The larger, more formal sitting room has a large chesterfield sofa, an impressive fireplace and an elegant chandelier. The conservatory-style rear sitting area has access to a very generous and grassy back garden with trees and shrubs. Children have plenty of space to play here, whilst guests might also enjoy al fresco dining and use of the barbecue. Adjoining the living room is a large country-style kitchen at the rear with beautiful duck egg green cabinets, a dining table and top-of-the-range facilities. Just off the kitchen is a handy downstairs WC and utility room. The family bathroom upstairs on the first floor, is fitted with a bath as well as a walk-in shower – to suit every preference. There are four bedrooms on this level; the spacious master with its super king bed, a guest room with a double bed, a twin room (2 singles) and a kids room with a bunk bed (2 singles). Upstairs on the top floor is the fifth bedroom which has a double bed. There is also a bathroom and a spacious play-room with a Ping-Pong table and a projector screen for a home cinema experience. Additional amenities include: hob, normal TV, off road parking, plates and cutlery, ironing board, glasses. The security deposit is refundable at the end of the stay. Nearby King St and the surrounding area offers a wide selection of local shops, bars, restaurants, cafĂŠs and supermarkets. There is also a Farmer’s Market just off Holly Road as well as some excellent pubs dotted around in close vicinity. Richmond is known for its plentiful green open spaces; hop over the River for Ham House and Gardens, a 17th century historical building set amongst wonderful grassy grounds, little changed in 300 years yet kept in great condition. The house has a tea room for visitors as well as numerous rooms displaying rich history (although it is said to be haunted by the Duchess of Lauderdale so beware!). Other historical attractions in the area include Hampton Court (Henry VIII's palace), Strawberry Hill House (Horace Walpole's Gothic mansion) and Marble Hill House. The location of the apartment is regularly mentioned in UK Newspapers as one of the top ten locations to live not only in the UK but in the world. Little extras- you will find international plug adapter and hairdryer at the flat as well as some chocolates on your pillows and bottles of water. If you are interested in longer term bookings please let us know as we can offer reduced rates on bookings longer than 3 weeks. If you are in to your celebrity's you will be keen to know that this area of Holland Park is where the homes of David Beckham, Madonna and Simon Cowell can be found. Police Station just at the end of the street and most of the street is part of the neighbourhood watch scheme so the properties are regarded as very secure. The large roof terrace - the only one on the entire row - offers breath-taking views across London, as well as serving as an ideal spot for private sunbathing during the day and perhaps a cocktail or dinner in the evening. Despite having become one of the most upmarket neighbourhoods in the city since the 1990s, the area has retained the charming vibrancy that brought it to fame in the 1960s and 70s. Upscale boutiques and tempting restaurants rub shoulders with vintage clothing, antique stalls, cafes and book shops. Visitors can admire London’s best-dressed while enjoying an al fresco brunch on Westbourne Grove, or stroll down world-famous Portobello Road and soak up the atmosphere. Kensington Gardens are very close by: visit Kensington Palace, or the Serpentine Gallery, or have a picnic on the grass. In Hyde Park, take a pedalo on the Serpentine or go for a swim; then hop on a rental bike to cycle back and enjoy a delicious dinner in one of the many local pubs and restaurants. Moreover, given its fantastic transport connections, guests will easily be able to enjoy the popular sights that the rest of London has to offer: Marble Arch, Oxford Street, Buckingham Palace, Trafalgar Square, Piccadilly Circus, Covent Garden, the Southbank and the Tate Modern are all within a half-hour tube or bus journey from the apartment. The nearest Barclay bike docking station is 2 minutes' walk away. Parking is readily available and free between 10.00pm and 8.30 am; on Saturdays after 1.30pm; and on Sundays. At other times, there are some meters within a few minutes' walk. The flat is 10 minutes' taxi ride from Paddington Station (Heathrow Express train). Other Things to NoteThis flat enchants from the moment you open the door because of the light streaming in, the treetop views from all of the rooms, and the wonderful roof terrace. The sofa and one of the beds are brand new. Far nicer than a hotel!

