The SpaceOur classic Victorian terrace home is set over three elegant levels. Furnished with chic designer interiors, the house has a welcoming and peaceful feel and contains everything required to make it a true home away from home. The upper stories of the house feature four large bedrooms and two full bathrooms. The huge master room is appointed with a king bed. Two bedrooms feature king singles (which can be made up as full king beds) and the fourth bedroom is furnished with a double bed. Downstairs the living areas are comprised of traditional twin entertaining rooms at the front of the house, furnished with comfortable sofas, a large television, and a formal dining area with seating for eight. The house has wifi, Apple TV and a speaker dock. At the back of the house, our huge open-plan family entertaining and informal dining area opens out to a lovely private courtyard. The kitchen is fully-equipped for cooking and the courtyard has a BBQ and outdoor seating. The house has a full laundry. We welcome families, and a port-a-cot, high chair, toys and Baby Bjorn carrier are available at the house at no additional charge. The NeighborhoodSet on the Paddington/Woollahra border, our home is located in the heart of Sydney's beautiful eastern suburbs, close to the beaches, harbour and the CBD. The area is peaceful, quiet and family friendly, whilst at the same time retaining the vibrancy of the inner city. Queen Street village and Five Ways, which are great for shopping, cafes and people watching, are located less than five minutes walk from our front door. The shopping precincts of Oxford Street and Bondi Junction are within easy walking distance. The house is just blocks from the entrance to Centennial Park, a large parkland which is beautiful for walking, running and cycling, and which features great playgrounds for children. The world-famous Bondi Beach is also just a short bus trip away. The lifestyle in the neighbourhood is excellent, with many great restaurants and pubs close by, and the house is well-located for transport with buses (Oxford Street) and trains (Edgecliff) a short walk away. Getting AroundCar Parking: Parking is available in the streets surrounding our home. All parking is free, however some spaces have a maximum two hour time limit during the day. These signs are marked as 2P and will have arrows indicating the directions the restriction applies to. In our experience these times are not strictly enforced by the council, however parking inspectors do come by from time to time so please read the parking signs carefully. Several sections of our street (including directly opposite the house) have no limitations on the length of time you can park for free. The closest place to our home that you can purchase an Opal Card is Queen Street Newsagent, located at 105 Queen Street Woollahra. Other Things to NoteOur home is a lovely terrace in a quiet residential neighbourhood. Our home shares common walls with our neighbours, and we their right to enjoy their peace and quiet. As such, our home is not suitable for entertaining late in the evening. We have a ZERO TOLERANCE policy to parties and to noise after 10pm, including on weekends. We ask that the sliding doors to the courtyard be closed by 9pm on weeknights and 10pm on weekends.

Guest AccessA double bed in the main bedroom and an extremely comfortable double sofa bed in the second bedroom. Wifi, washer and dryer, hairdryer, and a full kitchen equipped with a range of crockery, cutlery, and appliances are available. Getting AroundVery close to major public transport; Bondi Junction Bus Interchange is a 3 minute walk, Bondi Junction train station is a 10 minute walk. Other Things to NoteIMPORTANT: Our front door is fine to double lock when you're inside, however whenever you leave, do not lock the dead lock - otherwise you won't be able to get back in. Just press the button on the bottom lock and pull shut. HELPFUL HOUSE HINTS To turn washing machine on: Power button > move dial to quick 29 > choose cold setting > choose rinse level > press start Washing powder is above the washing machine in the blue basket. You'll find toilet paper under the bathroom sink. If you get cold, there are extra blankets in the wooden sideboard in the lounge room. To use dishwashing machine: Place finish tablet (under sink) in dispenser > close door > press power > normal setting > start Do not put blue dinner plates into dishwasher. LOCAL CAFES NELSON ROAD TUCKSHOP Beautiful fit out, huge fresh meals and baked goods, and quality Pablo and Rustys coffee. A stone's throw from Westfield Bondi Junction. EARTH TO TABLE Across the road from Nelson Road Tuckshop, if you're in a very healthy mood. Delish food with a focus on organic. LUXE CAFE Ever-reliable mainstay of the Queen St food and cafe strip. All round solid food and coffee - get the pesto eggs. SPICER CAFE Nestled just off Queen St on Spicer St, this is a cute little hole in the