The SpaceThe flat is very versatile, with 3 double raised / loft beds in 3 separate rooms, (the bedroom, living room and kitchen), so can very comfortably accommodate 4 people, for example, a couple and 2 singles / children. A cosy, central one bedroom flat with a homely character, with large living room and kitchen / dining room on the second floor of a traditional Victorian tenement. The street is Waverley Park, a quiet cul-de-sac popular with artists, and with direct access to Holyrood Park. The area is Abbeyhill, a small area at the foot of the Royal Mile, just behind Holyrood Palace. It's a very peaceful neighbourhood, with great access to the park, yet a short walk to the city centre. From here the Scottish Parliament and Dynamic Earth Exhibition is 10 mins walking, once you know the direct routes the Old Town and Waverley Train Station are 15-20 mins walk, Princes Street and the New Town are 20-30 mins. The area is well served by Meadowbank Shopping Centre which is 10 mins away and has a large Sainsbury's and discount stores. Portobello Beach is 15 mins away by bus. The area is well served by buses to all over the city from stops 10 mins away. The flat comprises of 3 separate rooms with a bed in each, (plus bathroom), as follows: 1) Living room (or bedroom): Good sized east-facing room. Platform bed with double futon mattress. Wood burning stove, 2 sofas and also a double futon folded on the floor, (which can be used as an alternative to the raised bed), Virgin TV and wireless Broadband, and good stereo. 2) Bedroom: East facing room with cosy platform bed with comfortable queen-size sprung mattress and desk below. There are drawing supplies, kids books and toys and games which children are welcome to use. 3) Kitchen / diner: West-facing and conveniently equipped kitchen with sofa and fold-down kitchen table. Alcove with platform bed with double futon mattress and desk below, and good stereo. There are also lots of leaflets and brochures for things to do in Edinburgh. Bathroom: Toilet and bath, with good thermostatic shower running off boiler. The flat has central heating and instant hot water. Parking is FREE on the street below - very unusual this close to the city centre! I'm pretty sure it is the closest you can get to the centre without parking restriction. Good quality guest feather bedding and some towels (2 bath, 2 hand towels) are provided and you can help yourself to tea and coffee, kitchen basics and bath products. Check-in any time after 3pm, late check-ins are not a problem. Please be as accurate as possible about what time you expect to arrive and keep us updated if you are going to be later, because we often have to leave work to meet you there. Checkout by 12pm, although later may be possible by prior arrangement. Other Things to NoteWe provide towels for 2 guests, because we don't have the capacity to wash 4 full sets of towels between changes. Whilst we don't charge extra for additional guests, please bring additional towels if more than 2 guests are coming and you need more.

The SpaceMy lovely flat is located in a very quiet area behind Holyrood Palace (bottom of the Royal Mile), next to Holyrood Park and the city centre so it is an excellent base to discover the history, attractions and nature this amazing city has to offer. The house sits in the second floor of a typical Edinburgh tenement flat with high ceilings, large rooms, gas central heating, double glazing and electric hot shower. The bedroom size is 5 by 4 square metres and features a double bed, one wardrobe, a sofa, a desk and a chair. Guest AccessThere is free WiFi internet, fresh towels and bed linen and access to the bathroom and a hair dryer. In your room you will find a welcome tray with a kettle, a water jug, tea, coffee, sugar, milk and a pastry. There is also an iron and iron board available and if you need to do your laundry I can do it for you. Interaction with GuestsI will welcome you at home for the handover of keys and show you the room. I have a good knowledge of my gorgeous city so I will be delighted to give you any tips and suggestions if you want me to and there is also a folder in your bedroom with general information about the city, its attractions, and restaurants as well as a Scottish guidebook for your use. The NeighborhoodAbbeyhill is a quite residential area behind Holyrood Palace and the Royal Mile. There are plenty of buses to get to the city centre or you can walk easily to the Old or New Town from here. You will find Meadowbank shopping centre 500 metres (6 minutes) away from the house where the big supermarket Sainsburys is located. There is a good selection of places where to eat and drink in the neighborhood or you can go for a stroll in the park. Also the Royal Mile, main street in the Old Town, is just 5 minutes walking distance from us so there are plenty of good restaurants, pubs and all the main attractions nearby. Getting AroundThe apartment is 400 metres (5 minutes) from the bus stop (Carlyle place) at London Road. During the day you have many buses such as number 26 or 104 taking you to Princes Street (Waverley train station and the bus station) or the Royal Mile. There is also a night bus (N26) which runs after 12am. Buses cost £1.60 single and £4.00 day ticket. You need