Can fit very comfortably 4 pers ! Double living room (high ceilings) with bay window, large kitchen (full functional - washing machine, dishwasher, fridge, stove, oven...), 2 bedrooms, 1 bathroom. Completely Furnished. Cosy interior, bright, large windows throughout the flat. Very well located , 2 minutes walk from Portobello road and market, the heart of Notting Hill. Lots of little shops, cafes, vintage shops, bars, restaurants and galleries and the famous Electric cinema. Please note that I change the white sofa to the taupe velvet one - more comfy to lounge in and relax ! Hope you enjoy it Guest Access... Interaction with Guests.... The NeighborhoodRooms Please no food or shoes in the rooms. The bed sheets are all freshly washed, iron and changed for your arrival. Sets of clean towels are also waiting for you on the bed. You are welcome to open to windows for fresh air (highly recommend few moments per day) but please do so only when you are home and close down after carefully. the area is safe. If you use the beds for kids, please put pillows on the side in case they fall. At night you can close the shutters or just the curtains. If you chose to close the shutters, please be careful with the curtains. Both bedrooms are newly renovated, please be careful when you carry the suitcases/bags around. The big bed is a super king size. The TV is set up in my room, you can open the cupboard under, there is lots of DVD available for your entertainment and you can use the apple TV to watch any of your own movies. My wardrobe is closed as full and don’t have sadly any space to spare, sorry but the other room has an empty wardrobe. you can leave your suitcase in the reception as more space. Please make sure the alarm is not on to not wake you up too early. The main light make noise as dimmer need to be changed to a simple switch but bedside table light is very bright and enough for the room. The guest room has a double bed. The wardrobe is empty, as well as the bedside table. Please use it at your convenience. You will find more convenient to leave suitcase on this room floor. Bathroom The bathroom has just been renovated so please kind to keep it same way as you find it. The cupboards are not for guests use sorry! you can leave your toiletries bag behind the glass , that way it does not get wet. There are extra toilet papers on the floor (or cupboard above toilets and under sink in kitchen) but depending on your stay, you might need to buy more. The shower is totally open, you need to take off the shower mat and put behind the glass part. Once finished, put back the mat on the wet floor to not slip and then you can dry safely. Please follow those instructions to be safe. As shower room is small, it gets very humid and steamy fast so please the door open as soon as finished and most of the time. Towels can be put on the heated towel rack, be careful to not burn yourself. It can be very warm. Kitchen/reception Please note the 2 lamps on the side of the sofa are not working and one is broken due to a previous guest. The main chandelier will light the room enough and you have the light above the stove. There is an iPod deck for your music or a jbl speaker to connect by Bluetooth with any of your device. The Sonos speakers are also available for your use but you will need to download the app on your device first. I will recommend closed curtains on the evening to keep warmer. Please no food in the sofa or armchairs, nor wine on the carpet !! The cushions are all brand new, so please treat carefully. In the kitchen, use all at your convenience. Only items to not use are china plates on top shelves and the rice cooker please. The pans should be use only with wood spoons please! very very important- When you use fridge, please make sure it is close properly. There is a small Dyson vacuum on the side of the microwave, please leave it always to charge as it last only 20 mn max. The washing machine has just been changed recently; you can use it at your convenience. Products are under the sink as well as all cleaning products you need. Both bedrooms are newly renovated, please be careful when you carry the suitcases/bags around. The big bed is a super king size. The TV is set up in my room now, you can open the cupboard under, there is lots of DVD available for your entertainment and you can use the apple TV to watch any of your own movies. My wardrobe is closed as full and don’t have space sorry, but the other room has an empty wardrobe. you can leave your suitcase in the reception as more space. The guest room has a double bed. The wardrobe is empty, as well as the bedside table. Please use it at your convenience. You will find more convenient to leave suitcase on this room floor. Bathroom The bathroom has just been renovated so please kind to keep it same way as you find it. The cupboards are not for guests use, sorry! you can leave your toiletries bag behind the glass , that way it does not get wet. There are extra toilet papers on the floor (or under sink in kitchen) but depending on your stay, you might need to buy more. The shower is totally open, you need to take off the shower mat and put behind the glass part. Once finished, put back the mat on the wet floor to not slip and then you can dry safely. Please follow those instructions to be safe. please keep the door open as much as possible to avoid humidity Towels can be put on the heated towel rack, be careful to not burn yourself. It can be very warm. Kitchen/reception Please note the 2 lamps on the side of the sofa are not working and one is broken due to a previous guest. The main chandelier will light the room enough and you have the light above the stove. There is an iPod deck for your music or a jbl speaker to connect by Bluetooth with any of your device. The Sonos speakers are also available for your use but you will need to download the app on your device first. I will recommend closed curtains on the evening to keep warmer. Please no food in the sofa or armchairs, nor wine on the carpet !! The cushions are all brand new, so please treat carefully. In the kitchen, use all at your convenience. Only items to not use are china plates on top shelves and the rice cooker please. The pans should be use only with wood spoons please! very very important- Also please buy your own food , do not use the food you find in my cupboard. When you use fridge, please make sure it is close properly. There is a small Dyson vacuum on the side of the microwave, please leave it always to charge as it last only 20 mn max. The washing machine has just been changed recently; you can use it at your convenience. Products are under the sink as well as all cleaning products you need.

