The SpaceWe have purchased an old Catskill-style bungalow colony near the village of Kerhonkson in a semi-rural area of Ulster County, NY. It consists of a main guesthouse, and three bungalows, which are not for rent at this time. The newly refurbished back unit of the main guesthouse is now available. Please keep in mind that this is a no-frills vacation rental. This is a rustic country home, an artist's studio, writer's retreat and hiker's haven. The colony is still a work in progress, and a labor of love. If you are looking for something sleek or sophisticated, this is probably not the place for you. There are A/C window units in the two bedrooms, but no central A/C. At night, the temps in the summer typically go down to the low 60s or even upper 50s. The home is quite roomy, with windows everywhere that bring air, light and views of forest, meadow, the bungalows, and the pond. There is no TV reception, though we do have a TV and DVD player. There is a large bedroom with local antiques with a view to the pond, a small bedroom with a full-size bed that is airy and bright with views to the bungalows, a decent sized open kitchen, a living room, and a front room that serves as a dining/sitting area but also has a full-size futon bed and can be closed off entirely as a bedroom. The place can sleep four easily, and six comfortably. though there is only one bathroom. We have 5.5 acres of land, plus a large lawn and fire-pit. There is also a Weber charcoal BBQ. Unfortunately the pond is not yet swim-able, though we are looking into renovating it. Our well water comes from off the mountainside, filtered through rock – it tested pure and it’s delicious. We are located on the back slope of the Shawangunk Mountains, on the eastern edge of Roundout Valley, with the Catskills on the other side. We are about a mile from the Old Minnewaska Trail, which leads right into Minnewaska State Park and all the climbing, hiking, biking, swimming, fishing, etc. you could want – no need to drive to the park with all the masses. We are about a 10-minute drive to Lake Minnewaska and about 20-25 minutes to Mohonk and New Paltz. There is a great swimming hole 3 miles away. The area looks like Vermont – verdant mountains and sustainable farms, plus wineries, antiques, galleries etc. It is a short drive to High Falls, Rosendale, Kingston and Woodstock. We are an easy 90 miles from NYC. David and Carlos Guest AccessGuests have access to rear unit of main guesthouse, the lawn and firepit, plus 5.5 acres of land, all to themselves. Interaction with GuestsIf we are not there to welcome you and give you keys, they will be in a lockbox by the door. The NeighborhoodThe property is in a semi-rural area but the bungalows are backed up by acres of wilderness and the surrounding area is lush and green, within walking distance to Minneswaska State Park and a quick ride to a swimming hole. Getting AroundA car is best. But there are three buses a day from Port Authority NYC to Kerhonkson (8:30AM, 5:30PM and 8:30PM) and it's a short cab ride from the bus stop to the colony. There is more frequent bus service to New Paltz, but the cab ride will cost considerably more. Other Things to NotePlease don't let your dog wander alone outside at night - lots of wildlife up here!

We have purchased an old Catskill-style bungalow colony near the village of Kerhonkson in a semi-rural area of Ulster County, NY. It consists of a main guesthouse, and three quaint bungalows. We have decided to rent the newly refurbished 3-bedroom back of the main guesthouse to vacationers when we aren't there. The cottages are unoccupied. Please keep in mind that this is a no-frills vacation rental -- a simple country mountain home that's ideal for artists, writers, hikers, and so on. If you are looking for something sleek or luxurious, this is probably not the place for you. Still, the home is roomy and clean, with windows everywhere that bring air, light and views of forest, meadow, the bungalows, and the pond, which we hope to restore in 2015. There is a large bedroom with local antiques with a view to the pond and a smaller bedroom with a full-size bed that is airy and bright with views to the bungalows, a decent sized open kitchen with vintage 1940s dining set, a living room and a front room that serves as a dining/sitting area but also has a full-size futon bed and can be closed off entirely as a bedroom. The place can sleep four easily, and six comfortably. though there is only one bathroom. We have 5.5 acres of land that you are free to explore, plus a large lawn and firepit/bbq and free firewood. Our well water comes from off the mountainside, filtered through rock – it tested pure and it's delicious. We are located on the back slope of the Shawangunk Mountains, on the eastern edge of Roundout Valley, with the Catskills on the other side. We are a short walk to Old Minnewaska Trail, which leads right into Minnewaska State Park and all the climbing, hiking, biking, swimming, fishing, etc. you could want – no need to get in the car and drive to the park with all the masses. We are less than a 10-minute drive to Lake Minnewaska and about 15-20 minutes to Mohonk and New Paltz. The area looks like Vermont – verdant mountains and sustainable farms, plus wineries, antiques, galleries etc. It is a short drive to High Falls, Rosendale, Kingston and Woodstock. We are an easy 90 miles from NYC. David and Carlos

The SpaceThis cabin is clean, spacious and well-equipped. It's a beautiful structure and offers a wonderful space for solace. There is an antique writing desk and very comfortable furniture. Not to mention friendly people and a HUGE array of things to do in nearby towns! Quietly nestled on the Shawangunk Mountain ridge facing the Catskill Mountain Park, this rustic, cabin-like studio is minutes from the Minnewaska State Park and Mohonk Preserve hikes and surrounding villages. The rental is situated in the Hudson Valley near New Paltz and Rosendale (which offer a variety of mountain shopping, restaurants, and recreation) and the Rondout Valley farm communities of Stone Ridge and High Falls (each with fabulous restaurants, antique shops, farm stands, and outdoor opportunities). Close to ski mountains. Hike or Bike down old carriage trails. Swim in the rushing Rondout Creek or jump off rock cliffs into pools of water. Enjoy fall foliage sightseeing, or hiking through autumn colored rail trails. Some of the best rock climbing in the world. Guest AccessGuests can use the woodstove, fire up the barbecue, stroll the gardens, enjoy the adirondack chairs in the yard, and have access to lawns for playing and plenty of parking! Interaction with GuestsThe owners home is on the same property, just next door to the rental cabin. However all of our guest enjoy privacy as a key component of their stay! The NeighborhoodWe moved to the Hudson Valley after traveling around the US and Canada because we love the natural beauty and the great little towns with wonderful restaurants. We now spend as much time as possible in the surrounding mountain trails and swimming holes, with our two young children. We really enjoy all of the farm stands and focus on local shopping. Each season in the Hudson Valley is more beautiful than the next. Getting AroundAn hour and a half long train ride from nearby Poughkeepsie will take you into New York City for day trips. NYC folks can come up by train to Poughkeepsie or bus to nearby Rosendale or New Paltz. Other Things to NoteThis studio fits two people comfortably. It is an open floor plan. We offer a quality tall Queen-sized air mattress for extra company when required. Please inquire first if you want to bring a pet, and note there is a $30 fee for the extra cleaning required.

