Whether you're looking to turn a wedding weekend into a getaway, or simply looking to get away, this property is the perfect choice. The architect designed 3 bedroom home is perched on a hill overlooking native bush with scattered views of the ocean and features a wood fire heater for those crisp nights. Relax with a glass of local wine while kangaroos graze at dusk, and watch out for the echidnas sneaking across the lawn. Wander down the hill to the lake beside the driveway for a refreshing swim with the ducks in the warmer months. SUMMER BOOKINGS: Please note between December 30th and January 14th bookings must be for the whole house (up to 6 guests), and for a minimum of 7 nights. Interaction with GuestsWe are not based at the property, however we are only a phone call away should you have any questions. The NeighborhoodOnly 10 minutes to the Red Hill Epicurean and less than 5 minutes to the Enchanted Adventure Garden and Arthurs Restaurant at the summit. Local shops are only 5 minutes away while a further 5 minutes will find you at the beach. Step off the block and on to the Kings Falls circuit walking track in the State Park, and visit the falls that flow all year. The energetic can keep going along the Two Bays Walking Track which links to many of the other popular bushwalking spots in the area. Getting AroundThe taxi service on the Peninsula is rubbish, but there are a few private companies that operate in the area, details are at the house. Other Things to NoteChildren are welcome, but please be aware the lake is unfenced and not visible from the house. Please note that the house is charged per room, with each bungalow room an additional $64 per night (each bungalow room sleeps two people). Access is provided only to the number of rooms booked. Airbnb will not calculate the correct price for enquiries with an odd number of guests. We will correct this if required in the pre approval process: the nightly rate for 3 or 4 people is charged at 4 people with bungalow access provided to the laundry and queen bedroom. The nightly rate for 5 or 6 people is charged at 6 people with bungalow access provided to both bedrooms. My kelpies Monty and Remy are regular visitors to the house. While every effort is made to keep the place clean, those with strong allergies to dogs should keep this in mind. A one night booking mid week will be considered but a surcharge will apply to cover linen and cleaning etc. Early check-in and late check-out is offered without extra cost whenever possible.

Guest AccessGuest access is through a private entrance and driveway. Whilst adjoining the main house, it is completely private. Interaction with GuestsOwner will meet you (address upon email) and direct you to your private entrance. The NeighborhoodYou’ll be spoilt for choice with some of the country’s best golf courses and surf beaches, walking/cycling tracks that will delight, and the beautiful Port Phillip Bay to explore. If relaxation is on the agenda, you can pamper yourself at the Hot Springs, check out the weekend markets and visit one of the many local wineries. Getting AroundWe recommend having a car given that public transport on the Peninsula is not the best. Other Things to NoteComplimentary bottle of wine, sweet treats and nibbles upon arrival plus late check out. Special wedding packages available - includes transport for newly weds after the reception to the Retreat (no more than 30 mins away) plus a late check-out the next day. Price on application.

The SpaceWelcome to Flinders Beach House Flinders Beach House offers the best views of Bass Strait in Flinders. Great Location and Relaxation At just a short stroll from Flinders Village this low key, comfortable holiday house is the perfect city getaway from the city. Dust off the city stress and float away over the ocean with magnificent degree views. The House Available in this beach house are 3 bedrooms and one and a half bathrooms. The Property Features - TV - DVD - stereo - An iPod dock - BBQ - Microwave, (please note there is no dishwasher), - Wood heater, reverse cycle, - Huge balcony with fabulous Bass Strait views. Bedrooms In total the bedrooms sleep 8 plus two: The Beach House Bedrooms consists of one and two there are a Queen Sized beds, and in the third bedroom there are two bunk beds Bathrooms There is one full bathroom and one half bathroom, with just one bath. The SpaceInside and out, this house has been rejuvenated. But the cottage charm remains and you will love the casual vibe, with original floorboards, high ceilings and dado panelled walls. This is a classic style interior, don't expect huge, open-plan spaces. Guest AccessGuests enjoy the whole property, flat grassy front and rear yard, with car parking for 4 vehicles. Both yards have fences and gates. The garage is not accessible. Interaction with GuestsThe property is exclusively yours. Minimum booking is 2 nights. Exclusions include 3 night minimums on long weekends and at Easter. One week bookings Christmas to late Jan. The NeighborhoodThe house is a short walk to Port Phillip Bay. Because Foam Street does not go through to the main road, it carries less traffic than other streets. The area is all residential, and you can walk to all the facilities you need! Getting AroundThe house is just a short distance from the end of the freeway at Rosebud. It is an easy walk to the bus that operates between Portsea and Frankston railway station. Other Things to NoteLinen can be supplied for a fee. Portacot and high chair, soap and toilet paper are provided.