The NeighborhoodA quick guide or a run through about the area and things to do in London. There are lots of things to do locally. Firstly you are in Notting hill so you have to walk down (all the way) Portobello road which starts from my door step. There is a little Square near the bridge (at the end of Portobello) where you have a few Spanish Tapas - go for it! The Ladbroke Arms (posh local hang out) around the corner is great for locals and a very famous pub The Cow (great fish stew not expensive) is near there too (it's where Hugh Grant used to eat and drink with his friends). Then if you walk the other way, you reach Hyde Park and Serpentine Gallery, the Summer Palace and the Orangery. Continue walking and you reach Oxford Street or you can walk diagonally across the park and you reach South Kensington with all the museums: V&A, National History, Science Museum and so on - a must if you are visiting London. The tube runs from Notting Hill Gate, is a faster way to get from a to b and you have both Central Line and Circle that take you everywhere you need in London. You must walk around Mayfair and go to the Dorchester Hotel for tea (very opulent) and go east to Angel or Shoreditch which is near the city, East London. Take the river clippers (part of London tube service) and explore the South Bank (this is my favourite place) make sure you leave a whole day for this as you have the river bank and the famous Tate Modern and Shakespeare Globe (built during Shakespeare time and renovated recently). Cheaper than Gatwick express to Victoria . Getting AroundThe flat is easy to get to via bus, underground or bike. Bike, bus and Underground stops are just outside. There is one en-suite master bedroom with a king size bed and two children's bedrooms each with one single bed and one cot.               The SpaceThe apartment comprises a reception room, kitchen, bedroom and bathroom with wooden floors throughout. All rooms have a lovely natural light during the day. And of course there is free fast and unlimited Wifi. The kitchen is equipped with a dishwasher, fridge freezer, gas cooker, oven, extractor fan, microwave, toaster, kettle and the essentials you need to cook yourself a meal (Salt, Pepper, Oil). There is also a Nespresso machine, with a few capsules provided. There is a washing machine and tumble dryer next to the bathroom as well as an iron, ironing board and drying rack. Unfortunately I do not provide the detergents for the washing machine as people have had different requirements and so I found it best to leave to the guests. The bedroom has a double bed suitable for two, two bedside tables and bedside lamps on either side. There are two spacious cupboards including shelves, hanging space and plenty of hangers for you to organise your clothes. There isa lovely down duvet but for those that have Down allergies please let me know as I can provide an anti allegory duvet. The bathroom has a bath, full length mirror, washbasin and toilet. The living area has a small table with 4 chairs which can be used for dining or as a work surface. A large Plasma Screen TV with access to normal UK freeview, with all the BBC channels. A sofa bed and a coffee table. The sofa bed can be used if you prefer to sleep separately or if you are in more than 2 guests. We are happy to host up to 4 guests with 2 using the sofa bed but please bear in mind that this won't be as comfortable as the bed in the bedroom and both the bed and apartment will feel quite tight. We can arrange extra sheets for you at a small extra charge to cover laundry fees. Sheets, duvet and pillows will be left for you to make the bed yourselves so you can make use of the sofa as you wish. The NeighborhoodIMPORTANT: There is some construction going on in the neighbouring properties and unfortunately the Law allows them to start at 8am. If you are light sleepers and prefer to sleep in past 8am on the week days perhaps this is not the best option for you. Located at the end of a Cul-de-sac and overlooking a private road, the apartment has a very peaceful feel to it. Whether you want to visit the famous Portobello Market on a Saturday afternoon or get to the city for a busy week of meetings, the apartment is ideally located. You have 3 of the best supermarkets a minute walk away (Tescos, M&S and Waitrose) as well as a lovely Italian Delicatessen. You also have an amazing choice of restaurants just round the corner. Whether you want a Sunday Roast at a charming local Pub or a more glamorous Asian Fusion experience, there are all the choices you need. Getting AroundIn terms of getting to the apartment, it is a 30 minute drive from Heathrow and 80 minutes from Stansted, Gatwick and Luton. Once you are at the apartment, you have many options for transport. Tube: Notting Hill Gate (2 minute walk) and Holland Park (5 minute walk) Both will get you into central london (Oxford Circus in under 10 minutes). Notting Hill Gate tube is linked to the Central, District and Circle line. Holland Park is linked to the Central line. Bus: Bus stop on Notting Hill Gate is a 2 minute walk away. Boris Bikes: You have a Bicycle docking station 1 minute away. A lovely way to discover London. You can hire a bike from as little as £2. Simply go to any docking station with your bank card and touch the screen to get started. There's no need to book - hire a bike, ride it where you like, then return it to any docking station. Enter via our own entrance in to the spacious sitting and dining room- perfect for entertaining or catching up on some work if need be. This leads through to the fully equipped kitchen. The wide tree lined streets and Portobello road market is perfect for weekend wandering, browse for vintage bargins or check out antiques. Westbourne grove and Ledbury road are just around the corner for chic boutiques, restaurant and endless people watching. We also have a playground just 100 metres away. While being a relaxed neighbourhood, Notting Hill is deceptively central, with great transport links all over london, or see the city by Boris bike, we love a short lazy ride through Hyde park to the V and A museum. Getting AroundThe flat is perfectly situated, 9 Mins walk from Notting hill underground 9 min from Westbourne grove and also from Ladbroke Grove Underground stations. There are also a multitude of buses near by. We have private off road parking in front of the flat. The closed Airport is Heathrow - 35 mins on the Heathrow express to Paddington or £35 in a taxi, we can recommend a local taxi to collect you or use uber if you have it. If you have a smart phone we highly recommend you download citymapper, it's a fantastic way to plan your trip around London !

