The SpaceOur home is bright and fresh, with all day sun in the garden. Rooms: There are two bright double bedrooms: Master: King size Bed, built in wardrobes Second bedroom: Queen Size bed, with option single mattress as additional. Bathroom: 1 Bathroom with freshly laundered turkish towels and full bath We have two living areas; the first is a great formal space, with a chunky wool rug and big comfy sofa and piano! This room is full of beautiful plants, books and comfy seating areas The second Living area has a big sectional sofa and 52" flat screen TV - this room is a real hub as it opens on to our Kitchen. Kitchen: Comes with everything you need for cooking a delicious meal, all cookware provided. Kitchen opens out onto a deck and garden which makes you feel as though you might be in a desert santuary; cacti, a macrame hammock, a fire pit and lots of seating - heaven! The NeighborhoodBalmain is a delightful historic village with some of the friendliest Sydneysiders you could hope to meet! 200 meters from our home is the beautiful Elkington Park which is right on the water. This one bedroom apartment is located in the heart of Balmain on Montague Street which is located within the inner west of Sydney. This apartment is within walking distance to Darling Street where you will find an arrangement of restaurants, bars, bookshops, cafes, a variety of playgrounds for the kids and a local Woolworths grocery store. Boutique shops and galleries are also located all around the suburb. Balmain is family friendly suburb with a number of parks which are all accessible by bus and ferry from Sydney's CBD. This one bedroom apartment comes complete with everything you need for a comfortable stay. This apartment is equipped with towels and linen, elegant furniture, modern fittings and fixtures including a DVD player, Foxtel Cable TV, dryer and washing machine and air conditioning. The modern contemporary kitchen is stocked with all pans, utensils and crockery needed to meet your culinary needs in addition to this you will find a dishwasher, microwave, fridge and freezer. The apartment is equipped with high speed broadband internet and to ensure all your daily internet activity needs are covered. Also included with this apartment is a secure underground personal car parking spot. We offer fully furnished corporate and holiday rentals including linen and towels. There is no daily housekeeping. House Rules: 1. The Visitor must not smoke within the property or else a de-odorising fee will apply. 2. The Visitor must leave the property in a clean and tidy condition. 3. The Visitor must comply with the By-Laws that apply to the property and shall not be guilty of conduct which is a nuisance or annoyance to adjoining or neighbouring occupiers (eg. loud music). 4. The Visitor must, every time they depart the property, securely lock doors and windows, and switch off lighting, appliances and water to conserve resources and avoid damage. 5. The Visitor shall immediately report any repairs required or damage to the property manager. 6. Animals are not permitted unless expressly agreed in writing by the Manager. 7. Repairs and maintenance to the property are dealt with due to the degree of urgency such as power and water, with most issues having a 48 hour service turn around.

The rooms are divided by a large sliding glass door, which can be closed and and made private with heavy drapes. Area is lockable and private Fully air conditioned and each room has ceiling fans. Add to this the almost permanent refreshing breezes, you are bound to be 100% comfortable. Double french doors opening to a balcony with clear views of the harbour bridge. Great spot for that first morning cup of coffee. Full private bathroom! You have ample wardrobe hanging space, smart TV, coffee making facilities, fridge Access to full kitchen (isn't there a rule about NOT cooking whilst on holidays) , and courtyard with BBQ facilities.

Mid Floor has 2 bedrooms or 1 bedroom with adjoining lounge room. (several configurations available). It has a large sliding glass door that separates the 2 rooms, which can be closed and made private. Double french doors opening to a balcony with clear views of the harbour bridge. Great spot for that first morning cup of coffee. Full private bathroom! Quiet unit block over looking the Parramatta River. 10 minutes walk from Birchgrove oval to watch the New Year Fireworks. Lovely views from the balcony. A great place to relax, easy walking distance to the cafes & restaurants in Balmain. 15 mins walk to the ferry to Circular Quay.

