The SpaceI offer many amenities like free WiFi, private TV with Roku box, free parking, and on-site laundry. I leave out coffee and a few breakfast items in the morning. I want this to be your home away from home. Guest AccessGuests will have access to the kitchen and living area. There are two sitting rooms, a dining room, and a fireplace to enjoy downstairs. I also have a very large yard with a picnic table and plenty of beautiful landscaping. Interaction with GuestsThis will depend solely on the guest! Of course, I am not home often so I won't be in the way but I will be available some evenings if my guest would like to share a meal or chat...or not if they prefer. The house is set up in such a way that we don't have to interact at all if that is preferred. The NeighborhoodThere are no neighbors. My business is on the same lot but separated so it will not interfere with your stay. Plus, I live on the corner of the road and have a large yard so it is quite private. Getting AroundThere is a bus line to goes right in front of the house. If you are planning on visiting Ithaca during your stay, I live 8 miles from Cornell University, 5 minutes from the airport, and about 15 miles from Ithaca College. I am just on the outskirts of the city-close enough to enjoy the perks and far enough away to avoid the traffic and noise. Other Things to NoteI do have one pet, my dog Holly, that lives on premise with me. She is an older girl who is very sweet and very well trained. She has no access to the side of the house you will be renting and you won't see her at all during your stay if you prefer. I understand that some people have allergies or are sensitive to animals and I will do whatever I can to make you feel comfortable. Holly spends the day with me at work so she won't even be in the house most of the time. **Pricing, minimum stay time, and availability changes during Cornell and Ithaca Graduation weekends. The SpaceOur home is a 5 minute drive to Cornell, 10 minutes drive to half a dozen waterfalls and hiking trails and conveniently located on the Cayuga Wine Trail. We have 2 bedrooms available for guests, a sitting room and 2 full bathrooms (shared) for your private pied-e-terre, and weather permitting; sit on the deck and watch the duffers on the 8th hole of the Country Club course. Full breakfasts served in our dining room or on our deck. Additional meals are available. Homemade breads, cakes, yogurt, and granola. Shampoo, conditioner and hair dryer available. Play ball with our Boston Terrier, Frodo; read a book in your sitting room or our living room, or just vegetate in our secluded but centrally located home. Public transportation is conveniently accessible, or borrow one of our bikes and explore Cornell's Campus. The price is $109 per room per week night during the year, not including Cornell's and Ithaca College's Commencements or return to school dates. We are obligated to collect a 3% County Occupancy tax and 8% NY State Sales tax. The NeighborhoodThe Art House is located on Route 89 which is on the beautiful Cayuga Lakes scenic byway. Located 5 miles north of Cass Park in Ithaca, and nestled between the Cayuga Nature Center and Taughannock State Park. Taughannock Falls, at 215 feet high, is said to be the tallest single drop waterfall east of the Rocky Mountains. Getting AroundIn the summer months the TCat bus has a route to the Cayuga Nature Center which is .5 miles south of the house and runs to Taughannock Park, which is 2.5 miles North of the house. Guest AccessThe basement door will be locked as well as the upstairs office and closet. All other areas of the house are available. The rec room above the garage is also available upon request. You'd need a car to get to most sites and to get up the hill of Eastlake Rd. Other Things to NoteWe have two dogs that live in the home but will not be present during your stay. Art Galleries, art trail in which you visit the artist in their studios, green homes tour, garden tours, Fall Creek neighborhood music festival (every musician plays on their front porch and the audience walks or bikes from porch to porch), swim under the waterfall at Buttermilk or Treman or in Cayuga Lake, rent a kayak downtown. With 2 bedrooms and a sleeping loft, and 2 full bathrooms, our house sleeps 7 comfortably. Guests should be aware that the sleeping loft, with a double bed, is physically part of the master bedroom. The 2nd bedroom contains a queen and a single bed. We supply all necessities and amenities including sheets, towels and wireless Internet. There is nothing quite so peaceful as sitting in the living room, on the porch, or in the master bedroom and watching the Cayuga Lake water move just a few yards away. Proximity to everything Ithaca has to offer makes