Interaction with GuestsAs much as the guests would like The NeighborhoodWith the windows open, you can hear the distinct trickle of the creak that runs behind the firehouse. The fresh woodsy air also stimulates the creative and relaxed minds. Peck's Market is literally across the creak behind The Firehouse and is only a minutes walk away for your everyday grocery needs. There is also a Sunoco gas station, post office (where the Coach USA bus departs and arrives from Port Authority NYC) and a diner in the hamlet. Getting AroundPublic transport is now available directly from Port Authority, Manhattan (Dep. 8am & 4:30pm daily) to Route 52 Post Office, Jeffersonville (Arr 11:20am & 7:20pm) on Coach USA if you want a quick getaway to this little hamlet. Adventuring into the Catskills region, a car will be a must, as well as an updated GPS when navigating these routes. Location is Western Catskills, so planning your adventure ahead of time would be wise and sublimely fulfilling. Other Things to NoteWhen leaving in the evening, remember to take a flash light with you - it gets really dark on your return. The Catskills generally gets much cooler at night than the city, so bring warm layers.

The SpaceOur home was recently featured in the New York Times, Country Living Magazine, and American Farmhouse Magazine, so there's plenty of beauty to find inside, but there is truly so much to do in this area too-- it just depends on the visitor and the day! You can drive down beautiful winding Route 97 to quaint Narrowsburg for lunch and antiquing, and stop along the way in the Hawk's Nest to enjoy hiking and incredible views. Spend an afternoon on the Delaware River canoeing, rafting, or water tubing. Have an adventurous day at the Monticello Raceways and bet on the ponies! Sundays in Callicoon are always the best-- when the town is busy with the farmer's market and all of the antique store and yard sales are in full effect. White Lake is a 15 minute drive, where you can rent a boat or eat dinner lakeside at one of their terrific restaurants. Plan on catching a concert at Bethel Woods-- the site of the original Woodstock! Walk down the road and visit one of the numerous picturesque working farms located nearby... Meet cows, chickens, horses, and ducks, and pick up fresh eggs, honey, and maple syrup while you're there! Just down the road from the farm is 'Diehl Me In' where you can spend the afternoon learning to ride horses and exploring the local trails in the area. OR, you could spend your entire visit enjoying the facilities of the Villa Roma-- tennis, golfing, hiking, the fitness center, and did we mention GOLFING!! One of the best courses in the area! So many great places to eat, you could spend every evening out, but in all honesty, you're going to want to spend the evenings at the farm house, enjoying the uninterrupted sunsets and grilling something delicious on the BBQ out back. 43 acres of land are yours to explore! This private guest house is 45 yards from the farmhouse. It has a large 20 x 20 space with a loft area, accommodating a queen size antique 4-post bed. There is a 2 night minimum on weekends. Master En Suite has no minimum.

    The SpaceNice long driveway gives extra privacy to this rustic farmhouse. 3.5 acres of wooded land on one side and lawn to play in on the other. Let the stream below the property lull you to sleep and birds chirping wake you up. Open space in living room/diningroom gives an airiness to the space downstairs. Cozy bedroom upstairs. 2 Full beds, one twin, and one twin loft with space for a double mattress below. This is a proper old farm house- there is no heat upstairs in the bedrooms or bathroom. We love to sleep in the brisk air under duvets and flannel sheets. Guest AccessDishwasher, washing machine, and dryer, and a clothes line for those who like their laundry smelling extra fresh. We have this house to get "unplugged," so if you need internet, you may take a quick walk or drive to the town's library- a 2 minute drive. We do have a tv and dvd player. There are some DVDs to choose from. Interaction with GuestsWe'll be away, however, we'll have a set of guidelines for you or have someone walk you through the house. The NeighborhoodBeing the last house on a dead-end road gives an extra feeling of being safe when you have kids. And not having kids makes it really, really private. We are a 15 minutes drive to Callicoon where you can rent a kayak, canoe, or tube and go down the Delaware River. There is also the Delaware Youth center in Callicoon and kids can take swimming lessons, do arts and crafts, and take Zumba and yoga classes. In another direction, a 10 minutes drive will take you to Bethel Woods to see concerts in the summer. Narrowsburg is a gorgeous town 30 minutes away set on the Delaware River with really lovely coffee houses, restaurants, and boutiques. Getting AroundNot any real public transit, although there is a bus to nearby Monticello where you can then hire a taxi to get you to the house. There's also car rental nearby the Monticello bus station. Enterprise car rental. The closest airport is Binghamton, approximately 1.25 hours away by car. Other Things to NoteThere is no heat upstairs in the bedrooms and bathroom. The brisk air lets us sleep beautifully under our duvets and flannel sheets. The heat downstairs is forced air and it makes the downstairs very warm at a temperature as low as 62 degrees. When the heat reaches 62 degrees, the heat turns off and the house cools down, so layers are the best way to dress in our old house on cold winter days. The heat should be turned down to 50 degrees when everyone has gone to bed as it doesn't go upstairs and is a waste of oil.

