The SpaceThis spacious two bedroom apartment can sleep up to six guests and has much to offer. The seafront is a 15 minute walk, there is a family park and skate park 2 minutes away and couple of local pubs within a stones throw. Trafalgar House Apartment One is in the heart of the North Laines area of Brighton. You couldn't be closer to the main train station which is literally a five minute walk from the apartment. When you come out of the station and turn right, one of the first things you'll see on the side of the first pub is the famous “Kissing Policemen” by Banksy. The apartment is situated on the first floor of Trafalgar House, at the end of a dead end road on the right hand side. The apartment is perfect for holidaymakers or the business community alike. The central location makes it very popular for small groups of friends who want to be close to all the cafes, bars, restaurants, shops and nightlife or, equally as good, a base for business. With American Express not far away and the various conference centers found locally, it proves to be a very popular apartment. DÉCOR & ROOMS There is a bright and airy master bedroom and second bedroom, both with wardrobes. Both beds are zip and link so can be made into doubles or singles. There is also a pull-down double bed in the hall. The living room has seating for six, as does the breakfast bar. There is one bathroom which provides a bath with shower, WC and washbasin. Trafalgar Apartment One is in the ideal apartment to explore Brighton for a holiday, or to stay for work purpose, the apartment also benefits from Virgin television and unlimited wifi. We also supply linen and towels for your stay. AVAILABILITY / SUITABILITY There is a two night minimum stay at weekends during the peak season due to high demand, however on occasions we do have the odd night available last minute, so please enquire. The South Lanes offer a fantastic selection of independent shops as well as your top end clothing stores. In the North Laine you will find, unusual, small stalls and shops as well as some quirky flea markets. Brighton has it all, the beach, fantastic restaurants, shopping galore and a fab night life in the way of clubs, theatres and bars. NORTH LAINE North Laine, Brighton has come a long way in the last ten years. It's now the hub of activity and culture and close to all amenities and attractions. There are plentiful restaurants and bars around; also since the New England Quarter has opened, there are other shops and supermarkets to enjoy just five minutes walk away. There is also a local shopping centre which will provide you with your usual high street stores. Getting AroundBrighton station is only a 5 minute walk away and Brighton and Hove buses are regular and travel across the city. Bedroom 1 is a double en-suite shower room and dressing room with pinks, greys and silver – pale grey velvet floor length curtains and pink satin bed cushions. The wall behind the bed papered in pink and silver flock. Charcoal grey carpet. Bedroom 2 is a double or twin with a huge painted headboard and a free standing back to wall bath. The wall behind the bath is old bricks framed and uplit. White wooden blinds and pale blue painted wooden floor. Bedroom 3 is a double or twin with en-suite shower and 2 person sauna. The beds have a lovely patterned luxury padded headboard mounted on the wall – boutique hotel style. Bedroom 4 is a double or twin painted pale grey Farrow and Ball colour and an impressive padded headboard. Bedroom 5 has 2 bunks with a feature wall of Classic Brighton scenes. The bunks are hand made wood painted pale grey, built in with stripy carpeted stairs for access to the top bunks. Charcoal grey carpeted floor. Individual lights in each bunk. On the same floor is the family bathroom with freestanding bath and separate shower enclosure. We offer a home from home selection of books and DVDs. We also provide Ironing board, iron, hairdryers linen and towels. We are offering 2 night stays throughout November to February excluding the school holidays when our minimum is 3 nights. We have a 3 night minimum from March onwards.

The SpaceJust an 8 minute walk from the popular North Laines area and 10 minutes from the famous pier and seafront, everything you need is a short walk away. Hanover itself is home to numerous pubs, a great local butcher, a couple of coffee shops / delicatessens and an organic food store. In addition Queens Park is just a short walk up the hill, and for those with children there is the fantastic newly opened 'level' just a short walk away down the hill. Guest AccessOur house sleeps 4 adults comfortably, but we also welcome families. The master bedroom has a super comfortable queen size bed while the second bedroom can be made up as a single or king size double. We can also provide a travel cot if you need. Downstairs the open plan sitting and dining area is perfect for relaxing and entertaining. The kitchen is fully equipped with everything you need for your stay including lots of delicious herbs and spices to cook with. We also have a peaceful courtyard garden for you to enjoy on the days when the sun is shining. The house has wifi, tv, iPod doc, hairdryer, iron / ironing board and a fully stocked toy cupboard. We provide all linen and towels. Our house is on a quiet street with free parking right outside. We can also provide a highchair/s if you need. Children under 10 go free. After that they are charged as an adult which is a surcharge of £20 per night per child / adult.

