We also have an after hours collection point. Once the booking has been made key collection details will be sent to you. Once we have approved your booking we will send you through a booking form of our own to sign. 3. CANCELLATION a) Part cancellation of a booking will not be accepted. b) Should the guest cancel up to 3 months before the letting, the guest will be entitled to a full refund of all monies paid less booking fee ($110). c) Within 3 months, deposits on cancelled bookings are only refundable when the premises are re-let for the whole term of the cancellation at the full rent. d) The Landlord may cancel at any time up to 1 month prior to the letting, in which case the guest will receive a full refund. Tracey McArdle Exclusive Properties will endeavour to find equivalent accommodation. 4. CHARGES a) Rental prices include all utilities (should the bill not exceed normal usage). Should the account be extreme then the guest will be responsible for the difference and previous accounts will be supplied. Utilities does not include telephone calls. b) All telephone calls are charged at an added premium of 55c per call i.e. call cost + 55c = call total charged. During tenancy, telephone accounts will be billed to the guest on a monthly basis and payable within seven days. 5. THE GUEST AGREES WITH THE LANDLORD/AGENT a) To pay the rent prescribed herein in advance. b) The agent is entitled to use their discretion as to the disbursement of the rental funds to the owner (ie in advance or in arrears) c) To maintain and leave the premises in a clean, tidy and undamaged condition. In the case of non-compliance a cleaning fee will be charged. d) Not to assign or sub-let the whole or any part of the premises. f) That at the time of the booking, the Landlord and/or Agent has described the premises and its position to the best of their ability and in good faith and as accurately as possible and that no responsibility or refund for alleged misdescription can be accepted. g) Not to remove any of the furniture or effects from the premises. h) To allow the Landlord and/or Agent to enter and view the state of repair of the premises. i) That the guest or any persons using the premises shall not conduct themselves in a manner which is a nuisance or annoyance to adjoining or neighbouring occupiers and shall comply with the requirements of all statutory laws, regulations and by-laws applicable in respect of the premises. j) That the premises or any part thereof shall not be used for any purpose other than as holiday/corporate short term accommodation and that no more than the occupants named on the front page of this lease are to be accommodated. Occupancy of more than the stated number of persons may render the guest liable to cancellation of the tenancy by the agent. k) That animals are not permitted on or in the vicinity of the premises. If pets are found the guest will be liable for the cost of cleaning and/or fumigating the premises and the tenancy may be terminated by the agent. l) That fish or any other seafood are not to be cleaned or left on the premises. n) That in the event of the premises being offered for sale, to allow the Landlord and/or Agent to inspect the premises with prospective purchasers during reasonable hours by appointment. 6. SPECIAL CONDITIONS: a) The guest must return all keys and vacate the premises by 11.00 am on the day of departure, otherwise rental will be charged up to and including the date on which the keys are returned. c) In the instance of a guest locking themselves out after office hours, the guest is to arrange a locksmith at their own expense. d) The guest is required to keep the Agent informed regarding vacating dates, should they differ/change from that on the original lease. Any guest wishing to extend their booking agrees with the Agent to confirm the extension in writing and forward payment on or prior to the day of extension. If the extension is not paid the booking will not be extended. f) There are no parties of any type to take place in the property. If there is a party held in the premises there will be an automatic $1000 per day penalty applied to your credit card and you will be evicted from the premises without any refund. g) The guest agrees with the Agent that if there is rent in arrears by twenty one (21) days or more, the Agent has the right to change the locks without notice. h) The security deposit is to be held by the Agent for payment of any outstanding monies owed by the guest during & after tenancy including telephone charges, extra cleaning charges, damages etc: If these charges are greater than the amount of the deposit the guest agrees to pay the outstanding amount in full on account from the Agent. i) The guest agrees that any unpaid account over thirty (30) days will immediately be handed to the debt collector with an incurred fee of 20%. j) The guest agrees that if the agent is charged any fees to receive an overseas transfer of monies to their account, then the guest is liable for this charge & will be added to their account. If any personal cheques are dishonoured, refer to drawer, present again etc, then $25 fee will be incurred and any other cheques will not be accepted thereafter. k) The guest agrees to maintain where applicable, washing machine, clothes dryer, waste disposal unit, refrigerator or dishwasher in good working order and at the termination of the tenancy shall be handed over to the landlord clean and in good working order. l) The guest agrees not to drive nails, screws, or hooks (including sticking hooks) into or in any way deface the walls of the premises. m) If the said property has internet and the internet is deemed not to work because of a problem with the guests computer and is proved to work with the agents computer, the agency will take no responsibility. The agent is not responsible to fix the guests computer. If the agent is to attend the property this will be at a cost to the guest of $50/hour. n) All TVs are tuned prior to tenancy. Should they need retuning during or after tenancy this will be charged to the guest. o) The guest agrees that the Agent or Landlord does not accept responsibility for damage to persons or property whilst occupying the premises. This extends to damage caused by vehicles parked on the roadside in front, rear or near of the property. p) Despite any other provision of this lease, if a goods and services tax (GST) is imposed on any supply made to you in connection with this lease, the amount you must pay for this supply is increased by the rate at which that GST is imposed. q) If the box at the end of this clause is ticked then other special conditions will apply. The other special conditions will be attached to this agreement as Annexure 1. Other Special Conditions: 7. PRIVACY POLICY 8. BREACH OF TERMS AND CONDITIONS Should the guest breach the terms and conditions above then the Landlord and/or Agent may re-enter the premises. Breach of any of these terms and conditions shall also permit the Landlord and/or Agent to refuse to hand over the keys and/or immediately terminate the holiday letting. 9. USE OF PREMISES I/we the guest do hereby certify that I/we require the premises for the purpose of a holiday/corporate short term rentals. Please note that all of our properties need a 500 dollar security deposit to be paid before keys can be handed out. This deposit is refundable at the end of your stay if there are no damages to the property or household items. Please note that we have a 3 week minimum booking period on all of our properties during the Christmas/New Year period on all of our properties as it is our busiest time of year.

