The SpaceMy home is an old house in an old neighborhood a 15 minute walk to historic downtown Charlottesville, Va. or bikeride to UVa. It's full of music and interesting things to look at. There have been lots of musicians, and children growing up here; it's held many amazing shared meals and very sweet times. My rehearsal space and massage studio are also here- book a wonderful massage with me when you come! Currently I'm loving the luxury of living alone but also enjoy hosting company. There's on street parking, high speed internet, a quiet backyard (with a great El Camino to sleep in under an amazing tree), a front porch to smoke on, and a fireplace. And the best tacos in town right around the corner. It's an intimate space- there is only one bathroom; and the AC is pretty mild in the dog days, but it's a very cool house almost all the time. Charlottesville's a great town; the University of Virginia is here, but also lots of music, great restaurants, the Blue Ridge mountains, Appalachian Trail, many vineyards and breweries close by, a trail along the river to walk downtown the long way.. One downside is that the city recently levied a large local tax on Airbnb hosts, so I'm sadly raising my prices to cover that. I hope I can continue the lovely exchange that is meeting and hosting the Airbnb community. Other Things to NoteI'm sadly writing to say that I think this isn't a great place to bring your children or animals. I would like to welcome them, but the house is too full of small things- not relaxing for parents or pet owners, or me, I think (and I've had experiences that tell me this is the right call).

The SpaceWe are SO convenient to all of C'ville and the region's attractions. We are surrounded by natural beauty and places to walk/hike, close to great restaurants with local food, and many stellar cultural events. Because of high weekend demand, two-night stays are preferred. Guest AccessMonticello walking trail and connected trails are well maintained, and across the street. Plenty of parking in front of house. Stairs to front door and to room. Interaction with GuestsWe can share our favorite places in C'ville and environs. The NeighborhoodLots of trees and year-round beauty. Safe neighborhood. Getting AroundFree bus leaves from Downtown Mall location and makes a round trip down Main St. to the University. A city bus comes on the hour to Piedmont Community College behind us. Other Things to NoteTaxis are available, but we don't have Uber yet.

The SpaceOur home is four blocks north of the Historic downtown mall, with easy access to restaurants, outdoor cafe's, boutiques, music venues and more. A perfect getaway for family and friends visiting UVA students or the Charlottesville area. Sleeps 2-6. Our home is approximately 1700 sq feet. It is brick and has a metal roof. Enter into a large foyer. To the left is a large living area (used to be 2 rooms, now opened to one large room) with queen size sleep sofa. The Dining room is off of the foyer and living room and comfortably seats 6-8. Our kitchen opens onto the dining room and, although small, it is well appointed as we both enjoy cooking. A full bath with claw foot tub is off the kitchen. From the kitchen you can access our rear screened porch and back patio with dining table and gas grill. Upstairs there is a full bath with heated floor, our daughter's bedroom with a full size bed and our large bedroom with queen size bed and a gas log stove. We will clear space in our fridge for you to use. Feel free to use condiments, spices etc. Washer/dryer and iron available. Although we do not have dresser space we do have hooks, coat racks and space to hold your suitcase. If our house interests you tell us a little about yourself and your party so that we can better assist you. Where are you from? What do you do? Does your party consist of adults only? We are happy to help you plan day trips to local vineyards, historic sites (Monticello, Ash Lawn). As airbnb has no liability insurance we ask all guests to sign a simple waiver. The SpaceThe upstairs apartment of this large 1920s home offers one or two bedrooms (full mattresses) plus a full bathroom and a kitchen. The living room has a futon and so the apartment can sleep a total of 6 people. The bedrooms offer a relaxing, tidy and simple environment with layered fabric curtains to encourage a restful morning if you prefer to sleep in past sunrise. The living room gets lots of morning and afternoon sun and is a relaxing place to read or drink coffee or visit. The large front porch has rocking chairs, a bench seat and a table and is a nice place to relax, read, visit, and enjoy morning coffee. In the summertime, this porch is a delight with flowers and shrubs growing in the gardens. The apartment is a 5-10 minute stroll to many restaurants and shops on Main Street and another 5 minutes takes you to the Historic Downtown Mall. The University is approximately a 15-20 minute walk. Note about pricing: * The price is increased for U.Va home football games and other occasions in the city/university, such as graduation. * If two people are renting the apartment and they plan to use both bedrooms, there is an additional $40 charge per night. Otherwise, if two people will only need one bedroom, the cost is as advertised and the other bedroom will not be accessible during their stay. * This house has another listing for the downstairs apartment which is a one bedroom that is listed separately. If you are interested in this apartment or in renting the whole house, please look at my profile to see the second listing. A french door with curtains separates the apartments so if you have two parties that know each other but would like their own spaces, this is a good option. The NeighborhoodThe house is located in the neighborhood of Fifeville, just four blocks from West Main Street (by the Main Street Market), a 5/10 minute walk to the Downtown Mall, and a 20 minute walk to UVA and the Corner. Walk to Amtrak and Greyhound. Right by the free trolley line. It is an eclectic neighborhood, fairly historic, gentrifying as more people want to buy close to the center of town. Restaurants (within 5 minute walk) Blue Moon Diner Orzo Kitchen Maya Horse and House Oakhart Social Public Fish and Oyster Or, just walk another 5 minutes to the Downtown Mall Shops (within 5 minute walk) Calvino (coffee shop) Albemarle Baking Company (best bread and desserts) Feast (high end grocery) Organic Butcher Seafood @ West Main Eloise (high end women's clothing) Park Tonsler Park is about two blocks away, with lighted tennis courts, a new huge children's structure, an old little league field good for dogs, and basketball courts. Getting AroundThere is the free trolley and various City buses that run along West Main Street, which is about four blocks away. You can walk to the Amtrak train and Greyhound bus stations which are right off West Main Street. There's a bus stop close by on Preston Avenue. Other Things to NoteCheck-in and check-out times are fairly flexible. I like to personally greet my guests if possible and am typically available to do so between 2pm and 3:30pm on the day you arrive.       The SpaceThe Recycled House is a unique structure in Charlottesville's lovely North Downtown neighborhood. It is constructed primarily from materials that have come from somewhere else and are getting a second life. It took over six years to collect the materials and use them in a thoughtful way. The house was designed as a guest house and a lot of effort has been put into building a place that's welcoming, interesting and fun! The materials give the place a lot of soul, the light from the 33 windows is fantastic and the location could not be better! Charlottesville's historic Downtown Mall is just 4 short blocks away giving you access to over 60 restaurants within walking distance as well as movie theaters, concert venues, grocery stores and some great shopping. The University of Virginia is less than 2 miles away and accessible by the free trolley service. Monticello is less than 5 miles away--about 10 minutes by car. There's a king-sized bed in the master bedroom. The upstairs loft has a sleeper sofa that sleeps two, and there's a queen-sized sofa sleeper downstairs in the living room. All the linens and towels are provided. The kitchen is fully equipped with top-of-the-line Bosch appliances. There's a side porch, an upstairs deck outside with a treehouse feel, and another deck (made out of aluminum bleachers!) off the kitchen in the back yard. There's a grill in the backyard you're welcome to use. A washer/dryer is available off the master bath. Free wi-fi access is available. The house is suitable for families with children. The staircase is a little steep, so you'll have to watch the little ones. If you're searching for a really unique space in a great location, I welcome you to The Recycled House! There's a free trolley service that runs between downtown Charlottesville and the University of Virginia and includes UVA Hospital. Other Things to NoteThe house is not baby-proofed. I have hosted many families with little ones, but the house is probably best suited to kids 3 years and older. The stairs are quite steep and can be challenging for little ones and older folks. This unique apartment enters through a covered porch and into a private downstairs apartment. There is an open kitchen/dining room ready for preparing and enjoying your gourmet cooking. Bathroom boasts unique tile-work, claw-foot tub and spacious walk-in shower. The bedroom features a comfortable queen size bed with a new Serta mattress (bought in August 2014). There is a blow up air mattress for sleeping an additional person (located in the dining/living room). We provide all sheets and linens. The house is divided into two apartments with a double locked door between the two (no access between apartments, you have the downstairs all to yourself). We generally only accept two night (Friday and Saturday) reservations on the weekends unless it is last minute. Location Our house is perfectly situated in a great neighborhood where folks stop to talk on the street and walking/biking is the norm. We are just three blocks from West Main Street, a 10 minute walk to the Downtown Mall, and a 15 minute walk to UVA and the Corner. Extremely convenient to the train and bus stations. We use a HEPA vacuum and clean under the bed before and after each guest; a Haan scrubbing steam mop; Simple Green, a non-toxic cleaner, for the bathroom and kitchenette. Most of the space is tile, which lends itself to less dust. The queen mattress is in a zippered allergen cover, as are most pillows (not decorative). Bedding and towels are cleaned in a "boil wash" setting. Guest AccessI'd love for you to use the walking trails around our community on Pantops mountain, or our swing in the backyard. Interaction with GuestsI'm finding interacting with guests prior to check-in delightful! I have been taking the cue from guests on how much they want to interact with me. As guests have their own space, I tend not to see them much (so far) after check-in. The kids and I are happy to interact as much as the guest would want; however, my hard-working husband needs to take his relaxation seriously when he's home. I GUSH at the opportunity to talk restaurants, itineraries, festivals, University.. . any topic, really :) The NeighborhoodThe view of Monticello. The walking trails. The close access to Downtown, UVA. 3 minutes off of I-64. We live on a cul-de-sac, so I love the lack of traffic. Getting AroundThere is a bus about a half-mile walking.         