The SpaceA bright, spacious and airy room is in a lively family house. The double bed is comfortable, there is a desk and a day bed in the bay. This room is on the first floor of a spacious double fronted family house in Brighton. It is on the right hand side at the front of the house and has views across the city. You will have use of a modern, well fitted bathroom on the first floor that has a bath and a shower. Our family won't use this bathroom but you may have to share it with other guests . We are a friendly couple who enjoy visitors. We will be able to help you during your stay by providing local information. Guest AccessYou are very welcome to help yourself to breakfast, there is cereal on top of the left hand fridge, bread in the bread bin, crumpets in the fridge (plus butter, jam etc) as well as juice and milk. Please make yourself a cup of tea or coffee whenever you want. We don’t make breakfast for you because we aren't always around and may be busy getting the kids off to school but we want you to feel at home so please feel free to help yourself. We can’t offer cooking facilities (it could get very complicated and crowded in the kitchen) but we’ll give you a shelf in the fridge and we're happy for you to use the microwave. The NeighborhoodThis is a residential area but over the road is a small food shop which is open from 8am to 8pm everyday. Down the road there is a pharmacy, florist, pizza take away, off license, fish and chip shop, family run cafe and delicatessen. Just up the road at Fiveways there is another fish & chip shop, a post office, sweet shop, a well stocked fruit and veg shop and a few restaurants. There are several good pubs within easy walking distance and just around the corner on Lowther Road there is a lovely cafe with delicious home made cakes called The Old Bakehouse. Brighton is famous for The Pier - fun rides and excitement day and night, The Pavilion and its amazing architecture and well known across the world for its artistic and free thinking community, buzzing night life, great restaurants, magical winding Lanes and quirky North Laine shops.You will never be bored in Brighton, there is always something to do here, but when you come back to the house you will relish its tranquility! Getting AroundOur house is in central Brighton. Walking - The walk into town and to the sea is lovely. You can go through Preston Park and takes 30-35 minutes. Buses - The 5B bus stops just down the road at the top, left hand side of Beaconsfield Villas every 10 minutes, it is a 15 minute ride to the sea. If you are coming from town ask the driver for the stop at the 'top of Beaconsfield Villas'. When you get off, cross over Preston Drove to the same side as 'Preston Wines' and then walk up the hill. Trains - Preston Park Station is about 10 minutes up hill by foot. Check if your train from Gatwick or London stops here. Otherwise the walk from Brighton station is around 35 minutes, or a 5-10 minute taxi ride. London Road station is also about 10 minutes if you walk. Regular trains go to Falmer for the Universities and take only 5 minutes, and East to Lewes and West towards Worthing. Taxis - for groups these can be the best form of transport. A journey into town costs between £7 and £10 and takes 5-10 minutes depending on traffic. We use Brighton and Hove Radio Cabs on (PHONE NUMBER HIDDEN) - but cannot guarantee a great service every time. Now for the boring bit - Parking! - Please bear in mind that parking in Brighton is tight and the council do not encourage cars in the city. Our road and roads South towards the sea became part of Controlled Parking Zone J (CPZ J) at the end of September 2014. In April 2016 the council introduced another CPZ to the roads North and East of our road (Zone F). This means there are lots more spaces available with voucher parking than there used to be, please note, the roads North and East of our road (incl Lowther and Osborne Roads) are now included in CPZ F, but there is still free parking just two roads down (Balfour Road) and further down our road (past Bavant Road), so you may well be able to find free parking only a short walk away. We like to use as few vouchers as possible because we are only allocated 50 vouchers per adult resident (and there are only two of us) per year... so it really helps us if you can find a free space... But... if you can’t find a free space or want to park right outside, we can happily offer you a visitors parking voucher which will entitle you to roadside parking outside at a cost of £3 per car per day. Please Note: These vouchers are for zone ‘J’ only so make sure you check the sign in the bay you are parking in. We will leave the vouchers out for you to use if you need them, so there is no need to book them in advance. You’ll find these in the lobby on top of the shoe cupboard. Please fill them out carefully or you could get a ticket. There is a pen there too, for you to add your Vehicle Registration Number. Just leave any money under the vouchers in the tray. The controlled hours are between 9am and 8pm every day - outside of this parking is free. On the other side of the road there is a pay and display bay which almost always has spaces at a rate of 1 hour for £1, 2 hours for £2 and 4 hours for £4. Do bear in mind parking gets very tight in the evenings, in both the controlled and uncontrolled areas, so you may have to park quite far away from the house. Much of the furniture has been supplied by Brighton’s mid twentieth century furniture specialists Room Service ((URL HIDDEN) who have also worked on the interior of the flat. Key furniture pieces and artwork are also available for sale, allowing you to take a piece of Hideaway 51 home with you Guest AccessGuests have full reign of their seaside hideaway! Stairs lead down to a separate entrance to the flat giving guests total privacy. We have WiFi, i-pod dock, dvd player & Smart TV, so feel free to stay in and watch YouTube on a big screen! Interaction with GuestsWe have a housekeeping company who may do key drop off and collections if it's past 7pm, but I am happy to meet you in person and talk you through anything you need advice on. I am happy to act as your concierge, so let me know if you need a restaurant reserved, babysitter booked or a pamper either in the flat or at a recommended salon, ideally prior to arrival. Brighton mainline train station is a twenty minute walk away, Pool Valley coach station is a ten minute walk along the seafront and there is a bus stop outside the flat which will take you all over Brighton, Hove, the Marina and beyond. Cabs into the main centre will cost around £5. There is parking along the seafront as well as a pay & display car park five minutes from the flat. We can arrange parking permits on request for £10 fee per permit with prior notice that will allow you to park for free (we can only offer a maximum of 5 per booking). If traveling from Gatwick airport, you have the option of taking the coach or train, we prefer the coach as it is so close to the flat. The SpaceThis apartment is over 2 floors with the 2 double bedroom and bathroom on the ground floor and the living room and Kitchen downstairs. It has dark wood floors though out and although originally a Victorian workshop, it is furnished in a modern way. The small rear patio is ideal to eat and if you smoke then its an ideal space to have sneaky cigarette. It is positioned 3 min's walk from Brighton station, although you cannot see or hear the station as it is off the small quiet street called Kemp street. This has many independent restaurants, cafe's and boutiques and is also 4 min's walk away from a large super market or the famous North Lanes boutique shops. Perfect from 2 couples a family or mates who want to enjoy Brighton's lively night-life or culture Guest AccessThere is a car park about 2 mins away that you can park in, but is a council run car park and so is not extortionate. Otherwise you can park about a 5 min's walk away, were parking is free, as I doubt you will need to use the car for your experience of central Brighton. The apartment is 4 min's walk to the mainline Brighton Station. Access to the flat: There is a cupboard outside the flat next to the entrance with three doors on it. Behind the right side door there is a little locker for the key with a numeric lock on it. You can get the key from there. There is there a second set of key on the top of the stairs. I think everything is pretty simple in the flat. There is a router downstairs next to the telly . The WiFi access code on the bottom of it. There is a back door for the garden and the key is in the lock. The boiler is in the back bedroom in case you want to turn the heating on. The hoover, the iron and the ironing board is under the stairs in the left side cupboard. The built-in washing machine is next to the fridge. When you check out please leave one set of key in the locker outside the flat. The SpaceWe are a little set back from central Brighton in a quieter residential area, but still very walkable and very safe. Guest AccessWe have quite an eclectic mix of things in the flat, but it's comfy and homely without being precious! Both bedrooms have very comfortable double beds, the bathroom has both a bath and shower, and we can provide towels. The living room is large with a dining table and chairs for five, and has beautiful evening light. There is Wifi and use of stereo and some DVDs etc The kitchen is fairly large and has a small table and chairs - there is a gas stove and oven, washing machine and a few 'gadgets' (juicer/percolator coffee maker) you are welcome to use. We are 2 minutes walk from a brilliant cinema (the Duke of Yorks), and there's a great pub round the corner, and and easy walk into Brighton (we provide a list of restaurants and info about Brighton and can help with any specifics you may have.

