The SpaceWelcome to simple living. This 800 square foot home is surrounded by a rural setting with a waterfront backdrop. Minutes from the quaint town of La Conner, but a world away from the hustle and bustle, The house is situated among tall pines and lush green vegetation on one side and Skagit Bay on the other. If you are looking for peace, tranquility, and natural beauty, you have chosen the right place.. In this 50s modern eclectic home, you will find 2 separate bedrooms each with a queen bed with natural fiber bedding. The bathroom provides a clawfoot tub/shower combo, with plush cotton bath towels to wrap yourself in. The kitchen is stocked with pots, pans, dishes, etc...whatever you might need to create a great meal. The dining area as well as the living area have large windows that offer you the full view of the water. If you choose to let in a bit of the outside world, there is a HD flat screen television with cable and a dvd player. Free wifi/Internet is available. There is a lovely back yard area with a BBQ, portable fire pit (please be aware in summer months there may be a burn ban), and lounge chairs. This is the perfect spot to catch some sun and relax with a glass of wine. You will see bald eagles, herons, seagulls, and many other beautiful regional birds. This is where you will want to be when it is time for the sun to go down. The house does not have air conditioning but with the back and front door open and it being on the water it stays very cool even on the hotter days! The house sits on medium bank waterfront. The water/beach access is just steps away down the street. Or take a walk along infamous Pull-N-Be- Damned road, the awe inspiring tree lined road that leads to self awareness and wonder! Lots of locally grown organic produce stands plus artisan cheeses, dairy, shellfish, fruit and berries are close by. There are multiple festivals in the area including The Tulip Festival, The Poetry Festival, Quilt Festival, Arts Alive, The Family Farm Festival. You will discover venues in La Conner, Mt. Vernon and Anacortes for music, theater and cultural events year round. Skagit Valley is home to many artists, is filled with history, great shopping, antiques and more--all with a small town charm. Hike and explore tide pools at Deception Pass State Park, ski and snowboard at Mt. Baker. Ferries to the other San Juan Islands are a short 15 minute drive away in Anacortes which is also a wonderful town to explore. Pets (1) are allowed on a case-by-case basis. Please inquire about your pet before booking. See description in "house rules" for pet stay rules and make sure you are able to abide by these rules during your stay before booking. Guest AccessThis home will provide you with everything you need for an enjoyable relaxing stay. There is also a small Studio on the property that is occasionally used by family/friends. The Studio guests do not share the water side yard/outdoor area. That is for your use exclusively. Interaction with GuestsI am always available by phone/text/email and will respond quickly to any questions you may have. It is likely I am just a couple miles down the road at another property. The NeighborhoodThe neighborhood is fabulous. It is a mix of many different people, all with the knowledge that this area is special. Each small offset street has it's own personality. It is all beautiful, eclectic, and friendly. You will enjoy going for walks and exploring the immediate area within 1-2 miles. Beyond that it is nice to bike into town or go for a drive in your car. The town of La Conner is 2.8 miles from the house. Favorite restaurants in town--Top pick is Nell Thorn. Fresh farm to table well prepared food on the waterfront. Anelias Kitchen is a great Polish restaurant and they often have live music on weekends. The La Conner Brewery is a laid back casual atmosphere with wood fired pizzas, great clam chowder, salads, quesadillas, grilled sandwiches, burgers, etc. Calico Cupboard is the perfect breakfast spot with a large variety of great food. Other Things to NoteThe home has a medium bank waterfront yard that is not fenced. Therefore it is not suitable for small children.

