Bathroom with over-bath shower, shaver point, towels and toiletries. It's small and basic (slightly more shabby than chic!) but cosy and quiet. You'll hear the owls at night and the birdsong in the morning. No cars, no street lights... We have tried to equip the place with everything you will need to be self-sufficient. We provide toiletries, towels, a games compendium, some DVDs and lots of information about what to do in the local area. There is plenty of tea, coffee, milk and sugar. For your first morning, I provide breakfast of homemade bread with butter, jam, fruit, yoghurt and juice. Eateries in walking distance: Hartley Farm Cafe (breakfast, brunch and lunch); Cross Guns at Avoncliff; Seven Stars at Winsley (advance booking usually required for dinner); Hop Pole Inn at Limpley Stoke (slightly further). Guest AccessOn arrival, please park at the bottom of the drive on the right, just outside your front door. Guests are free to enjoy the garden. The NeighborhoodMurhill is a hamlet of the village of Winsley, consisting of one lane running through the woods from the B3108 (Winsley Hill) at one end and Dorothy House in Winsley at the other. We are at the Dorothy House end of the lane. Beautiful views, lovely walks, peaceful location, easy access to Bath and Bradford on Avon? Getting AroundCar: 30 mins drive from Junction 17 of M4. (Please note sat navs don't always locate the house accurately. I will send you detailed directions in advance of your visit.) Train: 25 min walk from Avoncliff station Bus: number 265 from bay number 5, Bath bus station. Stops at Dorothy House, Winsley, less than five minutes walk from our house. Taxis from outside Bath Spa railway station or from Bradford on Avon station. Other Things to NotePlease note the house is on the side of the valley so every walk does involve a fair amount of both uphill and downhill! The nearest shop is a 20-minute walk or 5-minute drive: Central Convenience, Tyning Road, Winsley. We encourage bookings of more than one night and offer a weekly discount. We charge a one-off cleaning fee for every reservation, ie an extra £5 for the first night only.

The SpaceOur cottage is a very attractive semi-detached property, built in 1905 of stone, retaining all of its original charm and character. It is situated in an elevated position offering splendid views across the Limpley Stoke Valley and the hills beyond the River Avon. Internally there is a useful entrance porch and hallway which leads to the kitchen, dining room and conservatory area, which in turn leads out to a large patio. The ground floor also has a further living room, study and utility room. Upstairs there are 2 double bedrooms, a single bedroom, bathroom and separate loo. Guest AccessThe owners, Nick and Sally, will be away during the period of occupation so occupants will have full access to the cottage which is their home. Interaction with GuestsNick and Sally will hope to meet guests in advance of their stay, but will have their daughter available to hand over the keys and discuss any matters on arrival. Sally and Nick will be abroad but contactable by email. Their daughter lives nearby for local support. The NeighborhoodThe house is set in a wonderful elevated position within this popular and well established river valley village of Limpley Stoke, yet only 5 miles from Bath city centre. The river Avon and the Kennet & Avon canal run through the village and together with the surrounding woodlands, designated as an Area of Outstanding Natural Beauty, provide an abundance of walks and cycle routes. There is a strong community with pub and community run shop close by Getting AroundThe cottage has off-road parking for 2 cars. Buses into Bath and the wider area are a few mins walk away and the railway station of Freshford is less than a mile away. Bristol Airport is about 50 mins drive depending on traffic. Regular transit buses also run from the airport to Bath. Other Things to NoteThe University is about 3 miles away and the bus runs 4 times daily from the house to and from the Uni, so the house would suit anyone visiting the University during September.

