Lost River Barn is a unique one-of-a-kind place located up on a meadow at 2750 ft above sea level. It is an old 1930s working barn that has been rehab-ed and converted into a large yet cozy living space. Exposed original chestnut oak barn beams contribute to the flavor of the barn but modern upgrades such as jazucci bathtubs, comfortable furnishings, HD satellite TV, and comfy bed linens make you feel right at home. There are five bedrooms, some with more than one bed, some with an option to pull out a bed and one sleeping loft with a total of six beds can accommodate small to large group of guests. Each bedroom has its own individual mini-split unit for quiet AC and heating. There are three full baths and one half bath. A gas fireplace is located on each floor for maximum coziness. Sit in one of the chairs near the fireplace and curl up with a good book and beverage. There are sitting and lounging areas on both the main floor and the upper loft floor. There is no shortage of space and places to escape to. Original folk art accents the barn and a local artisan created stained glass window adds a unique touch to the cathedral like feel of the upper loft. A hand made large dining room table that seats up to 12 people and an additional add on table makes this an inviting setting for good food and conversation. The kitchen has all the plates and utensils you'll need to whip up a gourmet meal. There is also a large assortment of handmade pottery serving bowls and coffee mugs. A spice rack, a cabinet of teas, and a coffee maker help make your kitchen experience warm. There's also a blender, a pancake griddle and a crock pot ready for your use. There's a screened in porch located at the front of the house and a back deck with grill and table. Enjoy the mountain views, starry skies and active hummingbirds from the back deck. A whole house water filtration system ensures that you can drink clean tasty water from any faucet. There's also a tankless water heater so no fear of running out of hot water. A sweet and charming space that sets right by the creek, the Dr.s office has been transformed into a classic yet cool space while maintaining it's historic dignity. The one main space features a murphy bed and modern couch; enough room for 4 but 2-3 is best. A small, yet fully furnished kitchen complete with stove, sink, microwave, toaster oven and of course, coffee maker. A generous sized bathroom complete with an antique pedestal iron tub. Cook for yourselves or have breakfast with us in the main house (an additional $10.00 per person) The cottage is a mere 4 miles from the Lost River State Park, a stunningly beautiful forest where you can swim, hike, picnic or ride a horse. The Lost River area also has yoga, massage, very cool shopping (check out The Lost River Trading Post in Wardensville)and hunting. Our home and Inn is also our own working farm. Feed the chickens, ducks and turkeys or collect eggs. Or have nothing to do with the animals at all and just set by the creek with a great book. Play croquet or badminton or horseshoes. Neighbors are straight and gay professionals from DC who spend weekends in the mountains. Gated community is safe and secure. No cell service at the cabin, but the Internet is rock solid and you can take incoming calls on a land line at the house. The cabin is for sale, so please allow my realtor to show the house during reasonable hours and with advance notice. Showings are infrequent. It is recommended that you arrive during daylight hours for your first visit; the country roads can be difficult for first-timers to navigate at night. There is one TV in the house; a 20" tube TV with built-in DVD player in the master bedroom. There is also a stereo upstairs that you can plug into an iPhone or iPod (no CD player).     The SpaceBuilt around the turn of the century; the Smokehouse was indeed used as a smokehouse. Also a summer kitchen, root cellar and wash house. Milk was stored to cool in a trough that ran thru the kitchen. Meat was hung in what is now the bathroom. The upstairs had vents that came up thru the ceiling, allowing the smoke from the fire downstairs to smoke the meat. We have left all the original wood on the upstairs floors and walls. The railing for the banister is made from the fencing that surrounded the house many years ago. We love this space! It's airy and open and a great place to chill, read, sleep, make food, order in, read, have a massage.....make yourselves at home! Guest AccessThe entire cottage. Interaction with GuestsGuests receive evening wine and a nosh (cheese, fruit, crackers, salami etc) as well as breakfast in the Main house. We are a farm to table Inn; we make our own sausage, bacon, eggs, jelly, granola and seasonable vegetables/fruits. Guest are welcome to eat with the other guests, family style, in our dining room but are welcome to take their breakfast to the cottage as well.

