The SpaceThis unit is the completely separate and private lower level of an Avenues house that was converted into a duplex many years ago. As a duplex, the unit has its own street address, driveway, carport, and patio, all completely separate from the upper unit. The laundry room and the upper deck in the pictures are shared with the upper unit. The house was built in 1959, so it is not as old as many of the other Avenues houses in the same historic district, but it is also not brand new. We get many favorable comments about how quiet and quaint it is, but some guests have said it was older than they expected, so we have updated this description with more details about the age of the various components.
The exterior and the upper level duplex were extensively updated in about 1985, but the lower-level apartment in this listing has a 1950’s retro feel. The furniture is from about 1995, but the hardwood floor, kitchen cabinets, and bathroom fixtures are older. The hardwood and linoleum floors, and the kitchen cabinets, are scuffed and stained in places. They are clean, but scuffed. The electrical outlets are mostly the old two-prong type, except the kitchen wiring has been updated with a couple of three-prong outlets, and there are several three-prong adapters so you can plug in your three-prong charger cords.
The major appliances are from 1995. The furnace is a brand new energy-efficient 2014 model, with a NEST smart thermostat. The microwave oven is from 2014. The TV is a 2015 Smart TV with every cable channel available including HBO and Showtime. It has a super strong and fast WIFI network on a 2015 router.
The laundry facilities where the washer and dryer are located, along with free laundry detergent, are in a storage room belonging to the upper unit. So it is non-private and is full of boxes, equipment, and other storage items for the upper unit. Because it is not part of the rental unit, we do not clean it regularly and ask that you not give us a bad cleaning review because of the laundry room, since it is not part of the rental. It is not tidy and organized, although we are working on cleaning it out and making it nicer, but the washer and dryer are from 1995 and are easily accessible and fully functional. Also, you can lock your unit off from the laundry room as it is not part of the unit. We ask that you not use the laundry room before 10:00 a.m. or after 11:00 p.m. as it makes noise upstairs.
The house is built on the hill sloping up from downtown, so even though the unit is the lower-level, it is not a basement. But it's position makes it cooler in the summer. The kitchen, dining room, living room, and second bedroom are all fully above ground and level with the driveway, patio, and carport. The master bedroom is about four-feet below ground so the bedroom window is about level with the ground and has a quiet and private feel even though the fully above-ground large window gives full sunlight and view. The master bedroom also has a 2014 full black-out window shade, so it’s great for sleeping in late with the darkness and quiet.
The unit, the driveway, carport, and patio are all on one-level so there are no stairs, except one-step leading from the unit to the back storage room leading to the laundry room. It is great for loading and unloading your vehicle and luggage and for wheel chair access. The lower-level patio is close to the neighbors with a four-feet high wall, so it is not completely private from the neighbor’s back lawn, but it is separate and private from the upper unit. It is shaded with big trees and provides a somewhat limited, but still interesting, view of downtown. The shared upper deck, which is accessible through the laundry room and up a flight of outdoor stairs, has a stunning view of both the mountains and the entire Salt Lake Valley. The deck furniture is bare bones, no umbrella shade, but there is a corner of the deck under a shady tree.
The unit is two miles (7 minutes) from Salt Lake City's convention center and the new City Creek Mall; and 26 miles (40 minutes) to most of the major ski resorts.
As for pets, any single, well-behaved cat or dog is permitted. Please just describe your pet in a message. Two cats or dogs will also most likely be fine for shorter stays. Just send me an inquiry before booking if you have more than one. There is a patch of lawn and a patch of dirt just outside the back door that pets can use for bathroom purposes, but it is not completely sealed off so pets can escape if not watched.
Please do not leave a dog alone in the unit unattended if it has any tendency to bark while unattended in an unfamiliar place. If you leave a dog unattended and it barks for more than a few minutes, you will be asked to come back and remedy the situation.