The SpaceThis is a cozy 2 bedroom house within walking distance to Deception Pass State Park. Its directly across the street from the Cornet Bay Marina and the front yard is a stone's throw from the beach. We have the largest lot in the neighborhood (fully fenced with gates) and it includes fruit trees, a garden, hammock, picnic tables and a BBQ. Open but covered front porch is perfect for outdoor dining regardless of the weather but breakfast or lunch during the sunny summers are the best! All furniture is brand new (purchased late 2014). The larger bedroom contains a queen bed and a TV. The smaller one contains two single beds. The living room has a large L-shaped couch that can sleep two more people if needed and there is a 55' flat screen TV with Direct TV. All together you can sleep 6 very comfortably. There is WIFI if you choose to stay tuned in and a full kitchen and bathroom with everything you need for a group as well as a small dining table. There is a laundry room attached to the garage outside if you need and we have lots of room for parking. Dogs may be approved on a case by case basis and require a $40 fee per dog if approved. There is so much to do outside in the immediate surrounding area or within a short drive. The town of Oak Harbor is 15 minutes south for groceries, wine, antiquing, etc. Deception Pass Bridge is within trail walking distance or about a 5 minute drive (literally around the corner), Anacortes is 20 minutes north. Fishing, crabbing, hiking, biking, kayaking or just plain relaxing are at your fingertips. There is a boat launch and dock right down the street. We have fishing poles, crab pots and kayaks ready for use. I included some photos from the top of Goose Rock, which is the big hill on the other side of the water from the marina, and the top of Mt. Erie, which is about a 15 minute drive away on Fidalgo Island, and some photos of a nice crab and steak dinner we had last summer. This is an easy 1.5 hour drive from Seattle or Vancouver B.C. so its just far enough from the cities to experience the rustic island vibe but not be too far away. Perfect for a long weekend or a couple weeks to decompress. Guest AccessGuests will have full access to the house, yard, garden, fruit trees, laundry room and plenty of parking. There is a workshop/storage building that is locked up that guests will have no need or access to. Interaction with GuestsI run the listing from NYC for my mom who lives down the street from the house and we are both very communicative. She will let you in and be the local contact. If there are any issues, she lives three miles away and can help with anything you need. Just let us know! The NeighborhoodWe have lived on Whidbey Island since the early '80s and feel so lucky to own two beautiful homes here. We live in the other house a few miles away and have usually had long term tenants but we've recently started doing short term rentals here. We know the neighbors well and use this house for mini-vacations ourselves because we love it so much! This home and the surrounding scenery are beautiful. The pictures don't do it justice. All seasons here are an experience, but summer time in the Pacific Northwest is truly epic. Getting AroundYou will need a car! Other Things to NoteCell phone coverage can be spotty depending on carrier but we have a landline you can use to call anywhere in the US and wifi.

The Space4 BEDROOMS - 4 KING BEDS The three main bedrooms feature king size beds with natural fiber sheets and boutique hotel mattresses. Two have sliding glass doors that open onto the East Deck. The third is slightly larger and has a bay window that looks West toward the neighborhood, the large lawn in front of the house and a broad 60 foot tall Pin Oak tree. A Fourth bedroom is set up as a "Family Room" with large sofa, 46" Sony flat screen HD TV, and snack bar with sink, fridge, dishwasher, microwave and quartz countertop. The sofa is a Brynlee Comfort Sleeper from American Leather ((EMAIL HIDDEN) and has a very comfortable king size memory foam mattress that folds out into three solid 6" thick mattress panels. The Comfort Sleeper mattress is "extra firm" and comes with an optional 2" topper for guests that prefer a softer feel. Double sliding wood doors in the hallway can be used to close off the South Bedroom, Family Room and South Bath into a "One Bedroom Suite" for privacy. The walls that separate the One Bedroom Suite from the rest of the house all have special sound insulation to provide an extra measure of peace and quiet. THE HOUSE was designed to have the mid-century modern feel of a vacation home with light and airy rooms, stainless steel fixtures and off white interior colors. It's located at the "top of the hill" in La Conner in a historic residential neighborhood that is quiet, has limited street access and no through traffic. It sits back 120 feet from the nearest roadway on the edge of a 50 foot bluff. A large 10' by 50' deck looking East off the bluff takes advantage of panoramic views of valley farms, the Cascade Mountains and in the distance Kraft and Bald Islands in Skagit Bay and Mount Rainier. The house is 1650 square feet all on one floor, has solid bamboo floors throughout and porcelain tile and white quartz countertops in the kitchen and bathrooms. The house is oriented toward the deck and views to the East - through large glass windows and sliding glass doors - the living area and two of the bedrooms each have sliding glass doors that open directly onto the deck. Inside, the house is centered around an open living area that combines living, dining and kitchen areas and features a curved 8-foot "Island Bar" for hosting your family and