The SpaceThis is a two storey annex adjacent the main house. There is a large driveway area that serves both buildings. The entrance to the annex is down a flight of stone steps (circa 14 steps). The main door enters the combined lounge / diner/ kitchen area. The internal shower room is on the same level as the lounge/diner with an internal flight of oak stairs up to the main double bedroom. A spare single bed is sited under these stairs. This bed has no specific privacy but is suitable for the occasional use of a third person not requiring their own room. The kitchen area is equipped with a gas hob, electric oven, ceramic sink, fridge, microwave, kettle, and washing machine. Pots, pans, plates , and cutlery are provided The bathroom contains a wc, basin, bidet, and large 1500 shower, complete with head shower and body washers . Their is a further room within the annex. This is not available to guests. The room has its own independent entrance to avoid disturbance. Access keys will be available in a key safe at the bottom of the stone steps There will be little or no interaction with visiting guests. This is a lovely part of the world . The NeighborhoodThe village of Freshford, designated an 'Area of Outstanding Beauty' a place were every one walks and everything is in walking distance. There's a great county pub, by the river, a well stocked friendly shop and cafe offering delicious breakfasts and lunches. Loads of wonderful walks most with pubs and cafes along the way. Longleat Safari Park and the neighbouring Centre Parcs where luxurious Spa days in it's wooded setting are on offer is only 25mins away. Getting AroundBy Car Bath is 15mins away. Freshford has it's own railway station, with Bath City centre less than 10mins away, and a local bus service with a stop at the top of the lane. The SpaceWith a wood burning stove, corner sofa and full bookshelf, DVD's, cable and Apple TV and you are set for many a cosy winters night in. Or you can watch the sunset from the window seat. Leading on from the living room is the dining room which seats 8. A cubbyhole peers through in to the kitchen which has a double oven, a larder, large fridge/freezer, belfast sink and dishwasher with solid oak work tops. Upstairs is the master bedroom with a roll top bath in the bay window, a large wardrobe and chest of drawers. There are two further bedrooms - one twin room and one daybed (which pulls out in to a double bed if you wish). The exposed shower in the wet room is also located upstairs. The large garden outside is a great space for kids and pets alike to run free. Guest AccessBedding and towels will be provided. Books, DVD's and kids toys can be used.     Friary Coach House (AA 5 star rated) is set in 12 acres of Friary, the site of a former monastery, with spectacular views over the River Frome and surrounded by glorious Friary Wood. The historic Worth Heritage City of Bath is just 5 miles away and the delightful market towns of Bradford-on-Avon, Frome and Wells Cathedral City are all nearby. This luxuriously-appointed detached coach house offers a modern design in a traditional setting. An extensive double bedroom suite on the first floor features a balcony with views over the landscaped gardens, cascading streams and pastures. There is a sitting area with a double sofa bed for children, if required. There is also a portable bed available. The open-plan ground floor living room and oak-floored kitchen is fully equipped with satellite television, all culinary and laundry requirements including a modern fully fitted kitchen with washing machine/drier and dishwasher, dining facilities for 6, sofas, storage, heating throughout and a large power-shower room. There is a single bed on this floor as well as the shower-room. This small estate has several rare breeds, including fairy Shetland ponies and Zwartbles sheep. The angling on this stretch of the River Frome is excellent and there is a licence for 4 rods available to guests of Friary Coach House. There are excellent walks in the area. The picturesque village of Freshford, a 10 minute walk along the river bank, has a village store/ post office and regular bus and train services to Bath (10mins) and London (1hr 45mins). It has an award-winning pub with its own brewery, The Galleries shop/cafe and an exclusive beauty spa/restaurant at Homewood Park which is adjacent to Friary Wood. Iford Manor, with its famous Peto Gardens and Arts Festival, is a similar distance on foot and Farleigh Hungerford Castle is just beyond. Other walks nearby follow ancient canals (the Kennet & Avon and Somerset Coal Canal), disused railway tracks (including the famous Camerton line featured in the film 'The Titfield Thunderbolt') and Roman roads (including the Fosse Way and Wansdyke)...or simply explore the abundant wildlife of water meadows and woodland. Getting AroundWe're 6 miles from Bath, and close to Bradford on Avon and Frome. Freshford has a train station and a bus service. It's a short walk up the valley to Iford Manor and beyond that to Farleigh Castle. It's a walk across the fields to the Kennet and Avon Canal. Cyclists can join the canal towpath at Limpley Stoke or the Two Tunnels Circuit at Midford. By car there are several National Trust properties worth a visit and less than half an hour to Longleat. Other Things to NoteHelp yourself to teas and coffee and breakfast of cereals, toast and jams. As you would expect, the location makes it ideal for walks but it is also excellent for access to Bath which is only 10 mins drive away (or if you want to forget the car completely, 30 minutes by bus, which stops outside the front door, or 7 minutes by train!) From the cottage it is possible to walk right into the heart of classic Cotswolds Countryside via a network of footpaths, including the impressive Peto Gardens of Ilford Manor ((URL HIDDEN) which are renowned across the region. Getting AroundYou have good transport links into Bath, via train and bus. Other Things to NoteWe recommend a car when staying at Clematis Cottage, mainly becuase it is about 10/15mins from Bath. You can get a bus to and from Bath, they're regular and take about 20 mins to reach the centre of town/city. Very easy!!!

