The SpaceOne single bedroom in a two story, 3 bedroom flat. I am a student and share the flat with two others who will still be in their rooms while I am visiting family for 2 weeks ( July 24 - Aug 10th) and as this falls during in the olympics thought there might be someone still looking for a place to stay during that time. The flat has one full sized shower bathroom, a smaller bathroom downstairs, as well as shared kitchen and living space and wireless internet connection. The flat is located in SE8 which is less then 10 minutes walk to both New Cross and Deptford Bridge Stations, and around the corner from a number of bus stops as well as being about 15 minutes walk from Greenwich Park. I am willing to sublet for any amount of time within the 17 day period that I wil be gone, though prices will be dependant on the length of stay. Around £100 per week.

The SpaceThe flat has 81sq meters, which is very spacious for a 2 bedroom flat in London. We're renting the spare room Guest AccessYou can use the basics you need. This is our house, it's not a hotel or a flat we rent. You're welcome to use the oil, coffee, shampoo and other basic utilities... Interaction with GuestsThis is more an experience of exchange for me. I see air b&B as a very nice experience to meet different people and share your home. The Neighborhoodit's busy! you have lovely greenwich old city, with the cutty sark and the market,,,a lot of history and cute places to shop and eat. the you have Depfort and New cross. very hipster, vibrant and full of artist and alternative bars. But the flat windows lead on a back street which is super quiet Getting Aroundit's zone 2: Train, buses, DLR and overground links are all just literally 5 mins away from the flat. In 7 mins you can be in London Bridge.

The SpaceThis is a decent-size double bedroom with private en-suite bathroom. There are good views from the window on a clear day, but the area is so full of trees that the amount you can see is fairly limited until the autumn! Guest AccessGuests will be given their own key. There is also a key safe to which I can give you access if I can't be there to greet you. Interaction with GuestsI will usually be in the property during your stay. If I'm away, I'll always try to make sure someone is here to welcome you and show you round. You'll have your own key so you can come and go as you please. The NeighborhoodThe neighbourhood is friendly and has a real sense of community, with its own festival each year in March. I've been organising the Jazz Night for more years than I care to remember! The Hill Station Cafe is a focal point for the community and often has musical and other evening events. It's closed on Mondays but open on other days from 9 to 5 (10 to 5 at weekends). Getting AroundThere are excellent transport links into London. eight or nine bus routes to various parts of London pass the bottom of the road and there are frequent Network Rail and Overground trains to London from New Cross Gate, with good connections to the Underground. Greenwich and the Thames are a short bus ride away. Various bits of the Kent and Surrey countryside can be reached quite quickly by train. Trains go from Nunhead station, about 15 minutes walk away, to St Pancras - handy for Eurostar and Kings Cross. They take about half an hour. Some of these trains also serve Luton Airport. Other Things to NoteThere is wi-fi which you're welcome to use for web browsing and email. If you're staying longer than a few days, there is a washing machine you can use.