exact change and buy them from the bus driver. Also 500 metres away and next to Holyrood Palace, you will find the bus stop for the Tourist City Bus Tour and bus 35 which takes you to the middle of the Royal Mile (£1.60, 3 minutes) or the airport for £1.60 and an hour ride. Bus tickets are also bought from the bus driver. A taxi from Waverley train station, bus station, Airlink last bus stop or the last tram bus stop lasts 5 minutes and costs around £6. A taxi from the airport to my house should cost around £21 and last roughly 25 minutes. It takes roughly 20 minutes to walk from Waverley train station or Waverley bridge (last stop of Airlink bus) to the house. The SpaceA light, airy modern gound floor flat with parking space. The flat is situated very close to Holyrood Park - a 3 minute walk away. You can walk from the flat, through the park to Holyrood Castle and the bottom of the Royal Mile. In the opposite direction, you are 5 minutes away from London Road, one of the main roads into the city centre, where you can catch a bus. There is a large Sainsbury's supermarket very close by on London Road. The flat has a large, modern, well furnished living room with a fully equipped kitchen, with washing machine/dryer and microwave oven, and dining table for 5. Gas central heating. There is free wifi and TV. The flat has a house bathroom. One bedroom can sleep 3 people in single beds. The main bedroom has a double bed and an en suite shower room. All bed linen and towels provided. Hairdryer. Iron and ironing board. Double french doors open out of the living room into a small pebbled garden area. Private car park. Edinburgh Abbeyhill apartment is a stylish self-catering, first floor, one-bedroom apartment perfect for holidays or business trip stays. It is located at only few minutes’ walk from the Queen’s Palace, the Scottish Parliament and the very famous and historical Royal Mile. At the same time it is located in a quiet cul de sac with free on street car parking and pedestrian access to the magnificent Holyrood Park, Arthur’s Seat and the St Margaret's Loch: beautiful scenery you won’t easily forget about! Only few minutes walking and you will be immersed in the beautiful historical Royal Mile that goes from the Queen’s Palace right up to the Edinburgh Castle. There are spectacular walks to enjoy and a climb up to the top of Arthur's Seat is well worth the effort to fully appreciate the fascinating views of the city and beyond. The surrounding area is well served with supermarkets, shops, pubs, places to eat out and Meadowbank Sports Center is 5 mins. walk. There is an excellent public transport service into town both day and evening.

The SpaceThis 80 square meter, 3rd floor flat offers great views of the sea as well as the hills around Arthurs Seat and Holyrood Park. Rooms facing the garden are extremely quiet. Since this is our home it is fully equipped with anything you might need from Le Creuset pans to an umbrella. The 4-person sauna gives this place the little extra you might enjoy after a long day out. Guest AccessAs we only offer this flat when we're away, you'll have the place to yourselves. You'll have access to the living room, the kitchen, the sauna room, the bathroom, and of course the two bedrooms. The master bedroom has a double bed. The 2nd bedroom has a Natural Bed Company double futon to pull out for sleeping. Please note there is only a window to the kitchen in the 2nd bedroom (as you'll probably see on the pictures) You can watch DVDs on our monitor with a DVD player (not TV however). We have a collection with over 70 DVDs for you to choose from. You can use our washing machine and dish washer. There is a rack to dry clothes by the sauna. There is free on-street parking in the area. It's usually easy to find a space in one of the side streets off Willowbrae Road. We can provide a double air mattress on request. Please let us know before you arrive if you'd like to use it. Interaction with GuestsOur flat is only available when we we are away, so you might not meet us in person. However you can call or email us and there will be a contact person for you in Edinburgh. The NeighborhoodThe flat is situated near Holyrood Park (3 mins by foot) where you can enjoy walks through Edinburgh's biggest park, offering fantastic views over the city. A five-minute walk in the opposite direction will take you to a big supermarket that can provide you with anything you need. About 30 mins by foot or a 10 mins bus ride takes you to Portobello, Edinburgh's Sea side with a nice shore, good restaurants, pubs and shops. Princes St is also about 30 minutes walk away, or a short bus ride, as is the Royal Mile. Getting AroundThe city centre is easily accessible either by foot (25-30 mins) or bus. The bus stop is just two minutes away and offers direct services to the city centre, Edinburgh Zoo, Murrayfield Stadium and many more destinations. There are also buses taking you to places outside Edinburgh (e.g. Aberlady and the rest of the East Lothian coast). There is free on-street parking in the area. Other Things to NoteThere is a small shared garden which you are welcome to use. (We personally prefer Holyrood Park to get some fresh air.) Our flat is on the 3rd floor (top floor) and there is no lift/elevator.

