The SpaceIMPORTANT NOTE: You do not need to ask if the rental is available. The calendar tab above is accurate. The studio apartment is private, and quiet. The retro modern apartment occupies the entire bottom floor of a 4 story private home. The home is on a street called Vista De Valle which translates into "Valley View" The house is on a hill overlooking Tennessee Valley in the Marin Headlands in the Golden Gate National Recreational Area. The windows look out towards trees and the hills of the Marin Headlands. The house is just a few doors down from the end of the street that opens up right up into the Marin Headlands. The apartment has its own separate entrance and staircase from the street. You have your own private deck outside your door. The tempurpedic style memory foam queen size bed is very comfortable. The bed is in it's own elevated space off the studio floor so the unit is more like a 1 bedroom because the studio space is clear and open with plenty of room even with a couch and dining set. The kitchen is well appointed to make any size meal. It has a gas stove, oven, microwave, toaster oven coffee machine, and full size refrigerator. The bathroom has a shower but no tub. The living area has a couch that could be slept on but would not be ideal for a tall person. For families with small children we offer a collapsible "Pak'N'Play" crib at no additional charge. We can also offer an additional inflatable double bed for larger groups. You have your own private staircase on the other side of the house from our entrance. The staircase winds through a garden from the street above to your own private entrance on the bottom floor. You will be staying in a National Park with the same designation as a place like Yosemite or Yellowstone, yet you will only be a 10 minute drive from San Francisco. Walk out the door straight into the National Park and hike on any of the dozens of trails to the nearby beaches, valleys, the Golden Gate Bridge, and horse stables. The horse stables are just a 15 minute walk away. Sign up to ride a horse into the 10,000 acre National Park that will be your back yard. Hike to a spot where you can look down on the Americas Cup Yacht Races this summer. Easily drive or take public transit into San Francisco. If you work in San Francisco but would rather stay in a peaceful setting there is convenient public transit nearby to take you into the city. Go sailing or have a fantastic meal in Sausalito. Check out Muir Woods National Monument and Stinson Beach. Or drive 40 minutes north to the heart of the wine country to go wine tasting and take in the views. Mill Valley and Vista De Valle is located in a very convenient location to see both SF and the beauty surrounding it. There is no shared space. The SpaceOur beach cottage is a one-bedroom oasis of quiet and beauty. Built in Japanese farmhouse style, it overlooks the surf at Muir Beach, California. It's hard to believe this unique property is just a 20 minute drive from San Francisco. Just below the house is Little Beach, ideal for swimming, crab fishing and kayaking, and there are beautiful hiking trails to Mill Valley, Slide Ranch and Sausalito. Green Gulch Zen Center and gardens and Muir Woods are nearby. Stop by the popular Pelican Inn for a pint, just a short walk away! The house features a queen-size bed and double sleeping loft (appropriate for teenage children) . a large wood-burning fireplace, library and DVD player, lots of good books and films, a keyboard, resident deer, and sea views throughout the property. The kitchen is stocked with a gas stove and oven, microwave and toaster. We have boogie boards and crab fishing gear for your use. We have had many guests from the East Coast, including a professor and his family, who came in July and liked the place so much he returned for New Year's. The SpaceDistressed wood floors throughout an open layout, with lots of natural light and a wood burning fireplace, skylights, large deck, and ocean view. The main level has 2 bedrooms, 2 bathrooms, kitchen, dining room, living room and nook. Bedroom #1 has a full size bed with an additional loft sleeping area. Bedroom #2 has a queen size bed with private bathroom. Upstairs has 2 bedrooms, The master bedroom has a queen size bed, private bathroom, deck and ocean view. The other bedroom has two twin beds. There is an in-law unit and cabin located on the property that are rented by long-term tenants. Since they are separate from the main house there is complete privacy. Guest AccessGuest will be provided with basic amenities, such as towels, toilet paper, soap, paper towels, dishes, pots & pans, flatware, and a BBQ. There is no TV in the house. The property is situated on approximately 1/3 acre, is fenced and has beautiful wild flowers and large garden area. House guests share the yard with the other long-term tenants. Interaction with GuestsI generally try and meet each guest shortly after they arrive to give an orientation of the house and neighborhood. I am usually available to take a short walk around the neighborhood to share the local pathways and knowledge. This is optional, but highly recommended. I do not live on the property and will not be present during your stay. The NeighborhoodThe Golden Gate National Recreation area is your back yard. 5 minutes to Muir Woods, 10 minutes to Mill Valley, 20 minutes to the Golden Gate Bridge. Miles of trails to hike and bike. Enjoy the natural beauty of Muir Beach, Muir Woods, Stinson Beach, Tennessee Valley Beach, Mt. Tamalpais, and Pt. Reyes National Seashore. Spend the day in Sausalito, Mill Valley, & Tiburon. Enjoy a ferry ride to San Francisco. Getting AroundThis is a remote location and it is recommended that you have a car available during your stay. Public transportation is limited.

