Cozy country bed and breakfast in the heart of Oregon's South Willamette Valley wine country. We're located near Junction City, Oregon, about 30 minutes from either Eugene or Corvallis and less than 20 miles from Interstate 5. We have two guest rooms in our cozy farm house, RV parking, and a barn for guests traveling with horses. We have also added "Fern," our new travel trailer guest house for a private space with all the amenities, near our B&B&Barn. And, we specialize in personal introductions to our wonderful neighboring wineries. We're also close to a nice golf course in a beautiful country setting, as well as hiking and other outdoor activities. College sports, performing arts, and shopping are nearby as well. We are a pet household with a dog and cats. Your well behaved pets are welcome on approval. Special pet fee applies. We also offer Farm Stays (special pricing applies) for those wishing to learn more about and enjoy country living. Learn about horse care and management, work in the garden and greenhouse, and participate in farm maintenance and management. Ask us about our "Horse Experience" (special fee) to learn about handling horses on the ground, grooming, and safety. We do not offer horseback riding, but there are two trail riding businesses located within an hour of our location.

    Guest AccessAll guests have full use of the common areas that consist of: ~ Living Room ~ Dining Room ~ Kitchen ~Full Bath (upstairs-shared) ~ Guest Half Bath (main floor-shared) ~ Deck ~ Wrap around front porch Interaction with GuestsWe have private quarters in the house. I come and go throughout the day but I'm available either in person or by mobile phone to answer questions and assist in any way. We do have a dog and cat but, for the most part, they will remain in our private quarters during your stay. Other Things to NoteContinental breakfast is served Monday-Friday. Full breakfast on weekends. Both rooms are on the second story and are accessed via stairs. Bathroom is supplied with clean towels and amenities, like hair dryer, shampoo, conditioner, and body lotion. The East Room shares a bathroom with the West Room. Both the East and the West bedrooms have a real queen size bed and a foam twin size fold out mattress. We also have a very comfortable Lazy Boy hide a bed couch in the Living room that can sleep two additional guests if you are traveling with a larger party. Moved onto our property in the mid nineties, it has had several incarnations before becoming the darling it is today: Art studio, music room, wood shop, office and traditional rental. Guest AccessMake yourselves at home on our 70+ acre property. While your private drive, cottage and immediate surroundings are all yours to enjoy during your stay you are also more than welcome to explore: whether it's the walking trails through forested lands, the vineyard, the developing hazelnut orchard or the wetlands, our property is yours to explore. Interaction with GuestsWe are here to welcome you, check you in, get you oriented to your new digs and help you in any other way we can, of course. We are easily found on "our" side of the property or reachable by phone, text, etc and will be proud to provide you with the tips and info you'll need to experience everything the region has to offer just like we locals do. The NeighborhoodEnjoy this private sanctuary in the middle of the South Willamette Valley wine country with several small, family-run wineries in the immediate neighborhood, one of which is located on an adjoining property and is easily accessible via a short and scenic cross-country hike through our own 15 acre vineyard. Neighborhood wineries graciously offer free tasting flights to our guests, simply show the Prairie Mountain free tasting card waiting for you in the guest house. The small towns of Junction City, Monroe and Cheshire are each about 10 minutes by car. Further afield, we are roughly half an hour each from the University of Oregon in Eugene, Oregon State University in Corvallis and the little town of Veneta, home of the Oregon Country Fair. Other Things to NoteIMPORTANT!!! While cute, quaint and charming, this space is rustic and not without its quirks, so if the luxury 5-star resort with the pool, formal landscaping and all the perks is your thing this place may not be for you! Still reading? Good! Here's the down-home lowdown: *No cel phone service. If you have Verizon or ATT you may be able to send and receive text messages...slowly...but if you need to talk or check messages you have to drive down Ferguson road east until you get a signal, to the Long Tom Grange at most (1.5 miles). *Access to the loft is easy, but does require some stooping, (or crawling, depending on your capacity for physical graffitti), and while the queen bed is very comfy there is no room to stand up fully in the loft. If you have balance or mobility issues this will be challenging. *You're in the country and yes, you're on wellwater, in our case a 375' deep well. The water is good, pure and safe, but it is hard and slightly calcerous and sulphurous in the summer months. It may be an adjustment to some folks used to heavily chlorinated municipal water or bottled water. Regardless, we always have a good supply of bottled water for drinking or cooking if you don't like the taste of what comes out of the tap. *There is not a lot of insulation in this building so good climate control takes a little bit of planning. During the hot summer months you will be relying on the little A/C unit, but it can be noisy so you will want to leave the windows open overnight to bring in the cool air, then close things down once the sun is up: you'll have a relatively cool and refreshing space waiting for you after your day's adventure. In the winter build a small fire in the woodstove (need help with this? just ask Alan!) or turn on the portable radiator and the space will eventually warm up nicely. Managing the fire takes some patience and understanding: Don't get it hot enough and you'll be cold... get it too hot and you'll run yourselves out of the sleeping loft when all the warm air rises. The fire will not last through the night so mornings can be cold until you get the fire going again, depending on ambient temps outside. *Electricity is safe and reliable but also quirky: run too much at once and you'll trip the breaker! *This is a working farm and, while generally idyllic, peaceful, and very quiet there are times when agricultural operations will be heard. During harvest (mid September through October) you may hear the banging of Alan and the boys scaring birds out of the vineyards. In the Spring, during budbreak, you may hear the fan running to protect the tender buds from frost damage (mid April through mid May) This occurs at night and can be quite loud, although the cabin is acoustically less vulnerable than the house, and most folks sleep right through it. Tractors, mowers, chainsaws and other equipment may be heard periodically year-round either from our place or a neighboring farm. This is also timberland: logging operations may be heard from time to time in the surrounding hills.