The large double bedroom spanning the entire first floor has a super king bed and a double sofa bed, plus a small balcony with views of the landscaped gardens of River House. There are further beds: single bed; portable; sofa bed We stock your fridge for your first breakfast with fruit, milk, cereal, yoghurt, eggs, bread/butter and preserves. All linen/toiletries are provided Guest AccessGuests are welcome to enjoy the entire area outside the gardens of River House (which are separately let). There is a BBQ and vine-clad pergola terrace, within the gardens, reserved for Friary Coach House guests. Interaction with GuestsOur guests may fish on our river banks (£12 licence fee per rod) and children can play, if supervised, with rare breed sheep, ponies and pigs. Daily housemaid service is available, if required, as well as a cooked breakfast for a small extra fee. The NeighborhoodFriary Coach House is in a secluded valley accessed by a 'no through road'. It is very peaceful, yet only a 10 minute drive to Bath. The village of Freshford is a short walk and there is an excellent village shop/cafe, 2 churches and a pub with its own brewery. Getting AroundThere is a train to Bath hourly, or more, from Freshford taking 9mins. To drive to Bath takes about 10 minutes. There is also a bus taking about 20 mns. You can hire bicycles from Dundas Aqueduct and ride along the tow path into Bath taking in the lovely scenery of the Limpley Stoke Valley. Canal barge hire and pony trekking is also nearby. Other Things to NoteThere is parking for up to 3 cars just outside the gated gardens of River House and 1 car adjacent to Friary Coach House. The third, single bed is in the (large) reception room.       The SpaceThe cabin offers a quiet retreat with lovely countryside views and the famous Georgian city of Bath with it's many bars, pubs and restaurants is only a 10 min drive away. The historic market town of Bradford on Avon is also close by and Longleat Safari and Adventure Park is approx a 12 mile drive. The cabin is situated near the Avon & Kennet canal where boats can be hired for great days out or interesting walking and cycling routes can be enjoyed. Generally the cabin provides the opportunity to hide-away and unwind or to go out and explore! A car is essential for exploring although there is a lovely local pub (12 min walk) which serves tasty home cooked meals and local ales. Our local 5 star hotel (1 min walk) serves bar food all day, evening meals (booking required) and delicious breakfasts (£15 per head - booking required). In the cabin we provide tea, coffee, fresh milk, biscuits and bread (there is a toaster), butter and strawberry jam for a light breakfast. Guest AccessPlease feel free to use our small woods or walk in the field. The rest of the gardens are private. In the woods we have a zip wire which can be used (although the owner's take no responsibility for injury or damage). You can enter the garden from both the living room and kitchen, stepping out onto a patio area (with seating). From the patio there are breath-taking views over the Limpley Stoke valley. The garden is south facing and sheltered so acts as a sun trap, and the patio is perfect for a Summers evening BBQ. There are iron railings around the patio, and a child-safety gate, which gives access to the rest of the garden. This consists of three further levels, including a large decked area (with sun loungers), a steep lawn, and then a large flat lawn perfect for kids with swings and a Wendy House. The location and surrounding area: Murhill is a hamlet tucked away beneath the village of Winsley. Many of the village amenities are close by including the popular local pub, The Seven Stars (a 5 minute walk), and the local shop (15 minute walk). There is also the award winning Hartley Farm within walking distance, a good place to buy excellent local meat and enjoy breakfast/lunch. The picturesque Bradford-on-Avon is 2 miles away (and so again within walking distance), with it's charming shops, restaurants, pubs, galleries, and markets. The centre of Bath, a wonderful Georgian city, is less than 5 miles away. Bath can easily be accessed by bike along the Kennet and Avon canal tow-path (just below the property) and by car (a 10 minute drive). The river Avon is also a short walk from the property and provides great opportunities for swimming and water activities such as canoeing. This luxuriously-appointed detached coach house offers a modern design in a traditional setting. An extensive double bedroom suite on the first floor features a balcony with views over the landscaped gardens, cascading streams and pastures. One of the 5 bedrooms can be easily converted into a second living room or childrens room. All bedrooms at River House have super king double divan beds which are divisible into standard single/twin beds. The NeighborhoodWe're just 6 miles from Bath, and a stone's throw to Bradford-on-Avon and Frome, yet has the feel of being right in the countryside. It's the perfect place for a city AND countryside break. Getting AroundThere's a very handy train station 10 minutes' walk away with a direct line into Bath, as well as a regular bus service. Homewood Park, a popular wedding and events venue is just a 5-minute walk along the road. There's also the village shop and cafe just a few minutes