    Darlinghurst short term accommodation by Furnished Properties Pty Ltd. This furnished one bedroom apartment is located on Farrell Street, Darlinghurst centred amongst cafes, restaurants and all that Darlinghurst and Surry Hills has to offer like trendy shops and markets. This one bedroom apartment is fully self-contained complete with everything right down to the towels and linen. This one bedroom apartment comes complete with, modern furniture, fixtures and fittings including a DVD player, plasma TV, washing machine, dryer and dishwasher. We offer fully furnished corporate and holiday rentals including linen and towels. There is no daily housekeeping. House Rules: 1. The Visitor must not smoke within the property or else a de-odorising fee will apply. 2. The Visitor must leave the property in a clean and tidy condition. 3. The Visitor must comply with the By-Laws that apply to the property and shall not be guilty of conduct which is a nuisance or annoyance to adjoining or neighbouring occupiers (eg. loud music). 4. The Visitor must, every time they depart the property, securely lock doors and windows, and switch off lighting, appliances and water to conserve resources and avoid damage. 5. The Visitor shall immediately report any repairs required or damage to the property manager. 6. Animals are not permitted unless expressly agreed in writing by the Manager. 7. Repairs and maintenance to the property are dealt with due to the degree of urgency such as power and water, with most issues having a 48 hour service turn around.

There is a supermarket located on the corner, with coffee shops, cafes and restaurants even closer. The airport is easily accessible - only a 20-25 minute drive away. Potts Point in Sydney is similar to the vibe of the East Village in NYC and Soho in London - a sophisticated, trendy urban hub. The area is the most cosmopolitan 'hood' in Australia. It has beautiful, grand old art deco buildings, harbour side parks; you can get a coffee downstairs, and have a drink after dinner; a short walk to the city and famous tourist sites through the Royal Botanic Gardens. It is all about convenience and lifestyle. Getting Around- Kings Cross Station less than 1 minutes walk. - Trains go to the City or onto Central CBD - 1 train stops away from Bondi Junction - From Central Station there is the Airport train (if there is more than 2 people going with you it's cheaper to split a cab or Uber) - Taxi's and Uber are plentiful in the area. - Walking distance to most places such as the City, Rocks, Botanic Gardens, Surry Hills, Darlinghurst and Paddington. - Frequent bus to/from the city stops in front of the building. - GoGet (car share) cars are parked 1 minute away. - Taxi/cab ride (cost $10-$15) to the city