guests. Enjoy the morning sunrise on the expansive East Deck and then enjoy the afternoon from the two Patios and fire pit that face West. Additional details and descriptions of the rooms are provided below the photos. TWO BATHROOMS Two large bathrooms have double basin quartz countertops with large mirrors, large floor to ceiling glass enclosed showers (3 feet by 5 feet), heated towel bars and porcelain tile throughout. KITCHEN The Kitchen has an L-shaped white quartz countertop with stainless steel appliances, plenty of cabinet space and everything you will need to serve meals, bake cookies and casseroles or share a glass of wine. There's a dishwasher, stainless steel sink with garbage disposal, full size stove with oven, full size fridge and microwave. An eight foot curved Island Bar has a matching white quartz countertop and can seat up to four people. The Kitchen, Living and Dining Areas were designed for entertaining. DINING AREA The Dining Area is located in front of two large picture windows and has a raised pedestal glass top table to help capture the home's territorial view of mountains, valley and Skagit Bay. The table seats 6 comfortably and can accommodate up to 8. LIVING AREA Two couches and two upholstered chairs form a lounging area with a 50" Samsung 4K UHD Curved Screen TV, Blue Ray Player, Yamaha Sound Bar and Electric Fireplace. The TV can be viewed from the Kitchen, the Dining Room Table and the chairs in front of the Island Bar - perfect for entertaining or for just watching a movie or the big game with family. EAST DECK It's not inside but it has the feel of another room with soft cushioned outdoor "couch seating," a glass top patio table for outdoor dining and two reclining teak chairs with ottomans for catching the sun or just relaxing. The perfect spot for waking up with coffee, catching the morning sun and visiting with friends and family. WEST PATIOS There are two large raised patios on the West side of the house. One has an outdoor dining table and chairs. The other has a seating area around a fire pit for that after dinner glass of wine or dessert and watching the sun go down. A wheel chair accessible ramp leads up from the parking area to the patio areas and front door. SOUTH GARDEN The West Patios and separate entrance to the Family Room both lead to a garden on the south side of the house with roses, rhododendrons, fruit trees - pear, apple and fig - fresh salad greens and strawberries in season. Guests are welcome to augment their meals with fresh produce from the garden - but may also have to fend off the occasional deer that has discovered this outside "salad bar." WHEEL CHAIR ACCESS THE HOUSE IS NOT ADA APPROVED OR EQUIPPED. However, there is a wheel chair accessible ramp from the parking area to the West Patio and front door. The door to the West Bedroom is oversized to accommodate most wheel chairs and the North Bath has an oversized sliding door to accommodate wheel chair access. There is no wheel chair access to the shower - or handicap accessories (like handrails and shower chair) in either bathroom. Guest AccessTHE RENTAL PROPERTY The Rental Property includes the Guest House (approximately 1650 sq ft), the large deck on the East side of the house, two raised cement patios on the West side of the house, gardens on the north and south sides of the house and a gravel parking area with off street parking. THE PROPERTY NEXT DOOR The Property Next Door is located West of the Rental Property between the gravel parking area in front of the Guest House and Fourth Street. It has a large lawn, two gardens and a Bocce Court. These areas are owned by the same Property Owner that owns the Guest House but are Not Part Of The Rental Property. Renter and Renter’s Guests are welcome to use these areas in common with the Property Owner, his guests, neighbors and their guests. BOCCE COURT: The Bocce Court is 48 feet long, 9 feet wide and is surrounded by a short brick wall. It has a 2 inch layer of crushed oyster shell for a playing service - it's an easy game to play and great entertainment for people of all ages. A copy of the “Joy of Bocce” – with game rules and tips on how to play – is on the book shelf in the Guest House. LAWN & GARDEN: Garden chairs on the lawn under the 60 year old Pin Oak Tree provide an extra seating area to escape to if it gets too hot or if you just want a little extra privacy. And there’s a croquet set for anyone looking for something else to do. Landscaping features warmer "island vegetation" - madrona like (strawberry) trees, manzanita, rhododendrons and beach grasses. The two gardens, Pin Oak Tree and Bocce Court surround the lawn giving it both a cozy intimate feel and an opportunity to visit with neighbors passing by. Interaction with GuestsWe are long-time residents of La Conner and looking forward to sharing our community with you. We live in the home next door and are available to give you as much - or as little - help and advice as you need to get to know our little town and feel like one of the locals. Allan and Charlotte Other Things to NoteTHE MAGIC SKAGIT Before early settlers began diking the farmlands of the Skagit Valley, La Conner, Fidalgo Island across the Channel and the rocky hills that poke up out of the farmlands were all islands at the southeast end of what we know now as the San Juan Islands. You can now get here by car but the vegetation and feel of the place is still "island like." La Conner is located at the mouth of the Skagit River and is literally in the center of the ecosystem we call the "Magic Skagit." In addition to its location in the center of La Conner, our Guest House makes a great "base camp" for exploring the Skagit