It is on a hill so the walk home is not for the faint hearted but fortunately there are three frequent bus routes from town that help ease the pain! The area is really well supplied with great pubs, most with really good food and there are a couple of parks within a ten minute walk. Getting AroundThere are three bus routes into central Brighton at the top of the road. There are also buses to the University in Falmer. Other Things to NoteI have a second room to rent as well. The SpaceThe flat has two double bedrooms and this 2nd bedroom has the wardrobe space and shelves for clothing, and overlook a quiet woodland space at the back of the building. This room is the slightly smaller double room, and priced accordingly. It has a brand new comfortable, memory foam topped double mattress! Kate lives in the property, and will be at home unless both rooms are taken by the same guests. Rooms will not be let to 2 separate group bookings. The lounge and kitchen are both south facing with huge sash windows looking out to sea! The ceilings are high so it's light and spacious. The floors are wooden, apart from the bedrooms which are fairly new carpets. The kitchen has all modern appliances. The bathroom is BRAND NEW and like being in a hotel. Clean, white and fresh! *Weekend bookings are minimum 2 night stay, and I am afraid I only take last minute weekend bookings as I generally let the whole flat out at weekends. Guest AccessKate will meet you and show you around and allocate one set of keys, or will arrange to leave keys with a local shop next door. Lost keys will incur a replacement charge. You can literally walk anywhere in central Brighton within 10 - 15 minutes, and are so close to the station, beach, park, shopping centre and dozens of fabulous pubs and restaurants! The Seven Dials up the road has a few eateries and pubs, and down around Western Road there's lots of pubs and restaurants too. My local favourites are: A Taste of Sahara - North African and BYO Market - Global tapas style small plates restaurant, can sit/eat at the bar You Juice - Juice Bar next door to the flat The Salt Room - Fancy trendy seafood restaurant The Urchin in Hove - Seafood only gastro pub The Cocktail Shack & The Set in Regency Square The Lion & Lobster - most popular pub in Brighton, good menu Earth & Stars Pub for Sunday Roast Indian Summer restaurant - Southern indian modern menu Chilli Pickle Indian restaurant St Ann's Well Gardens is my favourite haven to escape from the busier seafront and take a book or paper and you can get lovely home cooked food in The Garden Cafe there too. Parking - due to being in the central Brighton zone I recommend parking 2 streets to the west on York Avenue or around St Ann's Well Gardens as it's cheaper per hour, and there's some free spaces on Sundays on Nizells Avenue. There's an open air carpark by Brighton station that is just £10 per day if you wish to just arrive by car and leave for the weekend. Getting AroundThe buses run both ways from the bottom of the road at Norfolk Square or outside Waitrose. Taxi's arrive within minutes from Streamline on (PHONE NUMBER HIDDEN) or 747474. Trains are regular to London and only take 50 minutes on most direct lines. Other Things to NoteJust a couple of doors along is a very small parade of quality boutique shops, fresh Juice Bar, fantastic Japanese takeaway and there's a lovely coffee shop called Mr Wolfe which is a new Brighton trendy hangout. There's a small convenience store and off licence opposite there too. At the bottom of the road are numerous other shops, late night food options and everything else you are likely to need!