The SpaceThe pine paneling gives the space a very cozy, rustic charm. The acreage is full of birdsong and deer often track through early in the morning. It is not unusual to see a rabbit or other small animals. No bear, though. Very comfortable Macy's Queen sized bed. Guest AccessThe entire cottage and the grounds for strolling. There is a path that leads to a secluded pond. Interaction with GuestsI greet them, I divine whether they want to chat, if so we chat. I give them the tour, mention the quirks, then I leave them to their privacy. The NeighborhoodThe cottage is on two peaceful country acres in a peaceful and serene neighborhood. The vibe is delicious. Getting AroundThere is a bus in the town of Kerhonkson that goes north to Kingston and south to NYC. The cottage is about four miles to town. Other Things to NoteIf guests have special needs I am open to hearing about them and will try to accommodate.

The SpaceSecluded house on a dandy acre of wooded land, off a private road in the Mohonk Preserve, in the Hudson Valley, southeastern tip of the Catskills. 2 to 2.5 hrs from NYC. Price is negotiable depending on how many people you have and how long you're staying. Here and nearby you will find hiking, rock climbing, swimming, skiing, hammock napping, waffle making, blueberry picking, apple picking, wineries, hula hooping, biking, corn grilling, stars stars stars, and PEACE and QUIET. The WilderNest is a rustic wood house with modern amenities, handmade and homespun, but also equipped with all the necessities and some added recreational accessories. There is central heat, a wood stove, a large fenced in yard for pets, and a fire pit outside for small celebratory fires. Nearby is the beautiful Mohonk Preserve and Minnewaska State Park, home to the famed Mohonk House, a beautiful inn and spa perched on a mountain peak. It's a great place to spend the day and spoil yourself with a massage, soak in the hot tub and nature-inspired spa services. WHAT'S IN THE HOUSE: Appliances, coffee maker, french press, grill, grill tools, knives, oils and spices, some dry goods, bedding, towels, pillows, cleaning supplies, soaps, stereo w/mini input for ipod, dvds, hdmi projector and projector screen. If you have a laptop w/hdmi adapter you can watch movies. The place is pretty well stocked. WHAT'S NOT IN THE HOUSE: INTERNET. I know, tragedy. But this is the best thing about it, especially if you are a NYCer. You WILL NOT reap the benefits of an escape outside the city unless you agree with yourself to unplug. Grocery and supply shopping should happen on the way in, in New Paltz is best. The closest grocery store is about 30 minutes away, so you'll want to try and bring in everything you'll need. There have been occasions, if there is a storm, that the power goes out temporarily. It happens because the house is in such a rural area and the electricity is delicate. It's not because the house's infrastructure is not up to snuff. It has happened to me only once in 5 years, and has happened twice when friends have been staying there. One of those occasions was during Hurricane Irene, which ravaged the area and shut down power for as long as a week in some places. If anything like this were to happen, I will give you a partial to full refund, depending on the situation. Interaction with GuestsMost guests will never meet me. I have an info packet that I send out once people book, which gives directions to the house and how to get in, shopping in the area and other tips and things to know about the house. The NeighborhoodVery secluded house with only 2 other houses and a few cabins off of our private road. You will see no neighbors from the house. Closest store is 15 to 20 minutes away. Getting AroundYou will need a car to get here. There are buses to Rosendale (30 min drive) and New Paltz (40 min drive).

