Full dining room & 1 sofa & 1 sofa-bed, cable TV and sound system with a DVD. On the second floor we have bed rm. #2 with a queen size bed room set, and in bed rm. #3, we have a bunk-bed with a futon sleeper-sofa & cable TV and a full bath. Loft area has a radio and seating for 2. So look onto the front of the lot thru the fabulous glass front panel chalet windows. Kitchen is fully stocked from coffee maker to pots, pans, glasses, utensils, electric griddle great for breakfast cook-up, and toaster & blender, last of all a dishwasher, & new washer & dryer. The SpaceOur Farmhouse is a serene luxury residence located 2 hours from New York City on the border of Pennsylvania and NY State in Shohola, PA. Shohola is Native American meaning peace and tranquility. This property is situated on 5 pastoral acres, overlooking the Catskills of New York. The Farm is a newly renovated 1866 boarding house which was historically used to board patrons of the former Shohola Falls Glenn amusement park which, in its hey day, brought thousands of people each weekend at the turn of the century. This luxury home sleeps 14 people (this includes infants & children…we do not accommodate more than 12 humans total). There is a massive gourmet kitchen-living area and a massive spa-like full bathroom on the first floor. On the second floor there are 3 queen sized beds (one per room), 2 twin beds in another room and 4 twin beds in the bunkhouse room. There are also two massive bathrooms on the second floor. The third floor is the en suite bedroom, complete with a king sized bed and spa like bathing room with a massive window overlooking the property. During Spring/Summer/Fall we have a 2 huge outdoor patios that include a stainless steel gas grilling and all grilling accessories. Wanna use our pimped out Etsy barn? We now will allow all renters of 14 ppl and under to rent the barn for an additional $600 for your weekend! The barn is AMAZING and has been featured on TV and in magazines. We also host special events in the barn for our renters so JUST ASK! You'll wake up to fresh pastoral country air every morning. You can hike, kayak, paint, cook or just do nothing! After all, we all retreat in different ways. Yes, most people get cell service here at the farm. Our high speed internet wifi will also keep you easily connected. Once you arrive at the farm you will be greeted by your host and oriented to the home. Should you need advice on area activities there is a three-ring book at the house filled with suggestions and directions. Please know that we attempt to accommodate reservations. The earlier you reserve the better. Noise and Respect Agreement: We are very committed to keeping the outdoor environment peaceful and respectful. The main farmhouse is not to used by any catering personnel. INSURANCE The wedding party is liable for any damage to Blue Stone Farm, its grounds, equipment and facilities, during your stay at the farm. PARKING AND TRANSPORTATION There will be parking available for 40 cars a short one minute walk from the barn. Port Jervis is only 20 minutes from the farm. You can drive or take the train to Port Jervis and hire a cab to take you to the farm. Other Things to NoteShort Term Lease Agreement Your Airbnb LEASE AGREEMENT for this property 1. RENT. $1,000 per night up to 12 people. 2. USE OF PREMISES. The Premises shall be used and occupied by a maximum of 12 tenants per this lease (this includes all children) exclusively, as a short term dwelling. Tenant shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises. 3. CONDITION OF PREMISES. Tenant has examined the Premises, and that they are at the time of this rental Lease in good order, repair, and in a safe, clean and tenantable condition. The residence will be vacated in the same condition found on arrival. All dishes will be cleaned prior to departure. A video of the premises is taken prior to every arrival as a way of documenting condition. 4. HAZARDOUS MATERIALS. Tenant shall not keep on the Premises any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the Premises or that might be considered hazardous or extra hazardous by any responsible insurance company. This a non-smoking residence. Smoking residue found at time of termination of this rental will be considered damage. 5. INSPECTION OF PREMISES. Landlord and Landlord's agents shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of inspecting the Premises and all buildings and improvements thereon. And for the purposes of making any repairs, additions or alterations as may be deemed appropriate by Landlord for the preservation of the Premises or the building. 