away. We are very close to the beautiful Iford Manor, Farleigh Castle and the American Museum, in addition to all that Bath has to offer. Great for walking and cycling: local walks straight out of the front door or try the canal towpath at Limpley Stoke or the Two Tunnels Circuit at Midford. By car there are several National Trust properties worth a visit and less than half an hour to Longleat Safari Park. Other Things to NoteWe have access to exclusive fishing beats through the Avon and Tributaries Angling Association which has the rights for fly-fishing for trout and grayling, and coarse fishing on many of the rivers and brooks within Bath and the surrounding area. Selected rivers are stocked with barbel and the local brooks stocked with both brown and rainbow trout which provides the visiting angler with superb fly fishing throughout the season.                         The SpaceA detached period property over two floors with breath-taking views across the beautiful Limpley Stoke valley. Downstairs consists of a light hall, off which are a utility room (with a washing machine and room to hang coats) and a handy downstairs toilet. There is a welcoming open plan kitchen and dining area where people congregate whilst cooking. The large living room has bi-fold glass doors all across the back to make the most of the beautiful views and to fold all the way back in the Summer. Upstairs consists of three bedrooms and one bathroom (with bath and shower). Two of the rooms have double beds in them (one is a king-size bed) and the largest room (which we use as the children's bedroom) has two single beds. A double airbed and travel cot are available for those wanting to use them. Outside space consists of three parking bays at the front of the property (across the lane), and a large garden at the back of the house. You can enter the garden from both the living room and kitchen, stepping out onto a patio area (with seating). From the patio there are breath-taking views over the Limpley Stoke valley. The garden is south facing and sheltered so acts as a sun trap, and the patio is perfect for a Summers evening BBQ. There are iron railings around the patio, and a child-safety gate, which gives access to the rest of the garden. This consists of three further levels, including a large decked area (with sun loungers), a steep lawn, and then a large flat lawn perfect for kids with swings and a Wendy House. Guest AccessGuests are able to use the three parking spaces opposite our property (one in front of the garage and two behind). Interaction with GuestsWe are not in the country during your stay, and so unfortunately will not be able to welcome you in person. We will, however, be checking email on a daily basis to answer any queries that you may have. We have a very reliable friend and cleaner who will leave the house key for you in a safe place and ensure that a "welcome pack" is left for you. This will include details about the house (i.e. how to connect to wifi) and local area. Between the two of us we will ensure that you have a fabulous visit! We also have family contact close by who will be on hand to help out in an emergency. The NeighborhoodMurhill is a hamlet tucked away beneath the village of Winsley. Many of the village amenities are close by including the popular local pub, The Seven Stars (a 5 minute walk), and the local shop (15 minute walk). There is also the award winning Hartley Farm within walking distance, a good place to buy excellent local meat and enjoy breakfast/lunch. The picturesque Bradford-on-Avon is 2 miles away (and so again within walking distance), with it's charming shops, restaurants, pubs, galleries, and markets. The centre of Bath, a wonderful Georgian city, is less than 5 miles away. Bath can easily be accessed by bike along the Kennet and Avon canal tow-path (just below the property) and by car (a 10 minute drive). The river Avon is also a short walk from the property and provides great opportunities for swimming and water activities such as canoeing. Local attractions include Iford Opera Festival (held every Summer), Longleat Safari Park, and Bristol Balloon Fiesta. Getting AroundAs well as getting around by foot, bike and car, there are bus and rail options. There is a bus stop (in the village of Winsley) a 5 minutes walk from the house, which runs a daily service to Bath and Bradford-on-Avon every half an hour (reduced hours on Sundays). Avoncliff train station is a 15-20 minute walk from the house, and connects to Bradford-on-Avon, Bath, Bristol and other stations. Other Things to NoteThe house sits at the top of a hill and so the garden does drop down steeply after the patio (it feels a bit like a tree house!). However, there are iron railings and a child-safety gate around the patio to ensure that it is child-safe (we have three young children ourselves). Young children will need to be accompanied down the steps to the lawn area - though they will not be able to access the steps unless an adult opens the gate for them. There is a second gate at the bottom of the garden to prevent young children from going back up the steps unaccompanied. There is a dry-stone wall running down the left-hand side of the garden that needs repairing, and will not be repaired this Summer. This is reflected in the price of the property per week.

