GUEST REVIEWS (a small sample of 40 different review from other listing sites) We had a really GREAT stay at Curtis and Rachel's Sunset apartment. This is why you should stay here: - Get to know a lovely and quiet neighborhood most tourists never get to visit but that is still a few blocks away from the Golden Gate Park and all it has to offer. - Take advantage of the Muni, which literally stops steps away from the apartment and takes you all the way to Embarcadero and everything in between. - Enjoy the many dining options around or a couple of Muni stops away. - The apartment itself is wonderful and spacious. The bedroom has a very comfortable queen bed and the living has a very versatile futon that may sleep up to two. We were visiting our daughter who attends college in SF and she got to stay with us one night and was very comfortable in the futon. - The kitchen is big and modern and has everything you need to eat in. - They have a wonderful little garden in the back to enjoy a glass of wine and have a relaxing time. - When you arrive, you are greeted by the host, given the house keys and off you go! Communication with the host is great, quick and painless. We would definitely stay here again, hopefully longer. This would make a great headquarters for a long-term stay! My house is a lovely Victorian, located in a great Inner Sunset location in San Francisco, half a block from Golden Gate Park. The room available is a quiet and sunny ground floor guest suite with a private bath. This is in a very lively and convenient neighborhood, with many restaurants, cafes, banks, and shops. Golden Gate Park has much to offer - the California Academy of Sciences, the DeYoung Museum of Fine Arts, botanical gardens, bike and boat rentals, and public tennis courts. Transportation is just a block or two away, which makes for easy access to downtown, the beach, and other parts of the city. The clean and private room includes a queen-size bed, couch, flat-screen TV, small refrigerator and plenty of shelves and closet space. There is also wireless internet service and a washer and dryer available. The rental is for two guests, but you can have an extra person for a small additional fee.  I've lived here for over 25 years and am happy to help you with directions, recommendations and advice.

The Space___________________________________________________________________ San Francisco Short-term Residential Rental Registration Number: STR - 7 0 __________________________________________________________________ **NOTE**: We have construction next door. City code allows activity from 7 AM-8 PM daily; in practice we've experienced activity Monday - Friday 8AM - 5PM, rarely on Saturday, never on Sunday. Only book with us if you don't mind having construction activity next door. Now, back to the rest of our description: We offer a cozy retreat to relax in after a full day of exploring the best San Francisco has to offer; for example, we're walking distance to Golden Gate Park - great if you're here for Hardly Strictly Bluegrass. Our guest quarters has everything you need in a roomy 800+ square feet of space. An added feature is the small deck off the living room which provides your private access to our garden. According to prior guests, the view of Marin Headlands & towers of Golden Gate Bridge is a bonus too. Perhaps what it most unique about this rental - it doubles as our library. We have no doubt you'll find something worth reading during your stay, from philosophy to economics to science fiction, to popular novels to the classics, to a large collection of recent NatGeo magazines - and even Chinese texts, if you're so inclined. ___________________________________________________________________ Possession of a San Francisco Short-Term Rental Registration Certificate certifies that the registration certificate holder has a agreed to comply with the terms of the San Francisco Short-term Residential Rental Ordinance (San Francisco Administrative Code Section 41A). This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire or other Code violations. ___________________________________________________________________ Guest AccessGuests have private access to the entire guest quarters with all the amenities listed. Entry and exit to the quarters (living room, bedroom, kitchen & deck) is via a private door & hallway. Interaction with GuestsWe welcome you to stay in the private guest quarters in our house. We make an effort to greet you on arrival and give you an orientation to the guest quarters & neighborhood and answer any questions you have about visiting San Francisco. My wife & I (and Havanese dog) and stay upstairs when we have guests. Feel free to text or ring the doorbell to let us know how we can help make the most of your stay. The NeighborhoodWe LOVE our neighborhood and bet you will too! We straddle both the Inner Sunset and Golden Gate Heights. We're a few blocks uphill from 9th & Irving - the beating heart of the Inner Sunset. While competing for parking spots near all the wonderful 9th & Irving bars, restaurants & boutiques can be tough, you will have little trouble finding parking near our house. We're within walking distance to Golden Gate Park (we're close to the Japanese Tea Garden, California Academy of Sciences, and DeYoung Art Museum - all MUST see attractions). We're also close to a world class hospital, the UCSF Medical Center (it is only a five minute bus ride away). Just up the street is Grandview Park - the view is truly grand - it even gets its own