this a unique location. Guest AccessHot tub, grill, kayaks (seasonal). The SpacePrice negotiable over graduation / memorial weekend. Our home is located just outside of Ithaca NY, eight miles from Cornell University. It is a contemporary home built in 2011. It is clean, bright and cheery, filled with natural light. There are three bedrooms, a loft, two full baths, an open living room, dining room and kitchen. It sleeps seven, however, we could put up an air mattress to accommodate more. There is a computer in the loft as well as Time Warner Cable TV. Cable TV is also in the master bedroom. Our home is on a cozy lot. It is wooded in the back with a running creek. Looking out the front of the house there is a beautiful vista of trees and fields. We have wonderful neighbors. There is a nice restaurant, Rogues Harbor, as well as a pizza shop, sub shop, post office, hair salon and gift shop within a couple miles. The Ithaca airport is 12 min away. Cornell University is 15 min and the Commons area is 17 min. Other places of interest are: King Ferry winery making (17 min.), Seward House (35 min.), Harriet Tubman House (33 min.), Women Suffrage Rights National Historic Park (55 min.) and many waterfalls and gorges (Treman State Park, Buttermilk Falls State Park, Taughannock Falls State Park) are less than 25 min away. The SpaceThe house is currently available for 2016 Ithaca College graduation, $450.00 night and a three day minimum stay for the graduation weekend. Maximum of four people staying at the house on graduation weekends unless otherwise negotiated. Pricing May through end of July is based on number of guests: two renters - $195.00 per night. $75.00 extra per night for every person more than the initial two guests. Two night minimum stay in May and June. Five night minimum stay in July. No pets, smoking, or parties please. Check in is 2 PM and check out is 12 noon, unless otherwise negotiated. We are able to be flexible on these times if there is no guest at the house on either side of your stay. The cottage is simple but comfortable. There is no TV. Guest AccessGuests have sole access to the entire cottage which includes two bedrooms, one with a queen bed, another with a double. The kitchen has cookware and all you need to make your own meals. Outside access includes a patio, table areas, charcoal barbecue, beachfront, dock, use of canoe. Videos of interior and exterior of the house are available upon request. Owner provides clean sheets and house towels but you make and strip the beds. Please bring your own towels or blankets for use at the waterfront area. Interaction with GuestsOwners (Barbara and Mary) stay in a cabana at the beach and are gone most of the day on most days. Sometimes we are there during the day but we stay on one side of the waterfront area or go out sailing, and let guests center towards the dock and the other side of the waterfront area. We want to give you your privacy but we also like to have our own space. We request our privacy with guests leaving the beach area at 9:00 pm or when it gets dark. Stairway to the beach and waterfront area do not have electric lighting. There is a stairway with benches and platforms that leads down to the waterfront area where guests are free to hang out later in the evening. Owners have a garden which is not for guest access. The house has a small outdoor patio area which is good for hanging out after dark. The owners have to walk past this area to get to the waterfront. Spacewise, please know that it always works out so that everyone is happy. The NeighborhoodThe cottage property adjoins a large wooded area that is not our property. If you love birds you will love being at our cottage. The cottage is located 2 miles from Taughannock Falls State Park and a quarter mile from the Cayuga Nature Center. This cottage provides a perfect retreat for a couple wishing a weekend getaway or the rejuvenation of their relationship. Guests (at their own risk and using good common sense) may use the rowboat or canoe that comes with the property. We provide life jackets for adults. Getting AroundThere is no public transportation to the house. The house is located six miles from Ithaca, NY. You can arrive by taxi, bicycle, or by your own canoe or kayak. Other Things to NoteThe house is located in a lovely private spot and we know you will enjoy it. Ithaca is a lot of fun with lots of cultural and recreational things to do: the wine trail, the art trail, the Ithaca Farmers' Market, movies, plays, the Black Diamond Trail, state parks, concerts, etc.. The garden has a electric fence. It is located far from the house and waterfront area. But it is unpleasant to touch, so be careful. There is no TV but there is a radio. We do have high speed wireless internet.