In the park, there are hiking trails, swimming pool, you can also enjoy horse backing riding, visit Light Horse Lee(Robert E Lee's father) house museum. or, you can take 259 North about 6 miles and turn right on Mill Gap Rd to Trout pond recreation center. The lodge and adjoining garage apartment can comfortably sleep 13 adults, as follows: MAIN HOUSE: huge master bedroom loft with king Select Comfort bed and private bath with jacuzzi tub, 2nd huge bedroom with two queen beds plus queen sleep sofa, 3rd bedroom with queen bed) and one addtional full bath with jacuzzi tub. The large kitchen is fully equipped with stainless steel appliances and plenty of workspace including a breakfast bar with 3 barstools. The great room has leather sofa, loveseat, and chair with ottoman, floor-to-ceiling stone fireplace, 55-inch Smart TV with Direct TV cable, DVD player, and Bose sound system. The master bedroom also has a 32-inch plasma TV w/DVD. The separate garage apartment (called the Dog Pound) features a full kitchen w/stainless appliances, living area with LED TV/dvd player, bunk room with two sets of bunkbeds (single/single and single/double), and full bath. The lodge also has high speed wireless internet and telephone landline. Note: there is NO Verizon cellphone signal at the house but AT&T; recently put a cell tower in the area and may have signal. Depending upon the carrier, there may be signal at the top of the street (Verizon has signal there). Panoramic views of the mountain range and valley may be enjoyed from just about every room including the great room with stone fireplace with a wall of glass plus a huge wrap-around deck and large stone patio with built-in fire pit for evening bonfires! There is also a custom-built stone barbeque pit for outdoor grilling. "Almost heaven -- West Virginia" is certainly appropriate for this special property. On-site activities include outdoor fire pit, golf tees for practice drives, biking, hiking, outdoor grilling, and chilling! Nearby Lost River State Park features outdoor swimming pool (seasonal), volleyball sand court, basketball courts, miles of hiking trails, and horseback riding. Mighty Wind Lodge is on 30 acres of freshly mowed grass and woods, and mountainous terrain. There is plenty of parking and the drive up the mountain getting there is one of the most beautiful drives you will ever have! The nearest town is Moorefield, about a 25-minute drive, where a Super Walmart and Food Lion, movie theater, bowling alley, restaurants, and simple shopping may be found. Lost River State Park is only 5 miles from the lodge and there you may enjoy an outdoor swimming pool (seasonal), horseback riding, miles of gorgeous hiking trails, sand volleyball court, and basketball courts.

      Our farmhouse, built in 1900, is situated in a valley on five acres in the Lost River area. We describe its style as "rustic modern," meaning that it retains much of its century-old character, but has been renovated into a loft with a two-story window looking out on the pasture, a barn and the mountains beyond. The first floor has a dining and living area, fully equipped kitchen, bathroom, laundry area and a bedroom with a queen-sized bed. The dining area opens to a large deck that looks on to the mountains. There is a fire pit, charcoal grill, and loungers, perfect for relaxing with a cup of coffee in the morning, or a glass of wine in the evening while gazing at the amazing stars that are visible on any clear evening. The kitchen opens to a screened-in porch with a table and chairs. The second floor has a living area loft that overlooks the dining room and the two-story window and is furnished with a sofa and television. There is also a second bedroom with a queen-sized bed.

Two car garage and two spacious levels for entertaining! Three night requirement on Holiday Weekends! Close to all the restaurants, pool, state park, pond, trails, etc! A bike riders dream and a travelers adventure!!!

This listing is for the whole house. This is NOT a shared space. You get the whole house to yourself, meaning no one else will be staying or have access to the house while you're there. We will be drilling a new well soon... we're not sure yet when the drilling company will start. You're welcome to book and stay during the drilling, but we cannot know for sure when they'll be coming. They will not work over the weekends though. The new well will not effect the water at the property though so you'd have water (with the exception of the day the new well is hooked up... there will likely be no water at some point during the day the new well is hooked up), but that should only be for a few hours one day. Until the new well goes in, the may water have iron/sulfur in it at times. It is treated and safe. The prices are low right now due to this... just wanted any guests staying to know this in advance. We are hoping the well will be in asap but there is no guarantee. Welcome to the historic Criders General Store and Post Office. This property was once the hub for all activity in the little mountain hamlet of Criders, situated in the Shenandoah Valley of Virginia. The property has been amazingly and lovingly restored, but you can still see and feel the history when you walk into this property. The general store property is 5,000 total square feet, and there are 7 total nice sized bedrooms (5 are conventional bedrooms and the other two are more loft or studio style bedrooms). One of the bedrooms will not be available for the first little while since we're adding a closet to it (the heater/air conditioning unit is in this room currently and we'll be building walls to contain it within a locked closet within that room). So for the first little while the property will only have 6 bedrooms plus two futon/pullout couches. The master bedroom is very large and has private access to the master bathroom too. The kitchen and living room areas are in the old general store portion of the property and you can still see/use the original wooden shelves on which the merchandise use to sit. There are two full bathrooms, one upstairs for use with the master bedroom which has an enormous walk-in Jacuzzi/shower/tub combination. We have the "hot tub" feature listed under the amenities section for this property because the upstairs bathroom has a two person hot tub/Jacuzzi type option. Please note that it is in indoors (it is not outside) and that it only seats two people. The upstairs shower/tub/Jacuzzi has a very high step to climb in and may not be easy or possible to use for shorter guests or older guests or those who are disabled. There is also currently only an 80 gallon hot water heater which is what the shower/tub/Jacuzzi runs off of. There is another full bathroom downstairs with a new claw-foot tub (no