The decking area is perfect for summer entertaining with its gas BBQ and teak outdoor setting for 8. There is also a large automatic awning, which provides shade in the hotter parts of the day. The lush lawn is a great place to relax or for children to play. Its leafy surrounds offer privacy. Stairs lead up to a large double carport, providing shady, off road parking for 2 cars. The large open living/dining area is beautifully designed giving a clean contemporary look. Two deep 4-seater sofas are placed opposite each other to make conversation easy, even for a larger group. The plasma television, with Foxtel connection, is a good way to relax after you have been out exploring all day, and need some time to relax. The white open plan kitchen is fully equipped. Appliances include; Miele dishwasher, Ilve 5 rig gas hob, oversized 80cm oven, Breville kettle and toaster. The bar stools are a perfect place to have a glass of wine and chat to the cook around the CaesarStone bench. A glass table in the dining area, with white 'Kartell Masters' chairs has been designed to allow the space to remain light and airy. Seating at the tables is for up to 8 people. There is a spacious double bedroom on the ground floor at the front of the house, furnished with a two-seater sofa, a desk and artworks from Asia, such as two Chinese wedding baskets used as bedside tables. There is IPhone docking on the bedside radio for your convenience. Glass Louvre windows can be opened to provide airflow at night, without risking security. This is a naturally cool bedroom as it is south facing. The first floor is carpeted throughout, and has a retreat, where children can play or watch TV, with Foxtel, to allow adults some quiet time downstairs. Alternatively, as it is furnished with two sofas and a desk, it may be used a study. The first floor has reverse cycle air conditioning. The large master bedroom has a feature window, which opens onto the north-facing garden. Its king size teak bed, and side tables, makes it a great place to relax. There is IPhone docking on the bedside clock with Internet radio. Like all the bedrooms it has generous built-in cupboards, with full length mirrors, lovely natural light as well as quality block out blinds to assist in a comfortable night's sleep. All beds are made up with hotel quality sheets. Luxurious towels are also provided for your use. The light and roomy first floor, twin bedroom has been decorated for children. Both upstairs bedrooms share a modern family bathroom with a full size bath, toilet and glass shower. The basin is set into a floating vanity unit, with a large mirror, and dimmer lights for a romantic bath-time ambiance. A second guest bathroom is located on the ground floor, which is also convenient for guests staying the double bedroom. The bathroom has a large glass shower, basin and toilet. It is furnished to the same standard as the rest of the house. Step outside and you'll soon recognize the convenience of this centrally located property. Clovelly beach is just 6 minutes walk away. Centennial Park is 15 minutes walk away. Even closer are the local Clovelly shops including takeaways, grocer, post office, bottle shop and cafes. There is efficient bus transport. The bus stop outside the house will take you the short distance downhill to Clovelly beach or up hill to Bondi Junction/the City or on to many beachside and harbor-side suburbs. Departure Clean and Linen Set up All beds are made up with hotel quality sheets and luxurious towels are provided for your stay. A departure cleaning charge and linen set up applies to all bookings. Serviced cleaning is available on request. Bond A bond is required for the duration of your stay. If you have a question or problem please contact our office. Be sure to lock all doors and windows when you leave the property. No smoking allowed indoors at any of our properties, smoking outdoors is permitted and all butts must be placed in garbage. Consume alcohol responsible. Strictly no drugs or illegal activities are permitted on the premises. Dispose of rubbish as instructed, see below for bin types. Report all breakages to Bondi Beach Rentals so that they can be fixed or replaced. Pre rinse dishes before placing in dishwasher, as it will void dishwasher warranty if food scraps become lodge into dishwasher pipes. Try not to waste water and switch off lights and air conditioning when you leave the property. No Pets are allowed at our properties. When checking out, leave the property in a clean and tidy state. It is important that you follow these instructions when exiting as this will minimise deductions from your security deposit. EXIT TIME: Is 10:00am unless otherwise agreed at least 24 hours in advance. Our cleaners arrive at 10:00am sharp and it is important that they have an empty property to prepare for our next guests. There is a waiting charge of $30 per hour. RUBBISH: Remove all rubbish and recycling from the property and put it in the allocated bins. If there is excess rubbish please notify us immediately as this has the potential to create much larger problems and neighbour complaint. LINEN: Please leave beds that have been used unmade & place all used towels in the bathtub or shower. Please do not wash as all our linen is processionally laundered. DISHES: Clean all dishes, pots and pans properly and return to cupboards. Empty dishwasher of clean dishes, run the dishwasher empty so that it is fresh for our next guests APPLIANCES AND BBQ: Clean oven and pay particular attention to the BBQ. Our cleaners will not clean these as part of their scheduled duties and attracts a fee of $50 per appliance. ELECTRICITy: Turn of all lights, air conditioning and heating. Electricity is very expensive in Australia and we also try and be as eco friendly as possible KEYS: Leave keys inside the property together with the welcome booklet, on the kitchen counter. Note: when exiting it is your responsibility to ensure that the property is fully locked and secure. BABY EQUIPMENT: Thoroughly clean the high chair and portable cot. Fold up and store neatly in the living room. LEAVING THE PROPERTy: When you are leaving please be cautious that moving your luggage does not damage the property. Be considerate; keep noise or disruption to neighbours to minimum. ACCIDENTAL DAMAGE: If anything has been broken or damaged please notify Bondi Beach Rentals so we can properly manage the replacement or repair MAINTENANCE & REPAIRS: If there are any repairs or maintenance that requires our attention, please email -----@-----.--- so that we can tend to this prior to the next guests arriving.