    The SpaceApartment: My apartment is perfect for travellers of all ages. I have travelled a lot and know that endless hot water and a range of pillows is more important that the brand of the stove. There is an extra-large bedroom (for Sydney standards) with a comfortable bed and loads of storage. Being able to unpack can be a luxury when you have been living out of a bag. The bedroom fills with natural light all day, but also has double glazing and block out curtains if you need a sleep in. The lounge is large enough to hang about during the day, but please note I don’t own a television, I prefer to get out and about. There is wifi though if you have a laptop. The is a full kitchen, but it is small. It would be tight to prepare for a dinner party for ten. The fridge is large enough for food, snacks, beer and wine, all the important things. The bathroom has a shower over bath and great water pressure, the sunshine fills the room all morning. There are ceiling fans in both the bedroom and lounge room, as well as a portable one if need be. There are loads of towels and linen. It is the kind of space where you walk in, want to take your shoes off and lay on the floor because the carpet is so soft. You’ll notice that you can’t hear the street noise and it feels like you’ve been there before. I love my place! Rooftop: There is also a rooftop with great sun and an amazing view. You cannot smoke up there, but I do own two sun lounges for sunbaking. The space is communal, so please respect others. Guest AccessThere is access to my apartment, a communal laundry and the rooftop Interaction with GuestsI am contactable 24/7 if you can’t find the towels or the nearest bar. I will also leave a secondary contact number if for some reason you cannot get a hold of me. The NeighborhoodMy apartment is in an incredible location! It is about 20 steps to Kings Cross station. (This is literal, not like in some listing where they say ‘a short walk’, which turns out to be an hour). There is a bottle shop across the road (again, literally). There are bars, restaurants, cafes, gyms, supermarkets, weekend markets all within walking distance. You can also walk to Darlinghurst, Surry Hills, Woolloomooloo, the Royal Botanical Gardens, the National Gallery, ABC Pool (a must over summer) and also into town. The walk from my place to the bottom of Martin Place (furthest away) takes less than half an hour. The walk to the Opera House is also less than half an hour. I leave a list of my recommendations out if you get stuck on where to head to as there are so many choices. Getting AroundIt is also very easy to get about, as I am near the train station, bus stops and taxi ranks. There is a direct bus to Bondi Junction and Bondi Beach, as well as Watsons Bay, Coogee and other great places to visit. As an idea an Uber to Bondi Beach (no surge), is around $17 - $24. Other Things to NoteThe carpet is white, please be careful. Please feel free to invite friends around, but the apartment isn’t built for parties as the kitchen is so small and I like to respect the neighbours. I also only own one lounge, so it is not built for entertaining. Get out and enjoy Sydney at your doorstep!

        The SpaceLocated just 20 metres from Kings Cross railway station, this secure apartment is very sought after. The apartment offers a sunny aspect with balcony, kitchen, bathroom and internal laundry. The apartment is conveniently located, with over 50 cafes and bars, along with a few theatres, all within a 5 minute walk. It is only a 15 minute walk into the city or just one train stop away. If you are wanting to check out Oxford Street, its just a lazy 7 minute walk away. Generous bedrooms with double built-in wardrobes. Located in the heart of Potts Point on a lovely tree-lined street, our home is steps from popular hotspots such as Ms. G's, the Butler and the Apollo and we are just 300 meters from the train! You'll love the private back courtyard that gets excellent western exposure for sunset viewing, BBQs, and views of the city! The place was recently renovated but still retained the charm of a classic Sydney terrace house.

