The sun room has a small hot tub (may not be ready for the 2016 season which is why I dropped the price), couches, treadmill, stationary bicycle. All face the water. The sun room has sliding glass doors on 3 sides. Only 2 sliders are used as entry ways. Both lead to the "L" shaped deck where there is a gas grill, a glider, and a resin table with umbrella and chairs. There is a large patio at the other end of the house with some furniture. There is a small beach on one side of the property and cement steps leading into the water at the other end (house property area is pretty much round). Trees keep the place cool on hot days. There is also a canoe, paddle boat, and life jackets available for use. I will add a video later so you can get a complete picture of the place. It's about 15 min from Newport. It's about 15 min to Horseneck state beach in Westport MA. It's about 15 - 20 min from the Bristol bike path (beautiful path - goes through Colt state park - about 20 miles long). There is a 1000.00 damage deposit. Prefer renters for a minimum of 1 week (7 nights). Contact me for more information on shorter stays. It's very quiet and private. Nice place for 2 couples to rent and split the cost. It's a luxury spot home. If you have a pontoon plane/sea plane/float plane, you can land on the pond and moor it by the beach. You can fly in for your stay! The laundry room has full size washer & dryer. There's also a clothes line. If not familiar with Stafford Pond, it's huge - looks more like a lake. I think it's about 2 miles long. The other side of the pond is wooded (no building allowed). Not a busy boat pond. A few fishermen & you may see a jet ski or a motor boat (1 or 2). You can launch a boat/jet ski from the beach. Only people living on the pond can use fuel powered engines. If you have your own water 'toys', bring them.                             First Light is at the head of the Sakonnet River and runs south to Marthas Vineyard sound. Sailing from our guest mooring to Sachuest Point and a visit to the Norman Bird Santuary before heading further south to the Islands is quick with a good breeze. Our mooring accommodates up to a 30' vessel. First Light packs a lot in a small package. Main living area on second floor leads out to a large wood deck, which is 11' above high tide mark. Making for a nice vantage point to view the only traffic you'll have to concern yourself with, boat traffic. Comfortable, inviting and casual is the theme throughout the home. Like clockwork, everyday around 130/2pm, the Narragansett breezes start out of the Southeast. The casement windows are crank out and set in just the right spot, are great for capturing a cool breeze to flow through the entire house. Keeping things cool in the evening. Each room has a ceiling fan and there are portable's as well. We'd rather enjoy the sounds of the outdoors than get an ac. You will be captured by a sound and then realize its the ocean surf crashing the beach. Priceless. I do hope you get to explore and enjoy this special natural habitat. Blue heron frequent a little tidal pond at low tide, just feet from the deck. Narragansett Bay and Mt. Hope Bay's water quality improves each year. We swim safely and securely behind the house. Its great with water sandles. Bring your tire tubes, anchor and create a little family floatilla. The tide rises to our small boat ramp off the lawn, which can accommodate small water craft. Low tide exposes 100 yards of the river rock shore line. Sandals or water shoes are recommended for a more enjoyable experience, and the west side of our peninsula has a sandy bottom for a romantic, sunset stroll. Three bedrooms on the third floor with east and west decks for fabulous views of sunrise on the Sakonnet River or sunset on the Mt. Hope Bay. There is also a twin bed that can be set up in the master bedroom to accommodate one. Stunning views of three bridges and if you look straight up at night, the Milky Way. The yard is large enough for frisbee and lawn darts. Your children can enjoy the yards swingset and a full playground is a short walk away. We have one childs sit on kayak and one adult sit in kayak for exploring the miles of marsh and shoreline around First Light. There is also a 18' heavy duty canoe to use, but please bring life jackets if desired. Inside family fun with plenty of board and table games. Scrabble, several different Trivia Pursuits, Jenga, Domino's, cards, Parchessi< Scattagories, Madgrab and more. Dining destinations are from five to thirty minutes away. It's like the United