Interaction with GuestsWe, the owners, will not be present during your stay. We will provide our contact information and any other helpful information to assure that you are comfortable. The NeighborhoodThe Hudson Valley is full of fun distractions, especially the nearby town of Hudson. There is a strong cultural vibe blended with a close knit community of farmers, food artisans and do-it-yourselfers. We are constantly running into interesting folks who have fled the chaos of the city looking for a simpler life, or hard working salt-of-the earth people who have been here for generations. Many commune at the local cafes, pubs or farmer's markets. We get our garden's compost from a local stable that offers rides for the kids. In the summer we frequent farmer's markets or food stands. During the warmer months we've had fun discovering hiking trails and private swim holes. The kids attended a few of the many summer camps in the area. In the fall we baked a lot of pies, there are orchards everywhere. It is also our favorite time of the year because the colors around our house and the valley are gorgeous! In the winter our oldest daughter learned how to snowboard at the local ski area, Catamount. These are just a few reasons why we like it here, and we think you will agree it's a special place! The SpaceOurs is the perfect space for a family holiday or a romantic getaway. The house is spacious, with jaw dropping views of the Catskills from the deck, pool, living room, study, and master bedroom (and the best sunsets you'll ever see). There is a large, open living room/dining room space for gathering, with big picture windows all around to admire the stunning scenery. Flower gardens surround you, and there is an above ground pool attached to the deck - an easy walk from breakfast, lunch, or cocktails, without ever leaving the house. Across the babbling brook in back (we are on 5 acres of land) is a tree swing and hammock. For kids, there is a finished basement/playroom with ping pong table, lots of board games, dolls, and other toys, as well as a large flat screen for showing movies (no TV, sorry!). There is washer/dryer in the basement, and a well appointed kitchen with new stove, refrigerator, dishwasher, and two sinks. Located in the beautiful Hudson Valley (2 hours from Manhattan), we are 15 minutes from Hudson, NY with it's restaurants, galleries, live music, and shopping - but you will feel like you are in the secluded countryside. (We are also 30 minutes from Great Barrington, MA, another fabulous town.) Guest AccessGuests will be able to access all parts of the house. Interaction with GuestsWe live in NYC and will be happy to help guests get acclimated, give advice on local activities, and be available for questions before and during their stay. The NeighborhoodThough easy to access from the Taconic State Parkway, you feel like you are in the middle of the countryside. It's the best of both worlds - you are a short drive from all the attractions of the Hudson Valley, yet in a secluded, romantic spot. Hudson (15 min drive), Great Barrington (30 min), Rhinebeck (30 min), and the Berkshires are all close by - and have multiple cultural attractions. Getting AroundWe are a half mile off the Taconic State Parkway and easily accessible - but you will feel like you are in a secluded, rural area. Other Things to Note3 night minimum. Upstairs: 3 bedrooms (all with ceiling fan) and 2 bathrooms, as well as a study, open living-dining room space, and eat-in kitchen; one more bedroom and bathroom, washer/dryer in the finished basement/playroom.

The SpaceBuilt on a mountain top at treetop level and nestled between two boulders, this unique home has dramatic wide open views of the Hudson Valley and the Catskill mountain range. Vast 16 foot wall of windows surrounds the house and brings the outside in. You enter the house through the mud room which has a long stone bench and wood steps where people often take shoes off. The house is divided into two main areas: The Public Space and the second floor Living space. The main public space includes the living room with facing sofas and a huge hearth. This space flows into the kitchen with a large 18' foot work/eat Island and at the end of that is the dining room with a natural willow wood table that seats 8-12. On one end of this Public Space is the Media room with a TV and sofa (queen sleeper) and the guest room behind the media room has a queen bed and private bath with large "tea for two" bathtub. On the other end of the Public Space is the screened porch which is where we spend most of the summer nights with an outdoor fireplace. Outside there is a wide 2000sf deck that surrounds the whole Public Space. It is quite the experience to be outside on the deck in the vast views and where eye level is above the treetops. Upstairs there is a "landing" area that connects the two external bridges that lead outside to each of the two boulders. One Bridge leads to the viewing boulder and the other to the second boulder. The Viewing boulder is dramatic where you stand above a 40 foot drop and 360 degree views of the Hudson valley, the Catskill Mountains and the Berkshires. As a precaution we have red tape blocking off the area creating boundaries where young kids should ideally go only with adults. On this floor there are three bedrooms two kids rooms and the Masterbedroom. One of the kids room has a couple of queen futons on the carpet which often sleeps 6 kids. This room has views of the Berkshires. The other kids room has a queen bed. There is a bathroom between these two kid rooms. At the end of the upstairs space is the Masterbedroom (built into the rock) with a king bed and wall of windows facing south (and great big curtains to close for those wanting to manage the light). A door opens up to the upstairs terrace and hot tub area. The Masterbedroom has a large bathroom with stone shower and a large "tea for two" bathtub. In the back of the house there is a lawn and yard with a wood dining table, Adirondack chairs, and outdoor fun. Guest AccessGuest have access to the house and the activities around in the hundred acres. There is a 16' trampoline, a zip line built between two trees, the worlds longest swing (so we think), a hot tub and miles of trails. Interaction with GuestsWe or our host will greet guests at the house and help them settle in. We will be available by phone if they have questions. The NeighborhoodHudson is approx. 10 minutes away with its galleries, antiques and restaurants, Lake Taghkanic is a 10 minute drive with an amazing swimming lake old world style, Bash-Bish Waterfalls and bicycle rental is 15 minutes away with its gorgeous drive along the flat old train line, Catamount Ski resort is 15 minutes, Great Barrington and the Berkshires are 25 minutes away. That's just some of my favorites. Getting AroundYou will need a car and our one mile dirt road is plowed and maintained year round. SUV not necessary. Other Things to NotePrivate chef available upon request.