    The SpaceThe flat is a first and second floor home with sanded wooden flooring throughout. Built as a tenement block in the Victorian era the original house was split in two (one up-one down). The rooms are large and bright with original cornessing. Guest AccessGuests have access to a spacious reception room with music system, cable television and coal fire, perfect for relaxing in. The kitchen is complete with gas hob and oven, fridge, sink and storage which guests are free to use as they please. There is a 1st floor bathroom with WC, a dining room, and study/music studio which guests have access to. The second floor contains two double bedrooms and a shared WC with shower. The main guest bedroom is spacious and warm, getting the sun in the morning. Access to the property is through our south facing garden and by stairs up to the 1 st floor. There is unrestricted parking on the street. Interaction with GuestsAs an english tutor for foreign students my timetable varies each week, however, we have had many guests in the past and have always enjoyed meeting each individual and hearing about their travels. The NeighborhoodThis is a quiet neighbourhood within walking distance of some of the cities best bars, pubs and restaurants (there are 2 Michelin starred restuarants only 20 minutes walk at The Shore). There is a large local park, perfect for taking children to play or jogging,and many shops to pick up groceries. Getting AroundWith free on-street parking, cars are easily accessible. However, Edinburgh has one of the best bus and public transportation systems in the UK so access around the city from the nearest bus stop is simple to use and quick. You can be in the city centre in around 15 minutes by bus. Other Things to NotePortobello beach is a 5 minute drive from the house, and Holyrood Palace only 10 minutes away. There is parking at the Palace and this also gives you access to Authur's Seat and Queens Park, a large area to walk and climb through.

It has two single beds put together with no bar in-between: our guests like this very much as they are even larger than king size bed. The rooms has its own corner sofa. During the Edinburgh festival the main venues are only 20 mins walk. It also takes 20 minutes to the city centre on foot. Buses are 5 minutes from the front door - buses to/from Edinburgh city centre!     The SpaceCome stay in this beautiful, light & peaceful apartment featuring incredible, uninterrupted views of Holyrood Park and Arthur's Seat. Located near the bottom of the Royal Mile, the flat is on the top floor (3rd - no lift) of a traditional tenement building. It's situated on the edge of Holyrood Park in a very quiet cul-de-sac with no through traffic. Parking is free in the street and surrounding area. It really feels as though you are in the midst of a beautiful wilderness but with access to all the thriving capital city of Edinburgh has to offer! Our guests have often commented that the flat feels like a real home, comfortable and welcoming. Perfect for a couple, family or friends sharing, the flat is compact but adaptable and can sleep up to four adults comfortably (and additionally a couple of children) . It has a master bedroom with romantic four-poster double bed and box-bedroom with single bed. The kitchen/living room also features a lovely built-in 3/4 size cabin bed with a fold-out double sofa-bed underneath. The flat has recently been redecorated to a very high standard with a new kitchen & bathroom. There's a good shower over an enamel bath and the living room/kitchen is really comfortable and cosy with two large sofas. Fully equipped with gas central heating, WiFi internet, fridge, dishwasher, washing machine, tumble dryer, iron/ironing board, hair dryer, gas hob & oven, plenty of cooking equipment & basic food cupboard items. Towels & sheets are provided at no extra charge. Virgin Media TV service is provided. You can also log-in to your Netflix account and all the free high-quality UK streaming-media services (BBC Iplayer, 4OD, etc). Good access to children's TV on these services - including on-demand. For the musically inclined there is also a piano and a small selection of sheet music. Maps, tourist leaflets, restaurant guides and local info will be available in the flat. Other homely touches include a really good library featuring top Scottish authors, books about Edinburgh and its history, natural history and quiz books. There are also board games, children's books and a toy box. The living room/kitchen is equipped with a DAB radio, a DVD player and also an iPod dock. Baby equipment such as high chair and cot can also be provided on request. Close by on Easter Road are a good selection of shops including The Manna House, an excellent Belgian baker/patisserie. It's a 5 min walk to a supermarket and shopping centre. There is also a corner shop and chinese takeaway at the top of the street and a wonderfully retro launderette nearby. The city centre is a 15-20 minute walk away and if you don't want to walk there is an excellent bus service that runs every 5mins from London Road to Princes Street. Attractions nearby include Holyrood Palace & Park, The Scottish Parliament, Dynamic Earth, Royal Mile, Museum of Childhood, Omni Centre Cinema, Princes Street, George Street, Edinburgh Castle & Old Town. Many shops, cafes, bars, galleries & museums