The SpaceThe Space This is an in-law suite with its own separate entrance independent of the main house. Architecturally interesting; it has floor to ceiling glass walls, heated concrete floors and has a palette of warm colors-golds, oranges, yellow. The bed is queen size with an additional futon couch that also makes into a double bed in another area. The expansive views from the room are of the Pacific ocean, Coyote and Diaz Ridge which are also good to hike. This room is comfortable for 1 or 2 people, but can sleep 3, but very snug. 3rd person best if it is a child. This unit has a KITCHINETTE only: No stove or oven in this unit- sorry! *toaster *coffee maker *electric tea pot *microwave *mini fridge *Blender *utensils & dishes *Apple TV (with free movies on us) : ) Since there aren't any streetlights, it can feel darker than dark on the roads the first time here. Please drive safe. Our grounds are pretty well lit if you do arrive after dark. We are always available by text & cell phone for any questions or needs. NOTE: Please see *Extra Details* section below for specific directions on finding the room. And see "Other things to note" and "House Rules" The Muir Beach community is a small tight knit colorful community of 155 homes of artists, families dog and nature lovers. It feels very safe and wonderfully removed from the rest of the world. We don't have public transportation at this time at Muir Beach. There is one restaurant, The Pelican Inn, which is 1/4 mile from the house. They have pub food and a regular menu for lunch and dinner. On the weekends they have a buffet brunch. The other options are to drive 10 minutes up the road to Stinson Beach for restaurants and small grocery market. Or drive 15 minutes to Mill Valley or Sausalito for a range of cuisine and a variety of grocery stores and gas Guest AccessGuests have access to the hammock, hot tub, high peed internet, Apple TV movies. It is a 10 minute walk to Muir Beach from your door. Interaction with GuestsOur interaction with guests is low due to the fact that we hike, work, play and travel a lot! Sometimes we are not here to greet guests. I like to check in with guests via messaging before they arrive and make sure they are clear on directions, parking and how to locate the room. If you arrive after dark please let us know since there are no streetlights and it can feel darker than dark on the roads the first time here. Our grounds are well lit though...We are always available by text for any questions or needs. The NeighborhoodThe Muir Beach community is a small tight knit colorful community of 155 homes. Many of the residence live at MB full time, so it does not have that vacation rental kind of feeling. You will find friendly neighbors that are artists, dog lovers and nature lovers in our circle. It feels very safe and wonderfully removed from the rest of the world. Getting AroundThere is not any public transportation. You will need a car to get around. Other Things to Note***Important: Parking: Once you drive down the steep driveway, you will see a parking area on the right. Please park in front of the guest parking sign leaving enough room for 2 other cars to park next to you on your right side. WHERE IS THE GETAWAY? Once you get out of your car you will be facing a grassy area. To the left of the grass is a gate which you will take down a flight of stairs passing the hot tub and hammock. At the end of the deck you will see another gate. Once through, you will see inside the room. The window you are looking through has a dark handle. The wall slides open and you are in : ) There are towels for shower and hot tub in the room along with coffee and teas. The room can be bright, we have community eyes shade, but if you like you can of course bring your own if you are sensitive to light. IF YOU ARE ARRIVING AT NIGHT: It is dark here in the woods! Please bring a flashlight or, let us know so we can help you. There are some lights on the path, but might not be enough for some people to feel comfortable finding their way the first time. The SpaceMagical Muir Beach Getaway Just steps from the beach. VIEW, VIEW, VIEW! Every guest has commented on how the view is even better in real life and how they have had the best sleep in years! Could be the sound of the waves, or view of the sunrise on the water upon awakening and because the property consists of 2 acres of bird and animal life, the singing birds are a daily alarm clock. One thing is for sure the view and location is amazing amazing! A guest mentioned recently the reason he thought the view was strikingly unusual from the unit because you can see the back of the wave as well as the front, so from the unit not only is the view the length of the beach and the coastline stretching to SF (including views of SF) but what's really remarkable is you see the back of the wave as it forms and the front as it crashes, it's a very unique view point. And to see the SF lights at night is fantastic! Walk to the beach, world famous Zen center, bike and hike on Mt Tam! Muir Woods is two miles away and San Francisco is a 30 minute drive. From the bedroom and tiled outdoor sitting area view San Francisco and the SF lights at night. View the beach and ocean from every room. Fall asleep to the sound of the ocean waves! One bedroom apartment (in-law) is a complete unit, not a studio or share, the one bedroom unit has a nice size living room, bedroom with queen size bed, full bath with claw-foot tub and shower, full kitchen. This is not a share unit, it is a fully equipped one bedroom unit. Living room equipped with TV and DVD player, games and wireless internet. A variety of snacks are complimentary, sometimes more sometimes less. :) The kitchen is fully equipped with built-in cooktop and countertop oven (new technology). The bedding is quality with 500 + count 100% cotton or cotton linen mix. Beach towels and chairs and ice chest are in the unit for your use and miscellaneous bath products; help yourself!. Coffee and a verity of teas are complimentary. Guest AccessYard, house and miles and miles of parkland! Interaction with GuestsI like to give guest complete privacy, but don't hesitate to ask if anything is needed, or would like to hear stories about the area or neighborhood. The NeighborhoodVery friendly and wonderful! Getting AroundWe have Uber in the area now! Take ferry to and from SF and uber around without dealing with San Francisco traffic or costly hard to find parking. Plenty of parking at the house and throughout Marin (public places), but SF is tough. Other Things to NoteThe road is a two way one lane road and common throughout Marin. It is flat, so not as bad as other areas. The place has plenty of parking and this is uncommon for Marin / Muir Beach!

