A very comfortable and charming, stylishly decorated one level, 3-bed home (2 Queen & 2 single divan beds), with every convenience a home-away-from-home needs. It features a large deck with BBQ and plenty of shade. Our home is very clean and tastefully decorated, with every convenience. Its North-facing outlook (the most desirable in the southern hemisphere) offers the home plenty of light. It is conveniently located in a quiet street close to Balmoral Beach (approximately 10-minute walk), Mosman village, cafes & restaurants and with city bus 40m away. Its quiet, peaceful location offers a relaxing atmosphere. A lock-up tandem garage as well as security driveway is on offer. Core Features and Benefits: BEDROOMS 3 large size, carpeted rooms are fitted with built-in wardrobes, including wooden coat hangers and 2 large bedside tables. Two of the bedrooms feature a Queen bed and the third bedroom/study has 2 single-bed size divans. BATHROOMS The main upstairs bathroom is equipped with a bath, a separate shower and toilet. There is a separate toilet/powder room upstairs and a downstairs shower and toilet. A hairdryer, shampoo & conditioner and soaps are provided. KITCHEN & LIVING SPACE A large island bench links an open plan kitchen to a family dining room and lounge. The dining table seats 8 comfortably and is equipped with Royal Doulton dinner set. The living space features 2 & 3 seater lounges and 2 separate chairs. A large TV is linked to FOXTEL as well as to a DVD player & Apple TV. A library of movies is available for your use. A sound dock is on offer for your personal iPhone or iPod. Beyond the dining room, double doors opens to a rear small courtyard staged with a small table for two. A small BBQ is conveniently located nearby. A cold pressed Oscar Vital Max juicer (offered upon request) a microwave, toaster & a kettle are available. The pull-out pantry is filled with such staples as tea, coffee, cooking oils, honey, sugar, mustard, pasta, pasta sauce, salt & pepper, eggs & herbs. STUDY/3rd BEDROOM A large glass table serving as a desk and a built-in wardrobe is available in this room that serves as a 3rd bedroom. Two very comfortable single bed-size divans offer additional sleeping arrangements. A shelf with an array of books is available as is an air printer (enabling you to print from your personal device) and paper. KITCHEN & LAUNDRY A granite bench top kitchen, Miele dishwasher, an integrated fridge and a 4-point electric hob stove and oven are featured in this space. Directly off the kitchen is a separate laundry fitted with a large tub and a Miele washing machine & dryer. A clothesline is available just outside the dining room. Washing powder & fabric softener, clothes pegs and a clothes stand can be located in this space. An ironing board and iron can also be located here. OUTDOOR DECK A large outdoor timber deck offers a large entertainment area during summer or winter. It comprises a gas BBQ, comfortable seating with cushions (stored in a container on the deck), coffee tables, an eight-seater travertine-top dining table and 2 UV umbrellas. GARAGE A tandem, security garage and a driveway are available for off-street parking, although the street offers very good parking. SECURITY The house is secured at street level and is fitted with an intercom system. INTERNET A FREE and efficient, high-speed Internet service is provided. AIR-CONDITIONING The whole house offers reverse-cycle air-conditioning as well as a freestanding fan. *** Please note that by law, it is ILLEGAL to operate the air-conditioning after 10pm. CONVENIENCES Bridgepoint: A small shopping centre housing a butcher, greengrocer, chemist, 2 coffee shops, Bakers Delight for your freshly baked bread, IGA groceries, and fishmonger as well as soon to arrive (May 2017) ALDI store. MOSMAN LOCALITY Mosman has a village-like atmosphere and boasts one of the best, child-friendly beaches in Sydney. I am offering a super spacious room, very quiet neighborhood and just 10 min walk to beautiful Balmoral beach. 2 min walk to public transport and you can get to the city in 15-20 min. Amazing location, many coffee shops around, also Harris farm and IGA 5 min walk from my place. If you love a nature, you can do some bush walks as well. My place is good for couples, solo adventurers, and business travelers.

Heating is by heater¬ central heating but we are only a 5 min walk to main bus junction (Spit Junction) where there are buses to city within 15 minutes, which costs you AU$3.50, and to Manly as well as other northern beaches. If driving, Manly is a 10 minute drive across the Spit Bridge. What makes Mosman unique is not only its iconic location but there are also many cafes, restaurants, a great shopping strip, parks and bush-walks in the area. The beautiful and historic Taronga Zoo -must be seen- is nearby. Lots of books incl travel books, CDs and DVDs (English and French) you are free to read at your leisure. I also have a 6 yr old chocolate Labrador who is a house dog but is not allowed on the furniture or in the bedrooms, bathroom or kitchen.
