The Space3 BR 1 1/2 bath home with large kitchen, open living room with gas fireplace, laundry. Bathroom has jacuzzi tub. King size bed in MBR, queen beds in other rooms. Pull out couch also available to sleep 2 more. Screened in porch with teak table which seats 8. Landscaped garden, surrounded by trees. BBQ, firepit, beach gear. Wood floors through out the house. Clean and quiet. 5 minute walk to the bay and 10 minute drive to Smith Point Beach, located on the eastern end of Fire Island National Seashore 1 1/2 hours by train and car from NY City. Close to wineries, Riverhead outlets, Hamptons, Sayville. Guest AccessGuest have access to everything. I use this house and it is not a full time rental. I expect guests to treat it with the respect that they would their own home. Getting AroundThere is LIRR from the city but I do recommend that you have a vehicle to get around. Other Things to NoteDuring the summer months, I prefer to rent by the week since this is the busiest season. Offseason I can accomodate 2 night minimums. Thanks for your understanding!

The SpaceBrand new spacious house with all new furnishings, large wrap around deck, Master bedroom has king bed, 1 bedrooms with queen bed and 1 bedroom with a queen bed and full bed, 2 full baths and one half bath and huge living room with pullout couch and BBQ. House accommodates 8 adults and 2 children. Surrounded by beautiful Fire Island National Seashore Reserve. Wi-Fi internet and cable tv. Ocean views from the upper deck. Close to Fire Island beach (7 miles) and walking trails thru the sunken forest on Fire Island. Great area right by the house for fishing, swimming and crabbing. House is 1 block from beautiful pier and osprey park. See photos. West Hampton beach is less than a 30 min drive and the house is about 1.5 hours drive/train to Montauk. Great ice cream store called the Ice Cream Cottage nearby. Great golf courses nearby. Tanger outlet mall 30 mins away. Splish splash water park 30 minutes away. Martha Clara vineyard 35 mins away. Manhattan is about an hour and 20 minutes drive or 1 hour 40 mins on the train from Mastic Shirley Stn. 40 mins to Tanger Outlet . Long islands vineyards are a 30 min drive. The Neighborhood5 miles south of Route 27 The Sunrise hwy off County hwy 46 Called William Floyd parkway Both are divided modern roads. In the Village of Mastic Beach which has a CVS store and several well run shops. Bike, butcher, handy pantry, Gasoline, Asian take out, Pizza, Laundry, Liquor, Taxi, Fishing, Thrift store with $2 movies and $1 music (buy not rent) Getting AroundThe Long Island Rail from NYC is At Shirley and is 4 miles away. Car service is cheap in the area. Bus service is $2 to shopping, train and beach If you are an individual this makes sense but for 4 or more people a rental car is much cheaper. We have bicycles available, just ask Other Things to NoteThere is no A/C. It gets cool at night and the house will cool down nicely. Evenings on the deck is cool and comfortable. The big trees make it sunny and shaded as the sun moves during the day. There is no dishwasher or clothes washer and drier.

The SpaceThe home is a Colonial/Farmhouse style. It is a new construction highlighted with a beach theme. The home offers lots of light by day with cool breezes in the evening with a southern exposure, bordering a nature preserve. The eastern side of the house highlights exceptional views from the private observation deck. For sleeping, the home offers 4 bedrooms (one queen bed and three full size beds in each room, each with its own bathroom.) One of the bedrooms includes a twin upper bunk with full size futon below. Optional air bed is available if requested. Guest AccessEasy access to Smith Point Beach Park and use of house pool with outdoor shower and observation deck. Interaction with GuestsI would be present for your arrival (if needed) just to show you the house as I am mindful of my guests and would respect their privacy. Interaction with them would be only if they were comfortable with that arrangement. The NeighborhoodThe neighborhood is peaceful and quiet on a dead end street. It is on the Southern Shirley Peninsula which is surrounded by the on all sides by the Great South Bay. Getting AroundA car would be necessary for most activities but bicycling is a nice way to get around. Moreover, the Mastic/Shirley Train Station is located 6 miles north which makes guests commuting from the city quite an easy one.