Alcohol in the refrigerator is off limits to our guests. [However feel free to purchase and use your own] The property is a communal housing association. Please enjoy yourselves but please respect our neighbors in terms of noise. You may use the BBQ [and charcoal that we have]. We ask that you keep it at least 5’ from the edge of the house and preferably on the stone walkway. When finished, please empty embers after they have been extinguished in our compost pale. Return the BBQ to its place on the inside of the front entry screened in porch. Please strip all used sheets and linens and leave in a central pile upon your departure. When closing up, lock the front door and please leave the house key in the bbq atop the lower grill located in the front screened in porch. The front closet in the entrance screened in porch is off limits. Take care to lock all exterior windows and doors when leaving. Set thermostat set to 45 degrees and turn off the propane tank. These are not requirements but we do ask to be mindful of our resources. This is a country cottage so please understand that on occasion we share our home with other manner of creatures. Some times 4 legged [mice] some times 8 legged. [occasionally we find spiders about] We make as much effort as possible to allow them to find a home elsewhere. Please try to work with us with a few rules. -Keep any open foods in the refrigerator. -Anything that our four legged friends can not open can be left out in the cupboards or counters. -At the end of your stay, please remove, throw away or otherwise take away with you any food that is out in the open OR can spoil. Maps of area: Transport In general, the only real method of transportation to and from our place is by personal vehicle. There are ways of course, but they usually involve a long taxi ride from somewhere. Perhaps as a way of having guests of our guests drop off direct at our cottage. Train The nearest train station is the Metronorth Hudson Line. This will stop in Poekeepsie. One would then have to take a taxi from there to our place which is about 30 miles away. Bus The closest station is the Adirondack Trailways station in the center of New Paltz. Located off of route 299 about 1 ½ miles west of the Thruway turnoff it is on the right. There is frequent service to and from New York City Port Authority Bus station as well as continuing on further north to Towns of Rosendale and further afield to Kingston. There is a Taxi Station located here. Taxi Private for hire taxi’s are available. They must be called. Please refer to the internet for local guides and services. In addition there is a Taxi Stand located at the Adirondack Trailway station in the center of New Paltz off of Route 299. The Place Sleeping Arrangement We have two rooms. One is a queen sized double bed. The other room has twin bunkbeds. In addition we have a futon that is also queen sized. This futon can be left in the second bedroom or moved out into the screened in porch as per the guests request. In addition we have a blow up air mattress for any extra guests that we may have to accommodate. Kitchen We have a full sized refrigerator/freezer A note of caution. The freezer tends to open up automatically if you close the lower door too quickly. Many a nice piece of meat has been ruined by this inadverdent slip. Please make sure to keep freezer closed especially when you depart. We have an old school vintage oven. How to light a gas stove manually You can still manually light nearly every modern gas stove with a match or lighter, even if the igniter is broken. Butane lighters are safer and will work better than typical cigarette lighters. We have left you a long handled butane lighter. Please take care and mindful if you have never done this before. If you begin smelling gas, turn the handle to the off position let the gas dissipate and try again in a few seconds. •Turn gas on medium. •Turn on flame on Butane lighter. Hold very close to the ring along the of the burner. •Wait for full ignition. This should happen within about 3 seconds, and the burner should quickly light all the way around in a neat little ring-closing pattern. If this doesn’t occur as noted, turn knob off and try again in a few seconds as noted above. If in the rare case we have depleted the propane [we are on automatic delivery so this has not occurred to date] please contact us and we will arrange for a quick delivery the following day. For the oven: Similar to lighting the stove top hubs, however a little trick: We have found that it is much more effective to get down on the ground and light the oven burners directly from the broiler pan then from the ‘pilot hole’ found in the oven itself at the base. Mostly because it is a direct connection to the gas. It’s a bit more tricky on the body, but safer and more direct. We also have a toaster oven, microwave and a coffee machine for your use and convenience. Our cutlery is on the movable island in the top drawers. Below you will find pots and pans. In addition you will find pots and skillets on the left side of the oven. Stereo/Speakers We don’t have a stereo system. We do have bookcase speakers that we use to tap into with any manner of ones normal and ubiquitous computer devices, i-whatevers.. Bathroom We have an oddball bathroom as you quickly have come to realize. [this is the result of the fact that at one point, this cottage was actually 2 bungalows split down the middle. Each side had a modest bathroom.] One side is just the tub/shower the other the sink and bowl. But, they function just like any other bathroom. Take care on the bowl side and you may find the need to use the plunger for more difficult problems. There should be spare paper goods in the metal cabinet as you enter the sink area. Garbage We recycle and Compost here. The metal tin is for any and all compostable materials. The composter is along the southern portion of the drive and should be dumped in at the end of your stay. Please keep the cover closed on the metal pale while in use to reduce odors and enticement to other potential creatures. Note: Vegetable matter, egg shells can go in the galvanized bucket. No dairy or meat items--they attract bears, raccoons and others. We also have general mixed trash which, upon your departure should deposit into the large metal waste container at the end of the drive near the southern Granite Road entrance. Finally we have paper and cardboard as well as metal and glass bins. Please sort as much as you can. We do. Laundry We do not have a laundry on premisis. If you find that you require laundry services there is a well equipped Laundry located about a mile north