are also within easy reach. I highly recommend climbing Arthurs Seat for incredible views of the city. You can continue over the other side to the charming village of Duddingston where a visit to the Sheep Heid Inn is a must: They serve gorgeous food, have a beautiful open air courtyard within and you can also book a game of skittles which is great fun. It's also a short bus ride on the 26 to Portobello which boasts a perfect golden beach and many nice cafes, bars and shops. An airport bus stops very close to the flat and Edinburgh Waverley train station is 20 mins walk away, or 5 mins by bus / taxi. A taxi from Edinburgh airport costs approx. £25 and a taxi from the train station costs around £8 Check-in and check-out times are flexible and I will try and accommodate your schedule whenever possible. The flat is twenty five minutes on foot from Waverley Station for arrival and departure, or a £7 taxi ride. For getting round the city day to day we normally walk as the flat is very central ... ten minutes to foot of Royal Mile, 20 minutes to the Pleasance, 30 minutes to Summerhall for example. However there is also a bus stop a very short walk from the house and this has a great bus service to everywhere in town - £1.50 single, £4 day ticket. Or you are welcome to borrow the bike (bring your own helmet!) The traffic in Edinburgh during the festival generally makes a walk or a bike ride the quickest option ... Please give me a one hour window so I can make sure I am at home when you arrive. I have a day job, and because I will be arranging my schedule to check you in, please try to arrive within the arranged time frame and if you are unavoidably delayed due to transport problems please let me know! It may be possible to arrange a check in outside these hours depending on room availability but an additional supplement of £25 would be charged to cover me either taking an hour off work or paying someone to let you in, or a disrupted evening or whatever! However this does need to be arranged in advance of at least 48 hours and on mutual agreement.

    The SpaceOur flat is really cosy and comfortable, suitable for a family or for friends. It has a separated kitchen with all the material and dishes you need (oven, microwave, blender, toaster...), one bathroom (with hairdryer), one living room with 2 comfortable coaches and a TV where you'll be able to relax after a full day of sightseeing or after enjoying the night in Edinburgh. You can also plan the next day with our guides/map in English and French and use our wireless access. The flat has one dining room with a big table (up to 6-7 people) and two rooms with double beds (we can add baby cot on demand). We have a supplementary double real mattress (very comfy, same than the beds' ones) that can be installed in one of the double room or in the dining room if you need it. The NeighborhoodOur flat is situated on a really calm street, face to a little square-park where you can have a pic-nic or a barbecue with children games and ball field. You will find shops, stores, guide-recommended pubs and restaurants, art centre, less than 5 minutes walk from the door. 2 minutes walk from our door, you'll find buses stops towards every part of the city. It is really close (15 min walk/5 min cycle) from the centre of Leith which is a lovely and very typical Scottish area, where we love to go out for walks, drinks or dinner. The flat has an ideal location to visit Edinburgh and all its treasures... Getting AroundWe usually walk from/to the centre since Princes Street (New Town) is just 15 minutes from our flat. It will be 20-25 minutes walk to go to the Royal Mile to visit historic places (Edinburgh Castle, Holyrood palace...) and the National Museum of Scotland (Old Town). Our flat is really convenient to access from the airport : the Airlink bus trip lasts 30 minutes from Airport to Waverley station and then you can either walk from there (15minutes), take a taxi (5minutes) or a direct bus. You can also park for free your car in our street (it is easy to find spaces). We have two bikes (one male and one female model) that you are more than welcome to use if you want to!     The SpaceThis well-maintained top floor flat (third floor – about 60 steps to the top) is very central, 10 minutes walk from Holyrood Palace, the Scottish Parliament and the Royal Mile. 20 minutes walk from Waverley Station. Street parking is free and wifi is included. You can walk to a Sainsbury's supermarket in 5 minutes. And Edinburgh's best park is literally on your doorstep. There are two bedrooms available, but please note the core price quoted is just for the flat with one bedroom. Bedroom 1 has a comfy double bed with a brand new mattress and fresh white sheets. We have a hairdryer and hair straighteners ready to use, and a hanging rail means you can get your clothes out of that suitcase. If there are creases though, don't worry, as there's an ironing board and iron in the cupboard. There is also a cot if required. Bedroom 2 has a brand new double bed, and fresh white sheets. It's bright and cosy, and has a couple of speakers that you can plug any kind of music player into. So if there are more than two in your party please look for the extra people section on my listing. If there are just two of you but you would like to book the second room, let me know and I can make