Parking in the driveway out front. Guest AccessYour room is at the opposite end of the house from where your host lives and works, with a big living room in between. Your double bed is a real mattress and box spring. You have your own bathroom with shower and bathtub, and a sitting room with coffee/tea maker that will be well supplied, with cups etc. Folding crib available for babies/toddlers. Can make up sitting room couch as a bed if needed. The big backyard, woods and nearby hiking trails are available. Interaction with GuestsI am available to help as needed, but prefer a quiet life, as you will probably prefer a quiet stay. This is not a B&B - 'tourist home' or 'tourist accommodations' are better terms. I can help you with finding good places to visit, hike; the local breweries, wineries, cheeseries (is that a word?); good breakfast spots, and how to get to Moosewood, the Aurora Street restaurant row, the Ithaca Commons, western State St/MLK dining spots, grocery stores, Ithaca Farmers Market, waterfalls, and all that. The NeighborhoodOut the front windows are wide open fields bounded by a hiking trail and the Fall Creek gorge. Houses and businesses on my road look out on this peaceful scene, and behind us lie woods, bordered beyond by busy Route 13, making this quiet area easily accessible to the area's campuses, suburban and urban scenes. Getting AroundA county bus comes by regularly, but this location and this area is best suited for those with a car. The Tompkins County airport is about ten minutes away. Other Things to NoteI have a nice dog and two pleasant cats. Your room and bath will be clean and neat, but this house is not appropriate for those with animal allergies! Also, there are many BOOKS. Join us for coffee in the morning if you like or not if you prefer quiet time. The NeighborhoodQuiet country with lots of wild life, but close to civilization. We are 1 mile from mall with shops, movies, restaurants and liquor store; near the local colleges(4-5-miles), lake 1.5 miles, airport (3.5 miles) and natural sites. Getting AroundThe airport is a few miles away. It will be easier to get around if you have a car. Ithaca does have a bus system and taxis. No Uber yet, though. Other Things to NoteThe house is newly constructed. Table and chairs for work space. We're still growing grass and doing landscaping. During the week we run a childcare in the basement. This has a separate entrance from the house. we have a small, non-shedding dog. She's very quiet and with us. If during your visit you need food, childcare, transportation, let us know and we might be able to help you out.

    The SpaceMany lake cottages are atop hillsides and the beach is far below. Here, there are steps from car to house, but once home, you are at the beach! Neighbors are nearby and friendly, but privacy reigns on your porch, the dock, and of course in your rooms overlooking the water. Guest AccessThe cottage is on the west shore of cayuga, 4 miles from town, and four miles from magnificent Taughannock State Park and falls. Just a few more miles to the lovely town of Trumansburg. Restaurants in all directions including a short walk up the road to the Glenwood Pines, a popular casual eatery. On the water, you can watch sailboat races, as we are also near the Ithaca Yacht Club. Interaction with GuestsI will be most likely to greet you and introduce you to the cottage, and the lay of the land generally. I live in Ithaca and I am available if problems arise, but otherwise, you are on your own! Other Things to NoteThere is a set of 85 excellent stairs from the parking lot to the cottage at lake level. Thyis is your primary access to the cottage.

      The SpaceOur home comfortably sleeps 7 with room for more. It is family friendly and has all the amenities you would need including wifi high-speed internet and digital cable. In addition to adult sleeping, we have a pack n play for a little one. We recently renovated the upstairs of our home, which now features a spectacular custom kitchen that comes with lovely views of the lake. The NeighborhoodOur house is in a quiet neighborhood and is situated on a large 1.5 acre lot. Getting AroundWe are only a few miles from the airport and 10 minutes from Cornell. Downtown is a quick 15 minute drive down the lake. Other Things to NoteOur favorite feature of our house (aside from our newly remodeled upstairs living area) is the view of the lake. We have spectacular sunsets year round that can be enjoyed from the kitchen, dining room and wrap around deck.

Getting AroundWe are near the airport. You will be better off if you have a car, however, Ithaca does have a bus system and taxis. The mall and closest bus stop is one mile walk. Sorry, no Uber yet. Other Things to NoteOur house is newly built. All the comforts are in place, however we are still growing grass and doing landscaping. We have a small, non-shedding dog that is with us all the time. During the week, we run a childcare from the basement. This has separate entrance and space from the house. It is very close to Cornell. Many people walk or take the bus from my place. The Name Crash Pad comes from the idea that it is a last minute go to place when you need a good place to stay that's clean.         The Space(WE LIVE HERE. THIS IS PART OF OUR HOME. We pay our local occupancy tax and state sales tax and federal income tax on our Airbnb income.) We are offering for OCCASIONAL rentals a Mid-century architect designed apartment on the first floor of our home set into hill. Large picture windows overlooking the gardens, our small suburban farm (including chickens, dog and cats!) and your own private patio. Luxurious new bed in 2016, crisp linens in a light and airy bedroom with a study desk and good reading lights. The bathroom has a large walk-in shower and a heated floor for chilly mornings. Kitchenette features a fridge, microwave, coffee pot, kettle and farm table. Vintage china and silver, as well as service for tea. There is no stove or oven. Free (and fast) WIFI. This listing is for use of this entire space on the ground floor. You may, for convenience enter through our garage and mudroom if you prefer this entrance, but it is not public space. (We live upstairs, and are present hosts.) We also, in off season rent to people who only want only one room in a separate listing, and if this