on Route 209, just north of the 44/55 intersection. It is in the same shopping center as Stewarts as a landmark. It is a Coin operation place but they will do laundry for you upon request. Breakfast Please feel free to partake of any of the Teas and coffee we have in the house. [we keep the coffee in the freezer]. We should have some dry cereal, pancake and waffle mix. These are for you to enjoy. Because we are not always available to set you up directly we do not leave milk or other food items that can go bad. We do ask that you purchase any milk or other foods that you may enjoy. If your going to eat out we have a list of some of our favorite places in the area. Dinner We have listed a few of our favorites below. In addition, please note that in the left drawer on the lower cabinets you will find a series of menus, business cards from local restaurants that also offer delivery options and take out options. WiFi We are sorry but we do not carry wifi. [As part of our anti-technology bent.] And following up on that, we do not have Cable TV or regular TV. May we suggest a walk in the woods as a substitute? Keys If we are not available to retrieve keys from you upon your departure we would ask that you simply open the BBQ on the front porch and put the keys under the ‘shelf’ left in the BBQ on top of the lower grill. If you can, on the way out, please try to lock the screen door by sliding the bolt across from one of the sliding windows. If this proves too difficult, no problem, just make sure that the inner main door is locked upon your departure. Property Specifics Common Property. In terms of the communal property, as noted we are a very special group of people who come from different backgrounds but we all have chosen to share this space together. We ask you to enjoy our spaces as we do, but be respectful of our neighbors. Specifically in terms of noise and cleanliness. That said, we have a folding table located behind the BBQ on the front screened in porch. Please feel free to use it. There are folding chairs that you can take outside. Have a picnic on the lawn. Have a picnic under our new community built pergola. Play Frisbee, build a snowman. Meet the neighbors and say hi. We have a common garden, but unless you are taken in by another community member, we ask that you refrain from entering. This will also apply to the common recreation room/barn that we have on the rear of the property. You can take a nice walk through the woods around the property. There is a loose trail that is sort of obvious [but don’t get lost!] that will take you down to the stream that runs parallel and along the south of the property. There are spots around the common property that you may use and enjoy. Sit out, take in some sun. We also have common chairs and tables that are shuttled around the property. Feel free to use them if they are not being used. Things to See, and Oh, the Places You’ll go: Running: I am an avid long distance runner and have found great enjoyment taking long runs around the area. The problem from running right out of the property is that it usually leads you to a steep climb south or a steep drop to the north. Either way, not a great way to begin or end a run. So, best advice is to get in a car and head over to one of the spots noted below. I’ve left you maps of the Mohonk Preserve, located in the left drawer of the lower cabinets. The Spring Farm area has great running trails. My “standard” 5 mile run is the Orange line on the map. Anther classic flat run is either the Walkill Rail Trail which runs from Gardiner NY and runs north through New Paltz and continues on to Rosendale [and some have said as far north as Kingston.] Call me if you want some other runs to follow. The entry fee for the Preserve is a steep $12 per person. If you arrive there before 8a, the ranger taking the fees usually isn’t there yet, so you won’t have to pay. If you’re going to be doing other things on the Preserve that day, you’ll need a pass anyway, so buy one, and run whenever you want. Hiking: The maps show plenty of hiking options at the nearby Mohonk Preserve. Minnewaska State Park, a little further away ($8/car load) has a beautiful lake surrounded by white, 100’ cliffs. There is also Swimming at Lake Minnewaska, though there is a warning about leeches in the shallow water. This has meant very small crowds at the park and swimming area. I’ve been there a few times in the past few weeks, and haven’t gotten anything on me, so I think it’s a blessing in disguise. You can also swim at Lake Awosting (leech-free), but it’s a 40 minute hike from the parking area. The Split Rock swimming area at the Mohonk Preserve is awesome. But it’s a lot to pay for a day pass just to swim. If you buy a day pass for hiking, then definitely head here for a dip. It’s at the Coxing Parking lot. Food Markets: The High Falls Food Coop is closest, located at the corner of Rt 213 and Lucas Turnpike. It’s the neighborhood health food store with excellent local produce. You don’t need to be a member to shop there. They are open until 7p each night except for Sunday (til 6p). There is a supermarket called Emanuel's on Rt 209 in Stone Ridge. On Rt 209 on the way to Kingston there’s a “regular” (non-organic) farm: Davenport’s (in Stone Ridge). Also on 209, a little further towards Kingston is the Hudson Valley Farm Hub which also has fresh veggies straight from the field. On Saturday mornings (10a - 2p) there’s a fun Kingston Farmers Market on Wall Street. If you go, have brunch at Outdated Cafe. Of course to fill up on the normal stuff, theres always the Shop and Stop right off the Thruway in New Paltz off of Route 299 and I believe its located in whats known as the Shop and Stop center. There also is a very good Health and Organic market that opened up recently near the Shop and Stop. For good meats, you could stop at Jacks Deli in the heart of New Paltz on Main Street [route 299] which is a good place to pick up provisions on the way in as well as decent meat selections that are grass fed or organic. Restaurants: Close to High Falls direction are The Country Inn ($$) (in Krumville, about 20 min), and The Mountain Brauhaus ($-$$) (Gardiner, 20 min). Both have an excellent assortment of beers on tap. I personally feel that The Mountain Brauhaus is one of the best restaurants on planet earth, and I have no stock in the company, but I have been a regular there for 30 years or so. To give you a taste of what to expect, all I need to say is that the men wear Laderhosen and the woman are dressed in costume, but there is not a trace of irony to it. [and they have a kids menu for $5 which is the deal of