The SpaceThis large first floor room is light, bright, and warm. The east wall is all windows; there is a wardrobe, bureau, small desk, TV, and a bookshelf of books, for your down time. I do have plug adapters as well! If it's a weekend I can provide space in the lounge for an additional person or two -- please indicate how many you are booking for if that's of interest and we can discuss. There is free, fast wifi, and a lovely big kitchen with gas stove in which you may make your breakfast and cook, by pre-arrangement. There is also a shared balcony off the entryway (next to the kitchen) which overlooks a communal garden. We are a 5 minute walk down a tree-lined street from very fast and frequent train service (London Bridge in 20 minutes) and tube service from Brockley (the Overground gets you to Jubilee Line at Canada Water in about 15 minutes). Or if you prefer to see the city you are traveling through, there is very good bus service from here. If you drive, there is plenty of free on-street and off-street parking, plus local car rental options. The community here is the best part -- there's an annual 2-week arts festival in the spring and lots of other high-calibre local events throughout the year, all sourced in this very talented and close-knit community. There are also lots of very good cafés and restaurants nearby, including natural food shops and the unique and interesting Hill Station Café (be sure to ask me the story behind that). This is a trendy, up-and-coming part of London and very culturally diverse -- well worth exploring. Please note I am chemically sensitive, so I ask that that you do not use products (lotions, shampoos, soaps, aftershave, perfumes) with perfumes in them in the flat. I provide shampoos and soap that I can tolerate for your use. Guest AccessShared bathroom with separate loo. Shared communal garden. Shared kitchen. You may use the washing machine weekly for an additional £3, to cover the cost of the scent-free soap, which I provide. Interaction with GuestsBecause I work internationally, I can be on the phone at all hours day and evening, which affects my availability to chat. However, happy to if I'm here and available, as in fact I love good conversation, if time permits... I'm also a Lindy Hopper, so if you like to dance, I'm happy to show you (or tell you about) the best places to go in London. The NeighborhoodI love the parks and free tennis courts at the top of the Hill. If you bring your tennis racquet, I'll be delighted to stand you a game! There's a strong community in this neighborhood -- people know each other. I've been asked if it is safe to walk around here at night -- I do so all the time, and have never had a problem. Getting AroundThe Brockley Overground station (which is 9 minutes from Canada Water and 11 minutes from London Bridge) is 5 minutes from the flat; the 484 and 343 buses into Central London stop 5 minutes down the road. There is either a bus to Paddington for the Heathrow Express, or easy tube access to the airport. If you want to take a cab, Uber is the least expensive way to get here -- if you have not used it yet you can use this sign-up link (DEBORAHH286) for a discount off your first ride. I can also recommend a local car company if that would be helpful -- contact me for that. Other Things to NoteHaving had a few difficult experiences with guests, I want to be really clear what my perspective is in doing Airbnb, and be sure we are in agreement before you book. I am NOT running a hotel! I am making friends I have not yet met welcome in my home, and giving them an opportunity to experience this city from the comfort of that home at a reasonable price. I am taking a risk, one that impacts my lifestyle and my business, in opening my home in this way. I trust that you will respect that, that you will keep my home in the condition you find it, and that you will respect both my boundaries and my right to arrange my flat and live the way I choose, even if it is not the way you might choose. If so, then this will work out well for all of us and I know you will enjoy this most interesting of cities. If you understand, then please start your request to me with "I am a Star!" so I know you get it! If you do not, I know you will find another place in this huge city that is just right for you, and that you will enjoy your visit for having found it!

Getting AroundOur house is very centrally located - just a 5 min. walk to the train station. From there you can get to anywhere in London. A maximum journey time to anywhere in Central London would be 60 minutes, including all walking required for the journey. This is comparable to a high-end neighbourhood like Islington. A cyclist could get into the City in 40 minutes along a safe route. Within a 10 min. train ride you can enjoy a stroll at the Southbank of the Thames including a visit to the Tate Modern, the Globe, Shard, Oxo Tower, Tower of London, St Paul's, Westminster Abbey etc. Other Things to NoteWe would like to rent out our house for a longer period in August and over Xmas/ New Year. Well worth exploring in and of itself, and, of course, there's London just across the river! The NeighborhoodSee the Guidebook for suggestions of places to eat, have a coffee, and explore -- this is a rich and very interesting area. Let me know if you discover other places I should add to my list! Getting AroundThe flat is about 10 minutes from Brockley Station, which is on the fast and new Overground line, which affords very easy access to central London. There is also on-street parking. Other Things to NoteI have had a few disappointing experiences with guests, so I want you to be really clear what my perspective is in doing Airbnb, and be sure we are in agreement before you book. I am emphatically not running a hotel! I am making friends I have not yet met welcome in my home, and giving them an opportunity to experience this great city from the comfort of that home at a reasonable price. My lovely cleaner Natalie, who works extremely hard and who I trust completely, will do her best to make it clean and welcoming for your stay, but if you expect perfection, you will be happier in a 4-star hotel. Also, I am taking a risk opening my home in this way -- I choose to trust that you and everyone in your group will respect that, and that you will return my home to me in the same condition you found it in. If so, then this will work out well for all of us and I know you will enjoy this most interesting of cities. And, to book this space you must have a mobile phone or otherwise commit to calling en-route to the flat, as otherwise the check-in process can turn into a nightmare for all concerned. If you understand, agree with, and will abide by the above, then please start your request to me with "I am a Star!", and I will know you have read and agree with this. If you do not, I know you will find another place in this huge city that is just right for you, and may you enjoy your visit.