wall. Quality lunches, and great dinner specials (think a nice bottle of wine and big sharing platter for $50). FLAT WHITE CAFE Similar to Luxe: a solid citizen and Woollahra institution. Tucked away down some beautiful backstreets. Great sandwiches at lunch too. TASTE PROVIDORE Campos coffee and literally the closest coffee to our apartment. The bacon and egg roll/ham and cheese croissant and coffee takeaway combo is just $8.50! THIRTY COFFEE A little wander up the road to Paddington you'll find this newly-opened, hip cafe. Think light woods, polished concrete, brass, and great coffee. ALIMENTARI PADDINGTON My former local in Paddington, this is a unique cafe in the style of a traditional Italian Alimentari; nestled on a tree-lined corner amongst Paddington's terrace-filled streets. AllPress coffee, and they do a very good job. Highly recommended. TIGER MOTTLE Just down the road from Alimentari, TM is my cafe pick amidst the bustling 'Paddington Fiveways' precinct. Sit on the second level balcony in the sun, and knock back quality coffee (Single Origin Roasters), and a piled plate of Bubble and Squeak. BONYTHON CAFE PADDINGTON One of Sydney's most beautiful and unique cafes, Bonython is hidden away down a green garden path on Paddington's Underwood St. Sit and sink Single O Roasters coffee at this the tree-filled hideaway.

The SpaceIt is a spacious one bedroom with a sunroom and there is a desk in the sunroom if you need to do any work. There is a king size bed in the bedroom, and a Eurobed is available to use either in the bedroom (as it is HUGE) or in the lounge room. There is a brand new washing machine in the apartment. The kitchen is large for a one bedroom with plenty of utensils, appliances, and fridge space if you would like to take up a bit of cooking (we also provide cookbooks if you are stuck for ideas!) We provide nespresso, tea & basic toiletries for you to use. For the rainy days we have Netflix, PS4 and ~300 DVDs for use on our 55" TV! As well as Monopoly and lots of books to read! The NeighborhoodA couple of cafes are located a 1 or 2 minute walk from the front door. The neighbourhood is a quiet residential area just outside the heart of Bondi Junction. Getting AroundLocated only a 4 minute walk from Bondi Junction interchange, this home is incredibly close to all kinds of public transport including: Trains to the city (takes approx 12 mins) Buses to Bondi Beach (10 min) Buses to Coogee Beach (20 min)

Leafy Woollahra, with an array of great cafes, restaurants, galleries and boutiques 10 minutes walking. Famous Paddington market another 10 minutes from Woollahra. Paddington is also home to a number of fabulous restaurants and pubs. Getting AroundA bus runs outside the house, connecting you to both Bondi and the city. We are a 10-15 min walk to Edgecliff station which will get you into the city in under 10 minutes. From there you can reach Circular Quay, The Opera House and ferries across to Manly, as well as the beautiful botanical gardens.

My place is close to Bondi Junction and all it's amenities: Railway and Bus Depot, 100's of shops, restaurants and Westfield with all the stores you can only imagine!. You’ll love my place because of it's outlook over the city and eastern suburbs and close to the City, Bondi and Coogee beaches. It is a comfortable and well presented premium apartment. My place is good for couples, business travelers, and families (with 2 kids).

The SpaceOur apartment is centrally located - right between the hustle and bustle of the CBD and the most famous beaches in Sydney (Bondi, Bronte, Tamarama). Best place to locate yourself to enjoy Sydney in the summer. Amazing cafes, bars and restaurants are all within walking distance, easy access to public transport and very conveniently located to grab an Uber or taxi. 2 minutes walk to Centennial Park where a lot of events will be happening throughout summer. This apartment is our home, it is very well kept. The apartment has a comfortable sofa, WiFi and dining table. The books on the shelf are part of our personal collection and you are more than welcome to read the books but please put them back before you leave. The main bedroom has a Queen sized bed and the second bedroom has a double bed. Kitchen is complete with full size fridge, stove, oven, microwave, pots and pans, silverware, plates, glasses, coffee plunger and more. Please ensure you use the red crockery on the shelf in kitchen. You couldn't find a location more convenient! Other Things to Note1 x bottle of red wine for minimum 3 nights stay Please note there 2 flights down stairs to get to the apartment.. but this is all the more reason it's so peaceful and quiet :) There is lots of parking in the area we never have a problem finding parking here... but you don't really need a car because the transport is fantastic and so close. We also have a fan for those warmer days but because we have floorboards, the temperature is usually perfect.

