The SpaceSelf-contained studio in really great location suitable for one or two people. For this property it really is ' location, location, location' If you book for more than 14 days I will give a 5% discount .For more than 21 days a 10% discount. The studio is in a quiet private residential block and is only suitable for 2 adults .Under no circumstances can it be used for more than 2 people. I have grandchildren - and love children - but I regret because of size and location the studio is unsuitable for children - although a single older child staying with one parent may work - send me an enquiry and I will be more than happy to discuss this . It is strictly non smoking . I use the studio myself when on business in London but now I have semi retired my own use is flexible and it is therefore available for many dates . If you are planning a stay in London (holiday or business) my studio flat at Petty France Westminster SW1 is ideal for a single person, a couple, or two people sharing on a budget.(post code SW1 9HF – have a look on the map) For me the most important thing is that none of my guests are disappointed so below is my fair and candid description of the studio - also have a look at previous guest reviews . It's a functional - modest studio in a pleasant but modest - some might say dated but clean and tidy- private block but a brilliant location in Zone 1 (just a few minutes walk from St. James Park, Westminster Abbey Houses of Parliament, Big Ben and Buckingham Palace). St. James' Park Station (District Line) is two minutes walk. Westminster (Jubilee Line) and Victoria Stations (Main Line Victoria Line and Gatwick Express etc) are both less than 10 minutes walk away.Extensive local shopping areas ( including food shopping ) and restaurants cinema ,bars traditional London pubs and theatres are just a few minutes walk away . The studio is like a large ( by London standards -but perhaps not by American -so please look at the floor plan - which gives measurements- in photos )hotel room (PLEASE NOTE the bed and living area is one large room - no separate bedroom -), with its own small hall, separate small kitchen and bathroom. The accommodation is very adaptable. As you will see from the photos it has 2 beds. The pull down bed is a mini double 4 ft wide,- full depth mattress-very comfortable for one although too small for two. There is also a 5 foot wide Ikea sofa bed - a lower to the ground bed with thinner mattress but with a mattress top to add comfort- best for two - also comfortable but not as comfortable as the single bed and may not be suitable for some older /senior backs or those with a delicate back ( although no one seems to have had a problem and the other bed can be used as well / instead if need be ) . The photos show the beds in both up and down positions. The flat is fully equipped for a short or longer stay. This includes linen (a set either for one or both beds*- see note below) and plenty of towels provided at the beginning of the stay. The small separate kitchen, again equipped for a short or longer stay, has a washing machine ( with an over the bath drying rack - for light holiday washing ) microwave, double hot plates, kettle, coffee maker, toaster and all the usual equipment, crockery /glasses etc you may need . (PLEASE NOTE: there is no conventional oven so the kitchen is only really suitable for the preparation of light meals ) There is Wi fi ( subject to conditions of use - see below ) a flat screen 32" TV with Freeview, DVD player , ipod /iphone 4 dock /radio, hairdryer, iron & ironing board. I can send you full details of the equipment if you want and if there is anything else you might need I'll try to provide it (within reason of course! ) The bathroom has constant hot water - bathtub and a shower over. The shower is new and thermostatically controlled but the tub itself is original (1930s) The surface of the bath is ok but worn and has seen better days and can look grubby even when clean (although none of my guests have ever commented ! - see the positive reviews). It is quite high so could be a little difficult to step in and out for older people /seniors or those who have difficulty using 'step- into'baths as it is a European bath and therefore higher than an American tub The price includes all costs – Wifi, electricity, hot water etc. There are no extra charges , save an additional one off linen fee if you want linen for both beds (*see note below). The heating is controlled centrally rather than in the property itself - it can be a little difficult to control so I provide extra heaters and fans so you are able to control the temperature to suit you As the property is on the 3rd floor it is safe to leave windows open on hot days for ventilation - there