The NeighborhoodThe house is located in a quiet neighborhood very close to hiking trails in the Marin Headlands. Wildlife abound in the area and there are ample opportunities to explore the outdoors, while you are also close to the excitement of San Francisco. Other Things to NoteOne room has a queen bed, one room has a toddler bed, and one room has a crib for a baby. There is also a couch with a fold out full bed downstairs, as well as a queen size blow up bed.

The SpaceThis is a cozy bedroom (full-size bed) in a cabin/house in the woods adjoining Golden Gate Recreation Area. There is a deck just outside the door to the bedroom overlooking a canyon and creek. The deck has a lounger on it that you are welcome to use. There bedroom has a full bath (shower only). There are quite a few stairs leading down to the room, so if you're not comfortable climbing stairs this may not be the spot for you. There's also a tea maker in the room and herbal teas and Starbucks instant coffee that you can enjoy on the back deck while you relax :-) Guest AccessPlease park in the driveway spot next to the garage. If for some reason there is a car in this spot when you arrive, just park in front of the three car garage. To enter the room take the stairs down to the main entrance then take a LEFT through this little gate and follow the stairs down along the side of the house. At the bottom you'll be on the rear deck and the entrance to the room is next to the hot tub. Interaction with GuestsWe'll give you complete privacy unless you need something from us :-) We're pretty busy so we're often completely out of the way. We've made the experience as turnkey as possible so you may not see us at all. The NeighborhoodOur corner of Mill Valley is a charming neighborhood just 10 minutes from downtown Mill Valley and 30 minutes from downtown San Francisco. Getting AroundThe best way to get around here is by car. Though there are great hiking and mountain biking trails just 5 minutes from our house (walking/biking). Other Things to NoteOur home is in a canyon, so expect narrow and twisty roads on our way to our home. When you arrive, you'll see our house is on a VERY steep hill which means there are 40+ stairs between where you'll park and the room. We are early risers and have a two year old which means that we'll likely be in the kitchen between 6 and 6:15 in the morning for breakfast. The guest room is downstairs and we'll be as quiet as possible but you may hear some noise.

The neighbors and their pets (dogs) are friendly and enjoy. It is steps away to Muir Beach and Muir Woods, and incredibly hiking and biking. An easy 20-30 minutes to Mill Valley, Tiburon, Sausalito, Stinson Beach and the Marina in SF. About 1 hour to the Wine Country. Other Things to NoteThis is NOT A PARTY HOUSE. This property is entirely a smoke free & pet free home. Please let me know at what time you expect to arrive on your date of check in when you send a message or inquiry. I will have someone meet you upon check in. There is an additional $25 fee if you arrive between 9-11pm, and an additional $50 fee if you arrive between 11pm-1am. IMPORTANT: As you know California is going through one of the worst droughts in history, and the outer areas of SF are really impacted. Please respect the water conservation efforts.