    The SpaceWe love this property it's been in my husbands family for generations. It's up in the hills of the Catskills so you have stunning views and tons of wildlife. We recently purchased it and just completed renovations. There's onsite hiking and exploration in the backyard my kids love looking for different bugs,frogs,fish and much more. The pond comes with Koi fish that you can see from the deck they are beautiful and have been living there for 20 years. You can fish in the pond but for now only catch and release. Plenty of nearby farms for fresh eggs and milk and antique stores in all surrounding towns. 20 min drive to the Delaware river for tubing and Lake Jefferson for fishing. This property is right off the road but probably only 10 cars or so a day. We have 3 bedrooms 2 with queen beds and 1 with 2 twin beds. House will come with lots of amenities especially for families. We are nestled in the hills of Livingston Manor with spectacular views from almost every room. Plenty of nearby farms for fresh eggs and milk and take the kids to visit the animals. House has an open floor plan with the kitchen loving room and dining area as one large space. The deck right off the dining room equipped with a bbq pit. Plenty of dining for families two tables and bar stools at the counter as well as two picnic tables on the deck. Propert has lots of room to explore with fresh spring water to fill up your water containers. Pond has 4 very large coy fish that have been living there for 20 years. Lots of fun for the kids to watch. There's also plenty of wildlife that comes to visit the pond. House comes with family friendly games for kids, toys, high chair, stroller. For those rainy days there's a Smart TV in the main living area has Netflix and Amazon Prime. Kitchen comes with Mockey Mouse pancake maker, cotton candy maker,pizza stone, cake pop maker, food processor, blender, microwave and a lot of other baking and cooking amenities. Outside has lots of This is the perfect house for families. It's been in my husbands family for 50 years and his grandfather built it. We recently purchased and renovated. We have two small boys and this is their favorite place to go when we get out of the city. There's some really great restaurants, incredible lakes, rivers, natural areas to explore for fishing, hiking, hunting or swimming. Convenient location to Narrowsburg, Callicoon, Livingston Manor, Bethel Woods (where the original Woodstock Festival was held) and Villa Roma. Getting AroundCar is the easiest way to get around up here. You'll have your own private driveway that fits at least four cars and parking is never a problem up in the country! Our area is great for New Yorkers who need to escape the city, relax while still being close to some very nice restaurants and markets. We are lucky to have some really nice spots around us, like the Main Street Farm Market in Livingston Manor or Henning's Local in Cochecton or Bethel Woods (where the Woodstock Music Festival was hosted & now home to the Woodstock museum & great concert venue).     This Beautiful 2800 sq ft home lies in the middle of a very private 86 acres in the historic Catskills region of New York. The nearest residence is at least a 1/2 mile away. The house lies at the end of a long driveway that curves up the mountain to reveal the home only near its end which is centered on the property for total privacy. The tranquility and peaceful silence here is astonishing. Much of the property is wooded with well laid out trails for hiking or even for cross country skiing. 100 year old field stone rock walls abound on this property which also boasts two 3 acre and four large 5 acre fields near the residence with gorgeous views of the surrounding mountains. The private secluded pool is 40' by 20' and goes from 3' to 11' at its deepest end. It is immaculate and well maintained with loungers for sunbathing etc... Right next to the house is a beautiful 1-1/2 acre pond to spend evenings next to relaxing, enjoying the sunset or just stargazing late into the evening. There is even a fieldstone bon-fire pit for relaxing over an open fire near the house! The property has been maintained by the owner along with the help of the NYS forestry department to ensure a perfect setting for all natural wildlife indigenous to the area. Don't be surprised to see the VERY rare Bluebird and colorful Wood ducks making there homes in and around the numerous bird houses and the spring fed pond near the house. Deer and Turkeys are always around as well as Blue Heron and the occasional Bald Eagle. Red hawk families circle in the rising evening air every day throughout the summer and at night the owls sound off year round. The fertile pond is filled with frogs, turtles and several species of fish a young child or a child at heart adult) would love to see and explore! The house has beautiful hardwood floors throughout and the large 16ft high ceiling sunroom/great room fills with sunlight on 3 sides with 6 floor to ceiling windows and skylights. This room, which also has the sleeper couch, has a 56 inch HD LCD screen for a great movie watching experience. Outside the large