Set in a much sought after location minutes from schools, Bondi Junction shops, cafes, transport & beaches. Features include: House Rules: 3. CANCELLATION a) Part cancellation of a booking will not be accepted. b) Should the guest cancel up to 3 months before the letting, the guest will be entitled to a full refund of all monies paid less booking fee ($110). c) Within 3 months, deposits on cancelled bookings are only refundable when the premises are re-let for the whole term of the cancellation at the full rent. d) The Landlord may cancel at any time up to 1 month prior to the letting, in which case the guest will receive a full refund. Tracey McArdle Exclusive Properties will endeavour to find equivalent accommodation. 4. CHARGES a) Rental prices include all utilities (should the bill not exceed normal usage). Should the account be extreme then the guest will be responsible for the difference and previous accounts will be supplied. Utilities does not include telephone calls. b) All telephone calls are charged at an added premium of 55c per call i.e. call cost + 55c = call total charged. During tenancy, telephone accounts will be billed to the guest on a monthly basis and payable within seven days. 5. THE GUEST AGREES WITH THE LANDLORD/AGENT a) To pay the rent prescribed herein in advance. b) The agent is entitled to use their discretion as to the disbursement of the rental funds to the owner (ie in advance or in arrears) c) To maintain and leave the premises in a clean, tidy and undamaged condition. In the case of non-compliance a cleaning fee will be charged. d) Not to assign or sub-let the whole or any part of the premises. f) That at the time of the booking, the Landlord and/or Agent has described the premises and its position to the best of their ability and in good faith and as accurately as possible and that no responsibility or refund for alleged misdescription can be accepted. g) Not to remove any of the furniture or effects from the premises. h) To allow the Landlord and/or Agent to enter and view the state of repair of the premises. i) That the guest or any persons using the premises shall not conduct themselves in a manner which is a nuisance or annoyance to adjoining or neighbouring occupiers and shall comply with the requirements of all statutory laws, regulations and by-laws applicable in respect of the premises. j) That the premises or any part thereof shall not be used for any purpose other than as holiday/corporate short term accommodation and that no more than the occupants named on the front page of this lease are to be accommodated. Occupancy of more than the stated number of persons may render the guest liable to cancellation of the tenancy by the agent. k) That animals are not permitted on or in the vicinity of the premises. If pets are found the guest will be liable for the cost of cleaning and/or fumigating the premises and the tenancy may be terminated by the agent. l) That fish or any other seafood are not to be cleaned or left on the premises. m) That no responsibility is taken for the guest's personal property left on the premises and such property may be disposed of immediately by the Landlord and/or Agent. n) That in the event of the premises being offered for sale, to allow the Landlord and/or Agent to inspect the premises with prospective purchasers during reasonable hours by appointment. o) That in the event of the premises being sold, this Agreement is cancelled and all deposit monies will be refunded in full. A minimum of one month's notice shall be given. 6. SPECIAL CONDITIONS: a) The guest must return all keys and vacate the premises by 11.00 am on the day of departure, otherwise rental will be charged up to and including the date on which the keys are returned. b) The guest agrees to allow the Landlord's Agent to hold in their possession duplicate keys to the said property. Should any keys be lost, misplaced or broken they will be replaced at the Tenants expense. c) In the instance of a guest locking themselves out after office hours, the guest is to arrange a locksmith at their own expense. d) The guest is required to keep the Agent informed regarding vacating dates, should they differ/change from that on the original lease. Any guest wishing to extend their booking agrees with the Agent to confirm the extension in writing and forward payment on or prior to the day of extension. If the extension is not paid the booking will not be extended. e) The guest agrees to allow the landlord's Agent to view the property with prospective clients on the condition that every attempt is made to contact the guest 24 hours prior and/or an agreed appointment is made. f) There are no parties of any type to take place in the property. If there is a party held in the premises there will be an