the century. One of our standing favorites for Breakfast or Lunch is Café Mio, located in central Gardiner. This place, now about 3 years old, has been putting out tasty, creative, well priced breakfast and lunchs consistently. It’s a treat that we like to indulge often when we are in the area. My kids break out into a ‘Café Mio’ harmony whenever the question comes up as to where to have breakfast. Closer to home off of Route 209, just north of the 44/55 and 209 intersection is a new diner called the Kerhonkson Diner which replaced the longstanding Berringers diner. We have not tried it yet but considering that its about 2 miles away it’s the closest choice for food. There’s also The Roost ($$) on Rt. 209 in Stone Ridge (about a 5 minute drive). They are a small diner operation with “clean” ingredients. I liked it. Just down the street here in High Falls, Kitchenette ($$) opened about 3 months ago. A good place to walk to in the evening for dessert, perhaps, but review have been uneven. The Tea Room ($$) in New Paltz has excellent food. Though the service can be on the slower side, they have great baked goods (pick up a dessert there if you’re dining in)--it’s a great breakfast spot, too. Also in New Paltz is Rock & Rye ($$$) on Huguenot Street. It’s an off the beaten track tavern with great, locally sourced food, and great cocktails. Also vying for my top cocktail/restaurant joint is The Huguenot ($$$) on Main Street in New Paltz. They make the best Gin & Tonic I’ve tasted, and have an excellent burger, but the place tends to be on the salty side. The same folks also own A Tavola ($$$) which is a bit more crowded. My friends all love it. You can use the computer in the kitchen for looking up directions and whatnot. If you head up to Kingston, there’s Outdated Cafe ($$), for lunch/coffee where everything is made on premises. Elephant ($$$) is a cool Tapas restaurant with good wine and local beers. We usually split 5 dishes between two people. For cocktails in Kingston, check out the Stockade ($$) on Fair Street--a new, old-school saloon. Across the river in Rhinebeck (a 35 minute drive) is Upstate Films, a sweet, small, independent theater. Terrapin ($$$) & Gigi ($$$) are the restaurants in town I like, with Gigi having the edge. My overall favorite is a little further afield--Mercato ($$$) in Red Hook, but not sure how much driving you want to do. For coffee, there is The Last Bite, just down the street in High Falls (but I rather see you go almost anywhere else). In New Paltz, the coffee for locals is found at The Mudd Puddle, located in the Water Street Market. And of course there is a Starbucks in New Paltz. Anything else, just give a ring or text. Recommended Hikes: Bonticou Crag (2 hours, round trip) This is the hilltop you see in the distance out the back yard. It’s at the closest hiking area, about 5 minutes away, and offers a really nice view of the Valley, the Catskills, and is the last place to get crowded. From the Spring Farm parking area, take the Crag Trail uphill until you reach a 5-way intersection at a pond. Bear right onto Bonticou carriage road, until you see an imposing talus field on your left. There are 2 ways up--the “Ascent” trail is a scramble thru the talus field with a somewhat technical 10 ft section at the top (yellow blazes). If you’re in reasonably good shape, you can handle it. If heights and challenging yourself are not your thing, there’s a trail up the back side of the hill (blue blazes) that starts just off to your left where the Ascent trail begins. Gertrudes Nose/Millbrook Mountain (4 hours, round trip) This hike begins in Minnewaska State Park (about a 15 minute drive down the scenic, but twisty Clove Road). Park at the lot at the top of the mountain (avoid the “lower” lot). There are two paths you can take. One is a craggy direct trail with lots of elevation gain and loss, and the other is a more indirect Carriage Road. Have a study of the map and see how far you want to go. Taking in both Millbrook and the Nose is a long day. If you go to Minnewaska, make sure to get a look at Awosting Falls. It’s about a 2 minute walk from the entrance to the Park, but there’s no parking right there. Either park in the lower lot, or have someone wait with the car on the Road. Hamilton Point (4 hours, round trip) Also in Minnewaska State Park is this Carriage Road hike along the edge of the ridge line. I bike it mostly, and you’re free to use the bikes here if you have a means of transporting them. You must wear a helmet in the park. You can also continue on to Lake Awosting from Hamilton Point, or return via Castle Point. Beautiful views to the east all along this hike. Stop at the Brauhaus on your way back from any Minnewaska hike for a well deserved draft. Extremely crowded after 4pm. Other Recommendations Whole Sky Yoga Just down the street in High Falls. They’re new, and a dear friend of mine, Mr. Evan Marks teaches a weekday class there. Nice space and the teachers are experienced. You can check the schedule online. Adam Louise Luke and Cayla and Brownie Interaction with GuestsLittle interaction expected The NeighborhoodThis is a community. We all come from divergent backgrounds, economic, social, religious and sexual. We are a very liberal bunch who believe in community and the benefits that different people can bring. We began with all of us not really knowing each other and have found that we have all come together and [mostly] have found common ground. Some of my happiest moments are grand communal Saturday night BBQ's on the lawn with my neighbors. My children, I am proud to say, will grow up with this attitude being the norm, not the exception.. but hey, what do i know, Im a Liberal New York West Village Jew who married an Asian woman.. So Im biased to begin with. Our community aside, This is one of the prettiest places in New York State that is off the beaten Track. We are minutes away from some of the WORLDS best climbing. A State Park, and wonderful hikes. The Colleges keep the local towns fresh and vibrant. There is surprisingly good food, some unpretentious and done right, some pretentious and done wrong.. but there is always something to enjoy and explore around here. Oh, and before I forget. Go for a hike and do The Lemon Squeeze. [I have been coming here for decades and only did it for the first time last summer and was thrilled that I could take my 9 y.o. on it... ] What more could i say. You will be back once you try it once... Getting AroundNothing convenient regarding public transportation alas. Bring your bikes and your car... sorry, its one of the reasons we bought into this place in the first place...

