A Luxury 1 bedroom apartment in Notting Hill, Central London.
Located on the ground floor of a Victorian building, the property contains 1 double bedroom, a living room with a sofa bed, an open plan kitchen, a bathroom with a bath and high pressure shower, and a garden.
It is suitable for up to 4 people, is newly and tastefully decorated and is within a. 5 minute walk to the tubes, buses & Portobello Rd. It is also a short walk to Kensington, Bayswater, Holland Park and Hyde Park.
Very central, modern, beautiful and clean apartment in Notting Hill. 1 double bed and 1 sofa-bed.
The flat comprises of:
1) Living room/open plan kitchen, with a dining table (4 chairs), a sofa bed, arm chair, coffee table, flowers and lamps.
2) A fully functioning and equipped open-plan kitchen; containing a microwave, oven, gas hob, fridge, freeze television, dishwasher, toaster, Tassimo coffee machine and washer/dryer.
3) A modern bathroom, with a bathtub and shower (high pressure!), and an unlimited hot water supply.
4) Bedroom with a double bed, book shelves, and PLENTY of storage - including lots of coat hangars.
5) A garden, with a private patio area, accessible directly from the apartment.
The apartment is 5 minutes walk to Notting Hill Underground Station and even closer to the world famous Portobello Road.
The sofa bed is 135 x 182 cm. It can be used for sleeping by 1 or 2 people, at your own discretion, and has a proper spring mattress.
There are a variety of CDs, DVDs, books, board games, etc., as well as fibre optic Wi-Fi and television, to keep you busy when staying in.
There will be complimentary coffee, tea, sugar, chocolate, wine, and possibly some food in the flat ready for when you arrive.
Washing Powder and Dish washing Powder will be provided at the start of your stay to last for a few days, but please buy additional provisions if needed.
Fresh cotton sheets, hair dryer, umbrella, fluffy towels, iron, ironing board, toiletries and plenty of storage will ensure a comfortable stay.
To save you luggage space, or in case of forgetting to bring yours, i-Phone 4, 5, 6 & a Micro USB charger are also provided.
There is also a laptop for your use, as well as a Pay As You Go mobile/cell phone with a local number (email and ask for the number), allowing you to let friends know how they can contact you prior to your departure.
Guide books and information leaflets on London, and the local area are also provided in a file. Please browse these, try out some of the suggestions and give any feedback on how they can be improved for the next guests.
There is a comprehensive written house manual in the property containing instruction manuals for the various appliances. Please refer to it, and if in doubt contact me for further help with anything.
I will be more than happy to provide recommendations for eating, drinking, shopping etc. so please just ask. Other than that you will have complete privacy.
The keys for the garden are on a hook behind the door. Please ALWAYS close and lock the garden door when you come back in to the apartment, and replace them on the hook. They may be needed in case of a FIRE!
CHECK IN & LUGGAGE STORAGE
I will meet you and welcome you myself to the apartment, as long as it's not late afternoon, evening or a weekend. Out of normal working hours the keys will be placed in a key safe outside. Please see the 'photo' section of the listing for instructions on how to retrieve the keys at the start of your stay.

I understand that many flights (especially from the U.S.) arrive early in the morning, and many flights (China & U.S.) leave late at night. This means that some guests require a different check in / checkout time, or luggage storage.
Unfortunately an early Check In is not possible. Guests leave at 11 am and the cleaners (an outside company) attend the property sometime between 11 am and 3 pm to prepare the accommodation.
They have asked no luggage to be left at the property because it gets in their way. On previous occasions guests have lost some of their belongings, and the cleaners were accused of being the culprits. They have also stated that guests arriving during their work disturbs them, and slows their work down.
I also understand that you may be very tired, and may want to just relax in the apartment whilst the cleaning is going on. Again, the cleaners have requested that you should not be allowed to do this, as they find it difficult to clean when a guest has started making coffee, is in the bathroom, or has fallen asleep on the sofa.
Please leave your keys on the dining room table, and close the door behind you.
A late Check Out MAY BE POSSIBLE in a small number of cases (but is by no means guaranteed). I will only be able to let you know on the day before your Check Out date. Please send me a message, and I will confirm with you.
There is also no space at the property (as you will see when you come) for the safe storage of luggage, and you will need to bring your luggage with you, and take it away with you when you leave. Luggage can be left with Excess Baggage Company at Paddington Station.
Please note that the common parts of the building are fully covered by CCTV.
POINTS TO NOTE AND AGREE TO BEFORE BOOKING:
I have insurance for my belongings and for public liability. Your belongings are your responsibility, and must be protected by you. Use all of the locks provided, and take your valuables with you when you are not at home.
Some food may have been left by the previous residents, and I cannot guarantee its quality. Please check all packaging and dates, and satisfy yourself that it is safe to consume.
Please top up the mobile/cell phone by ÂŁ5 (minimum allowed by the network) if you have used it, and there is no credit left for the next person. You can do this by visiting any EE shop (nearest is in Notting Hill next to Tesco supermarket ), or most newsagents.
Please put dirty sheets and towels in the boiler cupboard when finished, so they can be laundered.
No smoking, no pets and no children under 14 in the apartment please.
Place rubbish in the bins outside of the building on Sunday and Wednesday nights.
No loud parties please, and no extra guests staying at the property due to fire regulations.
The closeness to famous Portobello Road means that a large variety of restaurants, bars, coffee houses, shops and the market to suit all tastes are by your door step.
Due to Flipkey's policy, I cannot put a direct link here, but the property is within a 2 minute walk of Portobello Road. Please look up 'Portobello Road' on Wikipedia, and you will understand exactly where you will be staying, and the amazing location of this property.
Staying in West London, you will also have easy access to some the most popular and beautiful destination for tourists such as Oxford Street, Mayfair, Bond Street, Piccadilly Circus.
Westfield shopping centre and the shops of Oxford Street are 2 and 3 stops away on the tube, and plenty of buses reach them directly in a matter of minutes.
Finally, the apartment is either very close to, or has easy public transport access to, Pizza East, the Ledbury, the Museum of Brands, Granger & Co., Portobello Road market, Jamie Oliver's shop, the Churchill Arms, the Windsor Castle, Notting Hill Gate, Kensington High Street, Ladbroke Grove, Queensway, Bayswater, Westbourne Grove, Holland Park, Hyde Park, Kensington Palace, Marble Arch, Oxford Street, Tottenham Court Road, Regent Street, Knightsbridge, Golborne Road, Westfield Shopping Centre, Harrods, Selfridges, John Lewis, Liberty's, Buckingham Palace, Houses of Parliament, Westminster Abbey, St. Paul's Cathedral, the London Eye, gyms, fitness centres, and other restaurants, shops, tourist attractions, and Notting Hill Carnival.