        The SpaceThis hillside home is built on 3 levels with two spacious decks with panoramic views of Mt. Tamalpais and the Muir Woods Valley. The upper deck has lounging and outdoor dining furniture and the lower deck features a lounging area and hot tub. Kitchen is fully equipped for home cooked meals and the dining table seats 6. There is a TV entertainment area on the landing on the second floor. The home has a washer dryer and central heating, though the lower floor is heated by a Yotil gas stove. The three bedrooms all have mountain views and include one Cal-King bedroom, a Queen bed in suite with a shower bathroom, and the smallest bedroom has a campaign or day bed that has two twin beds. The Cal-King Bedroom and the small bedroom share a bathroom with shower. There is no bath tub in the home. Interior has wall to wall carpeting. The home is private and retreat like. There is abundant wildlife in the area including deer, coyote, bobcat and resident and migrating raptors. The home is a 10 minute walk down hill to Muir Beach and a 5 minute walk to the Muir Beach overlook. Guest AccessTravelers have access to the entire property with the exception of locked cabinets. The area has world class hiking and mountain biking and the communities of Mill Valley, Sausalito and Stinson Beach are but 20 minutes away. San Francisco is 35 minutes away. AirBnB makes it difficult to have a conversation with potential guests because it wipes phone numbers from early communications. But I wish to make sure that I can address all questions from your end and make you aware of property restrictions on my end before we book. So, here's what I'll do. I'm including here our rental agreement that we use for all our guests we book with another listing service. It will tell you about the terms and conditions, rules etc. that are important to us. Obviously, because yours is a tenancy through AirBnB, we will abide by all AirBnB terms for dates, cancellations, refunds, and dispute resolutions. But you should know what we expect from guests. And, if you wish us to finalize this booking, you must explicitly agree to our rules and terms of stay before we can hold the dates for you. Please reply by email on AirBnB to agree to our rules. The following is a brief outline of concerns from our end, restrictions on the use of the property and things to watch out for. I want you to know about these in advance so you can make the best decision for your vacation stay. Following that is our boiler plate rental agreement. Restrictions: CAUTION: THE HOME HAS A SEPTIC SYSTEM. Plumbing repairs to clear blockages can be very expensive (last time about $500). If blockages enter the leach lines it can be 10s of thousands of dollars. I want you to know this because anything other than #1, 2, or TP in the toilets can easily cause a blockage. Parents of young children: toilets are NOT a toy. Baby wipes, cottonballs, diapers, feminine hygiene products, cue tips, face tissues, etc. must not be put in the toilets. They must be put in the trash. Each bathroom has a waste basket for trash. The kitchen and bathroom sinks likewise can only take rinse water. There is no garbage disposal. So please exercise caution with the septic system and brief all guests on its proper use. We insure that the toilet and sink lines work well before each change of guest. We will hold guests responsible for clearing blockages or any damages to the system. We schedule regular maintenance to the septic tank as advised by the manufacturer but abuse of the system can damage it. Kitchen faucet. ADVISORY: A previous guest has damaged this faucet handle by cranking it around. It needs to stay in the up position and hot water is located at 1:00 to 2:00 and cold water at 10:30 or 11:00. Do not crank the handle around. If you do not get hot water immediately, give it time. It has to come all the way upstairs though the system. Guests and plumbing Because of the plumbing we also cannot have heavy use of the system, hence the number of overnight guests in the home is a strict 6. NO LARGE PARTIES. Day guests up to 14 in number, and up to 10 p.m. are allowed but they should ALL be briefed on the plumbing. We also have this rule because the community is a residential neighborhood and big parties and noise after 10 p.m. may adversely impact our ability to continue renting for vacation guests. Please respect our neighbors. We have standard American kitchen amenities and there are spices, sugar, ketchup, mustard, vinegar and olive oil on hand. We provide a host basket of eggs, milk, butter, coffee, black and green teas, a bottle of wine, chocolate, a breakfast bread and apples, citrus and bananas. We recommend that you bring groceries in with you because it is a minimum 20 minute drive to the nearest markets: Molly Stones in Sausalito, Whole Foods and Safeway in Mill Valley. Weekend traffic can be difficult. The home has wildlife very close. You may see bobcat, coyote, fox, many hawks and jackrabbits. We ask that you do not leave food out and encourage wild life. ABSOLUTELY NO PETS: no visiting pets. We advertise our home as “no pets” and owe it to our sensitive guests and workers who have allergies to deliver a completely “pet clean” home. There is also no fenced yard or safe place to keep pets on our property. We also have a fox family that lives very close and helps keep down the gopher and mice population. We would not wish to lose this natural form of pest control to displacement by aggressive dogs. Our fox friends delight guests who often see them playing together or hunting the hill. Please tell your guests and visitors they must leave their pets at home. There is parking for 2-cars one behind another in the gravel drive. There is also street parking available. The