Janesville is about 40 minutes south of Madison, just north of the WI/IL border and 1.5 hours from Milwaukee. A perfect place to crash for the night on a road trip or to experience the two cities in the span of a few days. Janesville has a charming old downtown with the Ice Age bike trail cutting right through town. Tourists, business travelers, and folks relocating to the area who have a car at their disposal all find this location both comfortable and convenient. The three bedrooms have only 2 beds each, which allows each guest some comfort and privacy. Guest AccessEach crafter gets a 5-foot desk with a light and power outlets. The kitchen is fully stocked with dishes and cookware, so meals are easy to prepare. There is also a TV lounge and an Accucut machine, making this space uniquely suited for crafting and comfort.     The SpaceJust steps from the river - this home offers one of the best waterfront locations in Wisconsin. Because the home has a rare retaining wall along the river, the home is very close to the river offering great views of the water, water skiers, and fishing. The house has a large master with a king size bed, a second medium size room with a queen, a small room with twin, a tiny room upstairs with a twin, and a detached bonus room with a queen air mattress. There is room to lay down several more air mattresses but keep in mind that there is only one bathroom plus an outside shower. The listing shows 1.5 bath and this often means one full bath and a second with only a toilet / sink. In this case the half bath is the outdoor shower. The listing shows that we have a TV. This is for watching DVDs or playing the X-box. There is no cable TV or antenna to watch broadcast television. We do have wi-fi so you can watch streaming services on your devices such as iPads or other tablets you may bring. You can also use the computer in the house to watch a variety of tv channels, shows, streaming services, etc. Guest AccessDock, fire pit, grill, outdoor shower, yard, nearby boat launch (1 mile away), on street parking. There are two kayaks and several different size life jackets for your use INCLUDED. The motor boats in the photos are NOT INCLUDED but you are welcome to bring your own and tie it up to the dock. There is a public boat launch one mile away. Interaction with GuestsProperty manager will be across the street during your stay and will handle any questions or concerns. The NeighborhoodLocation, location, location. This section of the Rock River is known as a water ski paradise. Just downstream is the Rock Aqua Jays ski show offering free shows on Wednesday and Sundays during the warmer seasons. Upstream are the sandbars where boaters relax and enjoy the nice Wisconsin weather. Note that the river is sometimes "idle only" if the water is too high to protect the yards of the riverfront homes. The neighborhood is a mix of nice river homes and some older homes that "need some work". The home is NOT in a luxury gated community, but we love the location, the neighbors, and the "feel" of the area. Getting AroundThe home is about a 10 minute drive from the Van Galder bus station which offers regular service to Janesville from Madison and Chicago (downtown, Ohare, and Midway). You will need a car to get to the home (or take a taxi from the Janesville bus station). Other Things to NoteThis is a NO SMOKING house. Please do NOT smoke inside and don't get into the beds smelling all smoky, PLEASE. Parking is at street level and you must walk down a flight of stairs to reach the door to the home. There is a driveway around the side of the house but the primary access is down the stairs. The main upstairs bedroom has a king size bed and plenty of room for an additional queen bed. There is also a tiny room upstairs with a twin. The downstairs rooms have a queen in one and a twin in the other. There is a queen air mattress in the bonus room under the garage with plenty of room for a few more air mattresses. This house is NOT the Ritz Carlton, it's not perfect, it (like the owners) has flaws. It's our fun river retreat that we hope you love as much as we do! Wisconsin is normally not too hot, so the home has a single window A/C unit upstairs to cool the home and fans. This is typically all that is needed to keep the house cool unless it's unusually hot outside. If the water in the river is very high, the Sheriff may prohibit boats driving fast - so, no skiing. If fast boating is a priority for you, please call the Rock County Sheriff before you book. We can not be responsible for water levels and whether the river is "idle speed only". To use the outdoor shower, first open the valve on the propane tank, then open the water valve that is on a brass fitting up and to the right on the hose. You can adjust the heat by opening up the water valve more or less. More water and it's cooler. Less water and it's hotter. For a even more fine-tuned heat, use the controls on the water heater on the back of the shower under the metal hood. If the hot water doesn't come on, the gas may be out. Please run up to the Lion's Mart and pick up a new tank, just like it was your house! Please note that many of the amenities are unavailable during the winter. The dock may be removed, the outside shower will be winterized, the river may even be frozen over. This is a beautiful time of year, but it WILL not look like the photos! During the winter, the "cleaning fee" will be higher and includes and may include un-winterizing and re-winterizing the home for your stay.