The SpaceSituated in the Clifton Hill Conservation Area, Dragonfly Cottage was built in 1824 and retains many period features. It is in a quiet road, but is just yards from the big shops, restaurants and clubs and just five minutes walk from the sea. It is equally suitable for a great hen do or birthday celebration, but is also great for a family gathering. We have lots of excellent feedback from previous guests. There are three double bedrooms which include three double beds and a single guest bed. There are two bathrooms, each with a walk in shower, and a downstairs cloakroom. There are two toilets, one in the main bathroom and one in the cloakroom. Groups of over seven will need to use the double sofa bed, two single Z beds and cube bed. The top floor bedroom is up a steep flight of stairs which may not be suitable for young children or those with impaired mobility. The cottage is very well equipped, and we have tried to include everything you could possibly need. The kitchen is equipped with a dishwasher, fridge freezer, washing machine and tumble dryer. We have tried to make it as comfortable as possible for our guests, so, for example, the duvets and top pillows are all goose down and feather. The rental includes sheets, towels etc. There are no nasty little extras for cleaning, guests over a certain number etc! The large, open plan lounge is perfect for socialising with a glass of wine to chat and plan the evening or weekend ahead. There is a wide screen TV, DVD player and DVD library and a Bose Apple compatible docking station. The dining room is separate from the lounge and the large dining table seats up to 10. The courtyard garden is a great sun trap in the afternoons and an oasis away from the city. SPECIAL OFFERS! Book any Friday and Saturday night and you can check out as late as you like on Sunday for no extra cost! Provided we do not have guests leaving on the day you arrive we will also try to accommodate requests for an early check in. The NeighborhoodEveryone who stays at Dragonfly Cottage raves about the location which is very central, just yards from Western Road and all the big shops. Preston Street with wall to wall restaurants of every type is about three minutes walk away and there is a Waitrose, Sainsburys and an M&S food yards away from the cottage so you won't starve! Just about everything is walking distance including the sea which is about 5 minutes walk away and all the pubs and clubs. There is an excellent little craft beer outlet, The Brighton Beer Dispensary, adjacent to the cottage which we would thoroughly recommend. Getting AroundThere are plenty of buses yards away on Western Road and the station is about 10 minutes walk away. However, you can get almost anywhere central on foot. The SpaceWe have 3 double rooms and a kids room with a bunk. This house is a perfect respite from central Brighton on a road with wonderful hillside views in a conservation area of Brighton. It is suitable for a large family or two families with kids. The double bed rooms have really comfortable mattresses. You will get a very good night's sleep here, especially because it is a very quiet residential area. The house is south facing with a view of the attractive leafy gardens. We off you white company sheets and bedding, lovely towels, dedicated toiletries. The house has two bathrooms with one bath and shower, an ensuite shower room to the upstairs loft room and a downstairs loo Our four bedroom house is part of a Victorian Terrace. We recently gutted it and have done it up. It is a mixture of old and new, with lots of character. Last year we added a loft space with ensuite bedroom and put in some beautiful French folding doors to connect the sitting room to the study. The house motto would be 'Life is a series of adventures with lots of resting up either doing yoga, yomping on the hills or with delicious food with friends and family'. Our modern kitchen is south facing and a sunny spot looking out onto the foliage of the garden and bird life. Wireless internet is available and feel free to relax in our wonderfully sunny south facing garden. There are really beautiful sunsets that can be enjoyed from our front door. We imagine that our place will suit older guests or a large family. It is also a great base for those that want to spend time in Brighton, for a reasonable rate, but not stay in the centre of things. We offer you access to all the games/toys both inside and outdoor toys available. Parking is free after 6pm before 9am or you can park for free 300 metres away. What makes it golden for me is the perfect mix of being able to access the South downs or Lewes, 10 minute drive to at least two lovely beaches, one perfect for rock pooling. Central Brighton is a 20 min walk away and yet we feel half the time we are in the countryside with lots of birdlife and even frogs. Its also super quick to London too. Getting Around London Road train station is three roads away and then one stop in you are at Brighton station. Lewes is only 15 minutes on the train too. 5, 46 Buses at the top of the road to take you into Brighton in 10 minutes. or just walk it in 20 minutes to the famous North Laines.

If you go to the east side of Brighton station (turn left after going out of ticket gates) you will see a walkway that goes to car parks at rear of station, you will then see a hotel called the jury's inn, immediately before the hotel there is a pathway (turn right) this will bring you to some steep steps, go to bottom of these, turn right and cross road you will see a road opposite called Sinclair walk, as you walk along here you will see a building on your right called Sheffield court, this is it, my number is 23, if you arrive late there is a key safe on the left of the door, I will supply entry details where appropriate. A taxi is about £6 and 5 minutes from the station. Parking is free but not always easy- however the neighbouring streets are free too so you will find a space eventually. I don't recommend driving into town as it's so close to walk.

The SpaceWe, George and Saskia, are a young married couple and are offering our lovingly restored Victorian townhouse in the peaceful neighbourhood of Hanover for your stay in Brighton. The basement has been converted into a large bright open plan living space perfect for relaxing or entertaining. The house is filled with interesting vintage pieces and original features. It has just been photographed for a feature in House Beautiful magazine! The house has four bedrooms. We can sleep 8 adults in total. 6 adults in three double rooms and a further two in two single beds in the converted loft room which is our boys' room. Two cots and a further travel cot available to use too. Hanover is a bohemian community just 7 mins walk to the independent shops, coffee houses and restaurants of the vibrant North Laines. The newly developed 'Level' adventure playground and cafe is at the bottom of our hill. A prime spot for family fun. We are also 15 mins walk to the pier and seafront. The SpaceI've got a charming 1-bedroom flat in the heart of Brighton's Kemptown village which would be a fun place to rent for a weekend by the sea. The flat is a 10 minute walk from the city centre and a short bus ride from the train station. Best of all, my place is literally a 1 minute walk from the seafront. Kemptown is full of cool cafés (some of the best coffee Brighton has to offer is merely steps away), pubs (from simple to gastropub), antique shops, a flea market, greengrocers, a cool independent bookshop, tasty pizza place, a patisserie and more. You're within walking distance to the centre of town for a night out. My favourite Thai restaurant is nearby, as well of loads of other restaurants and the famous Laines shopping area where you'll be hard-pressed not to find something unique worth picking up. Kemptown is also only a short stroll away from all of Brighton famous landmarks including The Royal Pavilion, The Brighton Pier and more recently the Brighton Eye (the London Eye's little sister). Trains operate regularly to and from London almost every half hour and we are approximately 50 minutes away from London Victoria. Gatwick airport is about 30 minutes away by train. About my place: I think my flat would be great for up to 2 people who want a weekend away in Brighton. The flat has a comfortable bedroom with an elevated double bed. There is a separate lounge/kitchen. The flat is fully equipped with all the regular comforts of home: sheets, towels, TV, Virgin Media and WiFi, washing machine, hob, oven, toaster, kettle, and a Nespresso machine. I work from home but spend half my time in London. I won't stay at the flat while you're there. I'm keen to have people stay at my place and enjoy the beauty and fun of Brighton.