The Space*The responsible party in the party must be over 30 due to problems in the past. Sorry about that. Also, please note that this property is on the market. If you agree to rent with us, you are agreeing to allow a real estate agent show the house during your stay. Which is very unlikely but nonetheless, we want you to know upfront. The viewing takes all of five minutes and none of your belongings will be touched. However, we need you to agree to making sure that the property is tidy and beds are made, etc. Please step outside for a few minutes while they look around if weather permits. This house is magical. An open floor plan with a wood burning fireplace and many skylights makes this feel like a real getaway from daily living. All the furniture is comfortable so that you feel like your are at home. Guest AccessOne Hour and 45 Minutes from Manhattan. 86 foot waterfall a short hike away from the house. To read more about that paste this into your browser. (website hidden). Archery, Darts, Direct TV, Mobile Broadband, Fireplace, and more. Interaction with GuestsWe will be available to you by phone, text or email at anytime during your stay if you have any questions. Other than that, we leave you alone to enjoy your stay. The NeighborhoodWe have some great neighbors, but they are out of earshot or view. Everything you will need is within a twenty-thirty minute drive.Restaurants, Food, etc Dupuy Canal House in High Falls (20 minutes) – A top top rated restaurant. Tasting menu’s run from about $35/person (3 course) up to $75/person (7 course). Totally worth the drive. Probably a good idea to make a reservation. Chefs on fire is the downstairs less expensive part of the restaurant. Great pizza! Closest market is in Kerhonkson (7 minutes) – Think low rent bodega. Peters Market (15 minutes) – Some organic stuff – Medium size supermarket on Route 209. left on 44-55, left on 209, it’s on your right. About 6 minutes. Farm stand on the left, same directions, a few minutes before peters. Byrds farmstand Shoprite about a minute passed Peter’s on 209. Huge huge suburban supermarket. It’ll be on the left. They have DVD rentals for $.99! Waterfall – 35 minute walk/hike from the house – very worth it! Walk to the shale pit (make left out of driveway and go straight up the hill past park entrance fence, go straight thru, follow a little hill up and to the right, follow the water, which will be on your left, all the way to the waterfall. Creek-from the back deck, go down the little path on the grill side of the house. Follow the forest line down to the right until you see a good place to enter the forest. Keep walking diagonally away from the house. You might hit a steep little hill that is part of the unofficial path we follow. You’ll run into a dry creek bed (lots of rocks), follow it downhill. It will lead you right to the creek. If you walk downstream to your left on the rocks it’s quite lovely. And the water is great for splashing in. Saunderskill Farm- left on 44-55, right on 209. a few miles down on your right. You’ll see the giant gnome. They have animals to feed, swings, slides, a huge trampoline, and miniature golf. And pick it yourself fruit and veggies! The Gander Inn is a nearby restaurant that is low key and has good basic food. There is also a pool table and a ping-pong table. Make a left on 209 and go a few miles. It will be on your right. Getting AroundThis is a secluded spot. You will need a car to get around. Or a bike, if you like real mountain biking. Other Things to NoteThe kitchen is equipped with everything you could possibly need. There are plenty of linens to use. There are also kids toys, some books and games for those with kids. Please bring your own paper goods. (Napkins, paper towels, baggies, etc.) We keep toilet paper stocked. Our septic requires Scott brand toilet tissue. * Please note that the house is in the country. There are bees, wasps, ticks, etc. We are not responsible for any injuries due to the nature of the setting. The SpaceThe house is fully renovated with 2 bedrooms, a fully modern eat-in kitchen, 1 bath and a dining room with a piano. My friend Edward calls my house a "Mottage," a modern cottage, which i thought was sweetly accurate. The house is flooded with light, though it stays cool in the Summer months and is nice and cozy in the Winter. I love the deck in back, which has wooded and mountain views with ample opportunity for bird-watchers! A staircase leads from the deck down to a 400-square-foot stone patio with a fire pit. The house sits on a half acre, but it seems much more because of the woods and the mountain view, which seem to go on forever. If you like quiet, you will love this house! However, what is really great is that you can walk down the hill and in less than 10 minutes, you will find the Kerhonkson Diner (a Must), a pizza parlor, supermarket, pharmacy, post office etc + the bus that takes you to and from Port Authority in New York City. if you're a nature lover, this is the place for you! Less than a 10 min drive is Minnewaska State Park, & Mohonk Preserve. You will have no shortage of wonderful hikes and lakes and swimming holes to discover in Summer months. Cross-country skiing is really terrific here, too! And there are rail trails, even one that is walking/biking distance from the house. The farm stands are fabulous and there are several near the house including Burds Market, Kelder Farm and Saunderskill Market...all wonderful and unique!!! Come find why i love my darling Mottage!!!