area is also a high fire danger area quite near a national monument forest so there is NO SMOKING of any kind in the house or grounds, no vaping and no barbecuing, nor open flame candles. ADVISORY: Please be aware there is a utility meter sunk in one corner of the driveway. Use caution entering or leaving the driveway as driving into it could damage your vehicle. Slow and easy always. ADVISORY: The home is NOT CHILD PROOF. There are fragile objects and delicate surfaces throughout the home. You will need to exercise care in stowing away things you wish to keep from kids. We have installed a child proof lock on one closet for you to stow breakables and dangerous stuff, cleaners etc. You are responsible for removing all hazards to children. ADVISORY: Do not take our bath towels outside the home. Beach tar does not wash out of towels and we will charge for replacements. Also, please help us conserve water and energy by using only towels laid out for your party. We put out several wash cloths, hand and body towels plus a spare towel per bathroom. USING THE HOT TUB: Hot tub and other rules and information are listed in the white binder in the home. Please follow all rules. Children (under 13) are NOT allowed in the hot tub. The presence of an adult (over 21) is required at all times during use of the hot tub. Improper use of the hot tub can result in extra charges. Draining and cleaning the tub runs around $180.00. Please clean sand from feet before using the hot tub. It is recommended to take a cleansing shower before tubbing. Cell phone service in the area is poor. But you can log onto our LAN and access phone services from your computer or other device. You may use the land line in the home for emergency and local calls. Toll calls and long distance are blocked. Also, the 3rd bedroom has 2 twin beds in a day bed set up. They are designed to work as twin beds, not as a double bed. Stairs. The house is built into a hill and has stairs down to the front door and several sets of stairs inside. It is not ADA compliant so you should consider the mobility and comfort of your companions before deciding to rent. The following is our boiler plate contract. Please review it and feel free to ask questions before you agree to rent. Again as to cancellations, deposits, damages and dispute resolution we will abide by all Airbnb requirements. Guest`s payment of deposit, rent, or taking of possession of the vacation property after receipt of this agreement is evidence of Guest's acceptance of this agreement and all of its terms. 1. PREMISES. This Agreement is entered into for the short-term occupancy of the property described in the reservation invoice. 2. TERM. The term of occupancy by a Guest is based on the agreed term listed in the reservation invoice. The term shall commence at 1:00 p.m. on the Check-in Date, and shall terminate at 11:00 a.m. on the Check-out Date. 3. OCCUPANCY LIMITS: • Maximum Occupancy: The maximum occupancy for the Premises is no more than 6 persons. • Additional Guests: Should Licensee wish to entertain or invite additional persons on the Premises, Licensee shall make a written request to Licensor no less than five (5) days prior to the Check-in Date. Licensee's request may be denied by Licensor in Licensor's sole discretion, and the lack of a response shall constitute denial. Under no circumstances shall any approved guests stay later than 10:00 p.m. Day use up to 12 persons. No people beyond that. • Minimum Age: The person signing this agreement must be 30 years of age or older and must be one of the Licensees throughout the Term. 4. RATE/BOOKING CHARGES: As consideration for use of the Premises during the Term, Guest agrees to pay Licensor total booking charges listed in the reservation agreement. 5. DEPOSIT AND PAYMENT SCHEDULE: • Initial Deposit: Guest shall pay an initial non-refundable deposit in the amount of twenty-five percent (25%) of the total Booking Charges at the time of booking (the “Initial Deposit"). Unless otherwise agreed by Licensor, the Initial Depositshall be paid on the VRBO website property #625038 via Visa, MasterCard or Debit card (“Major Credit Card"). Guest understands that occupancy dates are not reserved or confirmed until Licensor receives the Initial Deposit. • Remaining Balance: The remaining balance of the Booking Charges (the “Remaining Balance") shall be due sixty (60) days prior to the Check-in Date. Guest agrees and acknowledges that the Remaining Balance will be automatically charged to Guest's credit or debit card sixty days prior to the Check-in Date without further notice unless prior arrangements have been made in writing for payment by check, wire transfer or cash. • Additional Payment Terms: If Guest's reservation is made sixty (60) days in advance of the Check-in Date or less, the Booking Charges shall be paid in full via Major Credit or debit Card. In no event will Guest be given access to the Premises until the Booking Charges are paid in full and cleared by Licensor's banking institution (and the full security deposit is received, if applicable). • Method of Payment: By entering into this Agreement and providing Guest's credit card information, Guest expressly authorizes Licensor to charge Guest's credit or debit card as set forth herein, and acknowledges that any such payment(s) will be automatically charged without further notice to Guest. All payment(s) shall be non-refundable unless otherwise expressly provided herein. Guest will pay Licensor a charge of $30 for each returned/dishonored check. A processing fee of 2.75% will be included on reservations paid in full by credit card. 6. CHECK-IN / CHECK-OUT PROCEDURES: • Check-In Procedures: Prior to arrival, Licensor will transmit to Guest instructions regarding obtaining access