6. TENANT'SHOLDOVER. If Tenant remains in possession of the Premises without the consent of Landlord after the natural expiration of this Agreement, the tenant will be held responsible for all fees encumbered by the landlord. Further, an hourly fee of $100 per hour will be assessed for non removal of the residence at the agreed upon time. Check in at the residence is at 3 pm or thereafter on the day of arrival. Check out is by Noon on the day of departure. This must be adhered to unless tenant receives written approval prior by landlord. 7. SURRENDER OF PREMISES. Upon the expiration of the term hereof, Tenant shall surrender the Premises in as good a state and condition as they were at the commencement of this agreement. 9. TENANT LIMITATIONS. No more than 12 residents are allowed to reside at the residence during this time period. 10. ANIMALS. Animals are prohibited from this residence. 11. INDEMNIFICATION. Landlord shall not be liable for any damage or injury of or to the Tenant, Tenant's family, guests, invitees, agents or employees or to any person entering the Premises or the building of which the Premises are a part or to goods or equipment, or in the structure or equipment of the structure of which the Premises are a part, and Tenant hereby agrees to indemnify, defend and hold Landlord harmless from any and all claims or assertions of every kind and nature as applied to the duration of stay at the Farm. 12. Garbage must be placed in plastic bags trash bins located on porch of residence. All bags are to be tied before placing in garbage bins. When bins are filled, tenant will notify property manager. 14. Noise and Fires: All renters are fully committed to wrapping up all outdoor activities by 10:30 pm. If there are complaints about noise and/or about abusing this policy you will be asked to leave the premises immediately. We need to keep the farm a pleasant and restful place for renters and our neighbors. All outdoor fires are prohibited, no exceptions. 15. Weather: Landlord is not responsible for changes in weather systems affecting travel, internet or electricity. Landlord will make all reasonable attempts to resolve any reported loss of services due to interfering weather issues. There exists a 17kw Generac generator on premises so power outages are virtually impossible here :)

The SpaceStay at the Sculpture Park and Studio property of the Artist Tom Holmes and his wife Carol. The main cabin is 12 sided, one room, 14 feet across, about 160 sq. ft. There is a high quality, top of the line, new foam gel bed, "Queen".... 60"x80", small dresser and small table. Cathedral ceiling with fan. Two small cushy chairs. A stone and steel custom fireplace for heat and ambiance. An electric heater keeps a base temperature. The space is private and secluded from the main house, but just up a small hill. A private bathroom and shower are located just next to the cabin, attached by a walkway. The bath is 10 feet from the cabin. It is tiled with radiant heat in the floor; trimmed in cedar. Super warm in the colder weather. An outdoor hot and cold shower is available when weather permits. There is use of a sauna attached by board walk. Wood fired. Made from cedar, marble and glass block. The hot tub is always ready to go. Organic eggs (sometimes from our chicken), coffee, teas are always available free for guests. The property is lit at night. The decks over looking the ponds and waterfalls are available to relax and cook on. All wood is provided with cast iron cookware. A larger fire pit is available and private to the cabin. 50 attached acres of woods can be explored. Sculpture is everywhere. There is art and life to be discovered. The aviary holds 50 pigeons that float over the property during the day. Lakes streams and rivers abound in the local area. Let Tom and Carol be your guides to the Northeast Poconos and surrounding areas. Visit Tom's site tomholmes..... to get a feel for his sculpture. We are 2 hours from NYC. More depending on traffic.... 85 miles from the tunnels into NJ, about 100 miles up Rt 87 to Rt 84. Some attractions are Ledges and Settler's Inn Restaurant overlooking the water falls. Historic Milford. Bethel Woods Center for the Arts, Storm King, DIA of Beacon NY... one hour away. Area farmers markets, farm to table experiences, Harmony Presents concerts, antiques, pristine lakes to canoe or kayak, like Shohola Falls. The Delaware River is 10 minutes from the house and offers tubing, fishing and trails. Tell us your interests and we will help you tailor activities to your needs. The NeighborhoodWe are very rural here. Lots of woods, streams, ponds, rivers and waterfalls; not too many neighbors. Hawley north of us and Milford south are about 10 miles each direction. At night the silence buzzes. The sky's are big and the sun sets slow. Getting AroundThere is limited public transit here being a rural environment. A bus stops in Milford, Lords Valley and in Hawley PA. A train comes from NY to Port Jervis. Check the Port Authority schedule if needed. Taxi service is hit