                        The SpaceWe are happy to welcome people to our garden studio. It is south facing, characterful and full of light and has a glass covered patio which is the access to the bathroom and kitchen. They are both compact but functional and have all the basics. The kitchen has a double hob and fridge but no oven or microwave. The bathroom has a shower, toilet and small handbasin. The studio has a double bed fitted with white egyptian cotton sheets, a wardrobe, table and two chairs. There is a TV and CD player available but they can be hidden behind sliding doors of the wardrobe for those who want to escape the world! We supply a basic breakfast of cereal options to get you started! We also supply milk and coffee and a variety of teas. Guest AccessTo reach the studio you walk around the side of our house and down a few steps into the garden. You are in a seperate space and able to sit on the glass covered patio ( lovely in the rain ) or on the lawn in front of the studio. Interaction with GuestsYou are free to do your own thing or if you need to ask questions we are happy to help. Bryan and Lynda have lived in the house for over 20 years and are happy to share their knowledge of the area. There is a basket full of local info in the room The NeighborhoodFreshford is a special village steeped in history. It is surrounded by beautiful countryside and lovely walks. Wandering through its narrow and sometimes steep lanes is a delight full of different views and quaint houses, beautiful gardens and friendly people. We have a thriving community shop and cafe which does great breakfasts and lunches and stocks most of your basic needs. There is also a woodfired pizza oven outside the shop on some evenings. There are great pubs and restaurants in the area just a few minutes drive away. If you fancy a bit of city life Bath is 10 mins on the train with all its historical attractions. There are many interesting places to explore nearby - estates, gardens, canal and rivers! Getting AroundWe are lucky enough to have a train station in the village 15 mins walk away that gives access to Bath, Bristol, Bradford on Avon and beyond! There is also a local bus service. Other Things to NoteYou may want to bring something warm to wrap around you and slippers for getting to the bathroom or kitchen. We have off street parking 50 yards down the hill from our house, next to our garage. We ask people to remove their shoes in the room and use coasters on the wooden tables.