is no AC .The blinds do not provide a black out when the early morning sun comes in the summer so if this is a problem for you keep your sleep mask from your flight ! Why book a small hotel room out of the centre when for less you can have my studio? Westminster is generally a very expensive area with some luxury hotels costing more than £275 per day! My studio is pleasant but a great deal more modest - and the price reflects this. Westminster is a quiet area, especially at weekends. The block in which the studio is located is very central but is not the place for you if you want to be in the middle of a party - in that case try Soho or Shoreditch or similar area! That said it is located in the centre of one of the world's major cities so occasionally there may be some city/urban noise The studio is on the 3rd floor but there are small two lifts. Unfortunately the studio isn't suitable for children. Also, the layout of the studio, especially the bathroom, means that it isn't suitable for a wheelchair user or a frail or disabled person. [* LINEN: If you require linen for both beds there is an extra one off charge of £35 laundry for the second bed - (payable direct at the start of your stay. For the avoidance of doubt this only applies to the extra linen if you want to use two beds. There is no charge for linen for one bed - this is included in the rental ] Between £109 to £119 per day with a minimum booking 7 days [but message if you want 5 or 6 and I may be able to accommodate this in certain circumstances ] and usually with a maximum 30 days -but again if you wait a longer stay let me know and we can discuss. The one month rate shown is for 28 days - and the discounted rate for this is £2500 Wi FI use conditions .The WiFi is provided by British Telecom (BT ) and although this is central London the fastest speed broadband infrastructure is not yet available - responsibility cannot be accepted for any down time caused by BT .That said it is generally fast and stable for email and general domestic internet web browsing and is provided for that. It may not be suitable for significant data downloads / streaming and as you would expect it should not be used for unlawful material .There are also a number of places where WiFi can be found free while you are on the move around London and a notes of those I am aware of will be at the property Official photo identification ( such as passport ) may be required for security if you do not have a photo on this site and a deposit may be required The studio itself and the building is strictly non smoking and the building rules require that it must only be occupied by the person or persons (maximum 2) who have booked - this rule is very strict. I shall try to meet guests on arrival but where that is not possible full details of how to gain access are in House Manual ( on the site ) will be sent to you again once you book. Guest AccessThis is a completely self contained property .I try to be flexible on time and wherever possible agree early check in and late check at no extra charge BUT NOTE -if your likely check in time is after 9pm ( 21.00hrs) you must check with me first before making the booking as I do not live on site and special arrangements will have to be made before the booking can be taken . Interaction with GuestsI normally hope to show guest in myself at check But in case I'm unable to meet you the follow is an EXTRACT. From House Manual - the following are instructions allow you to gain entry. Please look at the photos. These show you the front door of the building. They also show the front door key pad. To open the front door press once the symbol of the bell / key shown at the bottom right ( see photo. ) then key the numbers**** then the bell / key symbol again ( the code numbers will be sent to guest after booking ). Use the lift to go the floor on which the flat is located. (After booking the floor and flat number will also be sent to you ). Next to the front door of the flat is a small cupboard on the left ( see photo ). In the cupboard is a key safe ( and a small torch to make it easier to see ). The code for the key safe is **** ( this is changed after each guest and will be sent to you just before you arrive ). The small key is for the flat door ( it may sometimes need a little " wriggle " to open ). The larger key opens the rear door to the building ( via the back stairs / fire exit) Print these instruction to take with you. In the flat will be a helpful set of detailed information. In the flat are further instructions about how to operate everything - it's all very straightforward Check out - just leave the key and shut the door ! The NeighborhoodThis is the home of Westminster Abbey , The Houses of Parliament and Buckingham Palace .Walk across Westminster Bridge ( 10mins walk ) and take the South Bank walk - one of the best walks in London or go to St James Park ( 5mins away ) for great views .Walk across to Queen Anne's Gate ( 5mins ) said to be one of the finest streets in London or go to one of the many local London pubs .Local shops for food etc.. open early and close late Getting AroundYou are just 2mins to the tube ( District line ) - that takes you to in a few stops to Sloane Square and on to the big museums ( Natural History Victoria & Albert - or the Albert Hall .Victoria ( Victoria Line and main line ) and Westminster ( Jubilee Line ) stations are just a 10mins walk . Parking is very restricted and if you are thinking of bringing your car make arrangements for this before booking - ) cab taxis have a rank very near and "Boris " bikes are nearby .From the studio the most visited sights in the West side of London are within walking distance or a few minutes in a taxis or a few stops on the tube Other Things to NoteIf you are flying into Heathrow I suggest you take the Heathrow Express ( this is very easy to access from the airport and you can buy tickets before or on he train itself ) to Paddington and then the underground - or as we call it the tube to St James Park or taxi If you are flying into Gatwick I suggest the the Gatwick Express ( this is not quite as easy to access from the airport as it doesn't have a dedicated platform and you have to buy tickets before you board the train ) to Victoria .From there there is one stop by tube or you can walk ( but if you have luggage - take a taxis ) If Stansted take the express to Liverpool Street and then the tube or there is a coach to Victoria bus station If Eurostar take tube or taxi from St Pancras To get through passport / customs at the airports and then travel to the studio it will be about/ at least 2 hours . After you book I shall ask me to let me have your estimated time of arrival ( ETA ) and then once you land ( or when you are about a hour + away ) contact me by phone , text or email to confirm when we are to meet at the studio -NOTE - I do not live there and have to travel to the studio myself If to Luton take A1 train to Victoria Station and then the tube for one stop ( District / Circle ) or taxis or 10 min walk

The Space*** Please read listing in full. *** Delightful 3/4 bedroom maisonette, 5 minutes from Buckingham Palace. The property provides 2 living rooms and 2 kitchens, 3 bedrooms, 2 bathrooms and free high speed broadband (WiFi). Bedroom 1 has a double bed, bedside table, clothes storage. Bedroom 2 has a double bed, bedside table, clothes storage and a flat screen TV. Bedroom 3 has a double bed, bedside table, clothes storage and a flat screen TV. Both living room areas have a double sofa bed each, coffee table and a large screen digital television. Both kitchens are fully equipped with electric hobs, oven, extractor fan, fridge/freezer, kettle, toaster, microwave, utensils, plates and cutlery. Bathroom 1 comes fully equipped with a bathtub, shower, toilet and wash basin. Bathroom 2 comes equipped with shower, toilet and wash basin. Also provided in the apartment is an iron and ironing board and a hair dryer. For families with babies & toddlers, high chair and travel cot facilities are available on request. The apartment is located over 4 floors with no lift. Please note there is no air-conditioning in the flat. Freestanding fans can be provided, if needed. The fireplace is only a feature and not operational. Guest AccessThe guests have full exclusive access to the entire apartment. Interaction with GuestsWe are contactable by phone or email. Guests are provided with a 24 hour emergency number. Our normal office opening hours are 10am to 6pm, Monday – Friday. You also have numerous bus routes just minutes away. Other Things to NoteExcept for cots, bed linen is provided. Please take your own bed linen for cots. One towel per person is provided. It consists of: •A small entrance hall with a coat cupboard and big shelf over it to store your suitcases. •A separate kitchenette with electric hob and a microwave/oven/grill, refrigerator, washing machine, Nespresso machine, toaster, electric kettle and all china and equipment necessary. •The fully tiled bathroom has a full length bath with hand-shower unit and new thermostatic head shower, hand basin and WC. •The flat is comfortably furnished for two people, with one queen-size bed. There is also a choice of automatic air mattress or foam floor mattress suitable for one child/young teenager for shorter stays, and a folding travel-cot for babies up to 15kgs (see photo). We regret that we will NOT accept requests for three adult guests as the space is really too small for comfort. There is hanging