automatic $1000 per day penalty applied to your credit card and you will be evicted from the premises without any refund. g) The guest agrees with the Agent that if there is rent in arrears by twenty one (21) days or more, the Agent has the right to change the locks without notice. h) The security deposit is to be held by the Agent for payment of any outstanding monies owed by the guest during & after tenancy including telephone charges, extra cleaning charges, damages etc: If these charges are greater than the amount of the deposit the guest agrees to pay the outstanding amount in full on account from the Agent. i) The guest agrees that any unpaid account over thirty (30) days will immediately be handed to the debt collector with an incurred fee of 20%. j) The guest agrees that if the agent is charged any fees to receive an overseas transfer of monies to their account, then the guest is liable for this charge & will be added to their account. If any personal cheques are dishonoured, refer to drawer, present again etc, then $25 fee will be incurred and any other cheques will not be accepted thereafter. k) The guest agrees to maintain where applicable, washing machine, clothes dryer, waste disposal unit, refrigerator or dishwasher in good working order and at the termination of the tenancy shall be handed over to the landlord clean and in good working order. l) The guest agrees not to drive nails, screws, or hooks (including sticking hooks) into or in any way deface the walls of the premises. m) If the said property has internet and the internet is deemed not to work because of a problem with the guests computer and is proved to work with the agents computer, the agency will take no responsibility. The agent is not responsible to fix the guests computer. If the agent is to attend the property this will be at a cost to the guest of $50/hour. n) All TVs are tuned prior to tenancy. Should they need retuning during or after tenancy this will be charged to the guest. o) The guest agrees that the Agent or Landlord does not accept responsibility for damage to persons or property whilst occupying the premises. This extends to damage caused by vehicles parked on the roadside in front, rear or near of the property. p) Despite any other provision of this lease, if a goods and services tax (GST) is imposed on any supply made to you in connection with this lease, the amount you must pay for this supply is increased by the rate at which that GST is imposed. q) If the box at the end of this clause is ticked then other special conditions will apply. The other special conditions will be attached to this agreement as Annexure 1. Other Special Conditions: 7. PRIVACY POLICY The personal information that the guest provides is necessary for the Landlord and/or Agent to verify the guest's identity, to process and evaluate the application and to manage the holiday letting and premises. Personal information collected may be disclosed to other parties including the Landlord, referees, other agents and third party operators of tenancy databases. Information already held on the tenancy databases may also be disclosed to the Landlord and/or Agent. If the guest fails to comply with their obligations under this Agreement, that fact and any other relevant personal information collected about the guest during the course of the holiday letting may also be disclosed to the Landlord, third party operators of tenancy databases and/or other agents or as allowed pursuant to the Privacy Act. If the guest would like to access the personal information the Agent holds, they can do so by contacting the Agent at the address and contact numbers contained herein. The guest can also correct this information if it is inaccurate, incomplete or out-of-date. If the information is not provided, the Agent may not be able to process the application and manage the tenancy. Should the guest breach the terms and conditions above then the Landlord and/or Agent may re-enter the Premises. Breach of any of these terms and conditions shall also permit the Landlord and/or Agent to refuse to hand over the keys and/or immediately terminate the holiday letting. I/we the guest do hereby certify that I/we require the Premises for the purpose of a holiday/corporate short term rentals only and that my fixed place of abode is as stated below. 8. BREACH OF TERMS AND CONDITIONS Should the guest breach the terms and conditions above then the Landlord and/or Agent may re-enter the premises. Breach of any of these terms and conditions shall also permit the Landlord and/or Agent to refuse to hand over the keys and/or immediately terminate the holiday letting. 9. USE OF PREMISES I/we the guest do hereby certify that I/we require the premises for the purpose of a holiday/corporate short term rentals.