Yelp listing - and it provides for some good exercise should you desire that too. You might even be able to spot a couple of endangered species while on the hill. Getting AroundDriving to/from the airport (SFO) is about 30 minutes in good traffic. We suggest allowing extra time for traffic delays. We also recommend UBER taxi/car service if you choose not to rent a car. Getting around San Francisco can be challenging in a car because parking can be difficult and expensive elsewhere in the city. It is usually easy to find all-day parking within a block or two from our house, frequently on our block. During weekdays there is a 2 hour parking limit for non-residents on our street. Just around the corner all-day parking is almost always available. If you prefer, public transportation is only 1.5 blocks away with the #6 bus line ($2.25 exact change = 90 minutes-unlimited transfers). On its way to the Ferry Building downtown, the 6 takes you past 9th & Judah (Inner Sunset), UCSF Hospital, Cole Valley, The Famous Haight-Ashbury district, the Lower Haight (I recommend Minnies BBQ there), the Civic Center (Symphony, Opera, Ballet, Hayes Valley, etc.) then straight down Market Street all the way to the bay. There is also an easy walk to 3 other bus lines and the N-Judah train. Typically with one connection or less you can most anywhere in the city. The MUNI bus/train/cable car system offers a "Passport" with unlimited rides on Muni, Muni Metro, historic streetcars, and cable cars. 1, 3 & 7 day passes are available at Cole Hardware in Cole Valley (get there via the #6 Bus). The 7 Day CityPASS (buy online at their website) includes free MUNI rides and single admission to many points of interest, such at the California Academy of Sciences (near us). Other Things to Note- Our kitchen is stocked with all you need for stove top & microwave cooking. We've also provided a full set of cooking utensils, serving dishes, silverware, plates and glasses. *Note: The four burner stove top works great, but the oven/broiler in the stove is not available. - An iron & ironing board are available for your use. - A blow-dryer is available under the bathroom sink. - Our library includes several of Mark Twain's books - in none of them does he say "the coldest winter I ever spent was summer in San Francisco". However, it can be cold & foggy in San Francisco. We've outfitted you with a very warm down comforter and wool & cashmere throws. We suggest you come prepared for cool weather (50s in the winter and 60s in the summer) - layers are perfect. - We've written up a guide to the neighborhood, parking, getting around, hooking up with WIFI, best grocery stores, restaurants, etc. Even better, we are also "Hostfully Hosts." This means when you stay with us, in addition to getting our binder of information, you also get a Hostfully guidebook accessible anywhere your are in the City via their website. The Hostfully online guidebook contains all the essential information about our home, as well as all of our favorite recommendations. Hostfully also offers discounts to popular SF attractions, including the Hop-On Hop-Off Bus Tour and Cal Academy of Sciences. Check it out. Again for the record - our San Francisco listing number is: STR-(PHONE NUMBER HIDDEN)

The Space*Please read all of this listing if you are serious about booking our suite. A lot of information is included to give you a full, accurate picture of the rental experience. WE DO NOT WASTE WATER DUE TO THE CALIFORNIA DROUGHT AND ASK OUR GUESTS TO DO THE SAME. This means short showers using the on-off water-saving method, not running the faucet when brushing teeth or washing dishes. Thank you! Booking note: Please have a complete profile with photo and Verified I.D. BEFORE inquiring. Since we only book long-term guests who will stay a month or more, we would like to know something about you so please write more than a few lines on your bio. When sending an inquiry message, privately add as much detail about your trip and plans as possible. Inquiries without a complete profile and verifications will NOT be considered. Here's a link to tell you more about Verified I.D: https://www.airbnb.com/help/article/450 After you send us an inquiry, we will then communicate via Airbnb messaging to determine whether or not our suite will fit your needs. Once we accept your reservation, we will send you a lease to sign. Minimum stay per booking is 30 nights. There is a required cleaning every two weeks. Because Airbnb is set up for shorter stays, only one cleaning is charged on the platform per stay. If you stay longer than one month, we will charge an additional $65 per month for (2) cleanings per month, except for your last month which is included in your Airbnb fees. The cleaning charges will be detailed in our confirmation message to you and included on the lease. All utilities (Internet, electrical, heat, water, waste pickup) are included in the monthly price. Because we only accept 30 day or longer bookings, the rental experience is a combination of a private rental and a hosted Airbnb guest. As a private renter, you will need to sign a lease and provide your own food and paper products. As an Airbnb guest, you have the benefit of their great platform for finding us and of accurate reviews from previous guests about the apartment, neighborhood and our hosting style. You also have the security of keeping your personal email private during the inquiry process. Once you are our guest, we are a friendly presence if needed for anything, though