space, shelves and drawer space. There is an iron and ironing board, a hair drier, basic sewing kit, radio, Bluetooth music system, Smart TV with Netflix and Chromecast. For business travellers there is workspace with a desk, high speed internet (100Mbps Ethernet; 60 Mbps WiFi) and a WiFi and Airplay all-in-one printer/copier/scanner. Also a X-cut shredder so you don't have to travel on with confidential trash. Easily connect up the Smart TV as a 32 inch wireless monitor to your laptop/tablet from the proper writing/typing desk. There is a post-office and UPS/DHL/FedEx courier services agency available just round the corner. There is good central heating and hot water. The block is not centrally heated in the summer, so there is an electric fire in case of cold days. The rent includes heating in winter, hot water, electricity, linen and high-speed broadband connection. There is excellent easy shopping 5 minutes away on Victoria Street: Waitrose, a Marks and Spencer with good food hall and groceries, the usual High Street stores, supermarkets, fast-food outlets, take-aways and some nice pubs mean you can get meals and other necessities pretty much 24/7. There is also a great range of up-market (including Michelin-starred) restaurants nearby if you are looking for fine dining. For exercise-lovers, you are three minutes jog from the contiguous green areas of St.James' Park, Green Park and Hyde Park with great 5, 10, 20 k circuits. There is a Pilates mat in the flat and also a Bikram Yoga centre in the next block. A public swimming pool open from early morning till late in the evening is just 10 minutes walk away. No smokers, no pets. Guest AccessGuests have full access to everything in the apartment. Interaction with GuestsWe may not be in London when you are staying and therefore may not have the pleasure of meeting you. However our caretaker Maria and the block caretaker Roger will always be happy to help you with questions and suggestions - as of course are we by phone or email. The NeighborhoodBuckingham Palace, St James'Park, Westminster Abbey and the Houses of Parliament are literally 5-10 minutes walk away. Trafalgar Square (National Gallery) and Piccadilly Circus (shopping on Piccadilly and Regent Street) are 15 minutes’ walk. Theatres for plays and musicals are about 20 minutes’ walk, in the Haymarket and Leicester Square area - just beyond Piccadilly Circus and Trafalgar Square. There is the full range of high street shops on Victoria Street, for clothing, food, toiletries, cellphones. A 15 minute walk across St. James’ Park brings you to the wide range of more fashionable shops on Jermyn Street, Piccadilly and Lower Bond Street - from Fortnum and Mason’s superb food store to Hatchards bookshop. Stop off at the Royal Academy for an exhibition on your way, or pop into either the Ritz or the Fountain Bar at Fortnum’s for a classic English tea (better to reserve in advance). There is a wide range of convenient eateries – mainly in the Victoria Street direction: Jamie’s Italian (by Jamie Oliver), Starbucks, Pret-a-Manger, Pizza Express, etc. The flat is surrounded by cafes and local pubs that also serve food. On and near Strutton Ground pedestrian street you can easily find a quite nice Italian restaurant, several delicatessens, a wide variety of food tents during the day and a number of cafes (where you can get cheap and very sustaining full English breakfasts). For more upmarket dining, the Crowne Plaza - St. James Hotel on Buckingham Gate at the intersection with Petty France has the Michelin starred South Indian restaurant “Quillon”, Zander’s – “the second longest bar in London”, and the “Courtyard at 51” for outdoor summer eating. The Cinnamon Club on Great Smith Street is another good modern Indian restaurant. St. Ermin’s Hotel just round the corner on Caxton Street has a nice cosy bar with open fireplaces and a very good gourmet British restaurant called Caxton’s. Getting AroundThe flat is within 4 minutes easy walk of ST. JAMES PARK Underground (Tube) Station on the District (Green) and Circle (Yellow) lines. The number 11 bus runs very close by along Victoria Street. This is a really convenient main bus route that can take you West to Sloane Square and the Kings Road, and East to Trafalgar Square, The Strand and Fleet Street – It is almost worth taking just for the sight-seeing along the route from the top deck of a double-decker. There is a London Taxi Cab rank nearby at the intersection of Caxton Street and Buckingham Gate, which generally has one or two taxis. Otherwise you can normally catch taxis very easily on Victoria Street. In addition to the Uber and Gett aps, there are several private mini-cab services and we can give you details for best-priced airport transfers.