is your wish, please inquire. Late night arrivals are discouraged unless utterly unavoidable. We have a cat and a dog. We call ourselves the Renwick Creek Retreat Homestead, named after the year-round creek that meanders across our nearly two-acre property wooded with mature trees, with its inviting, meditative presence. We are working to return this two acre property to being a sustainable living space, one step at a time, including a purchase of the property next door to add to the space. We have a small suburban farm, complete with chickens and goats and an organic garden. This is our home in a normal neighborhood in Ithaca, and we live here with our dog (a Golden Retriever named Dobby) and two cats (Horizon and Mr. Snuggles), two pet miniature goats (who live with us as pets, not farm animals) and the chickens. We have cats (please note this). We live on the upper floor above the apartment space. You will see the dog and cats (yes, we have cats!) as they come and go and the goats when we take them for a walk in the yard. The hens live in the back yard in a fenced area away from the patio so you will see them but not smell them. This is not a host-less AirBnB experience. You can enjoy exclusive use of our patio and large gardens and yard and will have two entrances, one totally your own. The front living room has floor to ceiling windows and the front bedroom has a very large window overlooking the garden. The rental fee includes 8% state sales tax and Airbnb will add on the local occupany tax according to law. Please do not book if you or anyone in your party has pet allergies, as our animals live on this property and you will see them. People who have any allergy to cats or animals at all, even if slight, please do not request to book. The rental features two bedrooms, perfect for families traveling. We only rent this space downstairs to one party, family or small group at a time so you would never find yourself sharing this space with strangers. Entrance to the house is private and we have plenty of off street parking in this very quiet and safe neighborhood. We welcome families with small children and also have a variety of children's books and essential items (high chair, toys) for our youngest guests. (Please determine if you are OK with pets and the suburban rural before booking our home. It is always disappointing to book to people who did not read the description and are shocked to discover this is not an urban apartment or the whole house.) We are a few minutes walk through the woods to Sapsucker Woods and the Cornell Lab of Ornithology. Our guests are supplied with a basket of tourist information on wineries, walking tours, Cornell and IC. The space is lovely and quiet, with lots of places to sit with your family, read a book, or take a walk to nearby Cornell attractions and wild areas. Rentals are more for graduation weekend and require a three day minimum for those weekends.. Please note that the prices for these weekends are higher than usual, and are based on renting the space as your own private family reunion/events space. We know all the good caterers in this area who can legally operate in Tompkins County. Sustainability Our family is committed to trying to do our part to live sustainably. In the summer, we have an organic vegetable garden and herb garden and guests are welcome to help themselves. We try and run our guesthouse as low impact as possible. We ask that you be considerate of resources when staying here. Please turn off lights and be thoughtful of water use. We welcome guests from all over the world. Japanese, English, and some Spanish spoken. Strictly non-smoking rental, inside and out. We sadly can not allow other people's dogs or other pets, as we already have pets in this house. You will see our pets, however, and they can't be made to go away. We live upstairs and you will hear us moving about. (Mr. Snuggles sightings are rare.) We are available by phone throughout your stay and check in with you morning and evening. With advance planning, I am sometimes available to take you places, and especially love the wine region and am passionate about it. I also have taught at Cornell for 25 years and know it very well and am happy to share that information with you. You will meet all of our pets. (We can not make them disappear.) The NeighborhoodThis is a quiet and diverse neighborhood a short distance from Cornell and near the Cornell Lab of Ornithology. Many of the lots, like mine, are large, some over a few acres, so it feels very rural and quiet. It is safe and lots are large and wooded, so one sees a lot of birds and wildlife, including deer, foxes and coyotes. We know all our neighbors well. We have lived her for 25 years. Our lot is over 2 acres and features a huge privacy fenced back yard with a garden inside of that, and ample off street parking. Getting AroundBy car, we are a five minute drive to Cornell, two minutes to the Lab of Ornithology and 20 minutes to Ithaca College. The bus to Cornell and downtown stops at half a block away. We have ample off street parking for all our guests. The Tompkins County Regional Airport is a very short distance from our house (and only small planes land there so it is quiet) and with advance notice, we are happy to pick you up from and drive you to the airport at no cost. I am always happy to see if I can arrange to pick up guests who may be arriving on the Cornell bus, shoreline but or by air into Ithaca. This is a small town and with advance planning, I can help get you where you need to be if you come without a car. Other Things to NoteThis is one of the largest and most vibrant wine regions in the United States, and we love the many beautiful things this region has to offer. Guests for events at Cornell, IC, horse competitions, cycling or birding events will find us really well informed on the region!         The SpaceWe are close to Ithaca (less than 5 miles) yet very private. The house has huge decks with a beautiful view of the lake. The south side of the property is marked by a small stream and the north side by a large stream. Guest AccessWe have a large dock on the water, with lots of lounging chairs. There are BBQs on the patio by the house. And a fire pit. The NeighborhoodThis is very private, yet an easy walk to the Glenwood Pines for a homey atmosphere for lunch or dinner.