The SpaceMy house is newly modernised and refurbished. All amenities available and I maintain a spotlessy clean home. It is very cosy for the winter months with all home comforts. The location is fantastic. There is a 5 minute walk to Brighton town centre including shops, bars, Brighton beach, restaurants and cinema. Brighton train station is just a 2 minute walk, very convenient for commuting as it only takes 1 hour to reach London! There are also frequent buses departing and arriving within a 2 minute walk. Step outside of my house and you are immediately surrounded by the lovely and diverse restaurants, cafes, shops and entertainment spots; namely the infamous Komedia, that make up the North Lanes. The famous Royal Pavillion is just a 7 minute walk away as is Brighton Pier. Although the house is very centrally located, it is completely secluded from any noise, making for a great nights sleep. The bedrooms are fully furnished and spacious with plenty of wardrobe space. The beds are new and extremely comfortable. I have one single bedroom and one double or twin room. Bed linen and towels are included. There is a bathroom on the same floor as the bedrooms including a power shower and bath. Free wi-fi is offered for guests. Parking restrictions apply. I can provide parking vouchers if requested at a cost of £2.50 per day. An excellent stay in Brighton is guaranteed. We are a very friendly family and we look forward to meeting you!

The SpaceSet in one of Brighton's Regency streets, our sweet double- fronted white cottage is in the perfect spot to enjoy the delight's of Brighton's seaside and buzzing city. Bohemian Kemp Town has an incredible selection of bars, restaurants and shops yet is within easy walking distance of the entire city centre with its many delights. Poke your head out of the door and there is the sea, a ten minute walk along the seafront takes you to the pier and the lovely Queens Park is a short walk away. If you don't want to walk the short distance a regular bus service nearby whizzes you into town. The house is filled with our eclectic belongings gathered in Brighton's many markets, vintage fairs and shops as well as on our travels. We have many antlers and even a deer's head. More than just a 'rental property' it is filled with things to make you feel at home, paintings, cushions, throws and is a cosy, warm and comfortable base in a peaceful street yet with easy access to the Laines, Brighton Pavillion and the many Regency streets which line the city. You can also walk to the Marina along the seafront. The house is on three storeys and has two double bedrooms (both with double beds although one is smaller than the other) and a bathroom upstairs. There is also a travel cot available. The main storey has a large living room with velvet sofas and there is a spacious, well appointed open plan kitchen and dining room again with sofa, chandelier, Smeg appliances such as dishwasher, washing machine/dryer etcetera. The dining table seats six. Downstairs the large family friendly basement room has a French day bed that can sleep two, a mattress pulls out but to be two single beds one would need to be on the floor, but please note that there is no window or door to this room. There is an additional large flat screen TV which younger guests seem to like whilst their parents are upstairs relaxing! There are DVDs and lots of games. We can help with restaurant suggestions and give advice and help on what to do whilst in Brighton if you would like. There is paid for parking nearby and again we can help with this. Please note that whilst we want you to enjoy your stay this is a residential street with lovely neighbours so we do not accept stag or hen parties and ask that noise is kept to a minimum especially after 10pm. The SpaceWe offer a quiet beach themed room, to get you in the seaside mood, on the top floor of our classic Brighton Victorian white stucco house which has been extensively refurbished to a very high standard. Guests have their own bathroom (with separate shower) separate from the hosts. This is located on the same floor as two guest bedrooms. Most of the time, guests will have sole access to the top floor and the bathroom, however, occasionally we may have friends staying in the other guest bedroom who will also share the bathroom. The NeighborhoodWe live on a very quiet street lined with Victorian, white stucco fronted townhouses, typically Brighton in style. It is a very safe area 3 minutes from Brighton railway station with everything you could need close by. The North Laine is 5 minutes walk away where you can make the most of the cosmopolitan cafe culture or browse the quirky and colourful independant shops and boutiques. Walk a few minutes further and discover the Lanes which is a fabulous maze of twisting alleyways offering an extraordinary mix of antiques and jewellery shops nestling alongside specialist contemporary and designer boutique fashion. Finally the seafront with the famous Palace Pier is about 15 minutes walk away. Brighton attracts an eclectic crowd making it an ideal destination for young people and older generations alike. It is widely regarded as one of the most bohemian and fashionable cities in the UK with its laid-back, effortlessly cool vibe. Getting AroundParking and driving in Brighton (especially at the weekends) is not easy. Brighton is a great walking city so you are unlikely to need your car whilst here. We strongly recommend that guests take the train, especially as we are only 3 minutes walk from the station. Cutting Edge Space Accessed by its own private front door, and situated on the first floor, the living space at Vine Street Studios consists of an enormous lounge, a kitchen, shower and cloakroom. Open plan and characterised by exposed steel beams, oak floors, large Crittall style windows and by walls either clad in oak panels or finished in raw white plaster, the 1000 sq ft space includes a floating staircase, designer furniture, bespoke storage, a huge flat screen television and a selection of limited edition photographic prints and art work. Beautifully lit, relaxed and very cool, it’s an extraordinary space, its penchant for cutting edge design epitomised by the attached shower and wash room, a state-of-the-art fibreglass shell, and by its kitchen area, the unit’s oxidised metal sheeting superbly judged. Italian Sleep Equally fine, situated on the top floor, off a naturally lit corridor, and accessed by way of the above mentioned floating staircase, the bedrooms run the length of the building. There are 3 standard sized rooms and one master bedroom. Each room contains a double bed, storage and fittings. One of the standard rooms and the master bedroom includes an open plan steel bath. The SpaceThe Room & House Cosy double bedroom, this one is at the back of the house so a bit quieter. 