The SpaceLocation, location, location! A lovely bright flat in one of the most coveted central London locations, right by St James's Park, around the corner from Queen Anne's Gate. It is on the border of Westminster, away from the tourist hustle and traffic. Set in an older mid-century modern post war building in a little urban enclave close to the spectacular park and just a 2 minute walk to St James's Park Tube Station. The building entrance is through a private parking area. The flat is in a perfect spot to explore historic London. You have the major sights at you doorstep - just a short stroll brings you to several important sights including Buckingham Palace, Big Ben, Houses of Parliament, Westminster Abbey, St James's Palace, Spencer House, Mayfair, Horse Guards Parade, Downing St, Trafalgar Sq, Hyde Park, Green Park, Victoria, Piccadilly, Belgravia, all in 5-10 minutes! A beautiful walk across the park brings you to Piccadilly, Mayfair, the endless restaurants and night life in Soho, and fun-filled shopping in Covent garden. A longer walk straight west brings you to the posh shopping in Knightsbridge, with Harrods, Harvey Nichols, etc. There are several options for 5 star hotels just around the corner but those are rather expensive for tiny rooms..skip those and experience this incredible location at our lovely flat. The flat is bright, quiet and spacious for central London!! It boasts large windows in every single room, a living room with seating for 8+ people, a huge super-king sized four poster bed, a separate kitchen (rare in central London), and a bathroom with a full soaking tub. The flat is designed with lots of little special features like the super king size four poster bed, with a wonderful tempurpedic mattress, large living palms, vintage, and antique furnishings and accessories, but PLEASE do not expect North American standards of newness, size, and space in the furniture, flat, and building overall. (If needed, there is an additional real double mattress available for up to 2 additional children/adults in the bedroom itself or in the separate living room. There are also two single pull out sofa beds in the living room, and a travel cot available for babies) It's also on the top floor of the building and no walls are shared with any other flat, so you can't hear any neighbours, which is great and rare for central London.  Thankfully, we also have a lift (elevator) in the building so bringing luggage and shopping up and down is very easy. This is a great opportunity to experience living in the very heart of central London! We hope you will treasure and enjoy this stay as much as we do each day. It's on the top floor of a 4 storey building and no walls are shared with any other flat, so you can't hear any neighbours, and don't have to worry about being quiet, which is great and rare for central London. Interaction with GuestsAs much or as little as needed. We will not be present at the apartment/ building during the guest's stay but are reachable anytime for any questions, or help, or even just to chat! The NeighborhoodSt James's Park is a spectacular, historic central London landmark that is really hard to beat. The flat is set just a couple of minutes south of the park in a quintessentially London mid-century modern four storey building. Here you can count the Queen, and the residents of Downing St, as neighbours! Getting AroundWalking in London is a pleasure and this location makes that possible! You can walk almost everywhere you must visit for your first time in London. St James's tube station is just around the corner and several buses are available from a few mins walk. It really is the most ideal central location to get around! Other Things to NotePlease note : A hair dryer is provided but there is no hair dryer outlet in the bathroom, but there is a shaver outlet above the sink in the bathroom. The main bed is a huge solid wood antique bed and is higher than most modern beds. There is an extra mattress bed under the main bed in the bedroom as well as two pull out single sofa beds in the living room. The flat's location is on Petty France around the corner from Birdcage walk, nestled away in a little urban enclave. The building is a post war mid-century modern building. It is a typical older central London building not a shiny new development. If you are visiting us from the USA / Canada, please do not expect North American standards of space and newness, as this is the historic heart of central London! The entrance is through a private parking lot towards the back of the building.

The SpaceThis beautiful apartment is located in the heart of Westminister. It has some many London attractions within Mins away. London Victoria station, Mins from Buckingham Palace, Mins from London Eye Mins from Bus stops. My apartment is totally private and located on 1st floor in a classic London small period building with just 3 floors, a very quiet location also if we are in Central London. Clean, clutter free and very sunny with two big main windows plus other 2 classic windows, the apartment have also: Free dedicated fast internet Wifi, Led/Full HD TV, a comfortable desk for your Laptop and an office chair, all you need to cook, washing machine with dryer system, fresh towels at you arrival, shampoo and other bath products in the bathroom. The very small but very quiet bedroom is located on the back side of the apartament and have the windows on a non-traffic street so is noise free in the night, the double bed is new and very comfortable with a Firm Orthopaedic brand new mattress, fresh towels and bed sheets provided... everything in London style! I have also a Sofa Bed plus a single mattress to put on the sofa for Extra comfort, to accomodate a third person. Fully equip kitchen with everything you need to cook (I like cooking and all my tools are available). I will try to accommodate early/late checkin/out times if requested. The NeighborhoodThe neighborhood is very fantastic, lot of restaurants and fast foods, supermarkets (Over 5 and all around the corner) cinemas, theaters and over 20 Classic London Pubs all around (Some of the best in London are in this area) and many parks at walking distance, St James park and Green Park are 5 minutes walking from here, the best to experience in London if you are not familiar. Is also a VERY safe area day and night and also very quiet. (Noise should be kept to a minimum after 10PM, especially during the week or if you come back to the apartment later in the night try to be quiet, thanks). Getting AroundVictoria Station (Victoria line, District line, Circle Line and many UK trains) is only 2 minutes walking to the apartment, basically 2 buildings distance from here. The Victoria Coach Station (All Buses from all airports) is only 3 minutes walking from the apartment. Terravision buses main station, so all Buses from Stansted and many other airports is only 2 minutes from the apartment (behind Victoria Station). Over 10 London Buses stop are all around the apartment, see (website hidden) Map for details, over 15 different lines have a stop here! A Taxi stop (day and late night service) is located on the other side of the main street and so very convenient if you like to travel with a taxi.

