The charming town of Phoenicia is just minutes away for world famous tubing and fly fishing on the Esopus, fabulous dining at the Phoenicia Diner, pancakes at Sweet Sues, amazing pizza at Brio's or margaritas and Mexican food at Alamo. Enjoy skiing within minutes at Bellayre, Hunter, Windham or Plattekill.
Here are a few things to note for 96 Tonisgah Road in Phoenicia, NY 12464:
1.Any emergencies, please dial 911, or call us on our cell, (PHONE NUMBER HIDDEN). The address is 96 Tonisgah Road, Phoenicia, NY 12464, and the phone number at the house is (PHONE NUMBER HIDDEN).There is no cell service in most of the Catskill Park. The phone service at the house is unlimited local and long distance for US only. You will be responsible for any directory assistance and foreign calls made- including Canada. Foreign calls can cost as much as $3-$4 a minute.
5.WE HAVE A SENSITIVE SEPTIC SYSTEM WHICH MEANS ONLY TOILET PAPER AND YOUR BUSINESS GOES DOWN THE TOILET. NOTHING ELSE!!
6.This is a NON-SMOKING house. If you smoke outside, please extinguish with water and throw away the butts in the garbage. Also, please do not use/ burn incense.
7.We provide tea lights for our guests. Please do not burn incense or other candles. Citronella candles for outdoor use are ok but please put a dish under the candle to protect the furniture and wood outdoors.
8.Please use coasters and mats with dishes and glasses on all furniture at all times. Liquid and heat will ruin the finishes on all furniture. Do not place anything hot/ wet on any of the wood furniture and especially on the dining table in the kitchen. We have mats and hot pads to use if needed.
9.Please do not use the rough side of the scrubby pad on the fridge or the appliances or white kitchen dining table. If you need to wipe a spill, please use only paper towels, soft side of the sponge or a dishcloth and we can take care of the rest. And if you spill food in the oven we would appreciate it if you could wipe it up as baked in spills are difficult to clean!
10.For garbage/ recyclables, please bag your garbage, separate your recyclables and we will remove it for you. Do not leave garbage outside, as it will attract bears and other creatures! Empty all liquids and rinse out all containers with water.
11.Please leave used towels hanging in the bathroom(s). If you need more towels, please let us know. Please do not remove the towels from the house or use for your pet(s).
12.If you bring a pet, please pick up their waste from the yard and place in the garbage- DO NOT FLUSH DOWN THE TOILET!!
More on pets: Pets are permitted in house only with prior approval from the homeowner. All pets must be with owners at all times. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. Owners must bring pet bedding and are not permitted to use the towels at the house for their pet(s). All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Please bring your own bedding and towels for your pet. All items above are the sole responsibility of the pet owner. The owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises. If you are bringing a pet you must email the owner to state that you will comply with our pet rules(URL HIDDEN)13.Do not leave the screen/ porch/ deck doors open while you are sleeping or out of the house. Please close doors firmly.
14.Please do not use the grill on the decks. If you want to grill, use the outdoor grill (bring your own charcoal) and do not use the indoor grill on the kitchen range.
15.Please do not sit or lean on the railings on the decks.
16. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
Please respect our neighbors property and privacy and obey all "no trespassing" signs. The yellow marked state lands on the high side of Tonisgah Road are free to walk on as much as you wish. There is a nice trail behind the main house - (on top of the hill but you have to access it through the state land - please do not go up the driveway or near the house on the hill) – one that goes to the stream and waterfall (to the right) and another will take you up the mountain (to the left). There is also a nice stream along Tonisgah Road that has some nice spots. The rest of Tonisgah Road past our driveway after the bridge is all private land and off limits. If you trespass past the little bridge you may be subject to our neighbor's no trespassing and they may take action against trespassers.
NOTE: in the winter if there is snow, the private road will get plowed but we cannot guarantee it will be at your convenience. We will do our best to plow a walk way in the snow and provide an area for a car to park near the door. When the snow plower comes by, the snow from the plow may pile up and may need to be shoveled out. We will do our best to take care of this for you but again, can't guarantee it will be at your convenience. There should be a shovel at the cottage and hey, it's great exercise! Do not park your car on the road as it will block other cars and the snow plow.
•Since we are located in a privately owned area, you may be stopped by our neighbors and asked who you are. Please tell anyone who may ask that you are staying with Anne and David.