French doors across from the main entrance you can walk out to a large wooden, raised deck for outdoor dining and barbecuing. The house is filled with antiques and boasts a full kitchen with high quality Wurstoff knives and Cuisinart pots and pans for the foodies. The 2 bedrooms both have Queen size beds and charming decorations, armoirs, dressers, personal bedside lighting, and antique bedside tables. Tons of books are discreetly stacked and available throughout the house The Den or 'WInter Room' we like to call it, is furnished with gorgeous leather furniture, a Vermont Casting Woodstove ( available only in winter), cow skin rugs and large windows affording a view of the pool and surrounding fields. This home is close to some of the well known skiing centers in the Catskills and also very close to world class fly-fishing and all types of outdoor adventures. In the fall, the foliage is breathtaking. This home has it's own 500ft deep well which supplies all of the water and is 100% pure, filtered and drinkable spring water right from the mountain.     The Lake Jeff Tree House is a chalet style, 2,500 sq. ft., multi-level 4 bedroom, 3 bath home with loft office and lots of glass windows to view nature from. The enormous outdoor deck features a comfortable living room with L-shaped chaise sofa and coffee table, an 8 seat dining table and large 5 burner gas grill with sear station. Once inside the home the tree house feel continues with floor to ceiling vaulted cathedral windows and light streaming in throughout the day. The Kitchen is large and fully stocked with an 82" farmhouse table to dine at , window over the sink to day dream at while prepping dinner, a gas stove and oven, microwave oven, double sink, dishwasher, and large refrigerator/freezer. Lake Jefferson is about 300 yards from the rear of the home. It is accessed by a private path off the deck through a field of ferns and the occasional berry bush down through the fairytale woods until you land upon our multi tiered deck and dock along with a Bluestone patio and large picnic table to accommodate your lake side picnics. At the lake you will find 2 kayaks to explore on or dock at one of the lake's many islands and explore. When finished exploring paddle out to the center of the lake to jump off and cool off with a refreshing swim. In the summer months of July through August you will enjoy picking the wild raspberries and black berries that grow around the property. We love to surprise our guests with new upgrades to keep things fresh for new and returning guests. ***New Shortline Bus service to Jeffersonvile*** You can now take the Shortline Bus direct from Port Authority NYC to Jeffersonville.     Welcome to Victory Farmhouse... This renovated house sits on 20 acres which sprawls both sides of a country road. The house was built in 1847, and the floors and exposed hand cut beams are all original to the home. The first floor features a chef's kitchen, full bathroom with clawfoot tub and shower, and an open plan living room and dining room. The wood burning stove is the focal point of the living room, creating a cozy and mesmerizing retreat from city life. The entire house is sprinkled with beautiful housewares that the owners love to collect. The back room of the house is a light filled studio space where guests can work if needed or feel inspired to start a crafty project. Our favorite highlight on the first floor is the mural on the old plaster wall that was painted by a previous owner of the home many years ago in the 1950's. It's a map of the area when it was a German settlement in the 1800's. The mural has all of the houses from that time period, their original owners' last names and the points of elevation of each house. Victory Farmhouse is on the map! The two bedrooms upstairs both have Queen beds, and the large upstairs bathroom has a big clawfoot tub that is amazing to soak in while looking out the window, reading a book or listening to a podcast. The upstairs den has a projector where you can log into your Netflix or other streaming accounts to watch your favorite shows and movies. The pull-out sofa is also located in the upstairs den. There are two restored stone terraces at the back of the home. The smaller upper terrace is a wonderful place to have coffee and breakfast or a sip of wine while watching the sunset. The lower terrace is a great place to host and gather for dinners and BBQs. There is an electric outlet and a water pump connected to the lower terrace to allow for easy entertaining. The sunset on the lower terrace is pretty spectacular. There is a secluded fire pit behind the farmhouse on the other side of the white fence. There are also some fenced in fruit frees in the same area (4 apple trees, 1 pear tree, 2 peach trees, 1 cherry tree, 1 sour cherry tree) - feel free to pick a few! There is plenty of space to play games in the fields. There are frisbees, corn hole and horse shoes for guests to play. Feel free to bring your soccer ball. The land is also perfect for snowshoeing in the winter and the house has two pairs that guests may use. The original barn across the street belongs to the property