A hairdryer is provided. Guest AccessA key will be left for you to access the front door and the Security door. This should be left in the house upon leaving by posting through the door after lifting UP the handle once outside and locking it. There are several Parks should you wish to do some exercise - or alternatively go for a run or walk around Saint James's Park - which is Buckingham Palace's front garden ! Also Green Park and Hyde Park are two of the most beautiful Park's in London and are literally a few minutes walk away. The area is extremely convenient for all sights in London and it is a 2 minute walk to the Houses of Parliament and 5 minutes walk to the London Eye. Westminster Abbey is also only 2 minutes walk away. The NeighborhoodThis is THE absolute best area of London and also the most desirable and expensive. A 5 bedroom house here by the park is well over £ 30 Million pounds ! It is minutes from the Houses of Parliament and a few minutes Walk to Westminster Abbey and in fact some of the Gardens near the flat used to be the Orchard for the Abbey hundreds of years ago. Saint James's Park is 2 minutes walk away and most consider this to be London's most beautiful Park. It is after all the Queen's Front Garden! Green Park is 10 minutes Walk and Hyde Park is 15 minutes walk. There are cycles which you can rent on the London Cycle Scheme within 500 Feet of the Apartment. It really could not be a more convenient location and the major BONUS is that it is VERY quiet - extremely for London as there are no sirens at night and hardly any cars go down the roads that border the Apartment. There are not even any Hotels that are as close as this apartment is to the actual centre of London. You can literally walk everywhere. Getting AroundAll forms of Public transport are very very close - 2 minutes walk to Saint James's Park Tube - which is the closest tube - 5 minutes walk to Westminster tube and all of the bus stops on Victoria street are 1 minutes walk. It really could not be more convenient. You can walk to Mayfair Soho or Covent Garden in ten to fifteen minutes on one of the most beautiful walks in London. You can get a Taxi on Victoria street by Westminster Abbey in seconds. Other Things to NoteI will leave a list of the best Local Restaurants and Bars. There is a brand new 5 screen Curzon Cinema about 3 minutes walk from the apartment and pretty much every type of shop you could ever need within 10 minutes walk. If you need public transport there is a bus stop conveniently placed at the entrance gates to the building and in the other direction on the opposite side of the street. St James's Park tube station is just 5minutes walk and Victoria Station 12 mins. Taxis cruise up and down Victoria St all day and night - transport is easy. Everything has been done to the highest standards, from the newly refurbed bathrooms to the bedrooms with vintage beds and the modern kitchen. The best thing about this space is it's large, bright and spacious and all newly refurbed to the highest specification. It's my second big refurb project and I'm delighted with the result. The space is colourful, fresh and modern, very comfortable and it's got everything that you'd need as both a guest, tourist or home owner. My motto is to 'Make your experience as memorable as possible and to go the extra mile to ensure lasting good memories and return visits'... So a little bit about the space: I've an avid cook so the kitchen and entertaining space are most important. The kitchen can easily seat up to 10 people, we've got 4 extra chairs if required and my latest treat to myself (or you) is the wine fridge. You have ample fridge and freezer space in the kitchen plus all 'must haves' you'll need to put a great meal together excluding the primary ingredients...