shower yet). The upstairs bathroom is currently only usable for the master bedroom (when the master is occupied since it is only blocked off from the master by a curtain)... Of course if no one is in the master at any given time, then the master bathroom can be used by others without any issue. We have plans to change it and add two extra bathrooms upstairs. We know that this currently is an unusual and impractical setup, which is why we'll be hiring someone to change it. The house is listed as "sleeps 16+"... it would be best if some of those were children though. There are 6 bedroom areas which means that in bedrooms or studio style bedrooms, the property will sleep 12 in beds and 16 guests if you count the futon/pullout couch though. You're welcome to bring air mattresses though and there is plenty of space for pack-n-plays, air mattresses or the like... please note that there will only be 6 "actual beds" though, plus the futon until the extra bedroom has the wall built. We do not provide air mattresses, cribs, pack-n-plays or sleeping bags. There is an older TV in one of the spare rooms, but there is no cable currently. You're welcome to bring a gaming system along or a DVD player if you'd like though. Please note that we're in the process of adding a new well and repairing the cistern, so the water may need to be used very sparingly until we have the new well in (as of the end of November/beginning of December the water is working perfectly though). This means showers could possibly need to be taken with time in between them and not taken back to back and every effort to conserve water should be made (not running the washer and dryer and/or dishwasher while showering or back to back). If the water is used sparingly, there won't be an issue (although right now there is plenty of wat(PHONE NUMBER HIDDEN)). We've actually stayed at this property for close to two weeks with our 4 kids and my parents, so there are 4 adults and 4 kids staying and we didn't have the water go out on us once so far. We've also stayed with Katie's parents and family and had no issues and the size of that group was 10 adults and 5 kids. The water issue *should hopefully* be fixed in August at some point, but the property is still usable even now. :) Until it is fixed the water may have a sulfur smell to it at times (which is very common in Shenandoah Valley of Virginia). The is completely safe to drink and use though as is. It is possible that the water line may freeze in the winter... it has never happened here, but it is a possibility since the winters are cold and this property is not on city water. No refunds will be given should this happen. The post office is still located in the front of this building (the bottom right corner as you look at the front of the building), but is only open between the hours of 10 am and 12 noon (Monday through Friday) and 8:45 to noon on Saturday), but it is not accessible from the rest of the property, so you will have the whole property/house to yourself. You may hear the phone ring in the Post Office through wall and people may occasionally come to check their PO boxes, but this is a super small, very rural post office which gets very little foot traffic. The German River is right across the road and on our property which is almost 6 total acres and you'll have access to fish several hundred yards of the German River from our land (fishing license required). The river is also deep enough in a few spots to swim/wade on those warm summer days depending on how high the river is. And the swimming hole is only a 60 second walk from the General Store. The river is very shallow in other spots and the perfect for kids to play or adults to just sit and relax in the water. There are numerous natural occurring rock shelves in the river which are perfect for sitting in the river. Water levels do vary throughout the year. Firewood must be purchased on site and may not be brought in by guests or gathered on site from the woods. Just let us know that you want firewood and once it is paid for, we'll give you the key code to where the firewood is stored. There is one fire pit just off the side porch of the house... and then there is another smaller one over by the river. Fires must be kept to a very reasonable size and fires may not be left unattended at any time and must be fully extinguished. No new wood may be added to the fire after 12 midnight and the fire must be fully extinguished by 1 am. The heat must be left on (at at least 60 degrees) in winter months to avoid frozen pipes. Failure to leave the heat on will result in guests paying for damages from any frozen pipes. Pet(s) are welcome to stay, but there is a pet fee required for each pet(s). The pet fee(s) is $65 per pet. This is NOT charged pet night... it is just a one time charge for each pet. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. It always the guests' responsibility to understand where this property is located and the listing clearly states where the property is located. We are not responsible for guests' booking a property in an area that they didn't mean to book in or in a location that they didn't intend to book. We are also not responsible to determine how far the property is from any other location or area (including not responsible for drive time or distances to and from where the guests will be traveling). Please note that I (Steven) personally took every photo for every single one of our listings. Other photos are of the local Shenandoah Valley scenery and these are the scenes you can expect to find while driving/hiking around the Shenandoah Valley. Please note that you will likely not have cell phone coverage here unless you have Sprint. There is free WiFi internet though. This is the country though (not like super fast city WiFi)... so you cannot have a bunch of people using the internet all at the same time. Sprint is the only provided that works in the area that we know of. Of course you can use the WiFi to make phone calls if your phone has the WiFi calling option on it. So please print or save the directions and our contact info prior leaving cell coverage. There is free parking for up to 8 vehicles. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. We do not use any scented products but we cannot be responsible for what other guests right before your stay may have used. Different cabins and different houses have different scents. Those with fireplaces will have the scent of a wood burning fire. Those with wood will have the scent of wood. We cannot be responsible for determining what you will or will not be sensitive to though. This is truly impossible to determine ahead of time. And yes, this is in here because people complained about the smell of a fireplace in a cabin with a fireplace and the smell of cedar in a cabin with cedar walls. Each cabin and house will have its own unique scent. Guests acknowledge that they understand and accept where the property is located prior to booking. Please note if you are confused about pricing: The $109 a night price is NOT the price!!! That is what Airbnb advertises "the price" as... but that price is the average of all of the nights put together... Sometimes it may be lower than $109 and other times it will be higher. The price is also set as the two person rate. Any additional guests will cost extra. We wish Airbnb would change the way they advertise the price because we believe it is very misleading (we'd change it if we could). To get an actual price quote please enter in the dates you'd like to stay and the total number of guests staying. Please note that weekends are almost always more expensive than weeknights. And holidays are more expensive than regular weekends. This is all we do 24/7 and we want all of our guests to have an amazing stay. Pets are not permitted on any beds or furniture. Guests are responsible to wash their own dishes, silverware, pots and pans and run the dishwasher (if the property has one). Because of this all of these items will only be as clean as the last guests left them. There is no possible way for us to check every single thing in the kitchen between every guest. Imagine trying to check every single thing in your kitchen cabinets, while washing all linens, towels and comforters and cleaning the whole house all within 5 hours (the time between check-out and check-in). Linens may still be in the washer or dryer at check-in. We wash all linens, towels and comforters after each reservation and therefore all wash may not be done by the time you arrive for check-in. Also, while all linens, towels and comforters will be washed, we cannot guarantee perfection. We have high end washers and dryers at most properties, but even after being washed and dried it may still be possible to find hair on the linens (this is why pets are not permitted on beds or furniture). Properties are deep cleaned, but not for every reservation. If you look, you will be able to find things that are not perfect, but we cannot deep clean a property between every guests' stay (we only have 5 hours between check-in and check-out to clean the whole house and wash all linens). We list the faults of our properties and have extremely detailed listings (and we ask that our guests would take a few minutes to read them). When you rent one of our properties, you get the whole house (not a shared or private room). Again, we never rent out shared spaces, you get the whole house, cabin, inn or cottage. We are not a big company. In fact, we're not a company yet. We are just a husband and wife who are trying our best to create great places for people to vacation or staying while traveling through the area. We do have a couple of cleaners now and someone who helps with check-ins, but we are in the process of hiring a reservations person, a cleaning supervisor and someone to live on site in Virginia and do maintenance for the Virginia properties. When you stay at one of our properties, know that we (Katie & I) are not even at the point of drawing a salary yet and you will be partnering with us to restore these properties. We put every last cent right back into our properties and live much more modestly than anyone else we know. Because of this, please don't book one of our properties if you intend to cancel or if you cannot stay for some reason. We count on the money from the bookings to pay our bills and mortgages and we just cannot afford to offer refunds or alter reservations once they've been made. This is our livelihood and not extra spending money like it is for most Airbnb hosts. We have four daughters and another baby on the way. Our oldest is 6, we have another who is 3, one who is 2 and our newest arrival, our 4th daughter is now one. We always wait to find out if we're having a boy or a girl. :) We came to Virginia from Texas for me (Steven) to finish my college degree and Katie was a middle school teacher until 2013. We fell into the vacation rental business accidentally when we bought the cabin next to our house to keep it from falling into disarray and had to figure out how to make the mortgage payment on it. So we started by renting out that first cabin in June of 2011 and we now both do this full time while raising our girls. This is far harder than anything either of us has ever done and we are now at 5+ years without a single day off. The term, "the innkeeper never sleeps" is how I would describe our lives (it is 2:43 am when I writing this). This is all we do every single day of the year. If you need something (even on Christmas or any other holiday) we (or our staff) is almost always available to help, but keep in mind that there are only two of us right now that respond to all emails and phone calls. We do have some cleaners and another employee who helps check-in guests though. And please be kind... we never get a day off (and we mean never) and the demands of what we do is nearly overwhelming. We'd also like to make sure that our guests know that Katie & I both run Fire/Rescue as volunteers in our "spare time" so there may be times when we are unavailable due to being on an emergency call. As soon as we are done with whatever emergency call we're on, we'll be happy to assist you though. When you rent one of our properties, know that your money is going to toward future renovations and improvements. Also, if you plan on cancelling at some point before your stay, please think twice before booking one of our properties. We count on the rental income to pay or mortgages and all of the other bills associated with the properties, which are extensive. Our goal this year is to hire a full time business manager to help us out. :) Also, please note that Airbnb's messaging system does not always work... and even if it is working, there are just two of us... two... answering every message and inquiry and responding to guests. We're not always on the computer and some of our properties and the areas we travel through to get to them, are in areas where some of our cell phones don't work, so we are not always available due to technological reasons and even when we are available... there are just two of us right now... Again, with that in mind, please know though that we're not a big company and we have no outside investors yet... Meaning, things are not going to be perfect (although we sincerely hope to get everything perfect in the future). We personally own every property that we rent out. Again our cabins, cottages and houses are not perfect, but they do have character, history & warmth. And we've listed them with lots of details