The SpaceA few stairs up to the home allows the house to sit above the street level and offers an elevated outlook onto the park opposite. Fitted with Air-conditioning for Sydney's summer there is also a beautiful open feel which allows a cool breeze to flow through the home. You’ll love my place because of It is just of the main st of Balmain which is full of cafes, pubs restaurants, retail shopping and transport., the neighbourhood. My place is good for couples and solo adventurers.

The NeighborhoodAmazing views, historic village, stunning walks, very quiet, 10min walk to Balmain village. Gorgeous home, loads of character. Historic Balmain village is full of character and interesting architecture. Getting Around100 meters to the ferry which will take you to and from Circular Quay, the Opera House, the Museum of Contemporary Art, the Botanical Gardens, the NSW Art Gallery and the heart of the city where you have access to all of Sydney. Also a 10 min stroll to many buses. Once you get to the city you have a huge choice of trains, ferries and buses to take you to other parts of the city, all of greater Sydney and beyond. There are several beautiful walks along the harbour close by, one begins at the park 100 metres away. Other Things to NoteIf you are arriving at a late hour I can recommend food delivery restaurants or the nearby supermarket. If you let me know what drinks you prefer in the morning I can arrange for tea and or coffee as well as milk, soy etc to be available for your use in the kitchen. If you have a car I can supply a guest parking ticket as there is 2 hour parking limit here. We never have a problem parking however it is the luck of the draw how close you can park to the house.

Balmain is located 6 km west of the Sydney central business district, in the local government area of the Inner West Council. It sits on a small peninsula that juts out of Sydney Harbour, directly opposite Milson's Point. It is located on the Balmain peninsula surrounded by Port Jackson, adjacent to the suburbs of Rozelle to the south-west, Birchgrove to the north-west, and Balmain East to the east. Iron Cove sits on the western side of the peninsula, with White Bay on the south-east side and Mort Bay on the north-east side. Traditionally Blue Collar, Balmain was where the industrial roots of the Trade Unionist movement began. It has become established in Australian working-class culture and history, due to being the place where the Australian Labor Party formed in 1891 and its social history and status is of high cultural significance to both Sydney and New South Wales. There is loads of street parking and we have a permit you can use (we normally get to park right outside). We would suggest joining uber ($20 into the city, $30 to the beach) as its super quick and easy to go everywhere! Other Things to NoteAs this is our place, its set up and ready to go if you choose to stay in and cook, everything is there for you. If you go out, everything is on your door step. There is a Woolies (supermarket), 2 fishmongers, a butchers, some lovely bakers and pretty much every type of restaurant you can think of about 2 mins walk away. Its about 7 mins walk to the water - with great bridge views (fab for NYE) and 2 mins to taxis, busses etc. There is a yoga studio and a pilates reformer studio at the end of the street - where there is also a nice park and a great lawn bowls club (its an Aussie thing - but fun!) - which is great for a sundowner.