The SpaceThis house is unique for its size and close proximity to Bondi Junction providing easy access to close by beaches and the city. Guest AccessAccess is available to mostly everything provided they are aware some possessions will be left in the house, therefore most of the storage and closet space will have be shared. Fridge will also be cleaned out and left empty but feel free to use anything else left in the cupboards. (sauces, spices etc.) Interaction with GuestsI will be away for the majority of the time therefore will try and meet upon arrival but will be available if required for any assistance via phone or email. The NeighborhoodNeighbourhood is unique as it is the last stop on the train line before the beaches providing quite a substantial shopping and social hub with great access to public transport. Whilst still providing a nice quiet environment with nearby queens park available for activities or nice sleepy streets for walking. Getting AroundExtremely close to both train and bus stations providing great access to all beaches and the city. Car access is also good around the eastern suburbs with the main issue arising from parking, our house is surrounded by predominantly 2 hour parking

The SpaceOur classic Architectural Functional home is set over three generous levels. Furnished with chic designer interiors, the house has a welcoming and peaceful feel and contains everything required to make it a true home away from home. The upper stories of the house feature four large bedrooms and two full bathrooms. The huge master room is appointed with a queen bed. One bedroom features king singles (which can be made up as full king beds) and the third and fourth bedroom are furnished with double beds. Downstairs the living areas are comprised of traditional twin entertaining rooms at the rearh of the house, furnished with comfortable sofas, a large television, and a formal dining area with seating for eight. The house has great wifi, TV and DVD. At the back of the house, our huge open-plan family entertaining and informal dining area opens out to a lovely private courtyard. The kitchen is fully-equipped for cooking and the courtyard has a BBQ and outdoor seating. The house has a full laundry. The NeighborhoodSet on the Paddington/Woollahra border, our home is located in the heart of Sydney's beautiful eastern suburbs, close to the beaches, harbour and the CBD. The area is peaceful, quiet and family friendly, whilst at the same time retaining the vibrancy of the inner city. Queen Street village and Five Ways, which are great for shopping, cafes and people watching, are located less than five minutes walk from our front door. The shopping precincts of Oxford Street and Bondi Junction are within easy walking distance. The house is just blocks from the entrance to Centennial Park, a large parkland which is beautiful for walking, running and cycling, and which features great playgrounds for children. The world-famous Bondi Beach is also just a short bus trip away. The lifestyle in the neighbourhood is excellent, with many great restaurants and pubs close by, and the house is well-located for transport with buses (Oxford Street) and trains (Edgecliff) a short walk away. The SpaceYou will be sharing with my amazing bestie & flatmate Monika. Originally from Lithuania but living in Sydney for a few years now. She is hilarious and easy to talk to. Sydney is hot ATM, I do have a fan in the living room that you can use in the bedroom if required. My hairdryer is in a wicker box under the bed that you can use, as well as treseme shampoo & conditioner and shower gel in the bathroom (ask Monika if you're not sure which is mine). Most of all, relax and make yourself at home. Friends are allowed to visit but must be discussed with Monika first and no over nighters please ;) Guest AccessYou will have access to the whole apartment apart from my best friend & flat mates bedroom & balcony. Monika will make hanging / draw spa ace but feel free to move my stuff if needed, there should be space under the bed if needs be! We have a fridge/freezer, oven, stove and microwave as well as a NutriBullet. Feel free to use whatever you wish, Monika will show you which shelve should to use in the fridge and how to you the cooker. You can use anything required, all I ask is that you look after and clean up after yourself :) Interaction with GuestsI will be overseas during your stay but easily contactable if you need anything. Monika is very friendly and will be happy to help :) The NeighborhoodWe live on a beautiful and quiet residential road. It is very safe, anytime of day or night and parking (if required) is relatively available. Please check the parking signs though in case of any time restrictions Getting AroundAt the top of our street there is a footbridge over to Oxford Street (Bondi Junction). On the other side there is the bus terminal, you can catch a number of buses from here either into the city or down to the beaches. If you prefer, you can take a short walk down to Bondi Junction train & bus interchange where you can catch either modes of transport pretty much anywhere you would like to go in Sydney. If heading down to Bondi Beach, I recommend catching the 389 to North Bondi bus terminal. The buses are less crowded and the North end of the beach is nicer and less crowded in my opinion :) Other Things to NoteOne side note is that Monika & I have a friend called Lisa who may be staying for some of the nights during your stay. Lisa is French, used to live in Sydney but is currently doing a school year in China. She has come over to Sydney to visit for the holidays but her parents will be also, therefore she may not there much. Life will be staying on the sofa bed in the living room. She is lots of fun and very easy going