The flat is full of charachter as it preserves some of the period features like the original doors and a beautiful Art Nouveau fireplace. It is also drenched in natural light, and enjoys a beautiful view of central Greenwich and the Docklands from the bedroom window. I have filled it with personal collections and period pieces, to give guests a taste of the past. This little London home has also got the comforts you'd expect from a modern flat. Fully equipped kitchen, clean laminated floors, a nice slate-lined bathroom, wifi internet connection and washing machine. The beds are comfy and the linen is just luxurious! All is made to offer the comfort you enjoy at home. The living room has a sofa bed that can comfortably sleep two adults. (Bus to Victoria 40min, bus to Waterloo 30min, bus to St Paul 50min etc. – During busy traffic hours, add 5 or 10 min on top of these travel times.) 2. ROOM PRICE The prices of this en-suite room with its own shower and toilet for maximum 2 people are: GBP £55 a night GBP £265 a week (over 28% discounted from £385) GBP £945 a month (over 43% discounted from £1,677) 3. AVAILIBILITY & GARDEN Please check my listings and availability. I have 4 private rooms in total including this one. They are - Double room en-suite with garden view (for up to 2 people) (This room is the one you are looking at now.) - Double room with direct access to garden (for up to 3 people) - Double room with a double bed (for single occupancy only) - Single room with a single bed Everyone staying in this apartment (and the two flats upstairs) has access to a garden and patio. (Please note that the shared garden is undergoing revamping and will look much nicer by September 2015. At the moment it is looking not quiet ready yet. We are working on it.) 4. WHAT’S INCLUDED IN THE PRICE - Price includes everything including cleaning costs so you have absolutely nothing more to pay like service charge fees etc. In your room you will find all bedding and towels (for a double bed for 2 people) and your en-suite shower room has toilet papers, shampoo/conditioner and shower gel. You don’t pay for any of these. And of course there is free wifi. - You have full access to a shared kitchen which is fully equipped with everything you need for cooking and eating. - The room is fully furnished and is en-suite so you have your own shower room (though if urgency you can also use the flat’s shared bathroom with bath, shower and toilet), and has a double bed, wardrobe, desk, chair, window, drawers, shelves, curtains and a clothes horse. Please note that like many places in London, this flat does not have a lounge (also called a living room or a sitting room), but it has a small communal bar area as part of the kitchen with high chairs where you can sit and eat or mingle with other people in the apartment. 5. AIRPORT PICKUP I have often given a lift to and from airports in my car to our Airbnb guests flying in/out of London UK for a modest charge. (Given the time it takes to drive to and from airports, I am not really making profit by doing this. I just recover petrol costs and I do this to help our Airbnb guests feel welcome and comfortable.) Sometimes I have meetings, work commitments and can be away - I can usually confirm my availability for doing this for you 3 or 4 working days prior to your arrival or departure into and out of London airports. (If I am not available on the date of your flights, I can recommend or book minicab (licensed private hire taxis) firms for you. My charges for doing this (which of course is cheaper and more comfortable car than taxis) for airport pickup or drop off are: - Heathrow £55 one way - Gatwick £60 one way - Stansted £70 one way - Luton £80 one way I drive a semi-classic car, a 1990s Mercedes S class limousine which is a very quiet (double glazing windowed) luxury executive saloon (or sedan as they call it in American English) with a generous legroom for both front and back passengers. (My other car is a 1970s Cadillac Eldorado coupe but I usually drive Mercedes.) Please note that I can have four passengers at a time (as the car is a 5-seater including the driver) and if you are a group of 2 or 3 people, I will need to know how many pieces of luggage you will have with you and approximate size of them, before I can confirm my availability for taking you to or bringing you from airports. Please feel free to enquire about airport transfers as I will be there to answer any questions you have in order to help you and find a competitive solution for you. 6. SHOPS, PARKS & AMENITIES NEARBY There is a 24-hour family-run corner shop just 2min walk from the flat (you can buy food and drink from there), and small supermarkets (Tesco/Sainsburys) open till 10pm and 11pm everyday just 5 or 7min walk. There is a large supermarket (Sainsbury) open until 8pm weekdays 13min walk (behind New Cross Gate station). 