4 foot (wide) double bed in 2 bedroom townhouse built in 2007 located in the southwest corner of the North Laine conservation area very near the iconic Clock Tower. The house has full central heating and is well insulated so tends to stay cool in summer too. Fibre optic broadband delivers excellent browsing speeds over Wi-Fi. The room is offered with clean sheets, duvet, pillowcases and towels. The house is professionally cleaned at least weekly. The room is not huge as space is at a premium in such a central location the proximity of everything more than makes up for it though :) Guests are more than welcome to use the Lounge and Kitchen at all times. Please note this is the smaller of the 2 bedrooms shown in the pictures with a multi coloured duvet cover. This room has it's own Squeezebox music player and a separate lock on the door for peace of mind and security Lounge The Lounge has a large TV, PS4 with surround sound, comfy sofa, 2 armchairs, coffee table and a few board games. There's a pleasant rooftop view east over the North Laine. I can provide an airbed and bedding etc. for use in the lounge - by prior arrangement - this will comfortable sleep 2. The fully equipped kitchen has everything you'd expect including a 4 person dining table, Squeezebox music player and importantly a dishwasher! Guests are welcome to use the kitchen to cook their own meals or have take-aways delivered or whatever they prefer :) Guests may also use the washing machine. For entire house bookings the house is offered on a self catering basis I will provide tea and coffee etc. There is a Sainsburys at the bottom of the street. The Bathroom is warm clean and bright with a decent sized bath, power shower, basin and loo. The Location You couldn't get much more central in Brighton, just inside the south west corner of the historical and happening North Laine conservation area with it's amazingly diverse array of shops and eateries! Within 200m is the Iconic clock tower which leads to the main shopping area with almost all high street brands you can think of. The train station is 5-7 minutes walk away with a 30 minute link to London Gatwick airport. The seafront about 5 and the Lanes about 5. The theatres, Royal pavilion & Churchill Square shopping Centre and main bus interchange are all also about 5 minutes walk away. The ever popular Palace Pier is about a ten minute walk through the Lanes. There are literally hundreds of cafe's, pubs, bars and restaurants within walking distance - far too many to describe here - Although I'm happy to make recommendations in most genres. Checkin / checkout times are probably flexible depending on which day of the week all guests will be provided with a key to the house. I can accommodate an additional 2 people by arrangement on an airbed in the lounge. Please note there is a security camera installed in the house just inside the front door. The SpaceA small but pretty room in a lively family house. The bed (slightly narrower than standard) is very comfortable. It can easily be converted into a double - either for two guests or lots of sleeping space. There is a desk, free WiFi and access from the room to a decked area and a garden. This room is on the ground floor of a spacious double fronted family house in Brighton. It is light and airy. You will have use of a modern, well fitted bathroom on the first floor that has a bath and a shower. Our family won't use this bathroom but occasionally you may have to share it with other guests as we have other rooms that we let out sometimes. We are a friendly couple who enjoy visitors. We will be able to help you during your stay by providing local information. Guest AccessYou are very welcome to help yourself to breakfast, there is cereal on top of the left hand fridge, bread in the bread bin plus butter, jam etc as well as juice, fruit and milk. Please make yourself a cup of tea or coffee whenever you want. We don’t make breakfast for you because we aren't always around and may be busy getting the kids off to school but we want you to feel at home so please feel free to help yourself. We can’t offer cooking facilities (it could get very complicated and crowded in the kitchen) but we’ll give you a shelf in the fridge and we're happy for you to use the microwave. There are several good pubs within easy walking distance and just around the corner on Lowther Road there is a lovely cafe with delicious home made cakes called The Old Bakehouse. Brighton is famous for The Pier - fun rides and excitement day and night, The Pavilion and its amazing architecture and well known across the world for its artistic and free thinking community, buzzing night life, great restaurants, magical winding Lanes and quirky North Laine shops. You will never be bored in Brighton, there is always something to do here, but when you come back to the house you will relish its tranquility! Getting AroundOur house is in central Brighton. Walking - The walk into town and to the sea is lovely. You can go through Preston Park and takes 30-35 minutes. Buses - The 5B bus stops just down the road at the top, left hand side of Beaconsfield Villas every 10 minutes, it is a 15 minute ride to the sea. If you are coming from town ask the driver for the stop at the 'top of Beaconsfield Villas'. When you get off, cross over Preston Drove to the same side as 'Preston Wines' and then walk up the hill. Trains - Preston Park Station is about 10 minutes up hill by foot. Check if your train from Gatwick or London stops here. Otherwise the walk from Brighton station is around 35 minutes, or a 5-10 minute taxi ride. London Road station is also about 10 minutes if you walk. Regular trains go to Falmer for the Universities and take only 5 minutes, and East to Lewes and West towards Worthing. Taxis - for groups these can be the best form of transport. A