A private self contained studio suite with a private entrance surrounded by native trees and your own view of the bay to the city skyline. The apartment is situated on the ground floor of the building with private access separate from the rest of the building. We live on the first floor of the building. King size bed. Quality linen and towels. Large bathroom. (Shower only) Comfortable sofa lounge ($20 per guest for use of sofa bed). Kitchenette with Delonghi coffee machine, microwave, kettle, toaster and sandwich press (No stove or oven). Reverse cycle aircon. WIFI, ipod/ iphone dock. Exclusive guest Weber BBQ. Front deck with comfortable outdoor setting for lazing and taking in the vista. Recline on the big bed, plump with pillows and cushions, walk the tracks in the local native reserve or wander along the white sandy beaches. Do as little or as much as you want. Walk west 50 metres down to the local track to Port Phillip Bay shoreline, rock fishing. Head east to walk the tracks of Mount Martha native reserve with park and picnic area. 5 minute scenic drive north to Mount Martha Village. Our home makes every day seem like a holiday and the view of the water changes frequently with the time of day and the weather. We welcome you to come and relax whether it be to enjoy the view and the beaches during the spring and summer or cozy up and watch the wild weather cross the bay in the winter. Enjoy! We live on site. The NeighborhoodThis neighbourhood is quiet and surrounded by beaches and bush hills. A short drive to iconic Portsea, Sorrento and Flinders. This area is relaxing and diverse with many interesting activities including, bush walking, golf, charters to swim with the local bay dolphins, historical sites, fishing, exceptional local produce, a vast array of wineries and access to many different beaches all within easy driving distance. Snorkelling, kayaking and paddling areas are all within 5 minutes drive from our property. . The start of the winery trail is within an easy 10 minute drive. Close to Australia's top golf courses. Mount Martha's scenic public golf course is less than 5 minutes drive away. Getting Around Local bus 788 stops within 400 metres walk. It stops at all southern beach towns to Portsea. Guests would need to have their own transport to get to our accommodation from the Melbourne airport. Other Things to NoteTheThis is a NON smoking environment. We own a cat, Monty. The SpaceBreakfast can be provided in the comfortable room, or in the kitchen. Tea or coffee,toast and jam and cereal are available for breakfast. The room is complete with a microwave, fridge, toaster, kettle and a T.V./DVD. There is also information to plan a great stay on the Peninsula. Videos are provided if a quite evenings in, is required. We have good internet access and the room is cosy and warm in the winter and cool in the summer. The home is in a quiet location with covered off street parking and is walking distance to beaches, buses, large shopping centres, restaurants etc. Most other Mornington Peninsula attractions are a short car or bus ride away. The home is surrounded by a beautiful garden. It is a great location for a short, or a long term stay. Guest AccessGuests have access to a shared bathroom, and toilet. They are welcome to use our kitchen and dining room. The garden and outdoor setting are also available to enjoy a coffee, glass of bubbly or a meal outside. The carport with sensor light provides safe accommodation for your car. You can also use the washing machine and the undercover clothes line is handy for drying towels, clothes etc. Interaction with GuestsWe enjoy chatting to guests if they prefer a supportive host, but we understand that others prefer privacy. The NeighborhoodSome of the nearby attractions include wineries, fishing trips, Mornington horse racing events, the Mornington Peninsula Regional Art Gallery, Peninsula Hot Springs, stand up paddle boarding, swimming with the dolphins and learning to scubba dive. There are also farms, golf courses, markets, and horseriding. Getting AroundTo drive to Mornington follow the Nepean Hwy, or come down the Eastlink freeway. A train service is availble from Flinders Street station to Frankston . At Frankston station catch a 781 bus to Mornington. Get out at the corner of Bentons Road and The Esplanade, walk down Bentons Rd first left into Dava Drive and then right into Sunningdale Ave. Other Things to NoteThere is a cafe (Flock) in the next street that makes the worlds best coffee. It is open all day from 6am in the Morning. There is also a pizza shop, Thai restaurant, and a milk bar in this group of shop. The Dava Hotel serving meals and is also a few minutes walk away, they have a bottle shop for a bottle of wine etc. Nearby is a beauitiful cliff top walk that takes you to Mornington. There are exciting shopping precinct at Mount Martha and Mornington just minutes away.