up the rooms accordingly. And, in case you are wondering, the second room will never be rented out to guests that are not in your party. So back to the facilities. We have an ever growing selection of tourist information and guide books for Edinburgh that you are free to use whilst in town. In the bathroom you'll find fresh towels, a bath with unlimited hot water and shower facility, washbasin, and toilet (naturally!). An initial supply of breakfast ingredients – milk, cereal, fruit juice, toast, jam, marmalade, and eggs – means you won't have to rush to the supermarket straightaway, and you have full use of the kitchen should you require it. There's tea and coffee and a jar of shortbread too, so just help yourself. The front room is a great chill out zone with stereo system that you can plug your iPod or laptop into. There are books a plenty on the shelves that you are free to read and take away. We have some board games if you don't feel like going out, and a yoga mat is stashed in the cupboard should you need a refreshing stretch in the morning. Finally, there are great views of the world's best city park, Holyrood Park, from here, great to savour over morning coffee or your evening meal: the dining table is right in the window. Your host has lived in Edinburgh for more than 25 years and has great insider knowledge of the city. And if you are into live music we host bands at our house just down the road. Many of our guests have come along and had a fantastic experience. You can read about it in some of the reviews. NB My dog Colin (pictured) doesn't live in the flat but he sometimes comes to 'help' with the changeovers. Guest AccessYou will have access to all the flat's facilities for the duration of your stay. Interaction with Guests99% of the time I am available to meet guests personally, and can usually come and pick you up from the tram terminus, bus stop or train station in town to make your arrival as easy as possible. The NeighborhoodThe neighbourhood is quiet (the road is a dead end), but very close to the centre of town. Just 30 seconds walk from Holyrood Park, ten minutes from Holyrood Palace and a little bit more from the foot of the Royal Mile. There is also unrestricted parking on the street which means you won't have to pay to leave your car there. Getting AroundThe bus stop into town is a five minute walk away, and you can get buses to all parts of the city from there. And you can walk to the train station in 20 minutes. The last tram stop (York Place) is about 15 minutes walk away and is easily connected to the local buses. Best of all you can walk to many of the city's main attractions. Holyrood Park is just 30 seconds away, Holyrood Palace 10 minutes away and the foot of the Royal Mile, under 15 minutes.

Quality breakfast foods (artisan bread, jams, homemade marmalade, free-range eggs, milk, freshly squeezed juice, cereal, tea, ground coffee etc.) are supplied and I take pride in ensuring everything is spotlessly clean and ready for your stay. My apartment is on the top floor (3rd floor, accessed via a shared spiral staircase - like most Edinburgh buildings there is no lift/elevator) and has dramatic views over the rooftops to Arthur's Seat, the iconic extinct volcano that towers over the city. It is in a traditional Victorian building (built in 1890) in the central, safe and friendly neighbourhood of Abbeyhill. It is off the main road and the street is quiet with very little traffic. There is free parking in the streets outside the apartment which is rare in Edinburgh. Parking is unreserved and free in the street immediately outside the apartment and in the five parallel streets. Perfect for a single traveller, couple or small family (baby cot available), the apartment is bright and modern with with a cushioned window seat from which to enjoy the sunshine and stunning view. All recently refurbished with a new kitchen, bathroom and floors throughout. There's an electric shower over a small bath, the living/kitchen/dining room feels spacious and is really comfortable and cosy. Fully equipped with gas central heating, WiFi internet (average speed 10Mb/s), large fridge/freezer, washing machine/drying rack/iron/ironing board, hair dryer, electric espresso machine, gas hob, electric oven, plenty of cooking equipment, basic food ingredients (olive oil, spices etc). There's a digital radio/alarm in both the bedroom and living room. Please note there is no TV, if you want to watch there is high speed WiFi so bring a laptop/tablet and you can watch almost anything. Guest AccessThe whole apartment is yours to enjoy and you can come and go as you please. I work in the arts and so can advise you on what's going on locally if you're interested in seeing a performance or visiting the galleries. Maps, tourist leaflets, restaurant guides and info on the immediately local area are available in the flat. There are also books and a library of playscripts for you to enjoy while you stay. Interaction with GuestsI usually leave keys for you to collect from a key safe at the apartment entrance. You can contact me by phone or on airbnb at anytime during your stay. Check-in and check-out times are flexible and I will try and accommodate your schedule whenever possible. It's really helpful to know your travel plans so please let me know what time you intend to arrive and depart and by