It offers comfortable bedding for nine people: one queen bed, three double beds and one single bed. There is also a spare double mattress increasing the maximum capacity to 11. The kitchen and laundry are very well appointed and fully equipped with modern appliances. The house has two bathrooms. There is a wood heater (wood is supplied) and reverse cycle air conditioner/heater for comfortable climate control. All linen is provided. The expansive outdoor entertaining deck boasts ample seating and overlooks the grounds of the property. Getting AroundDriving around is easy, with good roads and low traffic volumes generally. Turn right at bottom of Manna Street to Red Hill and the wineries. Turn left at bottom of Manna Street on Boundary, and right onto Mary Street - there is an IGA Ritchies Supermarket and stacks of restaurants on Pt. Nepean Road, just four minutes drive straight down the hill via Mary Street, from Boundary Road. The SpaceOur beach house is a large, modern townhouse with three bedrooms, two bathrooms and a powder room. It's tastefully decorated with a relaxed coastal vibe. Downstairs is the main bedroom with ensuite, featuring double sinks and a large shower. The living space is open plan with plenty of seating. The kitchen is fully kitted out with everything you could need. The laundry has a washer and dryer. Outside is a decked seating area with lounge style seating and a larger table with chairs is on the grassed area. A small electric bbq is available. The backyard is suitable for pets, just let us know if you'd like to bring yours. Upstairs is a double bedroom with a queen bed and a smaller room with two singles, and a bathroom with a bath and shower. Also a second lounge area with a tv and gaming consoles. We are able to provide additional matresses for use on the floor if more bedding is required. Wifi is provided. Aircon is two split systems - one in both downstairs and upstairs living areas. Heating is ducted. Guest AccessGuests have the whole house to themselves. The garage is used for our storage so wont be available for parking in.     The SpaceThe accommodation is very spacious with views across the bay to the Melbourne city skyline. It is a completely separate downstairs apartment and the owner lives upstairs. There is a double sofa bed in the lounge to accommodate a second couple or 2 children. Step off the second deck from the bedroom into the treed garden to soak up the bay views and have a stroll around. There is a reserve next to my property where there is an abundance of wild life including kookaburras, lorikeets, rosellas and cockatoos. There is a baby grand piano in the dining area for those who wish to use it. The deck off the lounge has beautiful bayviews capturing the night lights and wonderful evening sunsets. It is a great place to have a meal and make use of the BBQ facilities. The location is perfect for exploring the best that the Mornington Peninsula has to offer including golf courses, tennis clubs, wineries, gardens, sailing, galleries and much more. Your hostess, Louise, is more than happy to advise on what to see and the best places to visit. The Tourist Information Centre is nearby in Dromana. There is a minimum 3 night stay from 20th December 2014 until 31st January 2015. It has been rated by locals as one of the best beaches with some of the best restaurants. Its a sleepy cup-de-sac with beautiful vistas that is perfectly geographically located less than an hour from the city and before Rosebud where the traffic and bustle turns crazy in summer! It's busy yet peaceful compared to 10 minutes up to road all the way down to Portsea. There are rocks and reef out front, high chance of seeing dolphins that regularly visit around there to feed. Seals also common. 5 min walk to some of the peninsulas best restaurants including The LightHouse Cafe (amazing Thai), The Pavilion (Modern Trendy) and the McCrae Pizzeria (Italian/Pizza/Australian). Blue Bay Cafe is also great for breakfast. The Lighthouse is good for an afternoon drink and run great activities. Further up the road there is a full supermarket, doctors surgery, bakery, butcher, chemist and more. Boat Ramp at Andrews Nose 200m to the right towards Dromana, serviced by a ramp marshall on weekends. For a bigger selection, 5 mins in the car to Dromana which has an abundance of shops, hotels and restaurants. Arthurs Seat and Red Hill have some great restaurants, markets and views.     