journey into town costs between £7 and £10 and takes 5-10 minutes depending on traffic. We use Brighton and Hove Radio Cabs on (PHONE NUMBER HIDDEN) - but cannot guarantee a great service every time. Now for the boring bit - Parking! - Please bear in mind that parking in Brighton is tight and the council do not encourage cars in the city. Our road and roads South towards the sea became part of Controlled Parking Zone J (CPZ J) at the end of September 2014. In April 2016 the council introduced another CPZ to the roads North and East of our road (Zone F). This means there are lots more spaces available with voucher parking than there used to be, please note, the roads North and East of our road (incl Lowther and Osborne Roads) are now included in CPZ F, but there is still free parking just two roads down (Balfour Road) and further down our road (past Bavant Road), so you may well be able to find free parking only a short walk away. We like to use as few vouchers as possible because we are only allocated 50 vouchers per adult resident (and there are only two of us) per year... so it really helps us if you can find a free space... But... if you can’t find a free space or want to park right outside, we can happily offer you a visitors parking voucher which will entitle you to roadside parking outside at a cost of £3 per car per day. Please Note: These vouchers are for zone ‘J’ only so make sure you check the sign in the bay you are parking in. We will leave the vouchers out for you to use if you need them, so there is no need to book them in advance. You’ll find these in the lobby on top of the shoe cupboard. Please fill them out carefully or you could get a ticket. There is a pen there too, for you to add your Vehicle Registration Number. Just leave any money under the vouchers in the tray. The controlled hours are between 9am and 8pm every day - outside of this parking is free. On the other side of the road there is a pay and display bay which almost always has spaces at a rate of 1 hour for £1, 2 hours for £2 and 4 hours for £4. Do bear in mind parking gets very tight in the evenings, in both the controlled and uncontrolled areas, so you may have to park quite far away from the house. The SpaceThe Room & House This is the main bedroom in the house located at the front of the second floor. A good sized double Bedroom with a wardrobe for storage and drawers too. It has with nice views over eastern Brighton. This is the main bedroom in the house and is a good size. Please note this is the larger of the 2 bedrooms shown in the pictures with a white duvet cover. This room has it's own Squeezebox music player and a separate lock on the door for peace of mind and security Lounge The Lounge has a large TV, PS4 with surround sound, comfy sofa, 2 armchairs, coffee table and a few board games. There's a pleasant rooftop view east over the North Laine. I can provide an airbed and bedding etc. for use in the lounge - by prior arrangement - this will comfortable sleep 2. The fully equipped kitchen has everything you'd expect including a 4 person dining table, Squeezebox music player and importantly a dishwasher! Guests are welcome to use the kitchen to cook their own meals or have take-aways delivered or whatever they prefer :) Guests may also use the washing machine. For entire house bookings the house is offered on a self catering basis I will provide tea and coffee etc. There is a Sainsburys at the bottom of the street. The Bathroom is warm clean and bright with a decent sized bath, power shower, basin and loo. The Location You couldn't get much more central in Brighton, just inside the south west corner of the historical and happening North Laine conservation area with it's amazingly diverse array of shops and eateries! Within 200m is the Iconic clock tower which leads to the main shopping area with almost all high street brands you can think of. The train station is 5-7 minutes walk away with a 30 minute link to London Gatwick airport. The seafront about 5 and the Lanes about 5. The theatres, Royal pavilion & Churchill Square shopping Centre and main bus interchange are all also about 5 minutes walk away. The ever popular Palace Pier is about a ten minute walk through the Lanes. There are literally hundreds of cafe's, pubs, bars and restaurants within walking distance - far too many to describe here - Although I'm happy to make recommendations in most genres. Checkin / checkout times are probably flexible depending on which day of the week all guests will be provided with a key to the house. I can accommodate an additional 2 people by arrangement on an airbed in the lounge. Please note there is a security camera installed in the house just inside the front door. The SpaceThe room is light and spacious and can be reached up a steep wooden staircase to the first floor. It accommodates 2 comfortably in twin beds and could even squeeze in a roll up futon on the floor if you needed. Twin bookings can be reserved for up to one week at a time. Guest AccessDownstairs is open plan with the kitchen/diner, bathroom & toilet with good shower and bath. Guests are welcome to make cups of tea in the kitchen and enjoy the living room fire during the winter months. Interaction with GuestsMy job takes me out of the house on most days, but I am around early mornings to offer a breakfast of fresh coffee or tea, muesli, toast and fruit between 8.00 -8.45 Please let me know if you have a dietary requirements in advance. The NeighborhoodThe house is located in a part of Brighton known affectionately as "Muesli Mountain" because its a steep climb up hill to reach this bohemian neighborhood of Hanover. There are many pubs close by serving excellent food and some provide live music on certain days for the week. Getting AroundThe North Laines, Town Centre & seafront are 10mins walking downhill (15 mins up). We are a 6 mins taxi ride from the station( approx £6) or a 20 mins walk up hill - for the very fit. Buses run regularly from the bottom of the hill to Universities Route 25- journey time 12mins. The 18 bus route at the end of the road takes 10 mins to town. Other Things to NoteWe have a beautiful odour free rescue dog who lives downstairs and is very timid particularly around males. Please "contact host" first before you try to book so we can make sure you feel comfortable around dogs.