Interaction with GuestsWill meet guests at the property upon arrival to give Keys and offer a quick walk through. Will send out a good to know letter once reserve describing some good local places to get the necessities. Always available by text with question, happy to suggest good restaurants and other local things to do. Other Things to NotePlease note, there are steps leading to the door in the front and in the back. The laundry is also down stairs. If stairs are a concern please consider this before booking your stay.

      The SpaceIt's a three bedroom, full bathroom, kitchen, dining room, living room, and basement lounge. The laundry is in the basement as well as our kids corner. The fire place is a wood burning fire place. Please let us know if you plan to use it, so we can give instructions and set out wood. We have a back cement patio with a few chairs and a grill. The back porch area is completely private and quiet. Guest AccessYou will have access to the whole house. Get cozy and comfortable! Interaction with GuestsWe are just a phone call away. We have family, friends, and neighbors just seconds away from the home. We are generally in the area, but we like the idea of allowing folks to check in and out at their own time. The NeighborhoodShopiere is right between Clinton and Beloit. Our home sits right around the corner from a beautiful Five Arch Bridge. In the fall, winter, and early spring. You can see it from our front yard. We have a little creek that runs through the back of the property with a little swing to check it out. Getting AroundPlenty of parking, but no taxi service or buses. It's in the country, but only minutes from Beloit and Clinton. Living room has comfortable furniture, whiten marble gas fireplace, a small world travel, garden, art and world history library for you to enjoy. This attention to detail is carried out into the secluded acre woodland garden with forest walking path, cool owner welded "Cubicon"sculpture, over 1000 natural plants, 550 Hostas and ferns, and the mirrored "Imersive" WALK in work of art...yeah..walk in. Several garden benches let you enjoy the sunset view over the country fields while the horses graze. Garden has night time romantic Italian Lights, gas fire table surrounded with comfortable guest chairs/ pillows and in the dark of this rural setting the stars perform nightly far removed from city lights in natural silence. Entire garden is attached to neighboring horse ranch with 37 horses (usually 8-10 adorable newborn colts every spring! Hammock and barefoot grass area is to be enjoyed with a good book or a bottle of wine provided as a gift by your host. Guest AccessKitchen is available for your use, includes Kurig coffees, ciders or hot chocolate, microwave, full fridge, stove, and odds and ends you might need. Counters are Brazilian Black granite, modern dining table, full China, and all the pots / pans you want. Large attached deck overlooks garden and horse pasture view with outdoor hot tub accessible from your bedroom patio doors also. Speaking of which, bedroom suite has private full bath, shower and washer / dryer for your use. Bedroom has 55 " Curved Samsung Television that has Netflix included. Your bedroom patio door opens to deck with sitting area and hot tub...nothing beats soaking for an hour before hitting the hay and your guaranteed to sleep like a baby. Second bedroom with full sized bed is also available for your friends, family or children right next to yours. Interaction with GuestsOwner occupies 2nd upper bedroom (and is gone most often with a busy career) and a tenant occupies lower level (who is also gone working in the same business) so your housemate is most often, Buddy, a beautiful and friendly husky mix when he's not on squirrel patrol. Lower level bathroom is not yet complete so owner requires occasional use of the separate general upstairs bathroom but otherwise can be like a Ninja and you don't see him...seriously I tell you this in advance because I / we are not around much..you are "on your own" more than not and most young couples ' travelers like that part of the experience too. The NeighborhoodSpacious country setting is on the outskirts of town. Easy 15 minutes drive brings you to many downtown Janesville restaurants and nightlife.

The features several builtin cabinets, open staircase and fireplace in the foyer room. Double french doors to the porch. Guest AccessGuest have access to 1st and 2nd floor. Attic, Garage and basement are off limits except an emergency. Fuse box is in basement front room by driveway. Interaction with GuestsHost will great guest and tour the home with instructions to make your stay comfortable, Will give a little run down on what we know is going on in the area. The NeighborhoodThe neighborhood is filled with older homes with many types, colonial, Victorian, farm house, cottage, bungalow, stately manor, french colonial, many trees and parks. The downtown is close by with its historic charm as well. The Janesville Performing Arts Center is on a few blocks away also. Getting AroundThe bus stop is on the street corner, that connects to the city. Park in the driveway and curbside. The city has cab service also. Other Things to NoteForth of July Weekend has a neighborhood parade through the neighborhood and ends at the Retirement home down the street. They have a sing a long and a few words in honor of our men and women of our armed services. The parade is of those that wan to join in. They bring their dogs and even cats, little wagons and bikes.         Guest AccessUpstairs apartment but access to the whole house! Living room, dining room, screened in porch, kitchen and downstairs shower. No shower in the upstairs bathroom. In other words access to the whole house. The upstairs has two large bedrooms, and a bathroom. One bedroom has a full bed and the second bedroom has a twin bed and a child's crib! Downstairs has another twin bed. This is a four bedroom house. There is a door at the bottom of the stairs for privacy. Interaction with GuestsAs often as you need me! Available if you need me to answer your questions. Would like you to feel this is your home away from home. The NeighborhoodJanesville is called the City of Parks so many recreational spots, 20 mile paved ice age trails (biking or walking)around the city, home of the Aqua Jay's water skiing team. Performances are free twice weekly. Rotary Botanical Gardens is open year round. Getting AroundThere is public transport and taxi service available. In emergencies I have a car for transport you wherever you need to go. Other Things to NoteWould like my guests to feel comfortable and make themselves at home.