or miss, believe it or not. The Space2 hours from NYC. The stream side cabin is situated in a very unique location in that it is walking distance to the Delaware River and all its attractions. By the same token its a also just far enough away from the action to still give you the space you need to get away from it all. Very quiet and peaceful setting as you can see from the pictures. Another major attraction close by is The Bethel Woods Entertainment Complex and Woodstock Museum where concerts and events take place throughout the summer and its just a 20 minute drive. Also nearby is the world famous Kadampa Buddhist Temple and Meditation Center in Glen Spey only a 15 minute drive. There is a large art community in this area as well as many antique shops and galleries in Narrowsburg NY just up the river 10 minute drive from our location. There are plenty of restaurants in the vicinity as well as a large Pecks Supermarket close by. Milford, PA and Honesdale PA with their fine stores and art galleries also a nearby popular tourist destination as well. Guest AccessThere is a large meadow in the front and the property is on a slowly developing organic farm. There are no farm animals as of yet other than a dog and a couple of friendly cats. Guests are also welcome to bring their pets to enjoy this great large outdoor space! Also the main house has laundry facilities and the guests are welcome to wash their laundry if they are staying more than 3 days. There is also cable TV and internet access in the cabin. Interaction with GuestsThe main house is not too far away from the cabin but we respect our guests privacy. The large developing garden is just beyond the meadow in front of the cabin. Guests may see us working on developing our garden from the distance and are welcome to interact with us if they so desire. Its very laid back setting. No stress....;-) We are also able to offer our guests a substantial weekend discount on boating through an arrangement we have with Cedar Rapids Boating and Restaurant which is a 10 minute walk from our location. The NeighborhoodWe love the quiet and solitude of this rural area which sits along the Delaware River. The views are breathtaking. The wildlife is absolutely amazing and your guaranteed to see some while your here but not too worry its always a pleasant relaxing experience when you see hawks, eagles, owls, deers, foxes and even the occasional bear if your lucky. Getting AroundYes the metro north from NYC comes into Port Jervis, NY which is 25 minutes by cab to our location. Cab fee is about $25-$30 to our location. Cabs are very reliable here but if ever a problem we could accommodate you. The port authority bus also comes into Monticello which also a 25 minute cab ride to our location. Last year we had a summer bus that picked up passengers in NYC at 33rd Street and 7th Avenue and brought them directly to Barryville. We are not sure if they have committed to run that service for this year but we are hopeful and will keep this page updated. Other Things to NoteAny questions feel free to contact us. The SpaceThe Yard is awesome. Plenty of spaces for kids and adults to enjoy! The NeighborhoodFrom Wikipedia: "Barryville is a hamlet in Highland, Sullivan County, New York. It is named for William T. Barry, postmaster general under President Andrew Jackson. The community grew up around the D&H Canal, which opened in 1828 and operated until 1898. The canal ran through what is today the center of the hamlet, and the canal company operated a number of stores, an office and a dry dock there. Prior to this, just to the North of Barryville was the site of a colonial skirmish at what is known today as the Battle of Minisink. The Delaware River also served as the conduit for timber cut in the area and rafted to Philadelphia for use in the ship building industry. Men made fortunes in the timber business, and when the industry died in the middle of the 19th century, many river communities died with it. In fact, writing in 1899, John Willard Johnston, lawyer, historian, and the town of Highland’s first supervisor, predicted a dire future for Barryville. "Barryville is a small, poor village now," he wrote, "but at one time supported an active business. The lumber of the region being exhausted, the business of canaling declining and now abandoned, it has for the last 25 years been waning, until now it seems to have reached a bottom of hardpan. Human imagination can hardly reach anything in the future likely to improve it; but it will probably remain indefinitely the small poor place it now is." The Delaware River section between Narrowsburg and Barryville is considered a good spot for smallmouth fishing." Getting AroundThere is no public transit. However there is a small restaurant about a 1/4 mile away called the Lackawaxen Inn. Just over the bridge.

