Lakefront home situated directly on Lake Champlain. This house is on a sprawling 11 acres of land with a 340 foot private beach. The private dock facing west with the most incredible sunsets and the breathtaking views of the Adirondack Mountains will inspire you.
There are 3 bedrooms with 1 complete bathroom. Its a charming and meticulously maintained home with lots of natural woodwork, wood beamed ceilings, lots of large windows with amazing views. The house also features a loft area.

You have access entire home as well as your private dock sitting on a 140 feet. You also have access to your private waterfront with spectacular sunset.
Interaction with Guests
We have a full time property manager who will be there upon check-in and will be available 24 hours a day to assist you with everything you might need.

Gas, Groceries are available at:
Alburgh Village - State Liquor Store ( gin, vodka, etc. plus wine, beer, lottery tickets, a small sandwich shop, milk, chips, bread etc.), Mobil gas and an organic farm stand selling seasonal fruits and vegetables. It is a cash stand on the honor system.
Across from the Village store is the historic center which sells maple syrup and has a cool history room with guns, artifacts and tales from the past on the village – good for kids. It also sells sweaters made locally and other Vermont items
Crossroads Travel Center – same as above, but no hard liquor. Across from Crossroads is Dollar General.
North Hero Harbourside Market
This store is just across the bridge from Alburgh to North Hero – about a 5 minute drive from Cozy Cottage.
They have gas, fishing permits ( important to know that if you fish on the lake you must have a permit !!), homemade fudge, fabulous fresh meat, brochettes, all kinds of prepared salads ( made on site), sandwiches made to order, including platters, homemade bread, buns, pies, wine, a deli section with bacon, eggs, vegetables, fruit and fantastic draft beer vats and they fill bottles for you with your choice of draft right on the spot – so fresh !!
Right beside them is Pete’s. This is an outdoor bar-b-que restaurant. They make fresh burgers, fish, fries,
Pulled pork, ribs and other goodies which you can eat on their picnic tables or take back home and you can order in advance for pickup.
Further along in North Hero, there is Hero’s Welcome. They have typical food staples, including wine and also ice cream.
They have an attached amazing store with all kinds of trinkets, towels, gadgets, dishes, souvenirs, puzzles, quilts and things from all over the world. Each year, the Owners travel far and wide to collect unique things and support local world villages. They also have gas.
The drive is about 15 minutes.
Both Champlain, New York ( a 20 minute drive) and St. Albans, Vermont ( a 25 minute drive) have a Price Chopper and Swanton, Vermont ( 8 miles before St. Albans) has a Hannaford’s, which is a higher quality grocery chain. They all sell beer and wine and have a pharmacy.
There are also 2 open-air markets.
One in Rouses Point, New York ( 15 minutes) which is open on Fridays from 3pm to 7 pm and Grand Isle, which is open Friday and Saturday – I will get you the schedule but it is mostly all day on both days.
Things for kids:
The Dunes Sand Beach. This is an extraordinary place. Calm waters, beautiful sand, picnic tables and it is a 5 minute drive from Cozy Cottage.
This is a State site and is super clean and very family oriented. So people can pack up a picnic basket and head there for the day with their kids before coming home to make a bar-b-que and look at the Sunset from the dock.
Isle La Motte – this is the island next to ours – the bridge is 2 minutes from Cozy Cottage. It is filled with history. There are summer concerts, history sites, St. Anne’s Shrine, apple picking at Hall Home Place, plus a café there that sells homemade pies, sandwiches, cider and cider tastings. Also, The Fisk Farm in Isle la Motte is famous – they have needlecraft, mandolins and all kinds of great things to see.
Alburgh – bible class, libraries, painting classes, ,storytelling etc.
Guests should look in the Islander weekly newspaper that will tell them what is available each week throughout the season.

There are sea plane rides available right here in Alburgh – a 5-7 minute drive away.
Alburgh Golf Club – good food, fully licensed –open daily to the public ( golf is also open daily to the public – 18 holes). They have burgers, steaks, wraps, fries, fish and such and a wonderful view from the restaurant to the lake – they have a great wrap-around balcony with table service for eating outdoors. Our Cozy Cottage backs onto the golf course and it is a 2 minute drive to the course and the restaurant.
Ransoms Inn – on route 2, just after the crossroad
This is an historic brick house that is also an Inn. They have great steaks, great Italian food and a varying menu – fully licensed.
Isle La Motte – Ruthcliffe Restaurant – this is a great restaurant a couple of miles over the bridge to Isle La Motte. it is family run and serves breakfast also during the summer from Tuesday to Sunday 8:30 to 10AM. It serves excellent food which varies each week – Italian, lobsters etc. It has a great outside deck and a wharf that you can dock to so you can come to the restaurant directly from your boat. Dining is from 5pm to 9pm nightly. Reservations are a must. . Address is Old Quarry Road, Isle La Motte, Vt It is chef and family owned.
North Hero :
1) North Hero House – 25/20 minute drive. Excellent food. Dinner nightly, pub food, breakfast from 8 to 10 and their cousin is the Pier Bar, with fabulous lobster rolls and very casual on the wharf – the Pier is open from noon to 8pm.
2) Shore Acres restaurant. Amazing setting. Beautiful scenery on the lake. Excellent food. Open 7 days a week for dinner. They also have summer activities and some years, the liebensteiner horses perform there.
3) Two Heroes Grill and Tiki Bar. Across from Heroes Welcome. They have good food and an open Mic from 6-9 nightly every Wednesday. You can bring your own guitar or use theirs ! . 2253 Pelots Point Rd. North Hero.
There is a lot more.
You can go to Ben and Jerry’s and take a tour of the ice cream factory or go to the Vermont Teddy Bear factory near Stowe Vermont and see how the Teddy Bears are made and purchase them.
There are also tours of cheese factories, wineries and of course, shopping in both Plattsburgh New York ( 40 minutes’ drive) and Burlington Vermont ( 45 minutes’ drive) with all the big box stores.