Valley and the "region less travelled" north of Seattle - the shops and restaurants of La Conner, wildlife refuges on Fir Island and the Skagit River Delta and lots of quaint little farm towns nearby. It's also an easy day trip - an hour or hour and a half - to Seattle, Bellingham, Vancouver BC (a little farther), Port Townsend, the San Juan Islands and North Cascades National Park. LA CONNER WATERFRONT BOARDWALK: Walk the full length of town on the new waterfront boardwalk, enjoy the sights on Swinomish Channel and check out the decks in front of all the shops. Or just stare at the water and watch what's going on across the Channel on the Swinomish Indian Reservation - the giant "Cedar Hats" Welcoming Pavillion, the Swinomish Fish Company's Cannery and the Fishermen's Docks where the Swinomish Fishing Fleet is moored. SHOPPING: At over 100 shops and stores with everything from art to antiques, clothing, wine and gifts along First and Morris Streets. Walk to the grocery store, post office, library, drug store and the bank. MUSEUMS: Explore the history of Skagit County in the County Historic Museum (one block away), the Quilt Museum in the historic Gaches Mansion (2 blocks away) or the Museum of Northwest Art (MONA - 4 blocks away) for the largest collection of northwest art north of the Seattle Art Museum. DINING: At over 10 restaurants from fine dining to casual pub fare and at several bakeries and coffee shops for fresh baked goods and espresso. Start at the legendary Calico Cupboard for breakfast at one end of town and end up at Seeds, Calico's sister cafe at the other end of town with more choices in between than an average person's temptation can handle. Check out Washington Sips (wine bar) and Anelia's (Polish Restaurant) to see if there is any live music playing. Or walk down to Hellam's Wine Shop for their daily (all day) wine tasting and sit out on the old Lime Dock Wharf enjoying snacks and a glass of wine. HEDLIN'S PRODUCE: At the edge of town (next to the roundabout) is one of Skagit Valley's finest produce stands with most of its organic products grown on the farmland that you can see from the East Deck of the Guesthouse. KAYAK & BIKE RENTAL: Or rent a kayak at the south end of town (just past Calico Cupboard) and take a look at the town from the water or go for a short paddle to "hole in the wall" where the Channel meets the north fork of the Skagit River. Or rent a beach cruiser and see the town from the seat of a bicycle.

The SpaceThe guesthouse is organic in and out. Free fruit, herbs and walnuts are available in season. It is FULLY furnished (including CDs, games, books) and has a tv for viewing DVDs (many adult and kid DVD's provided). The huge south facing deck overlooks Camano and Whidbey Islands, acres of fields, and the Olympic Mountains. It is a private haven and includes a charcoal barbecue (guests provide charcoal) and a work bench. The kitchen has everything you need to prepare and serve food and is stocked with basics (salt, jams, etc.) coffee, creamers, & bread/muffins/or rolls (in the freezer). The kitchen sink is extra deep and suitable for art projects. Outdoor chairs are available to use throughout the yard, and a swing set makes a great viewing spot for sunsets. Originally a shed, the guesthouse was raised by previous owners, and left unfinished inside. Using the barn and the surrounding fields as inspiration, and simplicity and sustainability as guiding principles, I created a comfy guesthouse. The browns and grays of the barn, the silver of the corrugated roof, the copper/rusty metal tools and pipes, and the greens of the vegetation dictated my color palette. I trimmed the window with wood from the barn, and salvaged many items from the barn, including the tub, sink and mirror in the bathroom, the kitchen table and the green bookcase. The kitchen cupboards were assembled from a reclaimed workshop shelving system, and the sink and counter were purchased at salvage stores. I replaced deteriorating pvc plumbing with copper, and designed bathroom sink and tub faucets, and the shower rod to be an extension of the plumbing. Most overhead light fixtures cam from salvage stores, but I purchased the barn lights new. The on-demand water heater has proven to be tricky but I think/hope/pray it is finally working correctly. Household items are mostly mine. Some came to me from my daughters, sisters and parents. I surrounded the house with low maintenance and native plants. The guesthouse is an ongoing project and I welcome thoughts, ideas and suggestions. Next? I'm thinking the deck needs a simple, corrugated, one-of-a-kind awning...... Guest AccessThe interior of the BARN is off limits. The BASEMENT is for the use of the owner but does have an area to the left of the door where useful items (including deck chairs, high chair, child safety gate) for guests are stored. The garbage can is stored there as well. Interaction with GuestsI have provided a manual for the house, and am also available via text/phone when not on the property. The NeighborhoodFir Island, a quiet farming community, is set between the south and north forks of the Skagit River. Snow Goose Produce (huge ice-cream cones!), the Rexville grocery store/cafe/gas station, the Wiley Slough refuge, the Conway pub (oyster burgers!), the Muse (live music) and I-5 are all within 2 1/2 miles. Mount Vernon and La conner are 10 miles away. Lights and sounds at night are few and far between - a star-filled sky and the distant sound of a train are the reward. Getting AroundOnsite parking and bicycle storage are available. The train station is in Mount Vernon. Other Things to NoteFind us @hopefarmskagitvalley #hopefarmskagitvalley