what method of transport when you book. Sometimes, if someone else is arriving the same day as you leave I will have to ask you to check out at 10am but usually it is 11am. The NeighborhoodThis is a safe and friendly, city centre neighbourhood where lots of local Edinburghers live. Just around the corner are a good selection of shops including an excellent artisan baker/patisserie, an Italian cafe and a brilliant independent wine shop. There’s a great contemporary Indian restaurant/takeout, an excellent Thai restaurant/takeout, an acclaimed local/seasonal restaurant and a well respected Italian very close by. Edinburgh has many fantastic restaurants within easy reach and I include recommendations and my favourites in your booking confirmation. Getting AroundThe city centre shops on Princes St. are less than a 20 minute walk and Holyrood Palace on the Royal Mile is less than 10 minutes walk. From there it's a lovely and historic walk up to Edinburgh Castle. A good bus service runs every few minutes (24 hours, £1.60 fixed fare) from the top of the road to Princes Street and the Old Town, Edinburgh Tour Buses also stop nearby. The nearest tram stop is York Place (15 min walk) and from here you can get the tram directly to Murrayfield Stadium in 15 minutes and to the airport in 35 minutes.

    The SpaceExperience real Edinburgh staying with me in a bright traditional top floor Victorian tenement in an exciting part of town, walking distance to central Edinburgh but quiet and peaceful at the same time. My flat is quite small, but I'd describe it as happy, eclectic and cosy! The bedroom is quite large relative to the flat. I have made sure there is plenty of hanging space in the wardrobe for you as well as power sockets near the bed!! There is also plenty of other storage for all your belongings. There is a tv in the bedroom for relaxing with BBC iPlayer, and free Netflix for movies and tv shows if you don't want to go out in the evening! You can also enjoy meals cooked in my kitchen. My flat is three floors up, all rooms are back and south-facing so often all you can hear is the sound of birds and seagulls softly in the background while sunlight streams through the windows. I wake up with the light so there are also blackout blinds if you don't want to be woken by the very early Edinburgh sunrises in the summer! I have two liquid passions - Tea and Gin! I have ordinary tea bags but guests are welcome to sample any of the teas from my tea shelves and brew to perfection in my special Tea Maker kettle! For coffee lovers there is also a nespresso coffee maker. Guest AccessI want guests to feel as much at home as possible so you have access to every room (Bedroom, Kitchen, Lounge and Bathroom) but not my bedroom! The kitchen is small but has all regular appliances and you'll have a bit of cupboard and fridge space. You can use all my condiments (oil, salt, sugar, spices etc) for cooking, as well as the washing machine should you need to do a wash! Interaction with GuestsI love sharing my passion for Edinburgh (especially its foodie and drinking places) and hearing about where you come from, but I am happy for guests to be as independent as they wish to be. The NeighborhoodStaying on Easter Road really does give you an idea of what a local neighbourhood in Edinburgh is like and thankfully it has retained a lot of the old character lost in some other parts of Edinburgh. It's one of the most vibrant parts of the city. Like my apartment, which is an eclectic mix of old and new, the area is not "polished", but it is incredibly friendly. It can lay claim to two "best in Edinburgh" honours. The Manna bakery is often touted as baking the best bread in Edinburgh and Cornelius off-license is said to have the best bottled beer selection in the city. There is a Co-Op supermarket 1 minute from the flat for everyday essentials, or a large Sainsbury's a 5 minute drive away at Meadowbank. The Mash Tun is a friendly local bar on the corner of the street ( 2 steaks and a bottle of wine for £20 on Thursdays! ) and the nearby Rivage is a highly regarded Indian restaurant. There is also a large range of local businesses all along Easter Road including Chinese, Indian, and Turkish takeaways if you don't want to cook. Cafe Polentini is a new Italian cafe that has amazing coffee and breakfast more Mediterranean if you don't fancy the Scottish fry up! I love wandering into town from here and catching a meal or drinks with friends. I can run to Arthurs Seat or down to the sea to keep fit. Getting AroundBuses Number 1 and 35 (easy to remember!) stop opposite Bothwell Street, or a quick walk to London Road allows you to catch a bus almost anywhere in Edinburgh. If you are coming by car there is free street parking (although you may need to wait for a space at busy times!) It is a 15 minute walk to central Edinburgh if you'd prefer not take public transport! One of the things I love about living here is being able to walk almost everywhere with no worries about taxis or night buses! Other Things to NoteMy apartment is on the third floor of a Victorian tenement so there is no lift. For this reason it is not suitable for anyone with mobility issues. Mostly I stay in the apartment, but there are often times - usually for work - when I may not be there and you will have the place to yourself for some or all of your stay.