The SpaceDirectly over the road from the beach, but set back from the main beach road down a quaint pebbled lane, the house is quiet and peaceful, a perfect romantic couples retreat or small holiday house for up to 4 people. The house is fresh, beachy and full of charm. It is comfortable, well equipped, immaculately clean and self contained. We provide freshly laundered bed linen, fluffy towels and even bright beach towels. You do not need to bring any linen with you. There is a living dining area with wide screen TV, DVD/CD player and heaps of old fashioned board games, DVDs, CDs and books, 2 bright but cosy bedrooms (1 queen, and 1 king bed that converts to 2 king singles) and a bathroom (modern large open walk in shower with rainhead) combined with laundry with washer and dryer. The kitchen is well equipped with all appliances, gas cooktop and electric oven, microwave, fridge and dishwasher. Reverse cycle air conditioning means the house is cool in summer and cosy in winter. Outside are 2 decks. The one at the front is large and includes a barbeque and outdoor setting, and is perfect for entertaining. The one at the back is directly off the queen bedroom and is smaller, private, and shaded in summer - ideal for a quiet drink at the end of the day. There is also a small enclosed back yard. The house is compact but provides all modern luxuries for a complete relaxing holiday. The NeighborhoodOur beach house is over the road from the beautiful clean calm Rosebud bay beach, at the start of the fabulous Mornington Peninsula, just 1 hour drive from Melbourne. The beach is clean and safe for children. The photo in our profile is a photo of the actual Rosebud beach opposite our house. The fabulous Peninsula Hot Springs (check out their website, and book ahead) is a 10 minute drive away. We are located on the border of McCrae Rosebud very close to the McCrae Yacht club. There is a boat hire (small wooden or tin boats) directly over the road, and also a fantastic long pier for fishing with in short walking distance. Our house is a 2 minute walk to the shops for necessities, fruit, and vegetables, and a 5 minute walk to bars, restaurants, cinemas, etc. We have 2 old bikes which you can use on the many bike tracks along the beach front. There are many areas close by for bush walking to hills, forests and waterfalls. We are in the heart of the Mornington Peninsula winery region famous for its quality wines, wineries, cellar door sales and restaurants. There is so much to see and do in this part of Victoria that at least a week is recommended to start your exploration. Getting AroundThere are local buses and taxi services but everything is so close walking is recommended. Parking for 2 cars is directly outside the front door.     The SpaceEach luxury villa is built over the lake and offers a separate bedroom with king bed (twin available upon request), a walk in robe, huge bathroom with spa, full laundry and a large open plan lounge/ dining/ kitchen. The listed price is for a one-night booking. Bookings of two nights or more are available at the reduced rate of $175 per night. The Rose Room across the corridor is also available if you need extra beds. The Rose Room contains a queen bed and a fold-out sofa bed. Very handy for groups attending a wedding in the area! The Rose Room and Edwardian Suite together are $350 for one night and $300 per night for two or more nights.     The SpaceThis house was featured in Australian country magazine. Your own self contined studio. Funky decor with a kingsize bed that is a piece of art in itself-it's made from fire hydrants! Suit couple or single or 2 friends. Own kitchen and bathroom and lounge. If you're after 5 star this isn't for you. It's clean and comfy but I don't iron sheets and do origami swan towels. It's more like staying at your Nana's house-an uber cool Nana but yeah we aren't posh here xx We do offer a deconstructed breakfast-we put a few bits in and you make it yourself! That's posh speak for packets of rice bubbles Own self contained studio plus shared outdoor area including pool in Summer. Separate access. Front house permanently occupied so not available to guests. We will be sharing an outside area including pool. We are happy to share local knowledge or leave guests to their own private time. We live in the front house full time. Close to beach, and on the Tootgarook Wetlands. A nice drive to local wineries and Peninsula attractions. I'm the op shop queen so happy to tell you all the best ones. Also short trip to Sorrento ferry if you want to try your sea legs. Maybe a day out with Polperra dolphin tours? Hot Springs is the hot spot and really close. Don't forget to book Public transport (buses) on Pt Nepean road that go to Frankston for rail link to Melbourne. Airport shuttle buses arrives and departs Rosebud also. We can arrange to pick up and drop off at Rosebud shuttle stop. If we are available. You will need to research companies, timetable and costs for yourself. We have 3 small friendly whippets on site. We can no longer accommodate guest pets. Meals not included but own kitchen and bbq facilities. Tea and coffee and hot choc included. Also bread, milk, very basic cereal , and spreads for toast. Check in after 2 and check out by 10. We aren't able to offer late checkouts or early check ins sorry. We used to but people pushed this past arranged times and we have missed out on our own adventures because of it! Also note that the kitchen Lino is laid straight over unsealed concrete slab. It makes a funny noise when you walk on it. Someone left feedback that the floor was sticky but this is just the noise it makes. I mop after every guest. You will need to keep records of your transactions with Airbnb as we don't provide receipts for your stay. The financial part of your stay is a transaction between you and Airbnb not me. Sorry