    The SpaceOur Pool House has turned into a very comfortable and friendly little housekeeping cottage. Being secluded, about an 1/8th of a mile off the main road up a dirt road, it abounds with local flora and fauna. Don't be surprised if you enjoy your morning coffee while watching a family of deer walk by. You may also see several species of birds and end just sitting and watching the humming birds all day by the pool. This is a perfect stop and drop, or total decompress area. The Pool House has a 1 bedroom with a new Queen Size bed, 1 dresser and closet, 1 full bath, cottage with a full kitchen including basic cooking supplies and utensils, in the great room area. There is a full size sofa ,non-reclining easy chair, and pot belly stove in the great room. There is a lp gas range and microwave, plus table and chairs for two. It is alongside of the main house with its own free parking area and a private patio out the back door. There is a gas heater in the main room, and an AC unit in each room except the bath. We have well water and the hot water is gas . We offer free WI-FI and Cable TV but, no HBO or Showtime. The cell phone reception is better than average. There is one set of linens supplied per visit per week and, bathroom towels 2x per week . Guest must bring their own beach towels to use by the pool & for any water activities. Security deposit will deducted for loss or damage to bathroom towels. There is also a gas grill on site and a fire pit to relax by in the evening. If you would like to rent for longer than 1 week please send me a message...we are open to longer rentals and will work out rates with you. Guests are responsible for their own safety at all times and in all areas of the homestead. There are several fire extinguishers and water hoses in and around the cabin as well as several smoke alarms, a Carbon Monoxide detector, and LP gas alarm. The pool is heated with wood fire heating system. The water in the pool is only as warm as the fire can make it. We do avg around 76 degrees when nights are below 65 degrees. We do our best to keep the pool heater burning but, it is not possible to maintain a wood fire 100% of the time. This cabin is part of a working homestead in the country. As a working homestead, different areas of the property are always under renovation. This should not interfere with the peace and tranquility of our guests. Guest AccessGuests have access to our pool and pool area, a gas bar-b-que grill , patio chairs by the pool and, covered open air patio out the back door or the Pool House that offers the feeling of privacy. We also provide chairs for your convenience beside the fire pit. Guest are welcome to enjoy all the property has to offer even just taking your morning coffee to the grape arbor or a walk around the property on one of our short walking trails to enjoy the wildlife. There is a detailed guestbook on this link & in the Pool House but, please feel free to ask your host for a list of things to do in the area like hiking, canoeing and kayaking or rafting down the Delaware, fall leaf peeping or taking in a concert or fall farmers market @ Bethel Woods. There are also lots of other enjoyable activities in the area. Sightseeing, Antiquing, Wine tasting areas, Leaf viewing, Appalachian Trail, High Point State Park, Delaware State Forest, Delaware Water Gap National Park, Shohola Falls, Dingmans Falls, and Bushkill falls. You can take a train from NYC to Port Jervis NY or a Short Line Bus and then make advance reservation with local cab company to get the house which is around 30 minutes away and costs about $40. The home is located in a luxury all-year round resort community of Masthope, two hours drive from NYC or Philadelphia. The house is a little over a mile, to the Olympic Size Pool the has slides, diving boards, and a kiddie pool for all to enjoy. Located adjacent to the pool is a restaurant and sports bar as well as the ski lodge and Ski Big Bear mountain. Masthope community also offers a beach with swimmable lake including boating, fishing, volleyball court and a snack bar. Masthope community also offers a fitness gym which offers a massage service as well, tennis, bocce ball, and basketball courts, horseback riding, and a playground for the kids to enjoy. There is also private access to Delaware river with picnic area. In the wintertime all can adventure out to do some downhill skiing, snow boarding, and tubing at Ski Big Bear. Masthope has a brand new lodge with fire places, a restaurant, sports bar, game room, Ping-Pong table, billiard table. Enjoy the stunning views of the mountains while you eat, drink, or play from the ski lodge. Guest AccessMasthope Mountain is located in Lackawaxen, which is in the northern corner of Pennsylvania bordering New York and New Jersey. Just a two hour drive from New York and Philadelphia, Lackawaxen borders the Delaware and Lackawaxen Rivers until they come together at Twin River Junction just at the foot of the mountains. Historic Milford is only 1/2 hour drive and has many antique stores and restaurants. Enjoy tubing down the Delaware or site seeing for Eagles along the river. Visit Zanes Grey Museum, the water falls at Shahola. The beach is on a beautiful lake. Like all facilities here, it is safe and secure. Community guests only. Lifeguards and security personnel are in abundant supply. At the pools there are 3 restaurants. One of them is an outdoor Tiki bar and grill. The other 2 are full service restaurants. The prices are very reasonable. At the beach, there is an outdoor snack bar and grill. Otherwise, there are charcoal grills available at both the pool and beach for family use. Delaware River: Barryville is very close. So is the famous Robling Bridge. There are plenty of small restaurants nearby. There is a fine steakhouse in Hawley, which is 10 miles away. You must dress. It is a surprisingly fine restaurant for the area.. For adults and kids who love fishing, the lakes are fully stocked. We also have private property on the Delaware River. The Lackawaxen River is a favorite with the locals. Two lakes are each within walking distance. The state park is 5 minutes by car. The reservoir is well stocked.