If you come by car, there is free, on-street parking about a ten minute walk away. For guests with restricted mobility, please note that there are 5 steps into the building and, as the lift goes to even numbered floors only, it is necessary to walk down one flight of stairs to get to the flat on the 5th floor. The Royal Commonwealth Olympic size swimming pool and gym is twenty minutes walk away through the park. Fifteen minutes walk to Meadowbank Sports Centre.     The SpaceStunning Views! We can accommodate up to 5 people max which includes babies/young children. Royal Park Terrace is one of Edinburgh's hidden gems. The apartment at Royal Park Terrace is a 3 Bedroom apartment overlooking Holyrood Park and only ten minutes walk through the park to Holyrood Palace and the Scottish Parliament. The apartment has been modernised to a very high degree with high quality and comfortable furnishings and benefits from free on street parking all year round. The apartment has 3 bedrooms, 2 bathrooms, sittingroom/lounge/kitchen and hallway. The apartment is located on the 3rd floor and the stair is not suited to those with mobility issues. Guest AccessWe normally meet guests at the apartment but if it is out of normal hours (i.e. before 5pm, then I will arrange for key pick from my work which is near Waverley Station and the airport bus terminal). If we can't meet you then we will also try to arrange for someone to meet you at the apartment to hand over keys and show you around and answer any questions you might have about the locality. Interaction with GuestsThe apartment is available in whole to guests with very little interaction with us unless required!! There is a back garden to the apartment which guests can use and the front garden is Holyrood Park, which is excellent for picnics, walks and BBQs Holyrood Park is just opposite the apartment and will entice you in to enjoy its beauties. You could say it is the front garden of the flat as the gate to the park is only a few meters from the front door. You can spend an enjoyable day walking through the park picnicking, cycling, playing or just watching the swans and ducks in the nearby lochs. There are a variety of walks up or around Arthur's Seat with many giving spectacular views of the city skyline, the Forth or the Pentland hills. There is a choice of routes to suit walkers of all abilities so there is something for everyone. Getting AroundThe apartment is convenient for Meadow Bank shopping center, which is across the London Road. The flat is a 20 minute walk to the city center. Bus stops are close by on London Rd (50 meters from the apartment)and you can get Lothian bus numbers 26, 15, 44 and 4 to the city center. Other Things to NoteFree on street parking at all times subject to usual parking restrictions e.g. double yellow lines. We are on the 3rd floor with no lift to the apartment. This is paid for by meter during weekdays but free in evening and weekends.

        This is a large stunning bed sitting room in a house that has been a refuge for many overseas visitors for many years. It includes wifi, TV, kettle and a luxurious bed. The house has cultivated and well-tended gardens back and front with several seating areas. It's a semi-detached bungalow in a quiet neighbourhood. There is a large sitting/dining room downstairs with real fire, kitchen, bathroom and two further bedrooms. The guest rooms are upstairs and guests which has a shower and toilet. It is extraordinarily peaceful which is what makes it special and only half an hour's walk (15 minutes by bus) to the city centre, mostly through a huge urban park called Holyrood Park. You can be sure of a genuine Scottish welcome. Unfortunately because I work part time I need at least two days notice of a booking request.