The SpaceAmazingly perfect as a Fall getaway, and in equal measure as a Winter one, and, though different, is just as lovely in the Spring & Summer, too. If you don't hike or ski, come to the sea. In the Fall & Winter, the incredible waves of Smith Point Beach along the white-sand coast of the South Fork of Eastern Long Island still call to the water many hard-core surfers, while called to the shoreline are coastline families just taking in the serenity in greater doses than could be done earlier in the year. You will love an amazingly peaceful walk on a quiet beach, or the cozy nights you can spend in what is assuredly one of the cutest vacation homes you could ever hope to find... Fall revelry is abundant as the seasons continue their beautiful turning and the warmly-temperatured bay water through the end of October still allows you to kayak comfortably around the protected wildlife sanctuary right in the back yard, before the floating dock has to be removed during the second half of October in advance of any Fall/Winter freeze! Kayaks are still available for use during the months between October and June, but they would then be entered into only directly from the bulkhead. You will love the incredible views from the rooms in which you'll be dining, sleeping (master bedroom), lounging and even showering (with its in-shower window to the water.) The skies -- each sunrise & each sunset like a fingerprint. 1 King & 2 Queen Bedrooms sleep 6 wonderfully; 2 couches in separate areas allow nice & comfortable sleeping for 2 additional guests. There is of course one full bathroom, and then there is a second half bathroom that requires a little explanation: it is a separate restroom which provides the location of both a 2nd toilet for guests and also the washing machine -- please note that there is no sink in this "half bathroom." This well-designed home exists on one level with no stairs inside & minimal steps to the outside decks & walkways and features a shower design in the bathroom for those with low mobility. Fall and winter evenings love to call you into the hot tub just before the stars start to appear overhead. Your fingers pruning, you hop out into your brightly colored towel, grab the evening bottle of your favorite something or other, and everyone convenes on the deck. You whisper into the house, hey, let's turn the patio lights down a little lower (but just not so low that one of us could trip!) Someone grabs from the luggage everyone's coziest wardrobe pieces and all are soon cuddling up on the cushions, watching the stars begin their shining or the moon rise over the incredible Fall scene. Someone suggests getting dinner ready and everyone is suddenly in the open kitchen space -- a perfect upstart meal being made by multiple hands, which is, of course, the very best kind of meal. A bunch of delicious items are decided as being perfect for the stove, but one person suggests easily adding some Summer flair to the Fall feast by cooking a steak on the barbecue right outside. After dinner, the big comfy couch and the big flat screen movie usher everyone into the evening... and soon thereafter, the great night of sleep starts to call. As people begin hitting the hay, a small bit of marveling goes on about the bedside remotes in each room allowing for one's stationary control of the bedroom's ceiling light. The next morning, one person rises nice and early to catch how the sunrise looks over the water, pulling out their camera phone to document the sky while everyone else continues to sleep so soundly. In the afternoon there's chance for a great bird-watching phone video clip that makes you realize that peaceful "quiet" time doesn't necessarily even have to be quiet. You sincerely feel a great sense of being at home and give credit to just how truly unique this adventure has been & how much it has served as an addition to your ever-expanding world -- Guest AccessWarm Home with plenty of sunshine filled windows. The NeighborhoodThe neighborhood is one of canal dwellers with the beautiful, warm Moriches Bay serving (incredibly) as our lovely & spectacular shared backyard. Available all year round with its serene views of nature throughout the fall and a wonderfully warm and cozy setting for those wanting to get away from the slushy mess of big city living during the winter :-). Getting AroundA few miles away from the LIRR......very easy directions to/from the property via either the Long Island Expressway or Sunrise Highway from any of the five boroughs (~70 mile drive generally 1:10-1:30 duration); or a comfortable 1:45 LIRR train ride from NYC; 17 minutes drive to Riverhead for shopping; 30 minute drive to the Hamptons for day-trip galavanting. A short walk to the beach. Other Things to NoteFor a day's excursion, of note is that the Outlet Center at Riverhead is just 17 minutes away; nearby, as well -- just 32 minutes by car or LIRR -- and you'll be in the Hamptons with their similarly gorgeous fine white-sand beaches along Long Island's South Shore! Also please note Release, Waiver of Liability and Indemnity Agreement required to be signed by all adult guests for use of premises and amenities. From our guests we have received many amazing reviews. We have also received one bad review from someone who complained about the craziest things. Because of this I want to point out a few things that may occur, so that these things will not somehow surprise any future guests. During the Fall, there will be leaves on the property from time to time. Some leaves will fall during your stay. When opening the doors leaves may blow into the house. When opening the lid to the hot tub, you may experience a few leaves falling from the trees into the hot tub. There is a vacuum at the hot tub in case any leaves fall to the bottom while you’re using it and you want to pluck a few out. Please be aware that the leaves can be moved easily from wherever they end up. Also, please be cautious as a general practice so that you do not fall over anything that a newly fallen leaf may be covering. Also of note: in my fridge, I do leave miscellaneous condiments so that guests need not provide them for themselves. I also might leave a dessert item or another item for your consumption – these are little gestures of my hospitality; no rudely stated “you left(!) a bottle of mustard in the fridge” notes are welcome, thank you very much. Certainly, if you do not want to use a condiment or enjoy a treat, it is 100% okay (and my request) that you simply leave it be, right where you found it there in my fridge. Of note is that pre-November, the docks come out, before the winter freeze. Kayak kayaking can still happen – it’s just not as easily done. Landscaping is done biweekly, so in the event that you book your stay right before the next scheduled landscaping clean-up, mother nature may have made it a little messier than you may want. If you want to ensure perfect landscaping, we can come up with some sort of charge to have the landscaping crew stop by directly prior to your arrival. For those not aware of such things, now a note about seasons & how seasons may effect the look of our natural landscaping: the grass and trees and water look different, and some might say “less beautiful” in the Fall and the Winter than they do in the Spring and Summer; please do not be surprised by the seasonal differences in the look of the natural elements around the house. I have included pictures of the house and property during all seasons on our website. Additionally, the BBQ does not get steam-cleaned after every use but it is assuredly good-to-use, and has actually not yet had even one year of use; that said, please do your part and scratch down the grill after each and every use of your own.     This property is not a rental house; it is a wonderful retreat. On your first night you arrive to find a well appointed, carefully prepared home. There is a welcome basket, there are snacks and drinks in the fridge. We welcome you here to enjoy this beautiful escape from the hustle and bustle of your daily lives. The house accommodates 6 people in 3 bedrooms. This private cottage rests on 2.8 heavily wooded beachfront acres. A natural beach and wooden dock help set the stage for you to leave the rest of the world behind.A small gated community with dirt roads and private homes; Old Mastic is a throwback to days long gone with nature, privacy and seclusion.As you come upon the cottage, you smell the sweet scent of lilac in the springtime. You see flowers, the greenest leaves, and finally panoramic views of the Great South Bay. Beautiful birds and waterfowl are in abundance.The cedar shingled cottage is hardly seen from the water allowing for tremendous privacy for a waterfront home. The views from the house are both forest and beachfront. As you walk around the house, you come to the screened porch overlooking the bird bath and the beach with fire island in the distance. Sit here, listen to the faint song of the wind chimes and relax at last. Walk around to the terrace (with outdoor shower and large hot tub) which overlooks the beach and the dock with room for 2 boats (drawing up to 2.5 feet). The beach house is a destination for those looking for a quiet escape from the hustle & bustle of everyday life. The area is outdoor oriented with Smith Point Park just a 10 minute car ride away, Golf (Bellport) just about a 15 minute drive away as well as boat rentals and fishing. The area is historic as it is near the homestead of William Floyd (signer of The Declaration of Independence.