The NeighborhoodFreshford is a friendly village with a local inn and popular restaurant at Homeward Park just a short walk from the property. The village benefits from many public footpaths allowing walking networks throughout the local villages. Getting AroundThere is car parking on Abbey Lane which is approximately 100m from the property. The village benefits from a local train station with trains to Bath and Bradford on Avon in under 10 minutes.                         The SpaceThis modern apartment provides a lovely comfortable stay for two adults who want their own private space within an historic old mill. It has an open plan lounge/kitchen area with sofas and a tv with Sky plus and free wi-fi. The kitchen is fitted with everything you will need for self catering including a cooker, fridge, microwave and dishwasher. Leading off the main room is a double bedroom which has a king sized bed fitted with egyptian cotton sheets and fluffy white towels for you to use. The en-suite bathroom is kept cosy and warm with underfloor heating and has a walk in shower and bath. We provide a welcome hamper for our visitors with milk, tea, coffee, sugar, plus freshly baked bread, biscuits and homemade conserves. We also include freshly laid eggs from our hens. Guest AccessThe apartment is set on the ground floor of the mill with level access from the driveway. Entrance is via a large shared hallway to a separate front door. Interaction with GuestsOur family lives on the upper two floors of the mill and will be available to greet and assist guests. The NeighborhoodDunkirk Mill is located in the beautiful village of Freshford just 10 minutes from the World Heritage City of Bath. It is set in a designated area of outstanding natural beauty. The mill lies on the edge of the village in a quiet location and has a choice of walks straight from the doorstep, through woods, across meadows or along the River Frome. The village itself has a thriving community shop within a 10 minute walk which is manned by local volunteers. There you can buy groceries, papers etc and it also has a cafe which serves delicious breakfasts, lunches and other refreshments. Freshly baked pizzas are available from outside the shop on Wednesday, Saturday and Sunday evenings. The 16th Century Inn is a short walk away on the banks of the River Frome. Getting AroundFreshford has its own train station which is 15-20 mins walk from the mill. Within a 10 min train ride you can be in the centre of Bath or 30 mins to the city of Bristol. There is also a bus service. Bath can be reached by car in about 15 minutes. Other Things to NoteThere is a small hydroelectric unit situated in the basement of the mill which produces power to run the house and our electric car.

                        The SpaceRiver House Bath lies on a small estate on the outskirts of Bath. It was once the site of a Carthusian Monastery and outside the ornamental gardens lie the remains of a medieval village scheduled by Historic England. All 6 bedrooms can be arranged as super king doubles or single twins. River House Bath (sleeps 10+) and The Coach House (sleeps 4) can be rented together, or separately for smaller groups. Together River House Bath and The Coach House comprises approx. 5,000 square feet of accommodation - with 2 kitchens and several living rooms - perfect for larger groups. River House Bath and The Coach House have one portable bed and one double sofa bed each, if extra accommodation is required. Both properties also have cots for babies and 100% cotton baby linen. Guest AccessThe enclosed gardens and terraces of over 2 acres are entirely for the use of guests, in addition to private riverbank fishing (in season). There is also a large hot tub, 2 BBQ terraces, firepit, croquet and clock golf. A barn is available as a party area in the summer, by arrangement, and a marquee is available for hire on the riverside lawn for private celebrations. Interaction with GuestsThe Caretaker and Housekeeper live in Friary Cottage on the estate and are available 24/7. They will replenish your log fires or firepit/BBQ daily and also tend the hot tub and set up garden games, plus carry out estate duties, including looking after the rare breeds animals. Please visit Friary Cottage, near River House, if you need anything during your stay. A qualified Chef and waitresses are available for private dining and celebrations and a cleaner is available for housekeeping by arrangement. The NeighborhoodJust 5 miles from the Centre of Bath, the small hamlet of Friary is also near Longleat (8 miles). You can take the train into Bath from the local village station (15mins walk - 9 mins journey along the Limpley Stoke Valley). The historic weaving town of Bradford on Avon is also nearby (11 mins by train). Farleigh Hungerford Castle, Iford Manor and the Kennet & Avon Canal (with a cycle route into Bath) are within walking distance. One local pub has been serving beer since 1397 and the local village pub, which is a short walk, has excellent dining and its own brewery. There are medieval villages surrounding the area, which is part of the Cotswold Area of Outstanding Natural Beauty. We have a list of recommended places to visit and eat which we are happy to send out to prospective guests. Homewood Park nearby offers excellent beauty and day spa facilities as well as fine dining. Getting AroundGuests can access Bath by road or rail (10 minutes with regular services). There is also a bus service from the village and a reliable local taxi/minibus service. There is extensive parking on-site for guests. Other Things to NoteThere are a variety of local activities: fishing, clay pigeon shooting, horse riding, barge trips and you can bicycle into Bath or to Bradford on Avon along the tow path nearby. There is a small rare breeds farm in the surrounding 8 acres of parkland including Zwartbles sheep, Berkshire pigs, Appleyard ducks and miniature Shetland ponies.