never intrusive. Thank you! ~Syl and Art Airbnb Superhosts https://www.airbnb.com/superhost --------- Enjoy premium privacy in our well-appointed, smoke-free suite. Sometimes we bump into our guests outside and it's always great to say hello and see how things are going or answer questions about the neighborhood. We consider the suite entirely yours while you're staying with us. Because we don't hover, we ask that if there is ANYTHING that you need, please let us know. A light bulb that needs replacing? The NeighborhoodOur fully-contained suite is located in the thriving Inner Sunset district, a safe residential neighborhood and one of San Francisco's most vibrant communities. It's a 12-minute walk or 5-minute bus ride to the world-class Golden Gate Park museums. The M.H. de Young Museum features major art exhibits and free music concerts. The California Academy of Sciences offers educational entertainment for all ages including a planetarium, aquarium and indoor rain forest. The surrounding beauty of Golden Gate Park beckons for a picnic or enjoyment of the many attractions such as the Botanical Gardens, Rose Garden, and Stow Lake where you can rent canoes and paddle boats. Getting AroundParking: The area is best enjoyed without a car. The immediate street has a two-hour parking limit for non-residents from 8 a.m. - 5 p.m. If you would like a temporary parking permit, we will help you with that process. Please let us know with plenty of lead time. Street cleaning is from 8 a.m. - 10 a.m. on the first and third Tuesdays of the month. Please pay close attention to all street signs and meters when parking anywhere in San Francisco, you could get a costly ticket if you are just one minute past the legal time. There is no time-limit on street parking two blocks uphill so that is an option if you have a car, however street cleaning regulations still apply. If you need to rent a car by the day or by the hour, there is a zipcar location as well as a few citycarshare locations within three blocks of the suite. Note: If you plan to use zipcar or citycarshare you must register before your arrival so that you can get your card key by mail. The neighborhood has streetcar and bus stops to anywhere in the city within a 3-4 minute walk. Our streetcar is the "N-Judah" metro train which will take you directly to the following areas. (Approximate times): -Haight-Ashbury district, 10 minutes -Union Square/Moscone Center, 18 minutes -Financial district, 20 minutes -AT&T Ballpark, home of the San Francisco Giants, 25 minutes -Caltrain station, 25 minutes -Ocean Beach, 18 minutes -San Francisco Zoo, 20 minutes, accessible by "L" train at nearby Forest Hills station -Castro district, 15 minutes, accessible by "K,L,M" trains at nearby Forest Hills station -Glen Park BART station, 8-10 minutes by Muni bus 44 The following Muni bus lines stop within one block of our suite: 6, 43, 44, N-Judah. We highly recommend downloading a San Francisco Muni app. There are several good ones available on iPhone and Android--search "San Francisco Muni". The apps will tell you to the minute when a bus or streetcar is scheduled to arrive. Other Things to Note-Our street is on a hill, not too steep (by SF standards) but you will have to walk uphill for two blocks when returning from the neighborhood attractions. -The entrance to the suite is through a very narrow private alley which is only 24 inches wide. Once at the door the area widens but walking through the alley alongside our house might feel a bit like threading a needle. Oversized items will have to be brought in through our garage by arrangement. The alley will accommodate average luggage sizes. -The sofabed is not as comfortable as the main bed. It's best for children or adults flexible with comfort needs. Sleeping on the actual sofa instead of the pullout bed is also an option. -The sofabed and queen bed are in the same room and therefore there is no privacy between beds. -No dishwasher -No in-sink garbage disposal. (Food scraps go in the compost pail.) -No bathtub -Three steps up to kitchen level, one step up to bathroom level -Separate heaters in all three rooms (bedroom, kitchen, bathroom) Monthly Stay: -The suite will be cleaned, towels and bed linens laundered every two weeks. Tips for booking our suite: -Our calendar is always correct. Your preferred dates are available if the system allows you to inquire about them. -We only consider requests from people who have a complete profile and a Verified I.D. so in the spirit of friendly transparency, please upload your photo and write a bio that gives us information about yourself. Photos of flowers or other things are not helpful in recognizing you when you come to our door. Thank you. -Inquiry emails are not bookings and someone else might beat you to the reservation even though you have inquired. -Please be accurate about the number of people who will stay in the suite so that the pricing is correct. -We do not accept reservations made for someone else--no exceptions. Weather: San Francisco is a city of micro-climates and it can be very cold, even in the summer months. Because we are only 8-10 minutes from the beach, our area is known for being foggy but we have our share of sunny days as well. Always bring a warm jacket, long pants and dress in light layers as the climate can change dramatically on one streetcar ride. The following services can be arranged for an additional fee: -Grocery shopping -City tour -Continental breakfast -Gift shopping -Flowers -Laundry, wash and fold