to the Premises. Upon entering the Premises, Guest agrees to follow all check-in procedures provided by Licensor, to call Licensor to confirm successful access, to examine the condition of the Premises, and to immediately notify Licensor in writing if the Premises or any of its contents are not in operating condition or are in disrepair. Licensor may contact Licensee or stop by the Premises within 24 hours of Licensee's arrival. • Check-Out Procedures: Guest shall review and comply with all check-out procedures provided by Licensor. • Forgotten Items: Licensor shall not be responsible or liable under any circumstances for any personal belongings, valuables or other items forgotten at the Premises or left after check-out. 7. AMENITIES: • Generally: Linens and bath towels are provided by Licensor. Internet access is password protected (with access code provided prior to/upon check-in). To the extent practicable, the Premises will be fully furnished prior to check-in. However, there shall be no refunds or discounts if any amenities are not available or are inoperable. Use of the Premises and all amenities shall be subject to the Waiver and Release of All Claims, Assumption of the Risk, and Indemnification (the “Release") attached hereto as Attachment B, and incorporated herein by reference as though set forth in full. • Food Left by Prior Guests: Please note, on occasion prior guests may have left partial containers of condiments, spices, etc. Licensor assumes no responsibility for the quality or contents of any food products left on the premises, and Guest's use and/or consumption of same shall be at its own risk and the risk of any guests. • Particular Amenities: Guest understands the Premises may not have all items Guest is accustomed to having in its own home. Any specialty or particular items Guest is accustomed to using should be brought by Guest or purchased locally. • Missing Items: Guest shall be responsible for the actual cost to replace any supplied item that is missing after checkout, and such sums may be recovered through Guest's security deposit protection plan or withheld from Guest's security deposit, or charged to credit card or debit card on file, as applicable. • Additional Items: Licensor may provide items for the enjoyment of the home or environs, such as outdoor furniture, games, music CDs/DVDs, at Licensor's discretion. It is Guest's responsibility to inspect and approve the condition of any such items upon check-in and prior to use. If items are lost , stolen or damaged during Guest's stay, Guest will be held responsible, with repair or replacement costs recovered through Guest's security deposit protection plan or withheld from Guest's security deposit, as applicable. In the event that any such items are available, Guest agrees to abide by the terms and conditions contained in Attachments A and B. • Barbeques/Fireplaces: Barbeque grills and fireplaces are not to be used at the property. The first floor wood stove is for emergency use only in the event of a power outage lasting more than one day. Any fire, smoke, or other damage shall be Guest's responsibility. • Pool/Hot Tub: If the Premises includes a pool and/or hot tub, special instructions for safety and maintenance apply, and the failure to abide by these rules will result in charges to Guest's damage deposit. If a pool/hot tub is improperly used and must be drained and refilled, extra maintenance costs will be charged against Guest's security deposit or credit card. Guest agrees to use the pool/hot tub in accordance with posted rules, to follow all provided maintenance guidelines, and to abide by the additional terms and conditions. 8. RULES AND REGULATIONS: • Noise/Parties: The property being rented is a home in a residential neighborhood. There may be people living nearby who are year-round residents, with many neighboring homes being owner-occupied. Excessive noise, rowdy behavior, loud music or other nuisances will not be tolerated by neighbors or Licensor. Quiet hours begin at 10:00 p.m., including on weekends and holidays, and are strictly enforced. • Applicable Laws: Guest shall fully comply with all local, state, and federal laws while staying at the Premises, including, without limitation, all city ordinances. Guest acknowledges that it is Guest's responsibility to know, understand, and abide by all such laws and regulations. • Pets: No pets or animals are allowed on the Premises at any time. • Smoking: Smoking is not permitted in the Premises or on the balconies, courtyards, surrounding areas, patios and yards of the Premises. • Standard Rules & Restrictions: The standard rules and restrictions applicable to the Premises (including those applicable to pets, smoking, etc.) are listed in full on our website. 9. CANCELLATION / REFUND POLICY: • Cancellation: There are NO refunds on initial deposits and final payment once reservation is made and paid for. Refunds on initial and/or final payments are ONLY returned if unit is re-rented. There are no refunds or credits for unused lodging. Cancellations must be made in writing to and verified in writing by Property Manager to be valid. • Unavailability: Guest acknowledges that any number of events or circumstances may preclude Licensor from delivering possession of the Premises to Guest, including, without limitation, sale, foreclosure, fire, mandatory evacuation, acts of nature, construction delays, enactment or enforcement of restrictions on short-term or vacation rentals, governmental action, actions taken by HOAs or similar associations, or any other similar circumstances. • Limitation of Liability: In the event Licensor is unable to deliver possession of the Premises, or is precluded from doing so for any reason, Licensor shall not be liable for any costs, expenses, or damages of any kind incurred by Guest. In such an event, Guest agrees that Licensor's sole liability shall be limited to a full refund of all payments received from Guest. • “As Is" Rental: Chances are that Guest is reserving the Premises without having first viewed them in person. While the Premises have generally proven satisfactory to previous guests (except in the case of new vacation rental properties), guest understands it is renting the Premises on an “as is" basis. 