7. FREE PARKING, PARKS AND GYM/SWIMMING POOL - If you are driving and arriving here to my apartment by car, there is free off-street parking just outside our building. (It means you can park anywhere on this street free of charge.) Usually there are plenty of spaces to park cars. (I myself have 2 cars! – Plus I have several bicycles!) - There is a communal neighbouhood green area (like a garden for the entire street) right behind the flat (1min walk) and there are parks (such as Hilly Fields) 20min walk. Hilly Fields gives a panoramic view of London including a nice view of Canary Wharf and the Shard of London. - There is a public leisure-sports centre with a huge swimming pool, Jacuzzi, sauna, steam room, gym and exercise classes just 10min by bus or 22min walk from our flat. (Glass Mill sports centre in Lewisham.) 8. NUMBER OF GUESTS, OTHERS IN THE HOUSE & NEIGHBOURS This room is for maximum 2-people occupancy (it has a double bed and not twin beds). We do have another room for maximum 3 people with a double bed and a folding single bed, so if you are a group of 3 people or total 5 people in your group, please look at my other listing in the same apartment for up to 3 people. The flat has 1 bathroom (with bath, shower and toilet) but this room is en-suite so you have your own shower room (with shower and toilet). There are 4 rooms in this apartment including this room. The other double room (for up to 3 people) tends to have other Airbnb guests or short or long-term tenants, and the other two smaller rooms (a double and a single room both for single occupancy) tends to have students studying at Goldsmiths College University of London or professionals working in London, from UK, Europe or other parts of the world, usually long-term but sometimes short term tenants as well. This apartment is the basement flat (Flat A) of 3 flats at this address in this building, and has its own entrance that you do not sharewith the two neibouring flats. Above this flat is a neighbour family (Flat B on the ground floor) who are a young Latin American family with a small child (a 3 year-old) and a baby. (Like us and our Airbnb guests, they are also all non-smokers and they don’t have a spare room so they don’t have guests staying over.) From your room or this flat in the basement, I believe that you can’t hear this neighbour or the children speaking or crying, but sometimes you can hear and feel the small child running around in the flat upstairs. But usually it is not that bad as it is not constant – it is only occasionally that you can hear the kid running about in the upstairs neighbouring flat. (Above this neighbouring flat is Flat C, on the 1st floor above the ground floor flat, which is my partners flat. That is where she and I spend most of time. We have two spare bedrooms there and we often have Airbnb guest staying in this top floor flat. If you are interested in my partner’s apartment which is different from mine but at the same address, please (SENSITIVE CONTENTS HIDDEN) " Hey, I’m Whitney! London, United Kingdom Member since September 2012", you will see her picture in a field shot from back and her two listings, a single and a double room for up to 3 people.) 9. SMOKING Our flat is for NON-SMOKERS ONLY. (100% non-smokers only. We don’t take electronic cigarette smokers either.) We do not take smokers who will not smoke in the house (because due to our neighbour having small children with a baby, and even if not, we don’t want to have smokers standing outside our entrance to our apartments or in our gardens smoking.) For smell, hygiene, fire risk and home insurance requirement purposes, we only take people who never smoke. If you are not a complete nonsmoker we cannot help you, so in that case please kindly look elsewhere, and I wish you good luck in your accommodation search. If you are a total non-smoker, please get in touch as I am here to help you and answer your questions.) 10. DEPOSIT There is a deposit of GBP £85 which will be returned to you after you have moved out as per T&C. That is about it! I hope this will have answered all the questions you have about this room and this apartment. If you have any more questions, please get in touch. English, French (and even Chinese Mandarin) languages are OK to communicate with us (my partner and myself). With warmest regards from London, Kai (and Whitney)