We love living here in the heart of Notting hill, great shopping and restaurants and close to many of London's best parks (Holland park and Hyde Park). Looking onto Avondale park with a great play area for kids (4mth-14yrs) Just 6-10 minutes walking distance of Holland park tube on the central line you can quickly get to the rest of town. The bedrooms are small, although, well equipped fresh new bed linens, soaps, towels and some storage for hanging clothes (albeit not masses of space) We are working on creating more space for guests. Guest AccessYou will enjoy our entire home, Wifi, TV, all mod-cons, all kitchen utilities, a road bicycle with helmet if you can brave the roads, and/or Boris (city rental) bike which has a station opposite our house by the park which is easy and fun to use. It is in a perfect location, sitting between the famous Portobello Road Market and chic Westbourne Grove - full of designer shops and restaurants. The building itself is a stunning, historical property which is stucco fronted and was built in 1860. There are only three apartments within the property and so the flat is very quiet. By foot, you can reach many of London's attractions, including Kensington Palace (former home of Princess Diana and now Prince William and Kate) and Hyde Park. Transport links are also great (the tube is 7 minutes walk away and there is a bus stop 2 minute walk away). Washing Powder and Dish washing Powder will be provided at the start of your stay to last for a few days, but please buy additional provisions if needed. Fresh cotton sheets, hair dryer, umbrella, fluffy towels, iron, ironing board, toiletries and plenty of storage will ensure a comfortable stay. To save you luggage space, or in case of forgetting to bring yours, i-Phone 4, 5, 6 & a Micro USB charger are also provided. There is also a laptop for your use, as well as a Pay As You Go mobile/cell phone with a local number (email and ask for the number), allowing you to let friends know how they can contact you prior to your departure. Guide books and information leaflets on London, and the local area are also provided in a file. The keys for the garden are on a hook behind the door. Please ALWAYS close and lock the garden door when you come back in to the apartment, and replace them on the hook. They may be needed in case of a FIRE! CHECK IN & LUGGAGE STORAGE I will meet you and welcome you myself to the apartment, as long as it's not late afternoon, evening or a weekend. Out of normal working hours the keys will be placed in a key safe outside. Please see the 'photo' section of the listing for instructions on how to retrieve the keys at the start of your stay. I understand that many flights (especially from the U.S.) arrive early in the morning, and many flights (China & U.S.) leave late at night. This means that some guests require a different check in / checkout time, or luggage storage. Unfortunately an early Check In is not possible. Guests leave at 11 am and the cleaners (an outside company) attend the property sometime between 11 am and 3 pm to prepare the accommodation. They have asked no luggage to be left at the property because it gets in their way. On previous occasions guests have lost some of their belongings, and the cleaners were accused of being the culprits. They have also stated that guests arriving during their work disturbs them, and slows their work down. I also understand that you may be very tired, and may want to just relax in the apartment whilst the cleaning is going on. Again, the cleaners have requested that you should not be allowed to do this, as they find it difficult to clean when a guest has started making coffee, is in the bathroom, or has fallen asleep on the sofa. CHECK OUT: Please leave your keys on the dining room table, and close the door behind you. A late Check Out MAY BE POSSIBLE in a small number of cases (but is by no means guaranteed). I will only be able to let you know on the day before your Check Out date. Please send me a message, and I will confirm with you. There is also no space at the property (as you will see when you come) for the safe storage of luggage, and you will need to bring your luggage with you, and take it away with you when you leave.