10. VACATION RENTAL INSURANCE: There shall be no refunds of any kind due to shortened stays or ruined expectations because of weather conditions or other unforeseen circumstances due to financial, health or family emergencies, and Licensee confirms that it has reviewed and understands the cancellation/refund policy set forth above. To protect Your vacation investment (including the Initial Deposit) Licensor recommends CSA travel insurance available through Licensor. Vacation rental insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize Your vacation investment and force You to incur unplanned expenses. Licensor strongly recommends that Guest purchase this valuable protection. ENTRY AND INSPECTION: Both Licensor and the owner of the Premises (or its representatives) shall have the right to enter the Premises at any time (i) to enforce the terms of this Agreement; (ii) in case of emergency; (iii) to verify that the terms of this Agreement are being met; (iv) to exhibit the Premises to prospective or actual purchasers, renters, workman, repairmen, guests, or contractors; or (v) when Guest has abandoned or surrendered the Premises. MEDIATION: Licensee and Licensor agree to mediate any dispute or claim arising between them out of this Agreement before resorting to court action, unless the amount in controversy is within the jurisdiction of the Small Claims Court in -Marin ounty California. The mediation shall take place in Marin County before a neutral with either Resolution Remedies or other mediator jointly agreed upon. Mediation costs/fees shall be divided equally among the parties. If, for any dispute or claim to which this paragraph applies, any party commences an action without first attempting to resolve the matter through mediation, or refuses to mediate after a request has been made, that party shall not be entitled to recover attorneys' fees, even if they would otherwise be available to that party in any such action.             PRIVATE, PRIVATE, PRIVATE. While other rentals in the area have shared space with the owners, this is a single family residence which you can enjoy all to yourself..... This newly renovated single family home is minutes to San Francisco and the ideal place to stay while visiting the Bay Area. The house is very comfortable and really is just STEPS away from the beach and GREAT hiking/biking trails. There is a surf board, boogie board and 2 bikes available for you to use. There are 2 queen beds and a full sized pull out sofa in the house, linens provided. For those guests who are travelling with children a toddler mattress is available upon request. There is also a pack and play and a high chair on site as well as a variety of toys. The outside offers a gas bar-b-que, ping pong table and plenty of areas to lounge. There is complimentary coffee and teas as well as an ocassional box of brownie mix, just help yourself! With the beach and miles of world class hiking/biking trails just steps from your front door there is no reason to go very far. The Pelican Inn, Zen Center, Slide Ranch and Muir Woods are all with in walking distance. If you do want to explore it is only a 20 minute drive to the Golden Gate, 10 minutes to Stinson Beach, 40 minutes to Point Reyes and about an hour to wine country. Mole's Cottage is owned and operated by locally renowned interior designer Victoria Hamilton-Rivers. This is a beautifully decorated property that accommodates 3 people: living room with ocean views and dining, 1 queen master bedroom with garden and partial ocean views, 1 twin bedroom with beach and ocean views, fully equipped kitchen which looks out on to the succulent gardens, bathroom with shower, laundry and closet room. Spectacular succulent gardens surround Mole's Cottage making it the ideal honeymoon or ocean retreat destination for that much needed rest and relaxation that we all yearn for. Muir Beach is within easy walking distance from Mole's Cottage - you can hear the sound of the waves from the property and it's set in the spectacular surroundings of the Golden Gate National Recreation Area where the views and local hikes are some of the most stunning in the world. The property has it's own private off street parking for two cars and is within easy driving distance to Muir Woods, Mill Valley and other parts of Marin County, Stinson Beach and San Francisco. Mole's Cottage is an extremely special place for those seeking to be close to nature and the ocean but within easy reach of city life.

            This house was a family home for over 10 years and was recently totally renovated. The property is perfectly nestled above Muir Beach with extensive beach frontage. The owners who are landscape architects designed extensive gardens that were featured in the book 'Gardens by the Sea' by Barbara Seagal, an English author; and featured in Garden Design as well. The house features wrap around decks that connect all the rooms to the outdoor, the gardens, and the ocean. All 4 bedrooms have ocean views. An extra feature of this property is a private studio on the hill which can be leased at the same time for an additional cost. Other amenities include a BBQ on the deck, a deep jacuzzi tub, and a wonderful garden where you can enjoy the day with a great number of friends and guests.