If pets are found the guest will be liable for the cost of cleaning and/or fumigating the premises and the tenancy may be terminated by the agent. l) That fish or any other seafood are not to be cleaned or left on the premises. n) That in the event of the premises being offered for sale, to allow the Landlord and/or Agent to inspect the premises with prospective purchasers during reasonable hours by appointment. 6. If there is a party held in the premises there will be an automatic $1000 per day penalty applied to your credit card and you will be evicted from the premises without any refund. g) The guest agrees with the Agent that if there is rent in arrears by twenty one (21) days or more, the Agent has the right to change the locks without notice. h) The security deposit is to be held by the Agent for payment of any outstanding monies owed by the guest during & after tenancy including telephone charges, extra cleaning charges, damages etc: If these charges are greater than the amount of the deposit the guest agrees to pay the outstanding amount in full on account from the Agent. i) The guest agrees that any unpaid account over thirty (30) days will immediately be handed to the debt collector with an incurred fee of 20%. j) The guest agrees that if the agent is charged any fees to receive an overseas transfer of monies to their account, then the guest is liable for this charge & will be added to their account. If any personal cheques are dishonoured, refer to drawer, present again etc, then $25 fee will be incurred and any other cheques will not be accepted thereafter. k) The guest agrees to maintain where applicable, washing machine, clothes dryer, waste disposal unit, refrigerator or dishwasher in good working order and at the termination of the tenancy shall be handed over to the landlord clean and in good working order. l) The guest agrees not to drive nails, screws, or hooks (including sticking hooks) into or in any way deface the walls of the premises. m) If the said property has internet and the internet is deemed not to work because of a problem with the guests computer and is proved to work with the agents computer, the agency will take no responsibility. The agent is not responsible to fix the guests computer. If the agent is to attend the property this will be at a cost to the guest of $50/hour. n) All TVs are tuned prior to tenancy. Should they need retuning during or after tenancy this will be charged to the guest. o) The guest agrees that the Agent or Landlord does not accept responsibility for damage to persons or property whilst occupying the premises. This extends to damage caused by vehicles parked on the roadside in front, rear or near of the property. p) Despite any other provision of this lease, if a goods and services tax (GST) is imposed on any supply made to you in connection with this lease, the amount you must pay for this supply is increased by the rate at which that GST is imposed. q) If the box at the end of this clause is ticked then other special conditions will apply. The other special conditions will be attached to this agreement as Annexure 1. Other Special Conditions: 7. PRIVACY POLICY 8. BREACH OF TERMS AND CONDITIONS Should the guest breach the terms and conditions above then the Landlord and/or Agent may re-enter the premises. Breach of any of these terms and conditions shall also permit the Landlord and/or Agent to refuse to hand over the keys and/or immediately terminate the holiday letting. 9. USE OF PREMISES I/we the guest do hereby certify that I/we require the premises for the purpose of a holiday/corporate short term rentals. Please note that all of our properties need a 500 dollar security deposit to be paid before keys can be handed out. This deposit is refundable at the end of your stay if there are no damages to the property or household items.

        The SpaceNice clean simple space with everything that you need. There is a Tv with chromecast for watching Netflix, Wardrobe space, Washing machine and Aircon in the bedroom. The kitchen has everything you need to cook such as toaster, kettle, microwave, stove and oven etc. There is a lockbox so that you can check in when it's convenient for you. ***PLEASE NOTE*** There is no internet until early March. We are currently waiting for installation. This means that the TV and Netflix etc DO NOT WORK. NO INTERNET! For this reason we are letting it out quite cheap for the next few weeks so if this is not a problem for you you will get a great deal. Lots of cafes in the area offer free wifi. Guest AccessYou will have access to all parts of the apartment. Interaction with GuestsI know the area well and will be available if you need help. I will most likely let you check in via the lockbox though. The NeighborhoodBalmain is a beautiful old neighbourhood, filled with awesome cafes, restaurants, pubs, parks, bowling clubs and has a real sense of community and character. The apartment is located on Darling Street which is the main street in Balmain. This means that it's a quick 1 minute walk to cafes, bars, parks etc. There is also easy access to buses and the ferry. Getting AroundThere is a bus stop 1 min from the house and a ferry stop down the road.

It is bathed in sun light with open plan kitchen, living and dining area which flow into the landscape designed backyard. The outdoor space is charming with a lovely private space with leafy views, a BBQ and outdoor seating area. Pubs, restaurants a great corner store, laundry mat/dry cleaners, a beauticians, cafe, a tailor, hairdresser and massensse all within 50 to 100 meters away from the house. A bus direct to the city departs from the end of the street and Balmain Thames Street and Balmain East ferry stops are within 10 minutes walk. If you want to just stay local, you will have plenty to enjoy. Balmain provides a plethora of shops and dining options, and many great organic and gourmet shops. About Life, Essential Ingredient, Source Bulk Food and the Saturday Orange Grove food markets have wonderful options if you want to cook at home. Being on a peninsula, Balmain has some unique places to visit including Dawn Fraser Baths, which is a salt water harbour pool. Many local walks take in the Harbour, Goat Island and the area of Darling Harbour and Barangaroo directly opposite. So many things to do from this well located home. It is easy with many buses offering the short trip to the City. Getting around Sydney is easy from Balmain, grab yourself an Opal card and explore.
