This stunning historic waterfront property on Long Island Sound offers 6 bedrooms on 2 acres of waterfront with a sea wall, portico, wrap-around terrace and gardens. The property became a non-profit holistic retreat center in 2004 and is perfect for family reunions, business meetings, retreats, fundraisers, spiritual gatherings, and workshops. The bedrooms can accommodate 15+ for overnight sleeping. Maximum occupancy for daytime events outdoors is 100, indoors downstairs 60.
Guests can rent individual rooms, a group of rooms or the entire property, depending on your needs. There is full kitchen access, wifi and free parking. Minimum stay is 2 nights and pricing will vary depending on your event, the number of guests, beds and private or shared bath. Please contact us to arrange special pricing for any group events. We offer non-profit rates, and discounts for overnight sleeping in association with a workshop or event. Your reservation at this property entitles you to membership in the New Dawn Foundation for the duration of your stay.
This is an self-catering property. The host will meet you at check-in and be available for answering questions but does not live on-site. If you are renting only one or two rooms, there may be other people in the common areas - living room, lounge, dining room, kitchen and outdoor areas. We sometimes have classes or workshops such as tai chi, meditation or acupuncture happy hour which guests are welcome to register for. At the time of your booking please ask for details.
The property is located on a peninsula in Long Island Sound known as Davenport Neck. This land was originally inhabited by Siwanoy Indian tribes until the (PHONE NUMBER HIDDEN)'s. Over time it became a summer vacation destination for wealthy New York families looking for impressive waterfront estates. Today the peninsula is home to Beach Clubs, upscale residential communities and yacht clubs. Nearby you will find plenty of fine restaurants and shopping. It is only 18 miles to the Upper West Side in Manhattan, and 30 minutes on the Metro North Train to Grand Central Station.
It is easiest to have a car, although taxis will come to the house to pick you up. It is a 5 minute taxi ride ($7) from the Metro North train station.
The kitchen does not have a dishwasher.
We have window a/c units for some bedrooms. There is no central air conditioning or laundry. Located directly on the water, there is not much need for air conditioning. There are portable heaters to supplement the larger spaces during bitter cold winter months. Guest AccessIf you are renting a private room then you will have shared access to the downstairs kitchen, dining rooms, living room and outdoor areas. There are several private areas for different guests. Outdoors there are two terraces attached to the house, and a large portico/BBQ area, gardens and open space along the sea wall such that there is plenty of privacy.
The old stone Tea House belongs to the New Dawn Foundation but access is for New Dawn staff only. Rental of the New Dawn property does not include use of the Tea House.
The back porch, office and practitioner's room are not included with rental of the property and staff may enter this area at any time. Interaction with GuestsSupport staff is available by phone/email throughout your stay.

The NeighborhoodThis property is located in the exclusive waterfront area of New Rochelle surrounded by Beach Clubs and gated communities. There are many nice restaurants new Rochelle, City Island, Larchmont and Mamaroneck that cater and deliver to the house. Getting AroundIf you are coming from the city for a short getaway you can take the train and taxi, bring breakfast food, and dinner, or order restaurant delivery so that you don't need a car. The property is a wonderful place to hang out if you have had enough of city busy-stuff and just want peace and ocean views.
It is most convenient to have a car for shopping, dining out, and signtseeing in the area. Other Things to NoteFireplaces are for decorative use only, as they were originally for gas, and are non-functional now due to fire codes.