Hawks and falcons fly overhead as whales and dolphins pass by at various times of the year.             This beautifully appointed 3 bedroom, 2.5 bath home is perched on a high hill in the community of Muir Beach California. It has stunning panoramic views from the bedrooms and living room that look out on the Muir Woods valley and the ocean facing side of Mount Tamalpais. The location is retreat like, serene, peaceful and private. The home is accessed by stairs. There are wooden decks on 4 sides, a hot tub and outside dining and lounging furniture. The living, dining, kitchen area is located on the top floor in an open floor plan. The kitchen is fully equipped for preparing meals simple to gourmet and there is seating for 6 around the dining area table. The living dining room is furnished with leather couches and chairs, iron and glass tables. As in the rest of the house, the living room has wall to wall carpeting. The second level provides access to the Cal-King bedroom, a smaller bedroom with a 2-twin mattress trundle bed, a shared shower bathroom and a TV/den area. This floor also includes a utility room with washer and dryer. The third level is the queen master bedroom with a 2 vanity shower bathroom in suite. This bedroom is heated by a gas stove operated easily by remote control. The master suite is quiet and has access to the lower deck and hot tub. Each bedroom has view windows that look out on the Mount Tamalpais valley. Environs and Activities The community of Muir Beach is Stinson Beach's smaller and more accessible cousin. It is 30 minutes away from cosmopolitan San Francisco with its museums, shopping, restaurants and entertainment. It is 15 -20 minutes away from charming Mill Valley or popular tourist destination Sausalito and just 8 minutes away from Muir Woods National Monument. Muir Beach is a perfect base from which to make day trips north to the coastal towns of Tomales, Point Reyes Station, Stinson Beach, Bolinas, Inverness or Olema; venture north east to the wine country estates of Sonoma or Napa counties, or south or east to other destinations in Marin or the East Bay communities of Berkeley and Oakland. Visitors to Muir beach enjoy the area for its natural beauty, sweeping views, peace and tranquility and outdoor adventure. While this home does not have ocean views, a 2 minute walk over the hill provides a breathtaking view of the Pacific, the rocky coast and San Francisco in the distance. There is a gas Yotil stove in the Master bedroom suite (operated easily with a remote), but the rest of the home has central heating. Operation of the wood stove in the living room is prohibited and can be used only in the event of a multiple day community-wide power outage. Fuel stored on site is for emergency use only. The community of Muir Beach has no sewer hook up and homes here use septic systems. Because of this there is a maximum (no exceptions) of 6 overnight guests in this vacation home. Daytime visitors up to 12 are allowed.. Because of the septic system renters are advised that no solids other than human waste may be flushed (tampons, pads, diapers, wipes or other.) Harsh cleaning products or personal hygiene products are also prohibited. These include antibacterials, strong soaps, bleach and Irish Spring and strong deodorant products. Renters and guests may use the telephone supplied in the home for local or emergency calls only and are requested not to order pay per view programs.

            Muir Beach Ocean View Garden Cottage is a detached, stand alone cottage with full view of both little and big beach. This is the perfect place for a getaway for a single person or a couple. The cottage is rustic and a great place to launch for coastal visits, checking the local restaurants, hiking. The cottage has a refrigerator, microwave and toaster oven, it is not equipped for people who want to cook. Walk to little beach, Pelican Inn, Zen Center, explore the Golden Gate National Recreation Area while staying in a magical, private cottage with wrap around deck for enjoying the views. This is the place you will want to stay at to get away from it all. At the end of a road, with just the ocean in front of you. The cottage is an efficiency with a refrigerator, coffee maker, toaster, and microwave. This is not a place for cooking meals. It is for a maximum of 2 people trying to get away, hike, and enjoy the local restaurants. Muir Beach, like most of California is experiencing a severe drought and we ask our clients to take very short showers.

It is steps away to Muir Beach and Muir Woods, and incredibly hiking and biking. An easy 20-30 minutes to Mill Valley, Tiburon, Sausalito, Stinson Beach and the Marina in SF.                 We have a three bedroom, two bath rustic modern home in picturesque Mill Valley, on the border of Golden Gate Recreation Area. Our home is truly a private retreat, with every window looking out into a densely forested gulch. Our living room has cathedral ceilings, open beams, and floor to ceiling windows. You can see no other homes from the deck. At night it is perfectly silent, aside from the sounds of coyotes, owls, and a seasonal creek. The house sleeps five or six people. The layout: -- Master bedroom: One king bed and private wooded deck. -- Guest (or kids) bedroom: Two twin beds and a small private deck. -- Office (or additional guest room): Pullout couch (queen-sized), plus a desk. There are dozens of hiking trails within walking distance. Muir Beach, Green Gulch Zen Center are both about a 3 mile hike away. You would want a rental car if staying here. Our home is about 5 min to downtown Mill Valley, 10 min to the Golden Gate Bridge, 15 min to the Marina/Inner Richmond/Presidio neighborhoods in SF and 25 min to downtown SF.