(we've catered for your oils / vinegars / herbs / spices and many more basics that you generally need in a kitchen). The kitchen space is huge and have a great skylight positioned over the dining table, not to mention to double doors leading to the garden - it's a bright, happy and large space... All 6 bedrooms have been put together with a theme in mind... so you've got a 'Vintage Vogue' and 'Shabby Chic' theme on the ground floor plus a large bathroom, on the first floor you've got 'Maison Blue', 'Ruby Rogue' and 'The Green Room' - again with a shared bathroom and our pieces de resistance is 'The Loft' with en suite, large living space and walk-in wardrobe (which can double as a kids room). All beds have been lovingly sourced from auctions and mattresses are brand new, either orthopaedic or a mixture of orthopaedic on one side and memory foam on the other. I love my bed - so a good nights sleep is most important! There's 4 king size beds in the place, 2 doubles and the ability to have 2 extra singles if required. The garden is a sun trap and is simply lovely to relax in during the day or evening and you are only 2 minutes from the parks if you fancy a jog, a visit to the playground or a trip to the local cafe.... Guest Access You will have access to the entire house - which includes 6 bedrooms (including 4 king size beds), 3 modern bathrooms with power showers, a modern and fresh kitchen with huge entertaining space and access to the garden from the kitchen. All of the rooms have been put together with love, each bedroom has it's own name ranging from Vintage Vogue and Ruby Royal to Maison Blanc and Shabby Chic. The house have been put together with our guests in mind, all your needs will be catered for and we'll ensure you start each day with an amazing and tasty breakfast. Interaction with Guests We love to meet our guests but also like you to be self-sufficient. Key pick-up can be as easy as accessing the key yourself from a security box outside or where possible, we can meet you and even collect you from the tube. The Neighbourhood SHOPPING: - Most tourists love Wood Green High Street as it's 5 minutes from our house and has all the high street stores including Primark, Next, TK MAXX. River Island, H&M;, Marks & Spencers etc etc. - For boutique shopping I recommend Crouch End, either 20 minutes walk or take the 41 bus. This is where all the media type & artists live and there are some fabulous and reasonable shops to find real bargains. PARKS: There are many parks near here. Finsbury Park is our favourite. There's also Brentpark, Clissold Park, Hampstead Heath or Highgate. We also have 3 bikes which you could borrow if you fancy taking on the London traffic. (It's the best way to get to know London and both myself & my husband cycle regularly so would recommend it!) CINEMA: There are 2 cinema's 5 minutes from the house. It's cheap cinema night on a Monday so you can watch the latest movies for less than £5. It's cheap and cheerful and buzzing every night! This is a very cosmopolitan area with lots of greek & turkish shops along with many restaurants & bars. It's very much 'up and coming' at the moment with the high street changing regularly with a new bar, restaurant or shop opening. We are 10 - 15 minutes by train or tube from Central London. The nearest tube station is TurnPike Lane on the Piccadilly Line.

                                            Apartment is located above a Security Showroom directly across from St. Mary's Hospital (where our prince and princess were both born!) and only a one minute walk from Paddington Station. There are several flights of stairs to climb after entering through the front door so access to disabled or elderly may be limited. Upon entering the apartment you will be greeted by the tiled terracotta floors, huge skylight and exposed brick wall of the living/dining room. A compact, but well equipped kitchen also awaits you. This has recently been renovated. There is also a small rooftop patio for barbequing or sunbathing (weather permitting). SMOKING is confined to this area! Also on the first floor of the maisonette is a bathroom with shower and a large bedroom comprising 4 single beds. Of special interest is the ornate gas fireplace. The large picture windows look out onto busy, cosmopolitan Praed Street. Up one flight of stairs you will find three additional bedrooms, the bathroom and a utility closet, where washer and dryer are located. Two of the bedrooms are medium sized and furnished with double beds, while the third is much smaller and features bunk beds. Most bedrooms are provided with clock radios and hairdryers. Floors on the upper level are hardwood except for the bathroom which features black and white tiling. Recessed lighting is featured throughout the apartment. There is central heating but no air conditioning although in the case of a heat wave we will provide fans. Our housekeeper, Maria S., is available on request for extra cleaning (at your own expense). She lives very nearby so can be called if any problems should arise.