and descriptions about what to expect. Our listings are accurate. Your staying with us helps us further the restore all of our properties to their original condition (with appropriate modern updates that are appropriate in keeping with the history of the property). We believe that we are far more honest than any of the competition when it comes to our properties' listings. You will find full descriptions of each property that list the good and the bad (again, our properties are not perfect, but that is only because we do not yet have the finances to make them perfect... they will all get there though as funds permit). Our properties are always improving though since we put every last dime back into the business to keep improving things. We say all of this, because quite a few of our past guests seem to have the impression that we're "loaded"! If you are looking to stay someplace that is unique then you'll love it here. If you are looking for perfection or prone to finding things to complain about, then this may not be a good fit for you. Our cabins, cottages and houses are real cabins, cottages and older houses. In many cases our properties are historic and require a lot of thought about how to make improvements, while maintaining the historical characteristics. There are lots of improvements we would like to make if money wasn't an issue, but the character of most of our places is difficult to find elsewhere. Katie says I'll never be satisfied and keep wanting to make improvements to our rentals (and she is most likely correct). :) As I said above, none of our properties are perfect, but we believe our service is second to none (but please keep in mind that there are only two of us). All we really ask is of our guests is that you be kind and understand that we are only two people and we promise we're doing our best. We believe in treating others as you want to be treated. And in most cases, if you cannot say anything nice, it is better to say nothing at all. Extend grace generously. That being said, we're not going to back down if we believe we are right and we'll call it as we see it. Again, we have all of our listings described in far more detail than any other Airbnb listings we've ever read. We will be super hospitable and respond to all requests that are "reasonable", but that doesn't mean that we will allow ourselves to be pushed around or taken advantage of though either. Our listings are honest and extremely detailed. Also, we cannot fix problems that we do not know exist, so please let us know if there is something we can do to make your stay more enjoyable. And please do this before you check-out. Leaving comments in a review about something we could have fixed while you were staying is extremely frustrating and disappointing and will most likely result in us leaving a negative review in response. Be fair and give us the opportunity to fix whatever is wrong. But please make sure that you read the listing before complaining. We have cleaners who are available most days during normal business hours to assist you if something isn't right if we aren't available. The NeighborhoodThere is a general store that is still in operation only a 5 minute drive from the property. They serve food, have groceries, gasoline, and other essentials. Getting AroundYou'll need a car to get here... but a bike would great to bring along to ride on the nice country roads. Other Things to NoteWeekends (Friday & Saturday nights or Saturday & Sunday nights) require a 2 night stay unless there is only one night available for the weekend you would like to book (unless the property is still available last minute). All Holiday and JMU special event weekends require a 3 or 4 night reservations. By clicking on pet, you are saying that you are bringing a pet. However, there is no charge added for a pet at booking, which means you will still need to pay the pet fee(s). You will still need to pay the pet fee in order to bring a pet(s). If your dates are more than 90 days away please contact us to make sure the rates are correct. Beloved pets are welcome, but we do require a Pet Fee, $65 per pet, per stay (this is not a nightly charge though... just a one time per pet fee). Multiple pets are welcome so those with more than one pet are welcome to stay. Rates will vary during peak and holiday seasons. Because this is an old property near the national forest, there are things you should possibly expect to find in an older building such as spider webs (we clean them for every guest but they can reappear quickly), ladybugs, critters, flies, insects or stink bugs during certain times of the year. Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. We will do our best to accommodate any special requests. The guest booking the property is required to sign a rental contract & provide a copy of valid drivers license or passport either prior to or upon arrival. The agreement states you will be responsible for damages done and that you will follow all rules. No parties, no hookahs, no under aged drinking, quiet hours after 9 om or before 9 am. We do not refund for problems with ac/heater, electrical or water issues, bad weather, neighborhood work being done including roads or noise, etc. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. Checks are welcome but there is a $5 charge to use a check due to past problems we've had with accepting checks. Returned checks will be assessed a $50 returned check charge as well as any other applicable attorney fees or court costs required to collect the payment along with the original amount of the check that was returned. There are no refunds, discounts or credits for late arrivals or for early departure for any reason. 6.Rental Rules: Guest agrees to abide by all of the terms and conditions of this rental agreement at all times and shall cause all members of the rental party and anyone else “Guest(s)” permits on the property to abide by the following rules at all times while at the property. It is the “Guest(s)” legal responsibility to inform anyone that they allow to access the property of all terms, conditions and rules regarding all/any use of the property, including use of ingress and egress to the property. 7.Access: Guest shall allow “Homeowner” or any other authorized agent of the Homeowner to access to the property for purposes of repair and inspection any time. Homeowner and/or their agent shall exercise this right of access in a reasonable manner. Homeowner has right to access barn yard, driveways, unfinished basements, garages, storage units, etc. without informing renter. 