        The SpaceSurrounded by some of Sydney's finest restaurants and cafes (and several strip clubs) and only 100 metres from the train station and buses, but you can walk almost everywhere from here: 10 minutes to Oxford St (Mardi Gras!), 15 mins to the Art Gallery of NSW or city centre, and a 30 minute stroll through the Botanical Gardens to the Opera House and Circular Quay Ferry Terminal. This is a genuine one bedroom (not a studio) with a wall knocked out to better enjoy the view. It has high ceilings, bright cypress timber floors, washer and dryer, a well-equipped Smeg kitchen with a Bosch dishwasher, and a newly renovated bathroom with a deep soaking tub. Superbly comfortable QS 'captain's bed' (this is a high bed so you can see out the window) with natural latex mattress and pillows, organic cotton and pure linen sheets. There is a wall-mounted TV, Optus meTV set-top box (no cable), and JCB Creature speakers: just bring your iPod. There's even a Brother mono laser printer you can use (just download the driver). 500 Gig fast ADSL2 wifi, and unlimited phone calls. Great place for a writer, with desk in window alcove looking out over the views as described. It's 100 m from Kings Cross Train Station, from where it's 3 stops to Central (the train hub) or two stops to Bondi Junction, from where you can walk or get the bus to Bondi Beach. There are grocery stores and supermarkets nearby, and the excellent Harris Farm (fresh produce, gourmet items, butcher, seafood vendor, Sonoma and Brasserie bread) is a few steps away in the back lane, and open daily from 7 a.m. to 10 p.m. Available from 27 February, Looking for someone to take it for the full month of March (can be flexible about end date). Includes all utilities, unlimited phone calls, and 500 Gig (per month) fast ADSL2 wifi. Also open to house swaps in Australia or overseas on other occasions, but not for March. Cats OK, small dogs that don't bark and drive the neighbours mad also OK. The downside: it is an old apartment and I am slowly renovating the place so there are a few oddities. Some pieces of skirting board are missing, some windows are wiggly, and the bathroom window has a missing (and thus far impossible-to-replace panel: I put the wooden bathmat there when I am showering). Because it is my home, it is full of my stuff, so there is not a great deal of storage space. I will make some hanging space available for you in the walk-in-wardrobe/laundry room. The upside: it is a gorgeous artsy apartment, that has everything you could possible need, in an unbeatable location with million-dollar views. And the building has a lift : )

        The SpaceMy 1-bed apartment is in an art-deco building right between Elizabeth Bay and Potts Point. It's super quiet so you can have a peaceful and relaxing stay. It's a stone throw away from amazing restaurants and bars easily accessible with public transport. My fav part is the view and the amount of natural light it gets during the day :) Interaction with GuestsYou can call me should you need anything and if I'm out of town, I have friend who lives nearby who can assist.             Humble abode in in the cities heart. A home in Kings Cross. The décor is dated and being so close to all the pubs can be a little noisy; but this place is an excellent base for your time in Sydney. Guest AccessOur apartment is on the 3rd floor and is accessed by an elevator - or stairs if you're feeling particularly active. The kitchen, bathroom, laundry and lounge room are all there for your use. The kitchen is fully equipped with everything you could need (including a dishwasher) and there is plenty of space in the living area with some big couches to relax on or a dining table to sit around. This is our home, and we welcome you to make it yours as well. Interaction with GuestsWe (my boyfriend and I) will be away during your stay but one of our housemates will be around to help out if needed. The NeighborhoodOn one side of our apartment the area is filled with restaurants, bars and cafes. We'll leave you some notes to let you know the best places to eat. In the other direction, it's a 7 minute walk down to the stunning Rushcutters Bay Park which sits on the harbour and is a great place to have a picnic or do some exercise. Like to run in the morning? We'll leave you a map of our favourite run in the area which takes in the botanic gardens and curves around the Sydney Opera House. Getting AroundYou couldn't have a much better location in Sydney for public transport. We are only 3 mins walk from Kings Cross Station. From there it is just 1 stop into the centre of the city, or 2 stops in the other direction to Bondi. Alternatively, it only takes about 20 minutes to walk into the city, and about 30 minutes to walk through the botanic gardens to Circular Quay. We both work in the city and walk to work most mornings (although my boyfriend often prefers to sleep in and catch the train). Other Things to NoteThere are 4 of us who share the apartment. We (my boyfriend and I) will be away overseas. Our housemate Roisin will be around during your stay and can help out if you need anything. Many cute cafes and restaurants just on your door step. I especially like the Kings Cross Saturday markets with great choices of organic food and a nice friendly feel about. Getting AroundKings Cross Train station is just 2 minutes walk away, with 2 stops to the CBD and only 20 minutes to the airport. Most sights are walking distance, to the Sydney Opera House and the Rocks it is a leisurely 30 minutes walk through the serene Royal Botanic Gardens. The City Centre is only 1 Kilometre away and a 10 minutes downhill walk. Famous Bondi Beach is only 30 minutes by public transport. Free Car Parking is a bit hard, you would need to try your luck on Brougham Street or down on Rushcutters Bay, which would be a 10 minutes walk for you. Alternatively there is the Kings Cross paid Car Park, just 5 minutes away.

My place is good for couples, solo adventurers, business travellers, and families (with kids). Located on Kellet way so you cant be any closer to the strip without being on the strip. Apartment have a fantastic Roooftop area with bbq tablles and chairs up there, perfect to watch the sun go down on a weekend arvo to bring you into the night.