The SpaceAll appliances are brand new, as is the bedding and furniture. A lot of care has been taken to select quality fixtures, furniture, bedding and linen. The house consists of an open-plan lounge and dining area, 3 bedrooms all with built-in robes and a central bathroom. Situated on a quiet unmade road, close to walking tracks in the reserve, it provides a safe environment for children (the property is fenced in). The golf course is conveniently located around the corner, as is the Bowling Club and public tennis courts. The bedrooms configurations are: Bedroom 1: queen bed with built-in robes Bedroom 2: single bunk with trundle and built-in robes Bedroom 3: single bunk with trundle and built-in robes Other features: Reverse cycle air conditioning and heating Brand new 39 inch television, Foxtel and free Wi-Fi Wii with a variety of games (Please note that we do not have a DVD player as Foxtel is provided free of charge. If you want to play DVD's, this can be done by connecting a Mac computer to the TV - a cable is provided for this. This cable is only for Mac's. There are a variety of DVD's at the house to view, so please feel free to use these.) Notes about the kitchen: Unfortunately we do not have a dishwasher at the house. A microwave is available, but please do let us know in advance if you require one as it is not a permanent fixture in the kitchen. Guest AccessLinen and towels are provided for all bookings. Just let us know your requirements in advance so we can ensure we have the most age appropriate items available. Please note that the bathroom only has a shower. There is no bath; however, we can provide a tub to put in the base of the shower if needed. The property is gated and we are happy for pets to stay; however, they are not permitted in the house.

The private apartment is on the ground floor of the building which has its own entrance and balcony. We occupy the first floor. The bay is in full view from the bedrooms and the living area. No matter the weather the bay is right in front of you in all its splendor. It is a very quiet and tranquil location to unwind while watching the ships sail past and the spectacular sunsets. The large balcony offers outdoor dining and sun-lounges, no better place to enjoy the ever changing moods of Port Philip Bay. Private BBQ deck with Weber Q. The SpaceOur BNB is so convenient to everything on Main street, no need to drive. Same goes for the great beaches less than 10 minutes walk. Your room offers air conditioning, heating, overhead fan, mini frig. and microwave, and everything you need for a comfortable self contained stay. We provide continental breakfast, tea, coffee, milk and fruit juice. The couryard is a pleasant area to spend an evening, or during the day under the big umbrella. If a family wishes to stay we have plenty of beach toys, igloo and beach chairs. Guests are welcome to breakfast in our kitchen/dining area. Courtyard as mentioned. Separate bathroom and toilet is accessible through an outside door. It will be up to our guests whether they wish us to stay in background or meet up with a talk when day is finished. We will be around to answer questions and help make their stay as friendly as they wish to make it. There is so much to do on the Peninsula. We have some golf clubs available if you want to try golf, mens are left hand, ladies right hand. Do not forget the Wednesday street market, also a big market at Mornington Racecourse every second month. There is bus which can take you all the way to Portsea or Sorrento, and places in between. i have timetables. Also a regular service to Frankston. Guest Accessguests will have access to dining area and courtyard, bathroom and toilet. Interaction with Guestsas much or as little as guests would like. The NeighborhoodOur neighbourhood has clean safe beaches. You would be overwhelmed on Main street with eateries of all kinds and prices. Breakfast seems to be a huge drawcard in any weather. Australia Day long weekend a huge firework display which can be seen from our driveway, or a short walk to the beach to get the full display. In Winter, dress up in warm clothes, go walking, sight seeing, visit wineries. Cafes have those huge heat lamps for eating on the pavement area. If you like golf, and we have golf clubs available, i think there are 19 golf courses within half an hour. I have tried most of them. Getting Aroundthere are buses from Mornington to Portsea, i have a timetable if your prefer to do this. Other Things to NoteWe have available a fold up cot.