as well. Although the barn is off limits please feel welcome to explore the land surrounding the house, there is a lot of different terrain. Across the street from the house there are two fields and some woods with a scenic clearing that can be explored. Behind the house there are some fields and into the woods there is a fern forest and some pathways leading to an old stone wall hidden in the woods. To the right of the house there are pathways allowing you to walk through a meadow filled with golden rod and other native species. A gorgeous walk up the road will lead you to the neighboring farm where you can pick up some fresh farm eggs from their cooler - it's an honor system $3.00/dozen. The home is rural while still being conveniently located to several great Catskill villages, such as Bethel, North Branch, Callicoon, Youngsville, Roscoe, Narrowsburg and Livingston Manor.     Set on a rural road with the occasional farm, and convenient to Jeffersonville and Livingston Manor, The Barn is the creation of a successful artist, and as such, is a kind of work in and of itself. The owner’s creative flair really permeates every corner of this comfortable, eclectic home, with tastefully-presented collections and acquisitions that do make you want to pause and take in each item. From noirish black and white photos and a great book collection to occasional bursts of color and fun textiles of the owner’s design, there is a lot to enjoy here, without it being overwhelming. (Given that many objects are low to the ground, and paired with the spiral staircase, this property is not recommended for small children.) The stone fireplace, which extends 25 feet through the upstairs catwalk, naturally divides the large downstairs space into distinct “rooms”: The lounge, a cozy, intimate spot for watching TV or getting into lengthy discussions; the modern kitchen, which has a lot of open shelving, helpful when locating dishes/glassware; the dining area, which has a view out to the deck and the lawns beyond; a piano for entertaining your house guests with a little tune, perhaps; and of course the area around this imposing fireplace. (The owner’s office area will be closed off.) Up the spiral stairs to the “catwalk”, off which are three cheerful bedrooms, all with queen-size beds, and a sleek full bathroom with jacuzzi tub/shower. The second full bath is downstairs and has a shower. The washer/dryer is in that room as well. The grounds are as lush and inviting as the interior is stylish. And the well-furnished deck, with space for dining and lounging, provides an appealing vantage point for taking it all in. At the further reaches of the lawns is a pretty pond, which provides a whole other facet to the property.

    Cozy and comfortable home in beautiful Catskills great for families. Sits on 12 acres with onsite exploration trails (great for kids) and catch and release pond.We love this property it's been in my husbands family for generations. It's up the hills of the Catskills so you have stunning views and tons of wildlife. We recently purchased it and just completed renovations. There's onsite hiking and exploration in the backyard my kids love looking for different bugs, frogs , fish and many more country creatures. The pond comes with Koi fish that you can see from the deck they're quite amazing and have been living there for 20 years. You can fish in the pond but for now only catch and release. Plenty of nearby farms for fresh eggs and milk and antique stores in all surrounding towns. 20 min drive to the Delaware river for tubing and Lake Jefferson for fishing. This property is right off the road but probably only 10 cars or so a day. We have 3 bedrooms 2 with queen beds and 1 with 2 twin beds. House will come with lots of amenities especially for families.     The Jeffersonian is located in the western heart of the Catskill Mountains. Situated just at the edge of “downtown” Jeffersonville, our historic house was built by the town doctor in 1922. We are within easy walking distance of shops and restaurants and only 8 miles from the Bethel Woods Center for the Arts (original site of the Woodstock Festival). Large backyard and side porch for relaxing. The whole house can be rented for a large group or family gathering. The house has 3 stories with the 3rd floor having a game room with a 1919 antique pool and billiards table. Great house to spend the holiday's in with the family. Very large formal dining room and living room with plenty of space for entertaining. There a three bedrooms upstairs that have queen beds and private bathrooms, two rooms upstairs share a bathroom. One of the rooms has a queen bed and the other has a full bed. There are two rooms downstairs, one with a full bed, the other has twin beds, both share a bathroom. The activities are endless in Jeffersonville and the surrounding areas... from quiet relaxing walks, hikes, biking or driving on our beautiful back roads in all four seasons to fishing and fly fishing many of the local NYS accesses along State Route 52 and other areas. Visit the local farmers markets to buy local wine, fresh cheeses and produce... perfect to pack and