There is a city bus stop located across the street with weekday, but not weekend, service. It is a 10 minute bus ride to downtown where you can transfer to a TRAX line, ski bus or other buses to take you nearly anywhere in the Salt Lake valley and all ski resorts. Taxi, Uber, and shuttles to ski resorts are available.
The neighborhood full-service grocery store and deli, and the State liquor store, are only one-half mile away. Several quaint neighborhood restaurants, deli's and coffee shops only one-half to one mile away. The entrance to City Creek canyon is only 1.5 miles away, an easy flat jog or bike ride.
Smoking is allowed anywhere outside, including on both the private patio and the shared upper deck.
I am upstairs and happy to help if you need anything but if you like privacy, many guests come and go without even meeting me.
The master bedroom is good-sized and has a king bed, a 1/2 bath, and a large window with a full black-out blind for total darkness and privacy. The second bedroom has a queen bed. There is also an inflatable full size Air Bed mattress for extra guests that would easily fit in the living room. There is also a Pack n Play for babies available on request.
The kitchen comes fully equipped for most cooking needs, including microwave, electric oven & stove, dishwasher, garbage disposal, blender, toaster, coffee maker, dishes, glasses, etc. If you need something not there, like certain spices or utensils, just shoot me a text & I usually can supply it immediately from my upstairs supply.
Both heating and cooling are dedicated systems that service only the downstairs duplex independent from the upstairs space. So you have full control of heating and cooling.
Air conditioning is through a permanently- installed wall unit in the kitchen that cools the entire unit. And the downstairs location makes it cooler than the upstairs. In addition, there are two portable fans to use in the bedrooms at night to help circulate the cooled air. However, if the bedroom doors are closed during the night, it is possible the bedrooms will not be as cool in the hottest part of the summer. We have not received any complaints about it being too hot, except for one guest, but we don't know if that guest had the bedroom doors closed or used the fans.
Heating is through a brand-new, energy-efficient furnace with a digital NEST thermostat with a locked range of from 56 to 72 degrees. If in the winter, 72 degrees still feels too cold for you, please message me to discuss setting a higher maximum temperature for the times you are in the house and awake. We are flexible within reason, especially during the day, but we ask that guests help us control energy costs by living with a 72 degree maximum and also consider a voluntary lower sleep time setting. We want to avoid having a guest "set it and forget it" at above 72 even while they are out and about or all night while asleep. Guest AccessThe living space and downstairs patio is completely private, including the full kitchen, two bedrooms, living room, dining room, bathrooms & a back furnace/storage room.
Exclusive use of full driveway and covered carport. Carport fits one vehicle and the exclusive driveway accommodates a second vehicle. This makes off-street parking for two vehicles plus plenty of on-street parking.

I live in the upstairs duplex and am usually home at nights and on weekends to address any issues. In addition, I am always available by text or phone and I work only 10 minutes away, and can be there in minutes if needed.
My adult daughter, is also available on short notice if I am not.
We are happy to give you tips and guidance about transportation and dining.
We can usually supply any extra items, like kitchen spices, special cooking utensils, etc, that you may want.
But unless you request us, you can come and go in complete privacy without even meeting us. Your unit is completely private and separate, except for the shared laundry room which is locked off from your unit with a one-way lock and key that you control. We have hosted several guests in wheelchairs and they liked the fact that the unit is all on one single level, but the unit does not meet all of the wheelchair accessibility standards so we cannot say it is fully wheelchair accessible. The unit is on the same level as the driveway and carport, with no stairs except there is a six-inch threshold at the front door. So if you have a wheelchair, you will need help to get over the threshold, but once inside, it is all one level except there is a one-step to the back furnace room and shared laundry. So if you are alone and use a wheel chair, you would need help getting over the threshold and the laundry room would not be totally accessible without assistance. The shared upper deck can be reached via wheel chair but would require rolling across a short grassy area, through a back fence, and another single step to the upper deck. Also, the bathrooms are too small for a wheelchair and there is no bar in the shower to hang on to.