8.Rental Rate and Fees: Payment is required according to the (SENSITIVE CONTENTS HIDDEN) or Airbnb Reservation Manager payment schedule. Last minute reservations are accepted but full payment is due at the time of booking. (exceptions may be made for same day bookings. Full payment is always due though access to the property shall be given. If the premises appear dirty or damaged upon Arrival, Guest shall inform Homeowner immediately (within 15 minutes) of arrival. 9.Cancellation Policy: Our cancellation policy is: If Guest wishes to cancel his/her reservation the deposit/payment for stay will be refunded as follows: Super Strict No refunds for JMU Events or Holiday Bookings (No refund or credit for stay shall be given due to early departure or for failure to show up and/or check-in by 12 am on the arrival date). The property will be locked upon your arrival. The owners will meet you at the property to let you in, so YOU must contact owners in advance to let them know when you are arriving (4 pm or later check in.) If no contact is made in advance by email and/or no call by midnight the day of arrival, then the reservation will be duly cancelled. Failure to contact owners to set up check-in time prior to arrival date or failure to show up before midnight the day of arrival without contacting owner constitutes a cancellation. Homeowners reserve the right to re-book the cabin for the dates guest reserved the cabin for if no contact has been made or if guest fails to show up by midnight the day of arrival. (Guest are permitted to arrive after mid night but must confirm the time in writing with owner prior to the arrival.) 10.Insurance: We encourage all renters to purchase traveler insurance and cancellation insurance. (SENSITIVE CONTENTS HIDDEN)/VRBO offers insurance for as little as $39 at the time of booking. You hereby acknowledge that this option has been presented to you before booking. 11.Payment: Payments must be made via the Reservation Manager payment request email or the by using the Book It Now option. Credit cards and checks are both acceptable. Checks may not be used for reservation that are less than 10 days away from the time of booking. Credit Card must be paid through the payment request email, Book It Now option or we can process payments for you by phone. For reservations more than 20 days away we may accept checks via the mail. Please make checks out to Katie Pitre Jones or Steven Robert Jones Rental Rules: 1. Smoking is NOT allowed inside the property or any enclosed areas (screened or glass). Any smoking items must be extinguished and then disposed of properly. No remnants of smoking shall be left at cabin or anywhere on the grounds or surrounding areas. Any evidence of smoking in cabin or improperly disposing of cigarettes or cigars shall be cause for immediate termination of this rental agreement. Any payments needed for excess cleaning to get cigarette smell out of a property or linens or any damage to furniture due to cigarette burns will be the responsible of the guest. Owners will collect monetary compensation from guest for damages or cleaning. 2.People other than those in the Guest party set forth above may stay overnight in the property with the prior approval of the owners. Any other person in, on, near the property or any adjacent property is the sole responsibility of Guest. Guest shall not cause or allow unreasonable loud noise or activity that might disturb the comforts of other persons renting or living in the area. Homeowner or Homeowner's Authorized Agent shall notify any Guest of any excessive noise. Noise shall be kept to a minimum at all times. Special care shall be taken to be very quiet during quiet hours. Failure to respect either quiet hours (9 p.m. To 9 a.m.) or to adhere to Homeowner's/Homeowner's Authorized Agent's request to lower the noise volume shall be cause for termination of the rental agreement. 3.All of the properties are privately owned; and the owners are not responsible for any accidents, injuries or illness that occurs while on any premises, facilities or on roads, trails or any property whatsoever. Homeowners/Homeowners Agent(s) are not responsible for any loss or damage of any kind to/of personal belongings, vehicles or valuables of the guest or any member of their party. By accepting this rental agreement it is agreed that all guests are expressly assuming the risk of any harm arising from any use of the premises by themselves or by others in their party. Party shall be defined as any person(s) who stays overnight, visits, or accesses the property in any manner, whether such person is invited by the Guest or not. 4.Guest agrees to keep the property and all furnishings in good order (same as are when they arrived). Any damage or issue with the property must be immediately reported to the Homeowner upon Guests arrival or within 15 minutes of arrival. 5.Only use appliances for their intended uses. 6.PETS are permitted only with prior approval. A pet fee of up to $89, per pet, may applied to cost of stay. Failure to disclose or obtain prior permission to bring pets may result in immediate termination of the rental agreement. This includes not disclosing the correct number of pets and/or the type of pet prior to arrival. 7.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the property for nightly or weekend rentals only, daily maid service is not included in the rental rate. Sorry we do not permit towels or linens to be taken from the property under any circumstances. 9.Fireplace: There is no fireplace or wood stove at this time. Outdoor fire: Burning Laws in Brief § (PHONE NUMBER HIDDEN). Regulating the burning of woods, brush, etc.; penalties. No burning until after 4:00 p.m. February 15 through April 30 of each year, if the fire is in or within 300 feet of woodland, brushland or field containing dry grass or other flammable material. Fire shall not be left unattended if within 150 feet of woodland, brushland or fields containing dry grass. No new fires set or fuel added after midnight. Law applies to campfires, warming fires, brush piles, leaves, household trash, stumps, fields of broomstraw and brush or anything capable of spreading fire. The law provides for a penalty of up to $500, plus payment of court costs and fire suppression costs if the fire escapes. 10.Water and Septic: The property is on a well and septic systems. The water from the well is completely usable. Although, it may have an orange tint to it. It may also smell like iron. Please conserve water when using the well water as not to deplete it of its supply. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything down the toilet other than toilet paper. Please DO NOT flush any wipe or moist towelette of any kind even if it says flushable. No feminine products should be flushed at any time. If it is found that feminine products or other improper material have been flushed and clog the septic system, you will be charged damages of the cost of repair. 