Bottled water, coffee, coffee filters, and basic condiments, with a few spices, are provided, along with fresh fruit, juice, half and half, and bread or English muffins, butter and jam. There are dishes, kitchen utensils, pots and pans, as well as paper plates, plastic utensils, and plastic cups available for your use. Linens are provided for the beds, including extra blankets and pillows. Towels are provided. We have a Pack and Play available for your baby at no extra charge. The NeighborhoodWe are in the country, but very accessible to restaurants, stores and other services. Junction City is just four miles away, and Eugene and Corvallis are an easy 30 minutes drive, either south or north, on good roads for a wide variety of activities. There are several casual restaurants in nearby Junction City, including Mexican food, American food, BBQ, and oriental food. A very modern Safeway is available on the north end of town with a full selection of groceries and take out food, as well as a fuel station with Diesel. Nearby Eugene to the south and Corvallis to the north offer a wide variety of excellent restaurants, college sports, shopping, music, and the arts. Several nearby produce markets are open daily from late spring through Halloween. Saturday markets are popular in Eugene and Corvallis during the summer months, as well as a holiday market in Eugene. Ten wineries are located within 15 minutes, with most open Friday through Sunday, and some open daily. Wineries in the area have received national recognition for quality wine and beautiful settings. The neighborhood wineries, along with country accommodations in the area are part of the Prairie Mountain Wineries group. More wineries can be found through the South Willamette Winery Association and the Heart of Willamette Winery Association. Getting AroundWe are not on a public transit system. Lane County bus service is available four miles away in Junction City.

    The SpaceRenovated 2 story apartment next to my home. The downstairs space has high ceilings, lots of light, full kitchen, T.V. wifi, fireplace, and claw foot bathtub with shower and daybed. The bedroom is upstairs with queen bed, comfy chair for reading, and skylight. **There is an bonus loft space accessible by a ladder only with a low ceiling and skylight. (Feels like climbing up into a camper bed above the cab) could be used for storage, extra sleeping space with sleeping bag. ** There is plenty of parking space for a car or additional RV parking, and we are pet friendly. However, there is no smoking. Guest AccessYou will have access to the apartment using a unique pre-programmed electronic lock. The apartment attached to my house, but you will have a dedicated entrance to the apartment. Parking is right in front of the guest quarters by privacy fence. Interaction with GuestsWe will be available to answer any questions during your stay and offer recommendations on where to go for fun or dine-out. You will be treated as family with the utmost respect and we will be attentive to your needs during your stay. We will however, respect your privacy. The NeighborhoodThe property is located on a dead end road surrounded by prime farm land. Just 8 miles from the Eugene airport, 4.5 miles to Oregon Horse Center, 30 minutes north to Corvallis, and 15 minutes to downtown Eugene. Getting AroundThere is ample parking on the property. Other Things to NoteThis is a country property with pets and some farm animals around. We do have an exterior kennel available for a visiting dog. Also, space for RV parking.

    Kalmia Cottage is a private 550 sq ft condo and you don't share any part of the cottage or yard. It has a living room, one bedroom, eat-in kitchen & bath. Also a fenced in yard and patio with BBQ grill .With two full beds it sleeps 4 with the one bedroom and a futon in the living room. There is Dish TV and free wifi. The Cottage is very tastefully decorated and has all linens. The fully stocked kitchen has full size appliances and all dishes, pans and small appliances, and a washer/dryer.

We love pets, but we also have pets, so we have to be careful to protect the health and safety of all our pets. Well behaved pets on approval are welcome, although an extra fee applies for pets. Family Discount: We offer a discount for families with very young children. The extra fee of $15 per person for more than 2 people in the travel trailer, DOES NOT APPLY to children under the age of 6. Ask us about "Farm Stays" for an in-depth country living experience or a "Horse Experience" for an introduction to our horses and some one on one time with them. Special pricing applies. (Note, we do not have rental horses for riding). Bed tax: The State of Oregon requires hosts to collect a "transient room tax" from bed and breakfast and guest house guests.