The SpaceOur property is set on 2/3 acre surrounded by bush and birdlife with views to the bay & Melbourne CBD. It's a peaceful haven, a base from which to explore the wineries, beaches, shops & galleries on the Peninsula. This large, bright and airy room is accessed via your own private entrance. It adjoins the house but is completely separate. The King size bed is supremely comfortable and has been described by guests as 'sleeping on a giant cloud'. We recently built a spacious, luxury ensuite bathroom complete with rain-shower head. Outside we have a beautiful, big, north facing deck that is available for shared use. It looks out over the back garden all the way to Melbourne CBD (you can see the twinkling lights of the city at night) The in-ground swimming pool, accessed directly from the guest room, is also available for guest use. The large self contained room with bathroom & kitchenette, pool, deck (with BBQ) and back garden. We are a family of 4 with two lovely, friendly dogs. We are an active outdoor family so we are regularly outside enjoying our spaces. We invite guests to interact with us if they please or they can choose privacy and utilise the indoor spaces or get out and about and explore the gorgeous Mornington Peninsula. Mt Eliza is an exclusive suburb on the Mornington Peninsula...renowned for it's wineries and beaches. The beauty of the area is that it feels like you are in the country yet only 5 minutes drive to the beach. Our local shopping village is full of cafes, restaurants, fashion boutiques, home wares stores and supermarkets. It's a 3 minute drive or 20 minute walk - if you are willing to brave 'heartbreak hill'! Alternatively, Main Street Mornington is only a 7 minute drive further south and has a huge array of bars, restaurants and boutiques as well as the fabulous Mornington Cinema which is owned and operated by a local character and still has much of the charm of the old style cinemas, missing from today's multiplexes. For families travelling with babies, we have a porta cot & high chair available for your use. We have two lovely dogs - a rescue greyhound and a Shitzhu. The oddest couple you'll see! They are very friendly and love a pat whenever they can get one. Guests are welcome to use the private suite, the pool and the deck with BBQ. We also have off street parking for guests. This is our home and we come and go running kids to activities and generally getting out and about. When we are home we use our home to it's fullest which means we may be sitting on the deck, swimming in the pool or pottering in the garden. We are available and happy to interact with guests as much or as little as they like. Mount Eliza is a gorgeous beachside town and is essentially the gateway to the Peninsula. Only 50 minutes from the CBD but you will feel a million miles away. It has a very laid back country sensibility. The Peninsula is renowned for it's wineries, restaurants and beaches. Some of Victoria's most famous beaches, Sorrento & Porstea are 30 - 50 minute drive away. There are both protected bay & surf beaches - something for everyone! Unfortunately public transport is not particularly good down here and Cabs are hard to come by. It's definitely recommended you have a car. The SpaceWe have 2 lovely rooms with queen size beds in a separate house wing on a picturesque 20 acre hobby farm. They are listed separately as Farmstay in Moorooduc-Classic Room and Farmstay in Moorooduc-Garden Room. Both have wardrobe space and have heating/cooling. The Classic Room is carpeted and the Garden Room has a floating floor. We are an allergy conscious family and both doonas are non-allergenic. The house is nestled into a beautiful garden which has been featured in Open Gardens Australia and we have a lovely indoor/outdoor spa with private courtyard and lounge area which is your area to enjoy while you are here. Tea and coffee facilities are provided. We provide breakfast of muesli, fruit, toast and spreads and are happy to cater for special dietary requirements. You can also enjoy our wetland area with nature walk and picnic and campfire area. On our property we have very interesting 'dorper' sheep that shed their wool rather than needing shearing so that they constantly have little bits of wool hanging off their backs. They look so funny. We also have chooks that provide us with lots of yummy fresh eggs and a big vegetable garden that, in season, provides us with nearly all our needs. There's nothing like a freshly picked ripe tomato! Our property is situated between the Peninsula's 2 Antique hot spots, "The Bottom Drawer Antique Centre" and "Tyabb Packing House" Mornington is only 10 minutes away and offers plenty of choice in restaurants, cafes and boutique shopping; and the Peninsula's galleries, wineries, golf courses, hot springs and beaches are so close, you will most likely spend your day exploring all they have to offer and come home to flop into your nice comfy bed. We're happy to help you plan your day and assist where possible. You do need a car to get here as there is no public transport. We are, however, very close to Peninsula Link so we are easy to find. We look forward to hosting you soon. Other Things to NoteYou will generally have the whole end of the house to yourself but as it's still part of our home we will need to get things from there from time to time.