Nations of gastronomic delight in our area. From healthy to heart stopping, we've got it all. Tiverton's BoatHouse (5 min), Bristol's Oyster Bar, DeWolf and Pomodoro. (10 min) Or head north to Fall River for Portuguese. Warren has several great restaurants and a jewel of live theater, Second Story Theater is always fun entertainment. Enjoy panoramic waterfront views that impart a cruise-like atmosphere from the large deck, main living areas, and bedrooms. Watch the sun rise as it slowly peaks above the horizon and lights the early morning sky and enjoy the colorful skies of most sunsets. Marvel at the twinkling, fire-fly like lights that the Moon casts across the water on clear nights. Bedrooms and living areas are spacious with A/C and fans, if you prefer. Many 2016 improvements. In addition to the bed(s), each bedroom has a bureau/dresser, a vanity, two chairs, alarm clock/radio, and a flat screen TV. All bedrooms are on the second floor. A sofa bed is in alcove in living room. Two twin air mattresses are available and could be comfortably accommodated in queen bedrooms. Master bath has four foot shower. Second bathroom, upstairs, has tub/shower and contains full size washer and dryer in closet. Iron and board, hair dryer, and reasonable supply of shampoo, body wash, hand soap, clothes detergent, and toilet paper provided. Living room seats 9+ and has newly refinished hardwoods, new rug, leather sofa and love seat, sofa bed, two Lazy Boy recliners, several other chairs, flat screen TV, and new decor. Living room and dining area with seating for 8 have newly refinished hardwoods and new rugs. Glass slider allows easy access to deck. Gas grill with propane refill just steps away. Kitchen has newly re-tiled floor and new paint. There is a D/W, stove/oven, microwave, refrigerator, and small appliances like 12 cup coffee maker, toaster, blender, plus a toaster oven and waffle maker. There are two full sets of plates, bowls, and cups; plenty of eating and specialty utensils, pots and pans, 2 lobster pots, a roasting pan, and glasses of all sorts, including wine glasses and beer mugs. Reasonable supply of coffee filters, dinner napkins, paper towels, trash bags, dish and dish washer detergent, liquid hand soap, and cleaning supplies, provided. There is a half bath off the foyer as you enter the front door as well as a large storage/coat closet and access to the garage. Garage is used for storage and a three-season room, usually comfortable May to Oct. It contains a 6 ft. pool table and in soccer ball table. There are many books and games and storage for eight beach chairs, a small beach umbrella and coolers. There is room for storing your bikes, water sports equipment, etc. There is plenty of outdoor furniture on which to relax, in sun or shade, or on which to dine after cooking on the gas grill.There are 8 Adirondack chairs, 8 dining chairs, a 6 ft. folding table (stored in front closet), and an umbrella. Or send out to nearby restaurants, known for their great food. Many are within .6 mile, including two sports bars/pubs, Graciano's, Scampi's, 15 Point Road (our favorite), the famous take-out Flo's Seafood (seasonal), and Schulzy's hamburgers/ice cream take-out (seasonal). Scampi's, 15 Point Road, Flo's and Schulzy's directly overlook the water. There is a nice yard and off-street parking for at least three cars. There is no charge for on-street parking. The home is located in Blue Bill Cove, which is a haven for kayakers, small sail boaters, jet skiers, and paddle boarders. Sail surfers need only travel .5 mi. to a south facing local beach with free on-street parking that often has the higher winds needed. Kayaks, life preservers, and inflatable will be available May-October 2017. Weight and age restrictions apply and signed waiver required for their use. Swim, float lazily around, or paddle to the islands, inlets, or Tiverton Basin to explore the shore line. Enjoy many varieties of waterfowl: egrets, gulls, ducks, geese, and, occasionally, swans. Fish in the Cove or travel .6 mi. to a local beach for fishing on the rocks at Old Stone Bridge (free parking). If you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away. Located on the protected waters of Blue Bill Cove, Cedar Cove Cottage comes with kayaks, beach, boats, and steps down into the water. The surrounding Island Park community offers six restaurants, two large public beaches, three marinas and a playground, all within walking distance. Six minutes away in Bristol you’ll find a classic American town with museums, gourmet