11.Guest represents that he/she is more than 21 years old and that this entire agreement has been reviewed. Exceptions may apply. 12.LEFT ITEMS: A $25.00 fee, plus shipping cost, applies to any Lost and Found items that are requested to be returned to Guests. Items found and not claimed within 30 days will be disposed of at the owner's discretion. Owners are under no obligation to return left items. 13.Storms: If authorities order a mandatory evacuation order during a Winter Storm Warning for western Rockingham County, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the warning period when mandatory evacuations are in effect. 14.Gravel roads can be rough at times. We highly recommend 4-wheel drive and/or chains during the snow months during inclement weather. Sorry we do not refund due to road conditions or power outages. 15.Emergencies: If there is an emergency, the renter will first contact the local authorities via 911 Then contact the owners. If there is a non-emergency issue, contact owners directly as soon as issue occurs. 16.ZERO TOLERANCE: Guest and the members of his/her party shall not use or permit to be brought onto the property any illegal controlled substances, firearms, or items hazardous to persons or property. Hunters are more than welcome at the property. Hunting is permitted in the national forest only. Firearms are not permitted to be discharged on property other than national forest land or within 300 yards of Homeowners property even if Guest or members of their party are on national forest land. Hunting with firearms must follow the guidelines of national forest rules and regulations. If unlawful or illegal use of firearms, illegal substances, or hazardous items is found, it will result in termination of rental agreement. Guest agrees to: Leave the premises in the same order as found; to return keys to OWNER/AGENT or where you received them on departure and not to exceed the maximum number of people, cars, pets or other limits as agreed to herein. Water and lights must be turned off at departure. Heaters must be left on at least 60 in winter months. If guest turns heater off and damage is done due to freezing weather, guest will pay the fees for items to be fixed. If more than the pre-approved number of people are found to occupy the premises, or excessive clean up is required additional charges for linens and maid service will be levied against the GUEST. Such determination will be made at the sole discretion of the Homeowner/Homeowner's Authorized Agent. Guest agrees to the reasonable costs of collection, including attorney fees, if necessary to collect money in the event of damage to the property. Visitors of the GUEST will be the responsibility of the Guest and must follow all the same rules as the Guest. Also, no refund will be given for issues with weather, water… cistern, city or well, mechanics, appliances, heater, air conditioner, cable, internet or other such items or other such circumstances. If electricity goes out, air conditioner or heater breaks or runs incorrectly, well or cistern runs dry, appliances breaks, etc. owners will get item(s) fixed as soon as possible but no refund will be given for these instances in any case. Owners will fix or resolve problems within a reasonable amount of time. Owners or owner's agent is not held responsible for any noise or traffic due to water work, road work, cable work, phone work, any utility work, or any other noise or vision pollution at our properties, other properties adjacent to owner properties, or other properties near owner properties. Guest acknowledges that he/she and/or their party needs to use water very sparingly to not deplete well/cistern resources. No refund shall be given if well/cistern is depleted or runs dry due to overuse. Consumption of raw or undercooked eggs should be avoided, especially by young children, elderly persons, and persons with weakened immune systems or debilitating illness. We reserve the right to remodel, makes changes, alterations, improvements, redecorate and rearrange the property at any time. The property may not appear exactly like it does in the photos when you arrive for check-in due to these possible changes. This is a real house in the woods. There may be critters, snakes, insects, bugs, spiders, or animals in or around the house. We do our best to ensure the properties are free of these things, but we cannot guarantee it. Owners are not held liable for any injury due to the animals. Renters agree that they are feeding or petting animals at their own risk. Farm animals are not to be ridden on.       Our farmhouse, built in 1900, is situated in a valley on five acres in the Lost River area. We describe its style as "rustic modern," meaning that it retains much of its century-old character, but has been renovated into a loft with a two-story window looking out on the pasture, a barn and the mountains beyond. The first floor has a dining and living area, fully equipped kitchen, bathroom, laundry area and a bedroom with a queen-sized bed. The dining area opens to a large deck that looks on to the mountains. There is a fire pit, charcoal grill, and loungers, perfect for relaxing with a cup of coffee in the morning, or a glass of wine in the evening while gazing at the amazing stars that are visible on any clear evening. The kitchen opens to a screened-in porch with a table and chairs.       Lost River Barn/ Imagine having a huge restored B&B all to yourselves! The Lost River Barn is a unique and comfortable lodging facility on top of a mountain. Endless view, lots of space inside and out, decks on three sides of the barn, modern amenities. Built in the 1930s and used as a working barn up until the 1980s, this chestnut oak beam barn still has the feel of a barn, but with all the comforts of a modern lodge. Wood and tile floors, high ceilings, lots of windows, a big handmade pine table (seats 12), and original folk art line the walls. Relax out on the deck with your favorite beverage and watch the deer, or find a movie from the movie collection and unwind on the nice soft sectional couch.         