The SpaceOur twin room is at the back and top of the house, so on a floor above our family bedrooms. Its a lovely , bright and airy room with views over the landscaped garden. The whole house has recently been redecorated and refurbished with a contemporary / funky style. We provide fresh towels and bed linen and continental breakfast with real coffee, tea, juice, baked items, cereals and yogurt. We can also provide clothes washing facilities if required , at a small additional charge. Guest AccessGuests will have access to the large sunny kitchen / diner for breakfast . The room has bi-fold doors which lead to the recently designed beautiful and sunny garden . There are two terraces from which the guests can have breakfast or just a cup of tea or coffee. Interaction with GuestsWe will be present during your stay, but have a separate living space and our bedrooms are on a separate floor. We will help with any information about this lovely city and provide maps and guidebooks for use during your stay. The NeighborhoodThe neighbourhood is a wonderful community with lots of familys , nice little cafes and pubs and a lovely gastropub round the corner. Preston Park and Blakers park are both five minutes walk away for some green space to chill. A very peaceful area . We are also only 20 minutes walk to North Laine area with its eclectic mix of independent shops , cafes and pubs. Getting Around5b bus on our road (bus stop is almost outside the house) goes to the centre of Brighton and then on to Hove and runs every 10 mins or so. You can also walk to North Laine area of Brighton in 20 mins or the seafront and pier in 25 mins. We are 15 minutes walk from Brighton or Preston Park stations. Our house is in a residents parking zone but there is a pay and display area right outside , and others nearby. Alternatively at the top of our road (5 mins walk away) there are no parking restrictions. There is easy access to the A27 to get to the whole South Coast. Other Things to NoteWe have two friendly cats, Oreo and Comet plus a Cockerpoo puppy called Bella who lives in the kitchen .

The Space.....To get you in the seaside mood I offer a quiet beach themed double room, on the ground floor of an Edwardian building very close to Brighton seafront. My aim is to provide all my guests with a clean, comfortable and reasonably priced place to stay in a fantastic location, to use as a base to explore wonderful and exciting Brighton. A continental breakfast of croissants, yoghurt, cereals, toast, orange juice and tea and coffee is included in the price of your room. There are tea and coffee making facilities and a toaster within your room. In the room there is a flat screen digital TV, free fast broadband Wifi connection and a fridge. This room is a good size so it can accommodate up to 2 people comfortably, also there is a wardrobe so there is more than enough storage space. As you can see from the photos there is a dining table where you will be able to sit and enjoy your continental breakfast. Next to the room there is a clean and contemporary bathroom with a shower. All towels and bed linen are provided, should you require them there are laundry facilities and use of an iron and ironing board. The apartment is located on a very quiet, friendly street just 10 minutes bus ride from Brighton station. Take the number 27 bus (approx £2) towards Saltdean from Brighton Station, bus stop A. Get off the bus at the Burlington street bus stop on the seafront at the bottom of my street (Burlington street) The beach is only 2 minutes walk away. The city centre and the popular Lanes area are only 15 minutes walk. Here you can find the cosmopolitan cafe culture or browse the quirky and colourful independent shops and boutiques that make Brighton famous. This area is also where you can find Brighton`s best known landmark, The Royal Pavilion, here you can also find many theatres, bars, restaurants and other places of interest to visit. Brighton`s world famous Pier is 10 minutes walk along the seafront, here you can enjoy roller coaster rides and all the fun of the fair. If you go in the other direction along the seafront, about 20 minutes walk or 5 a minute bus ride you can find Brighton Marina. This is a great place to visit as here there is a lot to do and see. Why not take a drink in one of the bars and restaurants on the board walk overlooking the harbour and yachts? There is also a Casino, a Cinema and a Ten Pin Bowling and Kiddies Games Complex. Every Sunday morning there is a car boot sale, so there is definitely something for everybody. I look forward to welcoming you to Brighton, Gary Guest Access.... The Neighborhood....I love living in the Kemptown area of Brighton as it has a village feeling. There are many coffee shops, traditional English Pubs (where you can enjoy a lovely Sunday Roast Dinner), restaurants, antique and other independent shops. It`s only a 2 minute walk to the beach and the city centre is just 15 minutes walk away. Getting Around....When you arrive at Gatwick airport, it is easiest to take the train to Brighton (journey time approx 35 mins). There is an excellent bus service in the Brighton area. If you arrive by train, take the number 27 bus from Brighton Train station (bus stop A) in the direction of Saltdean, about a 10 minute journey, approx £2.00. Get off the bus at Burlington street bus stop, near to my street (Burlington street), then it is just 2 minutes walk to my apartment. Also from this bus stop you can take buses to all parts of the city and beyond. If you arrive by car, the parking near to my place is cheap and very easy. It is on street parking by a pay and display system (on present rates £5.20 maximum cost, per full day). I will be happy to help with your parking upon your arrival. If you arrive by coach to Pool Valley coach station, walk to North Street Bus stop C and take the number 27 bus towards Saltdean. There is a bus stop ( Burlington Street Bus Stop) on the seafront near to my street, (Burlington street). Then walk up Burlington street to my apartment, about 2 mins walk. The nearest airport is Gatwick easily reached by regular trains (approx 30 mins journey time. Whilst you are enjoying your stay in Brighton why not plan a trip to London? The SpaceThe Artist House is a luxury house in Kemptown built in 1790, and is full of character ! The house is finished to a high standard after 6 months of renovations, and sleep 8 comfortably. There are three king size double beds - all of which are zip-link giving the option of six single beds, and a fourth double bed. (So no uncomfortable sofa bed). Quality pure cotton 400tc white bed linen and towels are provided. There is a bathroom and also a shower room, both with WC. There are two reception rooms, a living room with flat screen television, DVD player, Ipod dock and large leather sofas. The dining room also has flat screen television and dvd, and a table seating 10 people. The kitchen is well appointed with dishwasher, microwave, oven, ceramic hob, washing machine and separate dryer. The kitchen leads out to a pretty walled garden which can also be accessed by steps from the hall. Our large victorian house over four levels has been completely restored and renovated over the last couple of years.We also have a large rear garden which you are free to enjoy including a trampoline and goal.
