The lodge is 8500 square feet and it built on the eastern slope of Incine Village with a wonderful panoramic view of Lake Tahoe! The lodge has a 3 car garage and parking for 4 additional cars in the driveway. It is built into the hillside and you walk into to the top floor and it goes down 4 levels. There is no elevator on the property. The house has a very open floor plan.
Top floor –Entrance, wide hallway opening leading to open kitchen, livingroom, dining area and kitchen. Living space has a 20 foot fireplace with 2 separate chatting areas with sofas and love seats, a bar area with 4 bar stools, and open kitchen with large granite island with stools, dining area with table and chairs (garage also additional 20 folding chairs and folding dining tables for more formal eating. Kitchen has Bosch appliances, 3 ovens, microwave over range, 2 Bosch dishwashers, and ice machine and professional refrigeration to accommodate large group. This level also has one full bath with shower. The room is light filled with a panoramic view of Lake Tahoe, and a deck with 2 gas BBQs. The room has a new 70 inch state of the art flat screen tv. The lodge has high speed wireless internet.
2nd level – Has a pool table room, a lounge room with pullout sleeper sofa. There are 2 bedrooms with queen beds and en suite bathrooms. 2 additional bedrooms with queen beds and 1 hall bath to accommodate. This level also has a deck with a hot tub with a view of the lake.
3rd level – has 4 bedrooms, each with it’s own bathroom. 3 bedrooms have 1queen beds (one with additional couch and 1 with additional twin bed). The 4thbedroom on this level has 2 twin beds and an additional twin mattress.

If you cancel more than 60 days before check-in, your full payment will be returned If you cancel less than 60 days before check-in, you will forfeit your deposit. If you cancel less than 30 days before check-in, you will forfeit full payment. No credit will be given for shortened stays due to late arrival or early departure for any reason. No cancellations due to weather.
No pets allowed. Guests who bring a pet or pets without approval will forfeit their security deposit and may be evicted from the property.
This is a non-smoking unit. Any violation of the smoking policy will incur a $250.00 fine and if additional cleaning is necessary to remove smoke
doors from the house and/or linens, costs will be subtracted from your deposit.
We supply games and activities for our guests; however some games have small pieces or parts and are not suitable for young children, i.e. toddlers and infants, who may put things in their mouths. Do not allow young children to play unsupervised with games.
Telephone and internet service is available in the unit.
Check-in time is no earlier than 4 pm. There is only a 5 hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early.
Checkout time is no later than 10 am the day you are scheduled to leave. We must be able to enter the home at 10 a.m. If you do not vacate the premises on time, you will be charged for one
(1) additional night‘s stay.
Checkout procedures: Prior to checkout, all dishes should be washed and put away. Beds may be left unmade and sheets and pillowcases left on. Towels should be placed in the laundry hamper. Make sure all doors and windows are locked and shut. All garbage needs to be placed in the garbage cans and left in the garage.
NO REFUNDS FOR EARLY DEPARTURE We will not be liable or responsible for personal items left behind, lost or stolen.
If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will try to arrange for shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense.
Never turn the heat off. When departing, please leave all thermostats at 55 degres. There are 8 thermostats in the house.
Garbage pick up is Friday. Please bring your garbage out to the street THAT morning. If you put it out the night before, animals (such as bears) are likely to get into it. Please do not move furniture. If you must do so, please return it to its original location. A charge will be assessed to move furniture back.
Snow removal. The snow will be removed from the driveway as it accumulates to 6”.
When there is snow on the roof, DO NOT PARK CARS IN FRONT OF GARAGE. Snow sheds from the roof and is a hazard. Please park inside garage. Also, do not use back deck, snow also sheds on the upper deck.
Stains on the carpet are not included in the cleaning fee. Spills and dirt tracked in will be charged extra, with a minimum $85 steam carpet cleaning charge.
Under no circumstances are smoking or pets allowed.
There is a seven car maximum. NO PARKING IS ALLOWED ON THE STREET. If additional parking is required, please leave cars in public parking areas and shuttle to house.
No on street parking is allowed. Cars on the street will be towed at car owner’s expense.
This property is located on an upscale street with homes and neighbours on either side of the property. Please be respectful of the neighbours. The neighbours are very conscious of loud music, excessive cars and noise. Fines may be imposed for breach of any of the house rules and will be deducted from security deposit.
1.No more than 7 cars. All vehicles must be kept in the garage or driveway. No on- street parking or parking in the adjacents driveways allowed.
2.Loud music or noise in which the Sheriff or police come to the property ($250 fine). Music must be kept to a moderate level and no hot tub use after 10pm.
You must be 21 years of age to rent this unit and provide proof of age, if requested.
The unit has a maximum occupancy of eight (21) guests. Renters who exceed the occupancy limit and falsify occupancy information at the time
of reservation are subject to eviction.
House parties are strictly prohibited and grounds for immediate eviction. Illegal substances are strictly prohibited and grounds for immediate eviction.
Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM AT LEAST 21 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. THIS UNIT CONTAINS ORDINARY HOUSEHOLD CLEANING AND MAINTENANCE SUPPLIES, WHICH MAY BE HARMFUL IF INGESTED OR OTHERWISE MISUSED. THIS UNIT MAY ALSO HAVE ORDINARY ELECTRICAL OUTLETS, CABINETS, STAIRWAYS,DECKS, HOT TUBS, BBQ’S, AND OTHER VARIOUS AMENITIES OR ITEMS WHICH ARE NOT CHILD- PROTECTED AND WHICH MAY BE HARMFUL OR FATAL IF IMPROPERLY OR OTHERWISE MISUED. BY SIGNING THIS AGREEMENT YOU ACKNOWLEDGE YOUR RESPONSIBILITY TO MONITOR YOUNG CHILDREN OR ANY OTHERS WHO ARE WITHIN IR ABOUT THE UNIT AND RELATED PROPERTY, AND WHO MAY BE SERIOUSLY INJURED OR KILLED IF SUCH PERSONS ARE NOT PROPERLY SUPERVISED AND/OR SUCH ITEMS ARE IMPEROPERLY OR OTHERWISE MISUSED.