The SpaceI have spent a lot of time creating this listing, revising, and updating. If you book, I want you to get exactly what you expect or to exceed your expectations so please take some time to read through the description of the neighborhood, the layout of the beds, etc. and thanks for considering! Our 1600 sq. foot house is centrally located half a mile (10-15 minute) walk from the downtown pedestrian mall and less than a mile from the grounds of the University of Virginia. Just blocks from the restaurants and markets of West Main Street! The kitchen is the gem of this 2 bedroom, 2 full bath home. The spacious and open design make it a pleasure to cook in or to just linger over coffee. The counter-space is plentiful and the fridge will be nearly empty, allowing plenty of room to make yourself at home. Help yourself to coffee (french press), tea, and any basic condiments you like. The kitchen is open to the dining room, which seats 6. The ground-floor consists of the large, open kitchen and dining room, a small sitting room, laundry room, a full bathroom, and living room. On the second floor you will find two bedrooms, one with a full (slightly smaller than queen) and one with a queen bed, and a full bathroom. The large living room has a pull-out queen couch and a privacy curtain to create a third sleeping space. The back "bonus" room off of the dining room provides a fourth small but private sleeping space on a slightly smaller than full-sized futon. I've heard that it's a tight fit for two, if you have 8 in your party we have a full or twin air mattress to accommodate. There is a large t.v. in the guestroom with hbo channels (no dvd player or cable though). The house also has a back deck with a gas grill, table and chairs, a front porch, and off-street parking for two cars. PLEASE READ THE FOLLOWING BEFORE MAKING A BOOKING REQUEST I love airbnb. I have had amazing experiences as both guest and host over the last three years. I am consistently impressed with the level of trust and mutual respect that makes this not just an awesome business but fosters a community. On that note, I recently (after hosting hundreds of guests in my home) had a conversation with my neighbor about how our hosting has affected him. He said that recently there have been some "parties" happening in our backyard with loud music and more people than perhaps should be as well as multiple cars parking along the street outside his house (there's no street parking on our street; the cars were just sort of pulled to the side). As much as I love hosting, it is more important to keep the peace with the neighbors and to keep a good name for airbnb (in case you haven't heard, many cities are becoming divided between citizens who are for and against airbnb even being legal, largely for reasons like this). Given this issue here are some strict requirements for renting my house 1. NO unregistered guests without prior permission. Unless you let me know and get approved for others, the people on your original reservation are the people who have permission to be on the property. 2. No exceptions to the 2 cars in the parking spaces, no street parking on our street. There is parking in the neighborhood and I'm happy to point you in the right direction if your group will have more than 2 cars. 3. Quit time after dark in the backyard/on the back deck. We have party's back there, we play music back there, we also always keep in mind how it might negatively influence our neighbors and keep it chill. Keep the stereo to a low-moderate level and no music after dark outside please. If you know your group is looking to party late night with a big group than this is not the house for you. If you wanna place to have coffee together, a beer on the front porch, a chill grill out on the deck, than I'd love to host you. Let's keep airbnb the amazing and respectful community it is, not just for guests and hosts but for the neighbors too. LASTLY :) We have two other listings that might suit you better, depending on your group size. The house is on Page Street, very close to UVA and not far from downtown and is divided into a one bedroom apartment (capacity for 6 with couch and futon) and a studio that sleep 3. Interaction with GuestsWe will usually just leave a key for you to let yourselves in but we will available during your stay should something arise. The NeighborhoodOur neighborhood is friendly and a mix of residential and commercial. I walk everywhere and enjoy cutting through the residential neighborhoods to get where I'm going. Getting AroundThe free trolley runs along Main Street (a 5 minute walk) from the Downtown Mall to the UVA Grounds. Public buses run past the house. You can't really "hail" a cab in Cville but our convenient and central location means you should have one at the door soon after calling. We are .7 miles from "The Corner"/UVA & .7 miles from the downtown mall. Other Things to NoteTHE HOUSE There are two real beds, the queen is in our bedroom and the double is in the guestroom. Unfortunately there is not any dresser space to unpack but there are hangers and some closet space available in the guestroom, along with an iron. Additional sleeping space is possible on the queen-sized pull out couch in the living room (separated with a privacy curtain) and a futon in the...I don't know what to call it...bonus room? It's off the dining room with a door and a backdoor entrance. Our house is cozy and very functional. The kitchen is stocked with everything you should need appliance-wise as well as complementary coffee and tea. THE NEIGHBORHOOD We are located in the area known as Fifeville. This neighborhood is racially and socio-economically diverse. In all honesty, it's not the prettiest area in town and our street in particular is a mix of residential and commercial properties. It is safe and central and we have a very comfortable, clean, cozy home for you to make your own while you rent.