Wi fi available So much to do in this area even in spring time, its only 22 minutes to Hot Mineral springs, (Yes 22, as I go there quite often and I love it. I can highly recommend that.) Dromana estate, where you can taste some local wine and also have nice lunch is 5 km. Apart from Dromana, there is at about 50 other wineries, all of them in lovely surrounding, tasting, lunches etc. Ferry in Sorrento is 30 minutes drive, than you can take the ferry to the other side - Queenscliff. You can browse historical town there, visit Point Lonsdale and still come back in 1 day. Or you can cross the ferry with you car and drive down there to see 12 Appostoles and other formation. At RTHURS Seat there is always amazing view, but just before sunset, you can see there between 20 and 40 kangaroos every night There is also nice walk at Briars, 4 km from my place, than boardwalk along Balcome creek, lots of wattles in bloom at this time of the year, lovely walk above the cliff in Mornington, than walk along Mills beach and you can end up in Mornington.q Monington is full of little caffee places ,, adorable restaurants like Kirk along the beach , whatewer takes your fancy,. I can add lots of valuable advises when you get yo my house and supply maps of the area. Its only 22 min to Hot nmineral springs in Rye, I can highly recommend that. Deomana estate, where you can do tasting and also have lunch is obly 5 km from my house, but apart from that, there is 50 others to choose from, all of them in lovely hilli surrounding, you can taste wine, have luch, at some places even horse riding is involved. Another nice spot is Cape Schank with Bushrangres bay for lovely walk, but its possible walking around rocks, when the tide is low and you would be able to see beautiful Cape Schank is also very nice rock formation full of water. lowly when the tide is low , so much to see in the water . Mornington is also word mentioning, lovely views, lots of nice little restaurants I big one straight on the esplanade. Just come and I will give you more advise. Looking forward to meeting you. The SpaceThe Garden Room is spacious, has both central heating and airconditioning, a walk in robe, and a floating floor and microfiber doona for the allergy conscious. The room overlooks our garden and paddocks and it's not unusual to wake up to see eastern rosellas pulling up our lawn or tiny birds playing in the bushes. This is one of 2 lovely rooms with queen size beds in a separate wing of our home on our picturesque 20 acre hobby farm. It's the ideal setup for 2 couples to enjoy time away together, relax with a glass of wine in the spa and enjoy great conversation. However, if only one room is booked we don't book the other so you can have complete privacy. We provide breakfast of toast, home-made spreads, fruit and muesli and we're happy to cater for special dietary requirements. The house is nestled into a beautiful garden which has been featured in Open Gardens Australia. On our property we have very interesting 'dorper' sheep that shed their wool rather than needing shearing so that they constantly have little bits of wool hanging off their backs. They look so funny. We also have chooks that provide us with lots of yummy fresh eggs and a big vegetable garden that, in season, provides us with nearly all our needs. There's nothing like a freshly picked ripe tomato! With all the Mornington Peninsula has to offer you will most likely spend your day exploring, come home exhausted, recoup in the spa and get ready for another adventure with a deep sleep in your comfy bed undisturbed by the country silence . The name, Woodland by the Bay, is derived from the adjoining wooded reserve which is home to a vast variety of native birds as well as swamp wallabies, koalas and kookaburras. Derek and Stella are the hosts of Woodland by the Bay. Derek enjoys going to the gym and cycling. After a 20 year career in the Australian Navy, Derek successfully established a business in the Food and Hospitality Industry. Stella, originally from Limburg Holland, also enjoys cycling alongside Derek as well as gardening, learning languages, drawing and water color painting. Stella now takes great pleasure in looking after the comfort of her guests. Stella has had 11 years of experience in the Food and Hospitality Industry. Inside the open plan living area, there are tea/coffee facilities, with a lounge/dining area, as well as a tv, vcr and climate control. There’s also a menu to pick your breakfast from, so you do not need to lift a finger in the morning! Woodland by the Bay has two bedrooms, in each room is a lovely Queen sized bed with quality linen covers.