The SpaceThis house is the ultimate destination if you want an escape from city life and are craving peace, quiet, and nature. This is our weekend escape and so we've treated it with a lot of love. The 1973 contemporary house has two levels. On the main floor, there is: -Spacious living room with wood-burning fireplace -Newly-renovated kitchen with induction stove and great cooking tools -Dining room (seats 8-10 easily) with a wood stove -Two bedrooms and a full bathroom. ---One bedroom has a king-sized bed and walk-in closet. --- The other bedroom is currently used as a kids room with two toddler beds (and lots of books/toys) but we can reformat with a queen-sized air mattress upon request. The 2nd level we designed as guest quarters for when we have family visiting- it's an open floorpan and has large couch and tv, queen sized bed, and full bathroom. There is a desk for working. There is also a huge walk-in closet that many of our friends with kids have used as a nursery for a baby (it's nice and dark)- we keep a pack'n'play there for that reason. The house is equipped with Nest, Sonos, Apple TV, and Wifi. There is no cable. Kitchen has all new appliances including a wine fridge, and well-equipped for cooks. We have washer/dryer in the basement. Outdoors: Off the kitchen is a patio where we entertain in the summer. There is a long picnic table and a Weber gas grill. The pool- newly installed- is adjacent to the house- it's a heated saltwater pool with pebbletec finish and automated pool cover. There are chaise lounges and umbrellas, and plenty of pool towels. There is a big red barn on the property that adds to the farmhouse vibe (but we don't use it for anything other than storage). We have a golf cart for exploring the grounds, bicycles, and lots of toys for kids! We also have a ping-pong table that can come outside in the warmer months. The property trails are great for running, walking, and exploring. You could do a two-mile run just by looping the property. You might see deer, turkeys, and bunnies, and lots of birds. Bring binoculars if that's your thing. While there is lots to do in the Hudson River Valley, there is a really high chance you will never want to leave the property! It's magical. Guest AccessYou will have access to the entire house and property. Interaction with GuestsI live in NYC and will be available by text/phone at all times. We have a caretaker who lives nearby and can attend to any major issues should they arise. The NeighborhoodWe are two hours north of New York City, five minutes off the Taconic Parkway, and quick drives to nearby towns- Hudson is 15-20 minutes Rhinebeck is 25-30 minutes Red Hook and Tivoli are 25 minutes Great Barrington is 35-40 minutes The house, while being in a very rural spot, is 5 minutes from the local gas station/convenience store and an 8 minute drive to Hannaford, the local supermarket. Farm Stores, including Green Acres, is under 10 minutes. Pigasso Farms and Herondale Farms are within 20-25 min. Getting AroundWe recommend having a car. The Amtrak train to Hudson is a super easy way to get upstate from the city. From there people can call a taxi to the house (about $40). Other Things to Note3-night minimum on weekends from Memorial Day to Labor Day. 3 night minimum on holiday weekends (MLK, Columbus Day, Presidents Day) 5 day minimum for Thanksgiving and Christmas peak weeks.

I will email you a website the week before your stay which includes detailed directions on how to get to the cottage, how things work, things to do in the area, and clean up instructions. Interaction with GuestsThe cottage is located at the back end of our 1 acre property in a hamlet setting. Large trees create shade around the cottage and blooming gardens provide lots of variety on options such as lilac, hydrangeas and lilies to be cut and brought inside. We are dog friendly! We encourage people who love their dogs to feel free to bring them with them to stay at the cottage. The yard is NOT fenced in, so leashes are needed for walks. The private patio has a removable fence that can be put up easily to allow your dog(s) to enjoy with you. Please let me know if you are bringing your dog so I can provide the removable fence. The NeighborhoodThe town of Livingston was founded in 1788, being one of the original towns of the county. There are around 40 homes in the hamlet, all restored and greatly cared for by locals and people from the city. It is a very quiet country setting and the road through the hamlet is a low-traffic country road. Getting AroundYou will need a car to get to the cottage and to explore the surrounding areas. The cottage is located 10 miles to the amazing town of Hudson where there are lots of bars, wonderful restaurants, shops of all kinds and galleries (and the train station where Amtrak stops). We are located 2 hours by car from NYC via Taconic Parkway or I-87. Additionally we are located 11 miles to Tivoli, 15 miles to Bard College and the Frank Gehry designed performing arts center, and 20 min drive to Rhinebeck. Other Things to NoteCycling from the front door! The hudson valley is known for some of NY’s best cycling. If you are a cyclist and looking for a great weekend away for some new routes and cycling adventures - this is the perfect place to stay. There is a storage room in the cottage where you can safely store your bikes. Let me know and I am happy to share with you cycling routes in the area. Please only bring children 5 years and older... The stairs and upstairs loft railing are not suitable for very young toddlers.

The SpaceMy partner Christopher and I are avid AirBnB travelers and are looking forward to helping create the type of unique travel experiences for our guests that we've enjoyed ourselves. Burkestone Estate features two barns, 5 suites, areas for outdoor dining and a main house, or "Lady in Waiting" as she is known 'round these parts. The latter is a center hall Victorian built in 1900 that we are renovating to return her to her former grandeur. The plan for the barns include a wedding venue and microbrewery. We've just begun the journey as of August 2016 and are excited to invite you to be part of the process. Guest AccessDepending upon the timing of your stay, we (or our house manager) will greet you to provide keys or we'll leave them for you in the lockbox. Interaction with GuestsWe respect our guests privacy, however, if you're up for a chat we're happy to meet you to provide information about the locale, dining, and adventures or invite you up to the main house for periodic BBQs, wine tasting and bonfires.