The SpaceOur Timberframe was hand carved by us of local Oak and Pine. We rent our downstairs level of 440 SF only which has is a separate entrance. The room is an elegant design with large windows to view the outdoors. Shoji bamboo doors divide the bedroom with a queen size bed, from the living room area also with large windows & open space to relax and view nature. We have added 2 single beds for extra guests! For either 2 couples to share or children. The bathroom is also for our guests only, we do not use the 1st floor bathroom. You do have to go down a few stairs through the kitchen to reach the bathroom. Double insulated doors close off the room from the rest of the house for complete privacy. We are keenly mindful of our environment and conservationism to also include conserving electricity and fuel as these costs rise and especially in winter months we have a small surcharge depending on usage. We hope our guests are also mindful of this, and turn lights off when not in use in and outside, or leave windows open when the heat is on. Our Room Guests can use the refrigerator in the kitchen but we don't allow our guests to cook in the kitchen. However, we can create fabulous meals for our guests! We need advance notice for this. We use mostly organic produce in season and an extra fee is charged for this service not included in the pricing. Many people bring beer or wine but you must also recycle your bottles for return. We would have to raise our prices for this type of high maintenance, and cleaning after guests, or to monitor for liability issues and fire hazards. Most people don't wish to be cooking and cleaning when away to relax & enjoy. There are also many, many local places to eat with wonderful local produce right in the area 4-6 miles in every direction for delicious prepared foods to enjoy. Troys delivers right to the house! They offer delicious eggplant parmesean, chicken wings, great subs, salads and fabulous pizza. Saunderskill is everyone's favorite farm market with delicious prepared foods of all kinds, fresh baked pastries, bread and organic produce & fabulous menu for breakfast & lunch. Closing at Christmas and reopen in spring. People then travel to Emmanuel's market which offers a huge selection of organic produce, prepared foods as well cheeses, charcuterie, platters with a great selection for take out. There is a barbecue for spring to fall use, and designated outdoor area to enjoy. Kelders U-pick for any vegetable you can think of but is also seasonal. The County Inn in Krumville, is 5 miles and where most guests love to go out for dinner. 500 beers on tap & fabulous local spot to dine. Rough Cut Brewing in Kerhonkson fabulous hand crafted beers and fare is great! Graze in Accord, Ivan's on the golf course has magnificent views. Friends & Family Hillside restaurant. Graze in Accord, Inn at Stone Ridge, Momiji in Stone Ridge, Aroma Thyme Bistro Ellenville, High Falls also nearby, and many more. Cells phone do not work on our road, but a short 1 mile drive they are back on. You can use our magic jack phone for calls, and we offer free Wifi for (SENSITIVE CONTENTS HIDDEN). We are located on a private dirt road in a small hamlet called "Tabasco", Town of Rochester in Ulster County, also part of Accord/Kerhonskon. in a micro-climate created by forested areas of the watershed & large parcels of wooded land. 50 acres of lush State land right at the end of our driveway to explore! A pristine oasis & lush forest to find peace and solitude & commune with nature. Wild blueberries, raspberries, and mushrooms all through the area, surrounded by large farm land and beautiful forests. Hamlets of Cherrytown, Samsonville, Krumville, Kripplebush and Mombaccus within miles, stone houses, old barns and farm houses. Many beautiful country roads and picturesque views all through the area to explore. Samsonville Road, a picturesque drive takes you to the Ashokan Resevoir. Many rivers & streams through the region to fish or swim as the Vernooy Kill, Mettacahonts, Tow Path, High Falls, Minnewaska, Esopus, Rondout Creek, Wallkill and Ashokan Resevoir are amazing places to explore. Accord, Stone Ridge, High Falls, Rosendale, Woodstock Olivebridge are all close by. Wightman Farm is a small local 5 acre farm with the best apples in the Rondout Valley just down the road. We provide a key for our guests. If you take the key and do not return it, we will charge $150 replacement fee for labor & replacement. Guest AccessThere is a separate entrance and we provide a key for access. Interaction with GuestsAs much as our guests need. The NeighborhoodRural Country Landscapes and roads in the Catskills, Sundown State Park and Ashokan Resevoir. Small quaint towns and villages. Getting AroundMost need a car for their stay. There is a bus to Kerhonkson 6 miles from the house, and there is a taxi service also but it is the country in order to get around its much easier. Other Things to NoteWe are in the country and in the woods with large parcels of state lands, so there are many animals. Beers, deers, coyoye, fox, possum, ground hogs, beaver, box turtle, raccoon, skunk, chipmunks, squirrel, moles, snakes and lots more. This is not the city folks! You may hear them on occasion outside and even sometimes digging and burrowing into holes as winter approaches. We try to preserve and respect our natural habitat. We do not control all the wildlife around us, if this in any way bothers you, this setting may not be for you. We have had some guests wake us in the middle of the night when they hear animals about the property but this again is part of nature and we embrace and hope to nourish them to survive as humans take over their habitat and hope others feel the same. We do not spray toxic poisons into our ground soil where we plant and have an organic small currant farm. This is against our principles of farming.

The SpaceOurs is a secluded house on four acres of wooded land, off a private road about two hours from the George Washington Bridge. There are two neighbors, also weekenders, but otherwise it is you and the 30,000 acres of bordering National Park. We are also close to both Mohonk and Minnewaska, perfect for hiking, swimming and rock-climbing. Guest AccessThe house is eclectically furnished, we collect oddities, bizarre art, books, records, DVDs and taxidermy. We are both in creative industries and our tastes reflect as much. You won’t be bored. The master bedroom downstairs is equipped with a queen bed and the upstairs loft holds a full-sized futon. Note that the upstairs loft is open to the main space, so only semi-private. Ample towels and bedding are provided. Additionally, the house amenities include central heat, an outdoor grill, a stereo (with turntable, CD, mini-jack, USB), flat-screen television (with DVD player), a modern kitchen with dishwasher, coffee maker, blender, food processor, toaster, Soda Stream, utensils, spices, etc. And there is a washer and dryer in the basement. WE DO NOT HAVE INTERNET OR A LANDLINE. This is a getaway and we prefer to keep it off the grid, so to speak. But our cell phone reception through AT&T works great. WE DO NOT HAVE CURTAINS. As we are surrounded by woods, they are unnecessary. Interaction with GuestsWe live in Manhattan, so we will not be on the premises when a guest books. We will provide full info sheet about the house and area. The NeighborhoodWe have a very remote location in the woods. You will need a car to reach the house. The town of Stone Ridge is 20 minutes away and has restaurants, a grocery store, a Rite Aid, and an excellent liquor store. Supply shopping is best done on the way in. Lastly, should you want to orchestrate with friends to have an upstate adventure together, but not too together, our neighbor is also on airbnb. Please inquire.

