    The SpaceWhen inquiring, please tell me about yourself, your trip, and the people you are bringing. It is important for guests to have their own transportation. There is nothing in walking distance and public transportation is not available. As an advisory to those with animal allergies, there is one cat living in the house. He stays out of the guest rooms. The house is a single-family detached house, built in 1956 but was updated throughout the years, with the majority of it being in 2014. The guest bedrooms are upstairs. They are separate and have doors for privacy. The Large room has queen-size bed and a 32" flatscreen HD TV. The TV service is brought to you by DirecTV. The small room has a full-size bed, and an all-in-one computer equipped with Windows 10. The computer can be moved to use the desk for a laptop computer. Portable TV (no cable) is available for the small room. A twin size fold-away mattress is available upon request, and it will fit in the large room. The bathroom is in the hallway between the two rooms. Closet/dresser space available in both rooms. Bedroom/bathroom essentials such as bed linens and quilts, towels, shampoo, and soap are provided. If using just one room, rest assured the other room will not be used by other guests at the same time. My bedroom and bathroom are downstairs. Guests may also use the downstairs bathroom. I respect guest's privacy. Guest AccessGuests will have access to all common living areas of the house (kitchen, living room, etc), with the exception of my bedroom. Washer/dryer may be used free of charge. Guests may help themselves to foods provided and may store their own foods in the refrigerator and pantry. Breakfast foods, including but not limited to cereal, fruit, hard-boiled eggs, yogurt, and juices, are provided. Weather permitting, guests may enjoy the back yard patio. Weekends I am out for a good part of the day (depending on season), but year-round, I am always home in the evenings. The house will be open while I am on vacation. When inquiring or booking, I will inform guests whether I am home or traveling during that time. If I am away, guests can access the house using the keyless entry. The NeighborhoodLevittown is a suburb of Philadelphia. My particular section of Levittown is called Middletown Twp. My neighborhood is called Cobalt Ridge. You will notice all the street names in Cobalt Ridge start with the letter "C". It is a quiet, peaceful neighborhood, people generally keep to themselves; there is little interaction between neighbors. Oxford Valley Mall and some other shops and restaurants are a short drive away. Getting AroundDue to lack of public transportation, in addition to nothing in walking distance, this property is not suitable for those who do not have a car. Philadelphia is about 22 to 25 miles away (depending on which part of the city you are going to). Trenton, New Jersey is about 8 miles; Princeton, New Jersey is about 25 miles. The Levittown/Tullytown train station is about 6 miles away. Walmart, Home Depot, Petsmart, Dollar Tree, and some shoe and clothing stores are across the street from the train station. Other Things to NoteThis property is not suitable for those who are day sleepers or spend the majority of their time indoors, or who are confined to the home for any reason.

    The SpaceWe have two guest rooms available which would be ideal for a couple with one or two kids, but we would also be alright with a group of four adults. If you would like to see more pictures, please let us know! Guest AccessGuests will have free roam of the house except for the master bedroom and all closets. We will provide breakfast, but our fridge is available to store any other food you will need. Washer and dryer are also available, but you may need to provide detergent, dryer sheets, etc. Outside patio and back yard (complete with fire pit) are yours to enjoy. Interaction with GuestsMy wife, child and I will be carrying on as usual during your stay. We think it would be a cool experience to have a decent amount of interaction with our guests, but are fine if you don't feel the same. The NeighborhoodWe live in a nice, friendly, quiet neighborhood conveniently located near shopping, dining and worship. Getting AroundLevittown is about a 25 mile drive from Philadelphia, but we are also only a 5 minute drive away from trains heading to Philly and 15 minutes away from trains headed into NYC. Three separate bedrooms (1 downstairs with full bed, 2 upstairs bedrooms with queen beds) and two full baths. It is located about 22 miles northeast of Philadelphia. Trenton, New Jersey is about 10 miles northeast of here, and Princeton, New Jersey is about 25 miles. As an advisory to those with animal allergies - there is one cat living on the property. For safety reasons, young children are not permitted. The house is not childproof and many areas of the house are unsafe for young children. The upstairs of the house is the guest area. The two rooms and the bathroom upstairs are treated as one whole room, so guests are not sharing the space with other guests. The large room has a queen-size bed, and a TV. The small room has a full-size bed, and a desk/computer. Portable TV (with antenna) provided for small room. Closet and dresser space are provided in both rooms, and both rooms have doors for privacy. Fast, free Wi-Fi available for your internet and streaming media. My bedroom and bathroom are downstairs so there will not be any conflicts. Guests may also use the downstairs bathroom. Guests have access to the kitchen, laundry, and the rest of the house. I have been notified by the code enforcement officer that neighbors complained! Please be respectful of neighbors and keep noise/music low at all times, especially when arriving late at night or enjoying the back yard patio. In addition, due to the neighbor complaints, parties and events are not allowed on this property. Please park your car on the driveway, next to my car to avoid accidentally blocking neighbor's driveways. I do not smoke or drink alcohol. To keep the house smoke-free, please smoke outside, and properly dispose cigarette butts. Minimal alcohol consumption is permitted. Please remove alcohol bottles/cans upon check-out. Please be careful with heavy/large luggage on the stairs. Please be careful with the hot water. It can get very hot!
