Comfortable furnishings offer curling -up with a good read in Winter or relaxing in Summer. The kitchen is fully equipped with dishwasher, microwave, two coffee makers and electric range/oven. There's also a full size washer and dryer just off the kitchen inside the condo. Guests have full use of this large flat, except for the master suite. Just five minutes to Kemah boardwalk which features fireworks, an amusement park, multiple restaurants and frequent activities, like a jazz fest, rock the dock parties and wine tastings. Top Ten American Boardwalk pick Forbes Travel, 50,000 gallon acquarium, 35 acres of carnival like atmosphere. Nearby attractions include the NASA Space Center Armand Bayou, boating of all kinds, including dinner cruises, bare boat charters, fishing guides, sailing, kayaking and windsurfing. We occasionally experience power outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. If the Landlord determines or if Tenant is directed by public safety officials that it is necessary to evacuate the property, Tenant shall immediately evacuate the property and Tentant will be reimbursed for rent attributable to the periods the Property is unavailable. 18. There shall be no refunds of rents due to shortened stays or adverse weather conditions. 21. It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning the docks and lake. Tenant agrees to have a responsible adult supervising minors while they are on or near the dock and/or lakes. Tenant is hereby notified that the dock and/or lake can be dangerous and Tenant accepts fully the risks involved. There are no rails to prevent a fall off of the docks or into the lake. 22. No firearms shall be allowed on the premises. 23. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. 24. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits. 25. Tenant agrees not to access the “elevator”, even if unlocked, without written conent by the Lanlord which is only granted in certain medical cases. 26. Tenant is advised that the property contains a gas stove and cook top, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood. 27. The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. 28. The property has fire alarms installed and they are believed to function properly at the time of rental. Tennant will notify management without delay if a fire alarm “chirps” or has a low battery condition. 29. Tennant is advised that there is a carbon monoxide detector on the property. 30. Tenant shall be responsible for their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so. 31. Items left behind by tenant not claimed within 24 hours shall become the property of the Landlord. The Landlord shall not be help liable for condition of said items. 32. Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. 33.