Please read the entire description and view all photos prior to booking. Please note that weekends are almost always more expensive than weeknights. And holidays are more expensive than regular weekends. Welcome to the historic Criders General Store and Post Office. This property was once the hub for all activity in the little mountain hamlet of Criders, situated in the Shenandoah Valley of Virginia. The property has been amazingly and lovingly restored, but you can still see and feel the history when you walk into this property. The general store property is 5,000 total square feet, and there are 6 bedrooms right now (there will be 7 soon though) total nice sized bedrooms (5 are conventional bedrooms and the other two are more loft or studio style bedrooms). One of the bedrooms will not be available for the first little while since we're adding a closet to it (the heater/air conditioning unit is in this room currently and we'll be building walls to contain it within a locked closet within that room). So for the first little while the property will only have 6 bedrooms plus the futon. The master bedroom is very large and has private access to the master bathroom too. The kitchen and living room areas are in the old general store portion of the property and you can still see/use the original wooden shelves on which the merchandise use to sit. There are two full bathrooms, one upstairs for use with the master bedroom which has an enormous walk-in jacuzzi/shower/tub combination. The upstairs bathroom has a large Jacuzzi/hot tub feature on it. It is indoors and only seats two people though. And then there is another full bathroom downstairs with a new claw-foot tub (no shower yet). The upstairs bathroom is currently only usable for the master bedroom (when the master is occupied since it is only blocked off from the master by a curtain)... Of course if no one is in the master at any given time, then the master bathroom can be used by others without any issue. We have plans to change it and add two extra bathrooms upstairs. We know that this currently is an unusual and impractical setup, which is why we'll be hiring someone to change it. The house is listed as "sleeps 16+"... it would be best if some of those were children though. There are 6 bedroom areas which means that in bedrooms or studio style bedrooms, the property will sleep 12 in beds and 16 if you count the futons though. You're welcome to bring air mattresses though and there is plenty of space for pack-n-plays, air mattresses or the like... please note that there will only be 6 "actual beds" though, plus the 2 futons until the extra bedroom has the wall built. PLEASE NOTE that we will be drilling a new well in soon... we're not sure yet when the drilling will start. You're welcome to book and stay during the drilling, but we cannot know for sure when they'll be coming. They will not work over the weekends though. The new well will not effect the water at the property though so you'd have water (with the exception of the day the new well is hooked up... they'll likely be no water at some point during the day the new well is hooked up). Until the new well goes in, the water may have iron/sulfur in it at times. It is treated and safe. The prices are low right now due to this... just wanted any guests staying to know this in advance. Until it is fixed the water may have a sulfur smell to it at times (which is very common in Shenandoah Valley of Virginia). The is completely safe to drink and use though as is. :) The post office is still located in the front of this building (the bottom right corner as you look at the front of the building), but is only in use between the hours of 10 am and 12 noon (Monday through Friday) and 8:45 to noon on Saturday), but it is not accessible from the rest of the property, so you will have the whole property/house to yourself. You may hear the old fashion phone ring through wall and people may come to check their PO boxes, but this is a super small, very rural post office which gets very little foot traffic. The German River is right across the road and on our property which is almost 6 total acres and you'll have access to fish several hundred yards of the German River from our land (fishing license required). The river is also deep enough in a few spots to swim on those warm summer days and the swimming hole is only a 60 second walk from the General Store. Firewood must be purchased on site and may not be brought in by guests or gathered on site from the woods. Just let us know that you want firewood and once it is paid for, we'll give you the key code to where the firewood is stored. There is one fire pit just off the side porch of the house... and then there is another smaller one over by the river. The heat must be left on (at at least 60 degrees) in winter months to avoid frozen pipes. Failure to leave the heat on will result in guests paying for damages from any frozen pipes. Pet(s) are welcome to stay, but there is a pet fee required for each pet(s). The pet fee(s) is $60 per pet, plus tax. This is NOT charged pet night... it is just a one time charge for each pet. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. It always the guests' responsibility to understand where this property is located and the listing clearly states where the property is located. We are not responsible for guests' booking a property in an area that they didn't mean to book in or in a location that they didn't intend to book. We are also not responsible to determine how far the property is from any other location or area (including not responsible for drive time or distances to and from where the guests will be traveling). Please note that you will likely not have cell phone coverage here unless you have Sprint. There is internet though. Sprint is the only provided that works in the area that we know of. So please print or save the directions and our contact info prior leaving cell coverage. There is free parking for up to 8 vehicles. Guests acknowledge that they understand and accept where the property is located prior to booking. This is all we do 24/7 and we want all of our guests to have an amazing stay. We would be honored if you would allow us the opportunity to serve you. Please ask about contract if you are unable to view it. Free check-in ends at 10 pm without a fee of $20 per hour. Weekends (Friday & Saturday nights or Saturday & Sunday nights) require a 2 night stay unless there is only one night available for the weekend you would like to book. All Holiday and JMU special event weekends require a 3 or 4 night reservations. By clicking on pet, you are saying that you are bringing a pet. However, there is no charge added for a pet at booking, which means you will still need to pay the pet fee(s). You will still need to pay the pet fee in order to bring a pet. Beloved pets are welcome, but we do require a Pet Fee, $65 per pet, per stay (this is not a nightly charge though... just a one time per pet fee). Multiple pets are welcome so those with more than one pet are welcome to stay. Rates will vary during peak and holiday seasons. Because this is an old property near the forest, there are things you should possibly expect to find in an older building such as spider webs (we clean them for every guest but they can reappear quickly), ladybugs, critters, flies, insects or stink bugs during certain times of the year. Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival.