We are walking distance to the trails at Cornell's Lab of Ornithology. We are minutes from Cornell, Ithaca College and the Ithaca Commons yet the beauty of nature is abundant here. The Alley House is best served by car, while we are only 2 miles from Cornell, the Ithaca hills make the walk strenuous. The TCAT 31 bus comes by hourly M-F and less regularly on weekends. Getting AroundWe are 2 minutes from the airport and on the local bus route. 5 mins by car to Cornell and 15 to Ithaca College and TC3. Down the street from the Ithaca Country Club and it's beautiful golf course. We are always happy to help arrange transportation.         The SpaceOur home is a 5 minute drive to Cornell, 10 minutes drive to half a dozen waterfalls and hiking trails and conveniently located on the Cayuga Wine Trail. We have 2 bedrooms available for 2 guests, a sitting room and a full bathroom (shared) for your private pied-e-terre, and weather permitting sit on the deck and watch the duffers on the 8th hole of the Country Club course Shampoo, conditioner and a hair dryer available. Play ball with our Boston Terrier, Frodo; read a book in your sitting room or our living room, or just vegetate in our secluded but centrally located home. Public transportation is conveniently accessible, or borrow one of our bikes and explore Cornell's Campus. The price is $119 per room per night during the year, not including Cornell's and Ithaca College's Commencement or return to school dates. We are obligated to collect a 3% County Occupancy tax and 8% NY State Sales tax. We ask you to have sufficient cash or a personal check available since these 2 items are not covered in Airbnb's service fee. We will work out a special price for long term stays. Arriving to Ithaca by bus or air? We will pick you up at the airport or bus station for $10.00.. We will also provide transportation to Cornell and IC for a nominal fee. The bus to Cornell stops 500 feet away from our house. Our place is unique mainly because we are considered great hosts, and the house is extremely clean and comfortable to stay in. Then follow signage to Route 79 Ithaca. As you approach Ithaca, look for Six Mile Creek Winery and turn right at blinking light, Pine Tree Rd. (about half a mile from WInery). Take that road past traffic light to blinking light (rte 366, Dryden Rd.) ad turn right. Go to next traffic light and turn left (Caldwell Rd.). take that road to one lane bridge and turn right after crossing bridge (Warren Rd.) Turn left on Roat Rd. and left again on Blackstone. Go to dead end sign. Our mail box (202) is on left but you have to turn right onto gravel driveway past the last visible house on right.

        The SpaceI offer many amenities like free WiFi, private TV with Roku box, and free parking. I leave coffee and a few breakfast items out each morning. I want this to be your home away from home! Guest AccessGuests will have a private bathroom to share between the two rooms. (For your safety and convenience, I will only rent out one room at a time unless both rooms are booked by a family/group). If they wish, they can have access to the kitchen and living area as well. There are two sitting rooms, a dining room, and a fireplace to enjoy downstairs. I also have a very large yard with a picnic table and plenty of beautiful landscaping. Interaction with GuestsThis will depend solely on the guest! Of course, I am not home often so I won't be in the way but I will be available some evenings if my guest would like to share a meal or chat...or not if they prefer. The house is set up in such a way that we don't have to interact at all if that is preferred. The NeighborhoodMy business is on the same lot but separated so it will not interfere with your stay. Plus, I live on the corner of the road and have a large yard so it is quite private. It's beautiful in the summer :) Getting AroundThere is a bus line to goes right in front of the house. If you are planning on visiting Ithaca during your stay, I live 8 miles from Cornell University, 5 minutes from the airport, and about 15 miles from Ithaca College. I am just on the outskirts of the city-close enough to enjoy the perks and far enough away to avoid the traffic and noise. Other Things to NoteI do have one pet, my dog Holly, that lives on premise with me. She is an older girl who is very sweet and very well trained. She has no access to the side of the house you will be renting and you won't see her at all during your stay if you prefer. I understand that some people have allergies or are sensitive to animals and I will do whatever I can to make you feel comfortable. Holly spends the day with me at work so she won't even be in the house most of the time. **Pricing, minimum stay time, and availability changes during Cornell and Ithaca Graduation weekends.