The Space(Sorry No dogs allowed- cats ok! ) A stunning, open space with skylights that is perfect for letting your mind and body unwind. A tuned Steinway upright piano is here for your enjoyment. Lots of table space, perfect for making meals, even for large groups. The acoustics in the living room are just wonderful for music. Stretch out-there is plenty of room! Two bedrooms are here for you, one with queen size bed and the other a daybed. In the living room, one futon folds out to a queen size bed. The bathtub is deep and large- fill with hot water, pour in bubble bath and enjoy a deep soak. It's considerably deeper than most bathtubs. Your whole body immerses and there are arm rests. Separate shower stall as well. Perfect after a day of hiking! We supply the bubble bath and salts. (it is a jacuzzi bathtub but jets not working at this time) There is Wi Fi in the house. There is no air conditioning, but ceiling fans in 3 rooms and additional standing fans are supplied for your comfort. Please feel free to use: coffee maker, blender/ food processor, toaster oven, and rice cooker. Oven and microwave as well. Butter and jam will be available, but I ask guests to bring their own bread/milk, etc. Feel free to use spices, oils, and whatever else you find in the house for your cooking needs. The tap water is fine to drink, from our own well. These homes were originally summertime bungalow rentals, 14 years ago developed into a Home Owners Association. The homes were renovated and furnished with baseboard propane heating. It heats up just fine in the winter (you adjust thermostat yourself). This home was completely renovated in 2008. Full disclosure: When not rented out on Air bnb, this is home to 3 free range rabbits. The space is meticulously cleaned before guest's arrival of course- but anyone sensitive to airborne particles of hay or dander from the rabbits might want to be made aware of this. Out of hundreds of guests, only 1 person became allergic here. On that note the rabbits stay next door with a neighbor, and anyone who would like to meet them certainly may! This has been a highlight of the listing for many kids and families. Since this is a community, there are certain rules we have agreed on, that I must abide by. I can only welcome 5 guests at a time. Cats are welcome, I'm sorry I can not welcome dogs at this time. No loud music after 10:00 pm. Regarding check in / out times: I do my best to let all guests come and go according to their desired schedule, but when I have guests coming and going on the same day I may have to ask of you to stick with 1:00 pm check out and a 3:00 pm check in. There is an outdoor table and chairs which you may use. If you have a larger gathering additional table and chairs are easily moved inside. There is also a large picnic table and decorative arbor on the shared lawn. This is for the owners here but if you'd like to have a meal there just let me know and I will see if it is available at that time. The NeighborhoodTucked away in the woods but accessible to everything. 20 minutes to Stone Ridge and High Falls, about 15 minutes to the Ashokan reservoir. There is a trailhead into the mountains less than 3 miles from the property. Getting AroundYou will need a car - part of the charm of this hideaway is that it's off the beaten track yet totally accessible ... but you will need a car!! Other Things to NoteThe property is a horse farm, and has barns and paddocks which provide a beautiful and tranquil backdrop. We go away for the whole summer and take the horses with us. There is riding at Mohonk Mountain House if you do want a trail ride and a couple of local barns we can happily recommend if you want to take lessons.

The SpaceThe upstairs features one loft-like open room with sliding doors on either side, filling the space with light and views of the ridge. Modern kitchen with dishwasher, convection oven, gas stove and almost any kitchen gadget you can think of. New gas grill and smoker, fireplace, delicious well water, Wifi, satellite TV and land line telephone. The top outside deck features a dining table with seating for 8, an outdoor lounge and speakers. There are both built in indoor and outdoor speakers and a portable ipod speaker for use on the bottom deck. There is a master bedroom upstairs and a second bedroom downstairs with bathrooms on both floors. There are no curtains in either bedroom. The internet and TV are both satellite, which means that in inclement weather they can both stop working and makes the wifi not great for streaming videos. Cell phone service is patchy. You will not see any other houses from the house but you may hear them from time to time. It is a very quiet and peaceful property. We have no A/C and no microwave. Our home has been featured on Amazing Vacation Homes, Nightline on a special on pre-fab homes, in the Walker Art Museum and the cover of Pre-Fab Now. It was designed by the architects of the original Dwell Home. **3-night stay minimum Weekly and Monthly rates available as well, please ask! CLEANING FEE: $200 SECURITY DEPOSIT: $500 Rental agreement will be sent when reservation is accepted. Guest AccessThe entire house is for use but not the studio or garage. Interaction with GuestsEither us or our caretakers will be available to you via phone or email! We are into biking and hiking so if you would like some suggestions, we are happy to help. The NeighborhoodWe are in a rural subdivision and a strict 20mph speed limit is imposed when you enter, please don't speed as we want to keep our neighbors happy! We are located halfway between Woodstock and New Paltz, both are about 35 minutes away with Stone Ridge, Accord and High Falls being closer. There are ample farmers markets, antique shops and restaurants in the neighborhood and we will list some of our favorites in our handbook. There is amazing hiking, biking, tubing, swim holes, snow shoeing, horseback riding, skiing and rock climbing all within minutes of the house - as well as my favorite little spa! Getting AroundThere is ample parking and you will need a car. In winter months, we have a plow service but it is best to have all-wheel or 4-wheel drive to get up the driveway. Other Things to NoteWe will provide you with a guidebook on how to operate everything in the home. Please notify us if anything breaks, we understand that this happens - we just want to know.