There is also a TV with a DVD player with 30 hit movies to watch from, there is also a redbox very close by. There is also a wide variety of books to read from the bookshelves. 2 miles away from Smith Point Beach. A short drive away from the Tanger Outlets, Aquarium, Splish Splash Waterpark, Skydiving, Hampton Bays, and Long Island wineries. Live the hamptons lifestyle at very unhampton prices!! The den boasts a large screen TV with surround sound. Patio with furniture and gas grill. Heated pool! Dish washer in kitchen. Washing machine, dryer and ping pong table in the basement. Parking for 3 cars, 1 in the garage, two on the drive. Bikes, tennis rackets, golf clubs, football, Frisbee etc in the garage. The house sits on 0.4 acres surrounded by trees/hedges for privacy. Pleasant 10 min walk to both the village center and the golf course and tennis courts. The marina and beach ferry are 15-19min walk or a 5min cycle or drive. Close to all other attractions in the area including great restaurants and Gateway Theatre. Only 90 minutes from Manhattan. Pool coming June 2016. The house is on a quiet, private road in a family oriented neighborhood just 10 minutes walk from the center of the village.

Pleasant 10 min walk to both the village center and the golf course and tennis courts. The marina and beach ferry are 15-19min walk or a 5min cycle or drive. Close to all other attractions in the area including great restaurants and Gateway Theatre. Only 90 minutes from Manhattan. Pool coming June 2016.

      The SpaceWe love Mastic Beach. The sunrises (if you can get up in time) and sunsets are magical. There is just something about the sky out here. We are so excited to be able to share our special spot with travelers and locals that just want to be minutes from the water. The house is small, but cozy actually means comfortable here. The wide wall of windows along the side of the house really make it feel open. The lot is quite large so you've got room to roam. As you can see in the photos, the fire pit is a great way to wind down the night as well and you have a nice spot outside the back door to grab a beer or eat al fresco. Guest AccessOur home is your home. Nothing is off limits. We do hope that you will respect our neighbors and our environment. We are on a cesspool out here, so please only use the water you need. Carpooling on the liquid flushing is great, but even better than that is shutting off the tap while doing dishes and brushing teeth. Getting AroundYou can take the LIRR to Mastic Shirley station from the city. I have always seen cabs when trains arrive, but if you want you can call Moe's Taxi to make sure someone will pick you up.