        A waterfront freshly and seasonally decorated cottage rests on the Bay of the Mighty Rock River. Glorious sunsets are show-cased from the large deck pier, screened porch, sunroom, kitchen, living room, dining area, bath, and queen size bedroom which all overlook the bay. We have Eagles, Blue Herons, Cranes, Egrets, Swans, Pelicans that all visit seasonally! Painted turtles sun on the logs in our bay and large frogs frolic along the top of the water. Activities on the Rock engage kayaking, fishing, bird watching, hiking, boating, grilling, snowshoeing, ice skating, and more. A canoe is included with your vacation stay to explore the waters in a serene setting. In addition, a boat slip is available for your use. This professionally decorated, fully furnished, two bedroom home consists of 1 1/2 baths, fully equipped kitchen, living room, dining area, laundry room, and sunroom. It's a very comfortable home situated on a serene setting on the water overlooking the bay. In addition, our cabin-like three season room provides a wonderful up north feel and includes a bumper pool/card table, banquet table, and comfortable seating. Off street parking is included. Our vacation home has gas heat with central air. We are fortunate to have a vacation home in a quiet, rural, secure area. It is a smoke free environment that is well maintained and designed for your comfort. Our respectful guests have a high standard of expectations and responsibly leave the home in a clean orderly condition.

        The Space Just steps from the river - this home offers one of the best waterfront locations in Wisconsin. Because the home has a rare retaining wall along the river, the home is very close to the river offering great views of the water, water skiers, and fishing. The house has a large master with a king size bed, a second medium size room with a queen, a small room with twin, a tiny room upstairs with a twin, and a detached bonus room with a queen air mattress on the floor. There is room to lay down several more air mattresses but keep in mind that there is only one bathroom. For showering, you can also use the private outdoor shower. Many people enjoy the outdoor shower so much that the never even use the one inside. Guest Access Dock, fire pit, grill, outdoor shower, yard, nearby boat launch (1 mile away), on street parking. There are two kayaks and several different size life jackets for your use INCLUDED. The motor boats are NOT INCLUDED but you are welcome to bring your own and tie it up to the dock. There is a public boat launch one mile away. Interaction with Guests Property manager will be across the street during your stay and will handle any questions or concerns. The Neighborhood Location, location, location. This section of the Rock River is know as a water ski paradise. Just downstream is the Rock Aqua Jays ski show offering free shows on Wednesday and Sundays during the warmer seasons. Upstream are the sandbars where boaters relax and enjoy the nice Wisconsin weather. Note that the river is sometimes 'idle only' if the water is too high to protect the yards of the riverfront homes. If skiing is important to you, please contact the Rock County Sherriff by phone online to make sure boats can drive fast. The neighborhood is a mix of nice river homes and some older homes that 'need some work'. The home is NOT in a luxury gated community, but we love the location, the neighbors, and the 'feel' of the area. Getting around The home is about a 10 minute drive from the Van Galder bus station which offers regular service to Janesville from Madison and Chicago (downtown, Ohare, and Midway). You will need a car to get to the home (or take a taxi from the Janesville bus station). Other Things to Note This is a NO SMOKING house. Please do NOT smoke inside and don't get into the beds smelling all smoky, PLEASE. Parking is at street level and you must walk down a flight of stairs to reach the door to the home. There is a driveway around the side of the house but the primary access is down the stairs. The main upstairs bedroom has a king size bed and plenty of room for an additional queen bed. There is also a tiny room upstairs with a twin. The downstairs rooms have a queen in one and a twin in the other. There is a queen air mattress in the bonus room under the garage with plenty of room for a few more air mattresses. The home is large enough for many people, but the septic systems along the river are designed for smaller families/homes. If you have more than four people, use the outdoor shower as much as possible and conserve your toilet flushes! This house is NOT the Ritz Carlton, it's not perfect, it (like the owners) has flaws. It's our fun river retreat that we hope you love as much as we do!
