The SpaceThis downstairs room is furnished with unique vintage and antique furnishings and original art. Due to popular demand, sleeping arrangements are a twin bed and trundle, and a love seat with pull out twin is available in the sitting space outside the room. This accommodates up to 3, but it will feel a little crowded, and I charge extra for the 2nd and 3rd guests due to the extra WIFI, electricity, water and wear-and-tear. Shared bathroom is down the hall and fitted with the original 19th century cast iron clawfoot tub and toilet. Need Kitchen and Laundry? Make yourself at home. Use the Sharpies provided to mark any food you don't want to share, but feel free to use anything in the kitchen that is NOT marked with sharpies or in a private, marked drawer/cabinet. Large screen TV on the 2nd floor sitting room, right up the main stairs. Wii with Rock Band as well as a dozen other games appropriate for a range of ages, and Netflix streaming via the Wii. Chairs on the porch (except winter) are fantastic in the afternoon for watching butterflies on the butterfly bush. Hula Hoops available for creative workouts. In summer months, an above ground chest deep exercise pool is available for cooling off or working out. We are a large family that loves to open our home and meet new friends. Our house and street are children and family friendly (that is, kids are around all the time). Some pets could be accommodated with negotiation and cash pet fee on arrival, but we do have cats and a small Bichon-Cockapoo puppy on the premises. They've done fine with overnight pet guests in the past. Pets should have a crate for being left alone-we can arrange one if that is helpful. Our street is a registered historic district, 1 1/2 block from the busline that takes you right to UMKC/Rockhurst to the south or downtown to City Hall and the Convention Center. We're within a healthy walking distance to Hospital Hill, Crown Center, Westport, KCAI, several art museums, Crossroads District, Jazz District and the Plaza. Please see the guide I've created. WIFI included. No smoking in the house or within 20 feet of doors or windows, please. Ample lighted parking is available on our one-way street. Guest AccessThe only place "off limits" is the third floor- that is our kids' domain. You can ask for a code for the secure, monitored garage if you need to store a bicycle or belongings. Please be aware that there are video surveillance cameras on the driveway parking area, at the garage doors, at exterior doors, and aimed at the street parking. Interaction with GuestsWe live in this house. We love to have you join us, but we respect your boundaries and comfort level. It's ok to ask for rides, to join us for meals, and to play board games or watch movies with us. Or not. Your choice. The NeighborhoodI love the beautiful buildings with fine details restored. Some of the neighbors have amazing gardens. I find the "run down" areas curiously fascinating, looking for clues as to what once was. People are generally friendly. Can't-miss the Nelson-Atkins museum (always free!), the WWI memorial (free) and museum (totally worth the $). Getting AroundJust one block east and south are stops for the Troost Max and the 54, which will take you right to the Main Max. Either bus will take you to the convention center downtown. B-cycle hourly rental stations are up the Main Max line- the nearest rental station is at Martini Corner (see the guidebook). Other Things to NoteThis is really going to be more like a Hostel experience, a home-share. NOT a bed-and-breakfast (although you are absolutely welcome to whatever you can find in the kitchen to eat for breakfast!).

The Rivermarket in Kansas City, MO is within easy walking distance of downtown and the Power and Light district including the Sprint and Convention Centers. I love the neighborhood I live in! The area I live in is wonderful for a scenic walk, a fabulous meal, a tour of the historic Steamboat Arabia, a stroll to the Power and Light district or Sprint Center. There are many things to do and see here or you can relax and enjoy an afternoon on the patio outside grilling a meal. Guests will have access to my loft, the patio area in the back of the loft (you can grill if you like), free parking in the lot behind my building, and the coin operated washer and dryer in the basement of the building. I will be away when you stay at my home, if you want some direction or you are interested in places that I like in Kansas City I am happy to help you any way I can. Go about 2 blocks until you come to Main St. and turn left. When you get to the river you'll know you are there. You can walk 5 blocks and be at one of the large bus hubs at 10th and Main streets. From that location Kansas City is easily accessible by bus. In 2015 this area will be connected to the mid-city 'crossroads' neighborhood by street car. Good food at: Cafe al Dente - pizza and Italian northwest corner of 5th & Delaware. The Farmhouse - upscale, on the corner of 3rd & Delaware. Cascone's - reasonably priced (I love breakfast here) on the south side of E. 5th about 1 or 2 blocks from my place. Hein Vuong Restaurant- excellent spring rolls, ask for peanut sauce, in the Rivermarket on the North side of 5th St. The Peanut - best hot wings in KC. 418 W. 9th St. Arthur Bryant's BBQ - best burnt ends in KC. 1727 Brooklyn Ave. Guest AccessGuests will have access to my loft, the patio area in the back of the loft (you can grill if you like), free parking in the lot behind my building, and the coin operated washer and dryer in the basement of the building. The SpaceThis third floor master suite is like a studio apartment with a mini kitchenette. Coffee & tea bar, mini-fridge, microwave, and dishes in the room, closet and dresser space for longer stays, and feels removed from the rest of the house. Full kitchen is just downstairs if you'd like a stove or oven! There are a lot of stairs to the room, so it is not handicap accessible. The room is set up with staples for a light breakfast - coffee, tea, instant oatmeal, cereal, and/or fresh fruit and plenty of room in the fridge to bring some refrigerated items of your own. This bedroom has 1 queen bed and a chaise lounge couch that converts to a double bed in the dormer area (see pictures), a pack-n-play, or a toddler mattress for additional guests. The sleeping areas can be separated for some privacy with a room screen. This can accommodate a maximum of 4 adults OR 2 adults and 3 kids. Let us know what you'll need for your stay! Guest AccessFeel free to use the kitchen and the living spaces on the first floor as well as the back yard, deck, front porch, and the toys/swing set for the kids. Wireless internet is available. Laundry if needed is in the basement. Interaction with GuestsStephanie and the kids are in and out of the house during the day throughout the week and we all are around many evenings. We love hosting and learning about our diverse guests from all different walks of life & backgrounds. We'd love to get a chance to know you or you're welcome to say hi and disappear upstairs! Although we do have small kids, with the door closed and a fan running you can hardly hear any noise from the lower floors. We had a roommate for 3 years in this space who was never disturbed at night, even through 2 newborn babies noises. :) The NeighborhoodThis diverse, welcoming, urban neighborhood has a lot to offer any traveler. So many things are walking or biking distance! Gillham Park is four blocks away with a playground, large fields for pick-up games, baseball diamond, tennis courts, running track, green space, and a free pool in the summer. The Nelson Atkins & Kemper Art Museums are within 1 mile, Country Club Plaza 1.5 miles, Westport 1.5 miles. Crown Center is 2.5 miles, and the Crossroads Art District is 3 miles. There is also a good chance you'll be able to meet some neighbors on nice evenings on a walk or sitting on the porch hanging out. Getting AroundTroostMax and 39th St. bus lines are just a couple of blocks away - an easy walk to catch a bus! Kansas City also has a B-Cycle (Bike Share) program in the Downtown, Crossroads, Plaza, and Westport areas with the closest location about 1 mile away. Other Things to NoteOur kids are 1, 4, and 6 years old, so expect some noise and toys downstairs. :) They would love to have some friends to play with too if you're traveling with kids. We also have a dog who is good with kids. Because of having children in the house, we will only accept reservations from people who have been reviewed on AirBnB. Thanks!