head over to the historical stone arch bridge park for a picnic while taking in the fresh mountain air. On hot summer days enjoy swimming at a local state park or kayaking, canoeing or tubing down the Delaware River. During the week, pack a blanket and catch great music at a local bandstand just a few miles away. Visit the only hydro-powered radio station in the country right here in Jeffersonville. If golfing is your way of relaxing there are 5 courses for you to enjoy around the area. Need some pampering? You can make appointments with a local spa or a massage. There are also museums, eagle watching, flea markets, antiquing, art galleries, unique shops, music festivals and country festivals to enjoy. You can also take a driving tour and visit our local potters and antique shops, trail maps are available. In the evening, dine at one of many restaurants or pubs in the area. Enjoy watching a movie just a few miles away at a charming 1940s movie theater. We also have schedules for operettas and performances in the area. The Weekend of Chamber Music has made its home in Jeffersonville recently and we are located only 8 miles from the new Bethel Woods Center for the Arts.     Our House is 10 minutes from Bethel Woods Arts Center. Bethel Woods hosts top international musical acts and its a great venue to plan your getaway around. The house is also steps away from great Hiking, rafting, tubing, fly fishing, canoeing, kayaking, swimming, skiing, cross country skiing, nature, restaurants & many more family friendly activities. You are also 10 mins away or less from some of the best fly fishing in the Northeast! You’ll love the ambiance of the house, its very peaceful and warm. Enjoy nights by the fireplace watching movies or playing board games with friends! With 4 bedrooms and 5 comfortable beds you can plan getaways with all your friends and family! The three-story lake cottage offers four bedrooms and two bathrooms and can comfortably sleep eight. The open kitchen/ living room enjoys some of the best lake views in the entire cottage, while providing the home chef a well equipped kitchen and all the comforts of home.     Last house on a dead end road. Super safe for families with young children. 3.5 acres, half woods half lawn. 4 bedrooms all located on second floor with a full bathroom. 2 bedrooms have full sized beds, one has a twin, and one has a twin loft with full mattress below that sleeps 2 more. There is no heat in the bedrooms and upstairs bathroom. This is a real farmhouse. We love sleeping in the cool air under our duvets and flannel sheets. The living and dining room are open and welcoming with a toy room off to the side in a beautiful sun drenched room. The living room has a TV and DVD player; great for those rainy or wintry days. Nice sized kitchen with a beautiful cherry red 1940's stove and enamel kitchen table. Another beautiful sunroom next to the kitchen, which is used to put shoes, outerwear, etc and is separated by a beautiful set of French Doors. The sunroom leads to the beautiful rocking chair porch where you can sit and watch the leaves on the trees gently blow in the breeze. The yard has a beautiful old maple tree that provides ample shade, and further out is a wonderful playing area/soccer/croquet field with a barbecue pit and dining table. A gentle breeze will lull you to sleep on our hammock which looks out into the wooded area. We have a trampoline and zip-line for all of your adventurousness. You may walk to the quaint town of jeffersonville, where you may browse the shops, eat at a lovely Brazilian restaurant, Samba, a diner, pizzeria, grocery store, post office, and library. We are unplugged and off the grid, so no internet. You can go to the library for that or use your smartphone for emails, which work pretty quickly. 15 minutes drive will get you to the super cute village of Callicoon, where there's a youth center and provides swimming lessons July and August and a youth camp where kids can make arts and crafts, take classes in Zumba and yoga and more. Check out the Delaware youth center for more info. In Callicoon you can rent kayaks, canoes, or tubes and go down the Delaware river. It's one of our favorite activities! Park your car at the gas station where you rent the kayaks, etc., bring a picnic, and take a nice long ride down the river. You can pull over and have your picnic. Approximately 4 hours of boating will get you to Skinner's Falls, where they will bus you back up to Callicoon to get your car. There's also a really old, beautiful movie theater, nice restaurants, and a farmer's market on Sundays where you may buy fresh, local fruits and vegetables. 15 minutes drive in another direction gets you to Bethel Woods, the former Woodstock site. Lots of concerts in the summer. Narrowsburg is a gorgeous town 30 minutes drive away which offers an incredibly quaint Main st. with coffee shops, restaurants, wine shops, and boutiques to shop in. We have a small but fun sledding hill especially nice for young kids. If you're in need of a long hill to go sledding, Lake Superior, offers a long sledding hill which is super fun and about 15 minutes drive away.
