The SpaceThis is an open/ loft like space--about 1500sq ft. It would work for a family with 2 to 3 kids but less ideal for two couples because there is a master bedroom that passes through a loft with two single beds that are more suitable for kids. Guest AccessFeel free to come down to my house and pass by it to access the ponds for walking or canoeing or skiing. Interaction with GuestsI am available by text or stopping by my house located on the property. The NeighborhoodI love Concord center, the wine and cheese shop, which is 6 miles away. Walden pond--in the am or pm when the crowds are gone. The farms that are everywhere...especially Codman farm--a gem! Other Things to NoteSometimes the electricity goes out in a storm...if it's more than 8 hours and you want to check out you will be refunded for the nights you do not stay (less airbnb charges)

The SpaceA fun, out-of-the-ordinary large apartment in a fully renovated 1890’s home. Clean and comfortably furnished. Perfect for couples, young families, and young adults. (A second bedroom for groups of older adults or mixed age adult groups may be requested for an additional price). The second floor suite includes a main bedroom with a full sized bed, a full bathroom with a deep tub, and a private (and cozy) single bedroom annex with a twin bed. On the ground floor is a country kitchen, dining room, great room, and half bath with washer/dryer. The great room is large, has a cathedral ceiling with skylights, and a loft area which can be privatized with a divider for the purpose of a “second bedroom.” The loft area (accessed by spiral stairway) has a fold-up twin bed and dresser on the ground floor and 2 futon mattresses in the space above. A deck at the back of the house overlooks the yard and gardens. The driveway comfortably allows parking for 3 cars. The house is conveniently situated in the historic town of Lincoln. A 2-minute walk brings you to the commuter train, shopping area, cafe, and conservation trails. You can swim/walk on trails around nearby Walden Pond, visit and bike at Minuteman National Park, enjoy the art and sculpture park of the De Cordova Museum, walk over with the kids to see the farm animals and wildlife at the Massachusetts Audubon Society’s Drumlin Farm and nearby Codman Farm, and visit notable architectural properties. The adjacent historic towns of Concord and Lexington are popular tourist spots to learn about our country’s history. A farmer’s market happens across the street every Saturday from 9 am to 1 pm between June and October. The nearby train runs into Cambridge and Boston and takes 25-45 minutes depending on time of day. Cambridge is a 15-20 minute drive without traffic and Logan Airport around 35 minutes. Guest AccessGuests have access to a large deck and backyard. Interaction with GuestsWe are always available either in person or by phone to make recommendations or offer assistance. The NeighborhoodThe space is on a private lane in the commercial center of Lincoln. While conveniently located, it also has plenty of privacy and greenery Spring - Fall - really the best of both worlds. The neighborhood is host to a shopping center (supermarket, bank, post office, coffee shop, gift shop, art gallery, cleaners), a church, the commuter train, gas station, fire and police station, a town-subsidized farm with animals and access to to an extensive system of conservation trails for walking and biking. Getting AroundThe commuter rail is a 2 minute walk from the house. The driveway comfortably fits 3 cars.

Our place is a two-minute walk to the Lincoln town hall or Pierce House (a common wedding venue). It is a five-minute walk to the Lincoln Public Library. It is roughly 20 minutes walking to the supermarket and commuter rail station. We use this as an office most of the time but can clear out our computers as needed for guests. The heat is electric baseboard and may not be that comfortable on the coldest winter days.

The SpaceHummingbird Cottage is a beautifully appointed, self-contained 1000 square foot oasis which offers a living/dining/kitchen room, a small office with a slider door for privacy, a bedroom with a double bed, a full bath, extensive closet space, a washer/dryer, and a second bedroom -- a unique "Bed Nook" behind a drape at the end of a long hallway. This cozy, getaway Bed Nook is just a bit larger than the double bed that fills it, and is great for guests who treasure sleeping with fresh air and forest views. Hummingbird has air conditioning, and radiant heat in the floors to keep you and your toes toasty during our colder months. A cheerful efficiency kitchen beckons when you're hungry. We stock some snacks and breakfast basics for you (organic oatmeal, eggs, butter, fruit, coffee, iced tea, etc), but two grocery stores and a Starbucks are about 8 minutes' drive away. Guest AccessAs our Guest, Hummingbird Cottage is all yours! We're right next door if you have any questions or need directions. There is a hottub available which you are welcome to use. Wifi and USB internet access are both available, along with a flat screen cable TV in Hummingbird's living room. Interaction with GuestsWe are available by text, email, and phone. We'll give you a tour of the Cottage if you arrive before 9 pm; if you arrive later at night, you'll have directions to let yourself into the Cottage so you can make yourself at home. The NeighborhoodTucked between Lexington and Concord, Lincoln is a beautiful community that has maintained many of the farms, forests, and walking trails that give it a "rural" feel, despite its close proximity to Boston and Cambridge. Grocery stores are 7-9 minutes away, and the Burlington Mall is just 15 minutes up Route 128. As for history: you've come to the right place. Concord and Lexington's historic sights such as the Old North Bridge, Walden Pond, and Minuteman National Historical Park are 10-20 minutes away - or you can visit the Wayside Inn's cozy pub room from Revolutionary times in the adjoining town of Sudbury. There are numerous places to jog, walk, or bike: there are 72 miles of hiking trails in Lincoln alone, and the Minuteman Bike Trail can be picked up about 10 minutes away in Lexington. From there, one can bike, walk, or run right into Cambridge or Boston. Getting AroundThough it is tucked in the woods, Hummingbird Cottage is only a couple miles from Routes 2 and 128. Cambridge and Harvard Square are roughly 18 minutes' drive; Boston and Logan Airport are about 25 minutes' drive, either via Rt 2 or the Mass Turnpike. If you prefer not to drive into Boston, Alewife T-Station (the Red Line) is only 10 minutes away; you can park there to avoid Boston's high parking rates. It is helpful to have a car to make the most of your time at Hummingbird Cottage, though some guests take Uber rides out from the city (which range from $6 to $35, depending on time of day, surge status, which Uber service you choose, and your exact destination). Other Things to NoteBuilt in 2014, this unique property is the result of an architectural partnership with Jonathan MacPhee of Studio Troika, and Paula Baker-LaPorte, the leading expert on healthy home building in the United States. It has state-of-the art fresh air exchange systems, and is heated with radiant heat in the floors. Great care was taken to create an environment free of chemicals, where wireless / electric systems could be turned off at will, and where natural, no-VOC materials (such as American Clay, our wall finish) dominate. If you have allergies or chemical sensitivities, you may find this a uniquely comfortable place to stay and sleep. Many of our guests, however, aren't with us for their health. They simply love Hummingbird Cottage's combination of privacy, beautiful decor, friendly hosts, fresh clean air, and easy, convenient access to Boston/ Cambridge/Rte 128. NOTE: To keep our Cottage as fresh and healthy as possible, we ask you to avoid using perfumes or scented laundry detergents during your stay - and to honor this space as a "no shoe" zone (slippers are available upon request!). We stock healthy non-toxic laundry detergents, dish soaps, etc for your use and convenience. Finally, Hummingbird Cottage is Tesla-friendly! We have a 40-amp wall charging unit for this electric vehicle, available for use by prior arrangement.