restaurants, and cultural activities. Eleven miles away is Newport with its mansions and yachting. Downstairs at Cedar Cove Cottage accommodates four people in two bedrooms, plus (in a pinch) one more on the couch in the living room, and three more on the settees in the Chart Room. Just a few steps to the beach and the yard, the Beachside unit is ideal for families with children, who can play on the beach in sight of their parents in the Chart Room. Beachside also includes Chart Room with a panoramic view of the Cove. The Beach: Five steps take you from the cottage to the quiet sandy beach, where there’s room for sunbathing, sandcastles, and volleyball. A gentle slope and calm waters make the beach ideal for young children. Shellfish abound. Cedar trees block the afternoon sun in the grotto corner of the beach. Boats: Five kayaks, a rowboat, a 17-foot Bristol Skiff, and an inflatable windsurfer make up the Cedar Cove Cottage fleet. All come with life jackets (required), oars, and paddles (recommended). Picnic Pergola This vine-covered outdoor space is where we eat dinner most of the summer. Protected from the sun, but open to the sea breezes, the tables in the pergola seat eight. Deck 100 square feet of beachfront outdoor space facing the water, with wood decking, gas grill, and furniture provide room to sit, cook, eat, talk, tell stories, and watch the aquatic action on Cedar Cove. Yard A grassy space for relaxing or playing, with Adirondack chairs, firepit, tool shed, flowers, gnomes, and birdbaths, overlooks the water and is fenced from the street and neighbors for privacy. It was a once in a lifetime chance for me to buy a house on a peninsula such that there are water views from every room plus a private beach. This is my summer house and I rent it when I am not using it. House has been described as bigger than it looks in the pictures from our former guests. Looking at the house from the front, it is deceiving how large the house really is. It has 2080 SF (200 mm) of living space. Our Newport county home is in Portsmouth; seven miles away is the city of Newport for shopping, and clubs. Maximum occupancy is eight people. The beach is private, a narrow ( about 15 feet wide) sandy beach up to the water's edge, then smooth, fist sized rocks extending horizontally about 20 feet, and then a sandy bottom. We recommend aqua sox or fisherman sandals for swimming. The tide is gentle, and there are sea shells. You can also fish or launch your kayak from behind the house. Change over day from end of July to early September is Saturday. This is detailed on rates page. Any other time of the year, change over date anytime. Central air conditioning, with 2 zones, upstairs and downstairs Has cable tv and wifi from Cox Lounge around looking at the water from the hammock outside. I bought this house when my son was 6 so that was one of my considerations. 7. Where are the supermarkets? Two, one at 2 miles and the other at 5 miles. 8. May I have my wedding or reception on the property? No, out of consideration for the neighbors in this quiet residential area we do not allow weddings or receptions on the property. There is not enough parking for an event either. 9. Can I shove off my kayak off the back yard? Yes, it is perfect for kayaking. We do not supply kayaks. 10. Do you have bikes on the property? No. 11. How do you boil a lobster? Stick it headfirst into a boiling pot of water with no salt. In about 5 mins, when the green body turns bright red, it's done ......" Cover yourself in butter and carry lemons just in case!" 12. Do you have a play pen, high chair or crib for babies? No. 13. Is there a lobster pot? Yes of course! 14. Is there a washer/dryer? Three bedrooms can accommodate up to 8 guests and there are 1 1/2 bathrooms, along with an outdoor shower. The kitchen is fully appointed and spacious. There is a laundry room with a washer & dryer. All linens and towels are provided. Gas grill and outdoor entertaining area provide perfect spot to enjoy local foods from the area's farm stands and fish markets. There is a yoga studio, ice cream stand & liquor store within walking distance. Four Corners Grille, Evelyn's, & The Red Dory are all delicious restaurants that are nearby. Gray's Ice Cream is a local favorite at Tiverton Four Corners and the nearby Sakonnet Vineyard offers some great tours & tastings. The house is five minutes to Fogland Beach and 12 minutes to the magnificent ocean beaches in Little Compton. Arts and cultural attractions of Newport and Providence are 25 minutes away.
